This review is for the guy who was the concierge/front desk person at 2 pm on 1/28/22. The guy at the desk in the lobby for Windsor Over Peachtree was very professional, and did his job in a very efficient and confident way. He was also very helpful. I was a customer of Tea Corner, and, in order to get free parking for Tea Corner, I had to come into the Windsor Over Peachtree lobby to register my car so that it wouldn't get booted or towed while I was in Tea Corner. I didn't know exactly where to go to register my car, but, when I entered, the guy behind the desk immediately acknowledged me and asked if I needed help. I told him I was there to register my car, and he thoroughly and quickly told me what I needed to do. After visiting Tea Corner, I went back into the Windsor Over Peachtree lobby and asked the same guy where the nearest restroom. After quickly vetting me, he instructed me how to get to the restroom past the lobby, although he could've easily turned me away. I'm so grateful for this guy's professionalism and understanding. read more

It's a great place to live and the people here are awesome and the concierge staff are amazing

After dropping off and returning to my car at the drop off area, I notice damage on my car. The concierge reviewed the camera footage without letting me see it and told me he did not see anything. I decided to take his word for it and leave but after seeing more of the damage once I got home I had doubts and I called their phone number. Their property manager Melissa answered the call and after explaining what happened, she told me she had another line to answer and hung up on me. I called back after a while and she then told me she was too busy and if it could wait. Very unprofessional, uncaring, and shady. I would avoid dealing with this management as my experience could happen to anyone if something would have ever happened to you at this property, trust me you won't receive any help from these people. read more

Do not look to stay here staff will call you out of your name for a simple mistake . The reasoning they gave for calling me out my name and said it was acceptable is because she was clocked out yet she was still wearing company uniform . Black lady with short blonde hair . read more

I have lived at the Windsor since 2015 and I love it. It has only gotten better and better since I bought my unit... I was leary because of some of the Yelp reviews but when talking to actual residents before I bought, it seemed like no one really had any complaints. I bought and it has been a pleasant experience my entire time. I know my neighbors on my floor and they are all good, respectful and fun people (excluding one that doesn't talk to anyone). Staff is courteous and our cleaning and grounds crew keep the building clean and operational. There have been so many updates: new HVAC, new trash chutes, new elevators, new lobby furniture, new paint and carpet in the hallways, new pool deck furniture, business center opened...and the list goes on. All those changes made the building feel more up to date and improved the experience overall. What I love: location, 24/7 doorman/concierge, heart of Midtown, friendly neighbors, quiet building, minutes interstate I-85, I-75, 400 and I-20, parking, social room, on site laundry What I would change: would love an updated fitness center, would love washer/dryer in my unit, I updated my floors and bathroom when I moved in, so depending on the previous owner, you may need to do that too.... read more

Owner for 3 years, resident for 6. Management and maintenance is absolutely clueless on how to run a building. They take short cuts on every project and try to charge back anything possible to the residents. We have had 3 general managers since I lived here and it has gotten significantly worse each time we changed. Current there is a major insurance claim that they are avoiding and it started in unit 708 on 7/11/23 flooding every unit below and to the sides all the way to the 3rd floor. Leaving residents scratching their heads. At the board meeting they discussed ways to avoid using the buildings insurance and ways to charge back residents the $25,000 deductible if they do decide to use their own insurance. This was a fire sprinkler that ?randomly? Went off. They admitted they are dragging their feet on handling the issue because they hope residents will go through their own insurance. Their focus is on remodeling the 3rd floor, taking advantage of the flood that happened, instead of helping the residents get back to normal through their own insurance. If you want to make an investment that is good and profitable, I would suggest buying elsewhere. Currently they are installing a new management company, after failing twice with self management. But don't get too excited because they are trying to keep the same people? Don't waste your time here. read more

Let me just say that the Windsor Over Peachtree is a midtown secret. It is a building that has definitely had some rough years and was not maintained properly, but we are undergoing a major overhaul, and will soon be on par with our midtown neighbors...a major HVAC project, new elevators, new trash chute, plans to be able to have in-unit washers and dryers, and a designer is currently working on plans to update the hallways and all common areas to their mid-century modern glory. And we have great concierge and management. Yes, it is a work in progress, but a building with great bones and potential and a fabulous location that is also getting better and better. read more

I've been living here for over 4 years now and everything has improved from where we started out. New carpet, new decor, new management, new hvac system. Everything is updated and clean with great views of the city. Would definitely recommend this building to buyers. read more

