They are nice and courteous and a pleasure to work with. They have begun renovating apartments which is nice. I HATE my current kitchen and bathrooms, I am in a non renovated unit but this may change within the next couple of months as they are now able to renovate your unit without you having to move out and transfer to a renovated unit. I have toured the renovated models and they are a lot nicer than the renovated units at the Edgemoore or Sussex. They have granite counter tops and steel appliances. We also recently got a new washer and dryer unit. I wish that they were getting rid of the carpet and putting wood floors throughout the unit but they are not. Whenever something needs to be fixed the maintenance staff is really quick to resolve the issue. We had an issue with ants this past year and I think it was as a result of the new siding that was being installed and all of the rain we were experiencing. We are on a 3rd floor unit. I called it in and the staff took care of it. I have not seen any ants or other bugs since. The neighborhood is quiet, which is a plus for me. We always find plenty of parking even when coming home late. The only gripe I have about the complex is that when you renew your lease you have to pay a portion of the amenity fee again ($125) and we don't really have great amenities. The "gym" consists of 1 treadmill, 1 elliptical and two weight machines. The space is also very small. This could certainly be expanded. We do have access to the Kingstowne community gyms so that sort of makes up for it. Overall, our experience leasing at the Elms has been a pleasurable experience.

I wasn't told about this until after I signed my lease and wasn't able to move in. They asked if I could come back tomorrow when it should hopefully be dry. After a lot of back and forth, they let my father and I stay in the show room apartment for two days, which didn't have a working shower. - After the snow storm, they barely did any plowing and kept sending everyone that they aren't responsible for maintaining the parking lots. People started shoveling spots and putting furniture in them to mark their territory. Emails were sent that nobody can do this, and they said maintenance would remove it, but they never did. Then one morning I discovered one of my tires was slashed because of a parking spot. This is a hostile and unsafe place to live, management did nothing. - Once it warmed up, I discovered my AC wasn't working. Once they finally came to check on it, they determined the unit needed to be replaced. After several days, I came home to a note on my door they replaced it and there was some flooding. I walked in to find 3 industrial blowers going, pulled up carpet, and my furniture all moved around. It was in the living room, bedroom, and bathroom. I wasn't called or emailed this had happened. The next day, I called the emergency maintenance number several times and nobody answered. Then I tried to find an email to send to them but that was not possible, the only way to contact them in a written form is through the websites contact portal. A few hours after that, someone replied basically saying someone would contact me "soon". Eventually the maintenance guy called me back and I asked what had happened, what's the plan? He didn't know, said they would be there Monday. Now it's Monday, I went to the office when it opened and asked for the manager, who isn't going to be in until noon or something, and was told basically nothing. They will dismiss your concerns. They won't talk to you or try to address any issues. Don't live here. It's the worst places I've ever been.

My electric bill ranges from $200 to $500 because the windows aren't seeled anymore due to age, the sliding glass doors no longer fit or close properly, and the newer steps are already cracking. I pay about $3500/month for the unit, which is a 3 br/3 ba, and the electricity is ridiculous. Typically exterior painting or repairs have preceeded a new owner; as we had the exterior painted a few months ago, this is what I expect is happening. The company hired to paint didn't bother to replace moldy insulate the walls, which I took pictures of. This adds to the sky-high electricity prices. In the summer I have my AC on and portable fans to make it tolerable. In the winter, I've got flannel sheets, socks and a sweatshirt on to sleep in, and numberous blankets. It is still very cold, and I'm from about 20 minutes south of the Canadian border, so I'm used to cold. The office is a revolving door of workers, so there is no continuity and little understanding of the long term issues with the property. Some of these issues could be taken care of if the managers would walk the property once in awhile. The claim that they don't know isn't believable as they are on site and some of the maintenance workers live here. The location is great, however the traffic is going to be picking up with the new hospital, townhouse development across from Lane Elementary, and the new Government center behind Chili's.

Even after moving out, we received a long list of extra fees that seemed unreasonable. Communication with the management is very difficult. They are not willing to work with tenants or offer any flexibility, and it feels like they are always looking for ways to charge more money. Overall, the experience felt very stressful and unfair. I would recommend future tenants to read every detail very carefully and be prepared for many additional charges.

The one bedroom floorplan was functional and there were a good amount of closets. I did like the fact that there were ceiling fans in both the living and bedrooms, not typical from the many tours I have been on. Now, rather than being isolated to the bathroom, it's spreading all over my home in all vents making it impossible to live normally. The service team can never find a solution and does not communicate clearly what next steps are. Our AC was down all summer and we have been dealing with this smell for over 6 months. After over 5 home visits to identify the cause of the smell, now they are saying something is trapped in the vents blocking the flow but they can't even check because they can't access the roof. I don't know how long they expect us to live like this. We truly regret renewing our lease here for another 12 months. It's to the point where opening the windows and balcony can't even get the smell out. i'm already mentally prepping for them to not have an answer tmw when they are supposed to check or to be given some long wait time to make the fix. We are beyond frustrated.
