When I reported an active leak, a representative was sent out, but the inspection was limited to the attic and concluded the issue was "condensation." Based on the location (directly beneath a roof vent in a laundry room) and the volume of water, that explanation did not align with the conditions observed. To move things forward, I hired a licensed roofer, who identified clear installation defects: deteriorated/aged vents and unsealed nails. The roofer completed repairs and documented the issues with photos and an invoice. Since then, I have made multiple attempts over several weeks to contact Riverway regarding reimbursement for what appears to be a construction-related defect, but I have not received a response. I would strongly prefer to resolve this directly and update this review accordingly. I'm happy to provide the roofer's report, photos, and invoice upon request. At this point, I am simply asking for communication and a good-faith review of reimbursement for the repair.

During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

Earlier this year, a small fire occurred outside the house near the recycling bins during New Year's celebrations. It appeared to be caused by fireworks in the neighborhood. I personally put out the fire and immediately notified management. I even provided a video showing when a neighbor alerted me about the situation. Even though there was no evidence that I or anyone in my household caused the fire, I was informed that because there was no official fire or police report, the damage would automatically be considered the resident's responsibility. A small section of siding was replaced by two workers in about an hour, and I was charged $960 for the repair. I asked for clarification, documentation, and even discussed depreciation of the materials, but the charge remained. In the end, I had to sign a payment plan just to avoid further complications with my lease. This was not my first difficult situation while renting here. At another time, my window was damaged after gunshots in the area and getting the repair addressed was also a challenge. Situations like these make the experience very stressful for residents. My advice to anyone renting: document everything immediately and always request official reports (police or fire department), even if the incident seems minor. Without third-party documentation, you may still be held responsible for damages even if the cause is outside your control. I hope management improves how they evaluate these situations and communicates more fairly with residents. Be careful with this company, especially with their maintenance coordination.