I am not sure where to rate this experience. I had so many great, weird, and less than great times while Lauren and I lived at the Windsor. I have experience better so I am going with the wording of the 2 star review. Living on the 17th floor was both gratifying and penalising at the same time. We discovered our floor was the party floor and we made some really good friends. The location is incredible and the patios are the biggest in the city according to a number of people who were on the building's staff. The building features a beautiful yet slightly disheveled club house, a great workout facility, a laundromat, a bodega downstairs, private parking (I will get into that), A POOL, bike racks, storage, secured entry, and so on. Here is the honest scoop. While living there he were constantly harassed by the security when either entering the building later in the evening and especially when we were having friends over. The security staff switched personnel so quickly during our time there no one really knew who lived there or who was to be even allowed inside. There were a couple incredible nights when there were incidents such as a former/current member of homeland security pushing his way through the lobby with a loaded handgun screaming to call the police while very intoxicated and of course the well publicised shooting at the funky restaurant downstairs. I really liked the food downstairs when needing a late night fill-up. The apartment itself was fabulous. We had an incredible view from the 17th. Although the Bank of America building block 95% of the July 4th fireworks at Centennial Park we could see explosions across the sky from Stone Mountain to Griffin to far West of Georgia Tech. The pool was refreshing during the summer and well used. Driving under it while entering the private parking is neat. The pool doesn't have the best sun since it's trapped between buildings but there is nothing like having the option. Parking is a major issue. Although we were renting through an agent we were still required to share a tandem spot and there were always problems. For example, we purchased a used car on a Thursday and then left out of the country. We fully notified and gave all pertinent information to the front desk, or at least everything and more they asked, about getting our new car tagged for proper parking while we were gone. A shock to our return we immediately find out that the car we just purchased was not only towed but the Windsor was unwilling to help whatsoever with the problem even though they gave us full written permission to park IN OUR TANDEM PARKING SPOT WE PAID FOR. Yes! They towed our new car out of the spot we paid for on a monthly basis. Unbelievable. That 'experience' cost us over $300 and took us nearly 3 weeks to get our new car back from the pound. Wow was that frustrating. The foyer was refinished as well as the painting of the patios while we were there, although nearly a year behind the deadline the building originally proposed. As a renter overall it became tough living at the Windsor simply wanting freedom to have "Family Night Dinner" or even a couple of friends over to shoot pool. The constant fluctuating staff at the concierge desk appeared to be looking and vocalizing trouble. I don't know, it was truly fun living at the Windsor on the 17th floor. We had an all-in $1250 two bedroom one bath home including all utilities. The Realtor was pressing us quite hard to buy the place for $209k and was really nice although difficult to reach on the phone. At the end of our lease our agent nor the buildings manager would give us any time to ask them questions about anything. I just didn't understand why they were acting this way. Overall the living situation in the building was incredible but the personnel made it absolutely unbearable. read more

I've owned a studio apartment at the Windsor Over Peachtree for two and a half years. I chose it for its location in Midtown - a half block from MARTA, walking distance to fabulous restaurants and cultural attractions - and the fact that it was "on its way up." When I arrived, only one elevator was in service, now there are three shiny, new, fast elevators. There is parking on-site, plus a pool and an exercise room. The Windsor was built in the mid-1960's, so it has needed a few upgrades. The Board has worked diligently to obtain support from the residents for a major overhaul of the HVAC system, which is well underway and should make everyone happy within the next few months. One of my favorite aspects of the Windsor is the friendly, responsive concierge staff, on duty 24/7. read more

This is a great place to live. We've owned our unit for over 9 years. We live on the top floor and the view is awesome. We love the marble floors, super large bedroom, huge walk-in tiled shower, skylights above the dining room and the walkabilty of the location. We feel very safe with the 24 hour concierge and the access control for the PH level. Someone left a review that said there is flaking asbestos in the building. That is NOT TRUE!! read more

I've lived in or rented out an apartment in the Windsor for over a decade and I love it. The building is undergoing major upgrades, the people are friendly and the area is booming. Many people don't like the appearance of the building, but it's grown on me more and more - especially considering the really boring stuff being put up elsewhere. Balconies are HUGE! Great for friends or an evening party. This building is heading in the right direction in every way. I'm thinking of buying another unit! read more

Run, don walk away. No air conditioning, no trash chute, and three elevators which very seldom are all working. At last count, more than 40% of residents were renters, generally very young and who behave like they're on the set of "Good Times" and include "Section 8" occupants. Halls reek of marijuana smoke. Residents include apparent prostitutes, drug dealers, and those prone to domestic violence. Outrageous association fees. Board is characterized by constant turnover and, to date, ineptitude. Staff are generally unresponsive and attitude-y, With some notable exceptions. Over a 15 year period, the value of my unit has depreciated by more than 50%. That tells you all you need to know. The worst mistake I have ever made. Please don't make the same mistake. read more

I bought a unit from this condo few months ago. I love the location. The only thing I regret is that I didn't read the condo bylaw or policy before I bought it. The policy is very strict. You almost have no right. The management company is very unfriendly and unhelpful. The building is built is 1960. There are many things goes wrong in the building. Whenever they need to fix the building, they raise the monthly maintenance fee from the owner. This condo is now has the higher monthly fee in the area. Meanwhile, the manager is helping to get a better reputation. People hate to deal with the office people. I will not ever buy another unit from them until they change their management. Make sure you read the bylaw before you buy. The rating I gave is an option. But the comment are factual informations. The filtering makes this review pointless. I am sure there is other ways to get our comment across. read more

My husband and I bought a two bedroom condo approximately ten years ago. Our son used it while he attended GA Tech and then we occupied the unit. The location is extremely walkable. The North Avenue Marta station is a half of a block away. Amenities are close by. Our friends enjoy stopping in before we walk next door to the Fox Theatre. A club room is available to rent for special occasions. Security is strict. Visitors must sign in and a security camera monitors the outside. If we have a number of guests over, we give security their names. The garage, like many other condos in the city, is tight driving but they at least have guest parking. Additional roof parking is available to rent. The condo fee is high but it includes gas, electricity, water and trash pick-up. The walls and floors are solid. The building is older and plain looking outside but all and all we enjoy the in-town living. read more

i lived at windsor over peachtree. I loved the location and could ride down to the hospital, or over to the Fox Theater. However, the Home Owners Association Fees drove me batty. Every other month they would raise the fee. When i moved in it was $299.00 per month; then another three months later it went up to $309.00 per month. When i moved out they were just going to rasie the rate again. I don't see why they kept raising the prices of the fees? The property has since taken a nose dive on pricing. The pool was nice, the people were nice but the HOA management was horrid. I did not pay for parking as i don't drive. They have a laundry mat inside. They were always redoing the entrance of the place taking away the old picture of down town atlanta and leaving up nothing. I paid for a redo of the awning and balcony of neither i can use now. I wish i could get my money back. :( . You would like this place just be aware of the constant cost of HOAS. They were very right about the security of the place. The security people were decent but they were new every other day so it seemed. read more
