We used WIN Home Inspection for our inspection on a home inspection prior to purchase. Upon moving in the night of our move, we gave our kids a bath in the master bathtub. Water immediately started leaking into the living room downstairs. It is very obvious he didn't run the tub for more than a couple seconds as this was not caught. Upon opening drywall, it was apparent the leak had already existed. Plumber agreed this would have been caught by running bathtub for a handful of minutes. WIN Home Inspections was the recommended inspector from our realtor. They missed a significant number of issues that a home inspector should've identified: 1) Electrical Outlet - in basement was loose and residue from a blown charge was pointed out to me days after moving in by a drywall contractor. 2) HVAC vent in crawl space was loose as tape has given up after a number of years. Weeks after inspection I was able to identify it by the significant cold draft in the basement. 3) Furnace - wiring was loose outside the furnace connecting the condensate pump. The unit leaked in the basement during a humid summer day 2 months later. HVAC tech suggested home inspector should've identified as it was clearly visible. Colorado should required additional licensing and certification to avoid these issues. read more

We were overwhelmed with the many signs of wear and tear of our 20 year old home, and needed guidance on the prioritization of action items. Tom was on-time, professional, and thorough. Pricing was fair based on the sq ft of our home and at no time did we feel any pressure from him to upsell any services, nor did we receive any judgement from him for our overdue repair items. We feel he gave us a truthful and complete punch list to work through. The inspector and inspection was seamless but the inspector missed major electrical issues with the home that will end up costing a material amount to repair to the point that the home is even safe to live in. Very disappointed these items weren't identified in the report, as the electrician who came out following close indicated all these issues would be items regularly and easily identified in any thorough home inspection. Currently seeking reimbursement of the inspection costs to cover the additional unforeseen costs not identified by the inspector. read more

We recently used Tom to inspect a home, built in the 1930's, we purchased. Unfortunately I was not present for the inspection. He found few issues and gave a surprisingly positive report. Issues any inspector should easily find, and I would have noticed had I been present: 1. Almost all of the plumbing is original galvanized pipe, with about 40% of the plumbing exposed in the unfinished basement. Tom reported that all the piping he could see was copper. Copper and galvanized are clearly different color-- one being silver/ metallic and one being copper(!). Further a good bit of the galvanized was leaking and the water form the faucets has noticeable rust. This is inexcusable. We immediately had to have most of the house re-piped and will need to do the rest soon. 2. Tom reported that all the wiring is Romex. About 60% of the wiring is the original (100% of the main floor) cloth wrapped aluminum wire in conduit, with some updated rooms having Romex. Several of the outlets have soot around them from burnt O2 due arching from old wiring-- a pretty good clue the wiring is not new. This also required immediate attention. 3. There is a leak in the roof over the kitchen with obvious water damage on the kitchen ceiling. Again this is easy to spot and should be obvious. 4. Drain lines (exposed in the basement) were not up to code due to being too small and in some cases graded incorrectly so sinks drained towards other sinks or did not drain at all. I'm no plumber but this seems obvious, and the plumber we hired to fix the leaking pipes was shocked to see it. We called plumbing company that did the work and they were embarrassed and quickly fixed it. 5. Exposed brick required tuck pointing. If there is mortar missing around bricks, an inspector should be able to see it. These are all pretty obvious and serious issues that Tom should have been able to find. This is not our first home and not our first inspection. Previous reports were far more thorough. We should have realized from the short and issue-free report that this was not a good inspection. read more

Tom Gould was our inspector - he was very thorough. He even arranged for a sewage line inspection for me, met with my agent and provided me a great, detailed report. Tom has done two inspections for me (one that I got rid of the home because of other issues and one in the home I'm currently living in). He was absolutely amazing at both. He is extremely honest and upfront about anything that is going on. The few minor things that needed to be addressed he gave me estimates that were spot on!
