Nice Complex, But Too Many Issues Behind the Scenes
This was my first apartment, and I moved in after touring the model unit in late January 2023. I was told the actual unit would be the same as the model, but when it came time to sign the lease and do a walkthrough, the unit I was given was completely different--smaller and not what I was shown. Unfortunately, the model-style unit wasn't available anymore, and because I was in a rush to move, I accepted the unit. Rent was $200 less, which helped a bit.
I lived in that first unit for over a year. About three months in, new management took over and began changing policies--closing amenities that were previously 24 hours to 10 PM, which was frustrating since I worked from home and relied on the clubhouse/office center to focus when my niece and nephew visited. Residents weren't happy, and many still used the spaces after hours. As more people moved in, things started breaking, and management responded by requiring residents to show ID to check out things like pool sticks and balls.
Noise complaints and late-night pool parties increased, and eventually, management installed taller gates and repaired the front gate--which had been broken for months--but it kept breaking again.
Later, I transferred into the unit I originally toured. I was excited, but the transition wasn't smooth. I had to pay a new security deposit because they couldn't transfer the old one, and was charged again for a key fob I already had. I also requested to keep the accent wall that was already in the model unit (since it matched my decor), but was told I'd be charged a repainting fee when I moved out if I left it up--even though it was part of the original design.
I always paid my rent early--before the 1st of each month--so no late fees were ever added. I also paid for Wi-Fi, electricity, and renters insurance separately, not through the rent. Despite my base rent being $1,455, I was charged over $2,000 during my two months in the second unit. Valet trash ($20), pest control ($6), parking ($10), and water fees were included, but they didn't explain the full overage. When I asked for breakdowns, I got no answers. I was also charged monthly for parking even though I didn't own a car--and they refused to remove or refund that charge.
Eventually, I broke my lease due to the stress and lack of transparency. Now I'm being told I owe over $21,000, which makes no sense--even if I was charged for the full lease term or the standard early termination fee (typically 3 months' rent). I'm still trying to get answers and decide whether I need to file bankruptcy.
To be fair, the maintenance team was amazing--always responsive and willing to help, even without a work order. But pest control, which was supposed to come every Monday, never showed up. We constantly dealt with water bugs, and even after I submitted weekly requests, it took nearly a month for the contracted company to respond. That wasn't the complex's direct fault, but it still impacted my experience.
A few of the amenities also didn't live up to expectations. The golf simulator never worked the entire time I lived there. The gas grills and outdoor fireplace rarely had gas, which made them unusable most of the time.
In summary, the complex is attractive and has potential--but it suffers from poor communication, surprise charges, and a lack of consistency in service. If you decide to live here, get everything in writing and keep a close eye on your billing. It could save you from a very costly situation later. read more
