    Who thought a home inspection could be this easy?!…read more Our realtor recommended two different home inspectors. The first one was just a phone number and a name. The other was Greg Sanchez, who had a phone number and a web site. We visited his site and we were pleased with what we found. The ability to make an appointment ONLINE on a SUNDAY was what sealed the deal. We soon received an email confirming everything. On the inspection day he arrived with a co-worker and they were both very friendly and professional. They got right to work and told us if we had any questions feel free to ask. We of course had a lot of questions along the way. He was able to answer all of them and give us ideas and tips for caring for the home. Before we left, we had a full report emailed to us that we were able to view on a mobile phone while still in the home. We were also told he keeps his records for 7 years, so he would be happy to answer any questions we had after the inspection. This is our second time buying a home and the experience Greg provided went above and beyond our last experience with another company. Can't say enough good things about Greg. Very thorough HIGHLY recommended!!

    Greg inspected our new home in August 2023 and I can't express how disappointed we are. He told me…read morenot to take notes because he included everything in his report. He did not--the report was short and omitted most of the useful maintenance notes I've relied on with past home purchases. He said the stove top was working. It's induction, which means it only works if you have a metal pan--he didn't have a pan! He suggested we change a furnace filter ... but omitted the detail that the filter was FOUR YEARS old. And didn't check the other two filters, which were 4 and 5 years old and mostly dust and mildew. The biggest problem he missed? A part in the furnace was cracked and leaking water, which meant the furnace is almost dead. My service tech caught that and we are buying a new furnace. If Greg had done his job, we would have asked the sellers to pay for it. They broke it by not replacing filters. He also didn't tell us the dishwasher and washing machine were almost dead. The water here is very hard (calcium) and the water softener he said was working fine was broken and turned off. The dishwasher and washing machine were full of the white residue from calcium. We already bought new appliances and are putting in a water softener system. Greg's poor quality report cost us thousands. Was he working for the seller or is he incompetent?

    Negative stars if possible. We bought a home in upstate New York in October. Due to the…read morecircumstances, we were not able to be present at the home inspection ( although our realtor was). At the end of the home inspection, we went over the report on the phone with the owner of this company. He assured us that "it was a great home", "he would buy it himself ", And that there were no conditions that would meet the $1500 limit that would require negotiation. Flash forward to the day we move in. My wife opened a casement window, and the window almost fell out of the sash. Upon further investigation all four bay windows need to be replaced due to rot. Please see pictures attached. It is clear that he never even opened the windows.This was after he noted in the report that there is evidence of water intrusion. Of course, he didn't say it was serious. In fact he said there was nothing wrong with the house. In his report he did note that it should be inspected by a qualified professional. However, I've been a real estate professional for 18 years and have dealt with hundreds of home inspections. They all have multiple notations of that kind of language, to protect their ass. The reputable ones certainly mention any concerns they have in the follow up to the report. I called the owner of the company and he came out of the house. All he was interested in was blaming it on me, for not opening the windows during the walk-through. He also tried to blame the realtor for not doing it during the initial home inspection. He also audio taped the conversation without my knowledge or consent. Not that I give a crap about what I said during that conversation. I finally threw him off of my property. Real estate professional; do not recommend this vendor to your clients. He does a crappy job, does not take responsibility and will blame you if anything goes wrong. Future homeowners; do not use this vendor. He does shotty work and will hide behind the legalese in his report. USE AT YOUR OWN RISK. Long story short, all four bay windows need to be replaced. It will cost $22,000. I will be investigating my legal options against this company.
