I just moved from California and bought a house in New York and can not say enough good things about David Huhtala and Residential Inspection Services. For starters, his website is incredibly informative and gives all of his credentials as well as a sample inspection report and lots of other helpful information. This may seem obvious but I was surprised to find it was like pulling teeth to get that info from other inspectors who came recommended. One inspector even told me that he had never been asked for that kind of information and I should simply trust the realtor who referred him. Anyway, David replied promptly to schedule the inspection and answered all of my questions beforehand and also as I walked through the house with him. He was unbelievably thorough and generous with his time and sharing his expertise. Unfortunately, the first house he inspected for me didn't work out so I hired him to do another inspection of a house that had been built before 1770 with a well and a septic tank. He and his partner did an amazing job yet again, and I am now living in that wonderful home. He was very honest in recommending what tests he thought I needed and what he thought I didn't need and why. He gave me two incredibly thorough and well-documented inspection reports for both houses and extra advice about what I might need to think about for the future. My experience with RIS was fantastic, and I doubt you could find a better inspector for your home.

Obvious structural problems in basement were skimmed over. Part of basement is dirt with post supporting beam. When I asked about it he first said "The post appeared to sit on a pad." When I questioned the statement he then said "The back post is not buried in dirt. It sits on a pad." I questioned a number of other things regarding the structure. His reply: "This is simply the latest of a series of baseless and inaccurate issues you have stated, all of which are easily proven false. I have tried to be reasonable and explain each of your misconceptions, only to have you simply move on to another inaccurate observation or baseless accusation. You have demanded a refund with no valid basis for doing so, other than your own unqualified opinion." He cashed the check and the same day blocked access to the report which I paid for. STAY AWAY !
