Who thought a home inspection could be this easy?! Our realtor recommended two different home inspectors. The first one was just a phone number and a name. The other was Greg Sanchez, who had a phone number and a web site. We visited his site and we were pleased with what we found. The ability to make an appointment ONLINE on a SUNDAY was what sealed the deal. We soon received an email confirming everything. On the inspection day he arrived with a co-worker and they were both very friendly and professional. They got right to work and told us if we had any questions feel free to ask. We of course had a lot of questions along the way. He was able to answer all of them and give us ideas and tips for caring for the home. Before we left, we had a full report emailed to us that we were able to view on a mobile phone while still in the home. We were also told he keeps his records for 7 years, so he would be happy to answer any questions we had after the inspection. This is our second time buying a home and the experience Greg provided went above and beyond our last experience with another company. Can't say enough good things about Greg. Greg inspected our new home in August 2023 and I can't express how disappointed we are. He told me not to take notes because he included everything in his report. He did not--the report was short and omitted most of the useful maintenance notes I've relied on with past home purchases. He said the stove top was working. It's induction, which means it only works if you have a metal pan--he didn't have a pan! He suggested we change a furnace filter ... but omitted the detail that the filter was FOUR YEARS old. And didn't check the other two filters, which were 4 and 5 years old and mostly dust and mildew. The biggest problem he missed? A part in the furnace was cracked and leaking water, which meant the furnace is almost dead. My service tech caught that and we are buying a new furnace. If Greg had done his job, we would have asked the sellers to pay for it. They broke it by not replacing filters. He also didn't tell us the dishwasher and washing machine were almost dead. The water here is very hard (calcium) and the water softener he said was working fine was broken and turned off. The dishwasher and washing machine were full of the white residue from calcium. We already bought new appliances and are putting in a water softener system. Greg's poor quality report cost us thousands. Was he working for the seller or is he incompetent? read more

I'm a local realtor who has sold hundreds of homes in the past 7 years and have attended inspections with a wide variety of inspectors and can wholeheartedly recommend Greg Sanchez. In fact, he has inspected every property I've personally bought in the area. I'm told he has inspected over 17,000 homes during a career spanning over 20 years. The man is a walking encyclopedia of home defects. In fact, in many instances he already has an idea of what we might encounter due to other issues he's found at homes on the same street or built in the same period. He points out the defects he discovers and answers all the buyers questions about these and then delivers his report the same day with detailed notes and pictures. And, as an added bonus he gives the buyer an orientation to the home throughout the inspection and tells them how to properly care for the home systems and then helps prioritize the maintenance issues for after closing. It really is an incredible service and so much better than most other inspectors I've witnessed. I find the people who complain about his inspections typically mention things that either stopped working after they bought the house (but worked at the inspection) or they mention things that cannot be found during a 'visual only' home inspection (and all home inspections are 'visual only' inspections). I will continue to recommend this total pro to my clients. I just wish he would gather more online reviews so my clients will stop choosing far less experienced inspectors just because they have more online reviews. read more

My partner and I were recommended to Inspector Greg and his team through our realtor. We were incredibly impressed with his professionalism and knowledge of home inspections. He and his team literally were an "instruction manual to the house" as they revealed and exposed the different electrical, plumbing, HVAC systems, etc. We're looking at an older home built in 1934 and moving from New York City (where we've been renting), so this was incredibly insightful and informative for us. I communicated with Greg initially and then Paul did my inspection as I needed a Saturday. They were both wonderful to work. Greg answered all my questions about their service. Communication leading up to the inspection was clear and multiple confirmations were sent. Paul was detailed and thorough and clearly explained everything to me as he did it and as we moved through the house. The inspection report came that same night and was clear and detailed, which was key as I needed it to get out of my contract because the house had too many major issues. Not sure what to think about this guy... he came to us well recommended and seemed very honest. Seemed to be thorough. Was easy to talk to about the house and was willing to answer any questions we had. But we also had an annoying plumbing issue when we first moved into our house. Luckily it was able to get fixed quickly and plumbing is hard to catch, but I still feel like he would have had to know to look for this stuff. He's allegedly been inspecting for over 20 years. And he did find other stuff, just not this. Perhaps if you hire him, you'll have to be a pain in the neck and be very meticulous during inspection. read more

I was able to get an appointment with Greg to inspect the home I am in the process of purchasing. He has a website to book appointments, but I am more of a phone confirmation person. I left him a VM and he got back to me the same day to book our appointment. Greg met us at the home and to me, did a very thorough inspection of the home outside, then in. I asked numerous questions and he gave descriptive answers. He was very welcoming, attentive and put up with my 1000 questions. Greg uses a laptop in the field, so after the inspection was done I was emailed a copy of his report before we left the home. Greg was informative and thorough and did a great inspection. I was super pleased with him on inspection day. But he's terrible about responding to email and phone messages, especially if you have any follow up questions (which he said I could ask). I had a subsequent issue with my homeowner's insurer and instead of getting an answer from my home inspector - because he did not respond to a voicemail and multiple emails over the course of two weeks - I had to pay an architect $150 to come out, assess the issue, and draft a letter. I would have preferred a simple email from Greg but that was too much to hope for. It's 2018. Respond to inquiries or put up an away message. It's not rocket science. read more

I would give this guy less then one star if possible. He is a fraud. Make sure you ask for proof of errors and omission insurance. Sanchez cost me thousands in missed problems with my home purchase. Wouldn't return calls and didn't respond to letters. Subsequent inspectors spotted the problems right away. Find someone that takes the time and isn't an inspection factory, check with the AG's office before using this guy. read more

This inspector was recommended to us by our real estate agent who had very positive things to say about his previous dealings with this company and Mr. Sanchez in particular. During the inspection all seemed to be going well and Mr. Sanchez did do a good job of telling us about the home we ended up buying and giving us advice about maintenance, possible problems etc. He did not however notice mold in both the basement and the attic which after numerous estimates and expert opinions we are very confident had existed in the property for years let alone the few months between inspection and discovery. Mr. Sanchez was not responsive to numerous attempts to contact him. We would have been satisfied with him coming out and taking a look at the issue and providing us with an unbiased assessment but beyond a single response saying he was willing to come to the house he never responded to any other attempt to contact him. I would recommend using a different inspector for your home. read more

He caught a 3,000 problem that if gone unfixed could have cost us upwards of 40,000 in a year or so.
