I truly appreciate how easy they made the transition from one home to another. The new home was clean, well-prepared, and ready as promised. Dawn was especially helpful -- she made sure all paperwork was completed properly and that everything was in order. She went above and beyond to clearly explain the next steps and provided detailed information about setting up utilities and who to contact. First off, they falsified the ad, wouldn't allow anyone to tour the units they claimed were available. The units closet to the far side of the building ALL have NO kitchen cabinets. We have been dealing with ants, Black Mold, Roaches and other garden bugs FOR MONTHS! And don't get me started on the piles and piles of dog shit that is literally everywhere in the community, drug addicted people floating all up and through here, issues with the electrical, and they claim there's no problem. Basically, they won't FIX shit, but will damn sure charge you outta your eyeballs to live in a shithole and talk shit about you wanting them to fix anything. Save yourself the headache and RUN, DONT WALK RUN! I promise you, they prey on those who are desperate and will take anything...i.e. if you've been in transition or homeless, or you're credit is bad! And that's the catch right there. You get to spend thousands of dollars to live in squaller. Seriously, save yourself physical illness and mental stress and find something better, especially if you have children or animals. The units will ultimately make you very sick.

The property management team does a great job moving tenants in/out seamlessly, and the accounting department does a great job of collecting rents and paying my mortgage.     Owner Review: Shady Tactics, Misleading Auto-Renewals, and Broken Promises…read more I am writing this from the perspective of a property owner to warn others about the poor experience I had with TMG. While they have a very convincing sales team that promises a "partnership" where you as the owner are able to be hands-off while your home is well-cared for, the reality is quite different. They don't follow through with what they promise from a property management perspective and use predatory contracts with high early termination fees that are designed to lock you in, regardless of your property rental goals. Property Owners, beware: Maintenance Neglect: While the maintenance crew does decent work, getting them to actually come out to your property is a struggle. While living abroad, it took my manager, Elijah B., 60 days to tell me he couldn't turn on my Wi-Fi-enabled sprinkler system because it was "too difficult." By then, my lawn was already damaged. Even when I offered to pay the hourly maintenance rate to fix it, he couldn't coordinate it. I had to hire an outside contractor myself. Poor Inspections: They charge 10% of the rent but offer very little oversight. During the mid-year inspection, they failed to notice, follow-up on, or replace a filthy air filter that I had pre-arranged and provided a replacement filter for free. More importantly, they missed the fact that the tenants had repainted multiple rooms. Because they didn't compare old photos with new ones - as a result, we "missed the window" to charge the tenants for the unauthorized painting on one of the rooms. High turnover and shuffling between different account mangers: I was constantly passed around between new property managers, accountants, and business development reps. No one talked to each other, which resulted in more work for me and more damage to my home. My second manager, Heather K., gave me several contradictory statements regarding basic tasks like scheduling AC maintenance. Predatory Billing: Despite telling the sales team from the start that I was only going to be renting my property for a year, they "didn't have this in their notes" and charged me a $1,700 early termination fee. When I pushed back, their response was essentially: "You signed the contract and didn't read the fine print; pay us or go to collections." The "partnership" the sales team promised vanished the moment there was a billing dispute. I even reached out to the President, Carmen Villarma, and the COO to ask if this is truly how they want to do business. They didn't even bother to respond. The Bottom Line: My opinion is TMG spends a lot on Ads to appear first in your search, but that money comes directly out of the pockets of the owners they neglect. Save yourself the stress and the money--find a company that actually values your property. There are tons of property managers you can google that are actually going to give your property attention and dont rely on charging you thousands of dollars when they fail to renew a client.

First of all, Eric will say anything and agree to everything in order to get the listing. Once we signed, he stopped listening to any suggestions or any questions we had. He does not like checking in and is not big on communication. We had him for approx 2 weeks and by the end of that, he was so incredibly rude and hurtful that I fired him and he acted infantile by firing me back. He made one of life's 5 worst stressors that much more stressful. I told him that if I knew he had a power washing company and wouldn't be putting his full attention into selling our home, I would've thought twice about hiring him. His response: "I made more money power washing this past week than I'll ever make selling your little trailer (up until that point he had been referring to our home as a manufactured home). #1 reason why I know Eric to be the worst Realtor ever is that we hired Maisie from Evergreen Real Estate Group and the difference is night and day. Their general way of doing business is on the shady end of the spectrum (they are not averse to distorting the facts surrounding condition of property, they tried to screw my realtor out of his portion of the commission, and their lack of attention caused their client's (the seller) closing/recording to be delayed by several days).
