What's Brewin feels like coming home anytime I go in there. It's a great local spot, no miss no fuss. You want breakfast, that's what you are getting. If you are looking for a spot to hang out well it doesn't really have that but I don't think it needs it. For the quick on the go busy mom who commutes, it's exactly what I meed on a weekday morning. The staff work so hard, and they are always enjoying each other and make the customer feel like you are part of the group. I 100% respect and appreciate that the owner has been there every time I've gone in right in the trenches with all the staff. Prices are as good as you will find, bagels are always fresh and coffee made perfectly! If you aren't going here, you need to ask yourself why!

So i know I've already left a review of What's Brewin but I truly cannot say enough good things about Kevin. He is probably the friendliest and kindest and most joyful barista/owner ever. And the thin mint coffees are legitimately to die for. The prices are awesome too! I love it here and always will.

I have always loved, appreciated and supported What's Brewin'. However today they've lost me as a customer. I understand there are certain protocols in regards to COVID-19, and I respect that businesses are doing what they can to protect their staff, but there's no reason to be absolutely rude to people who have continually supported them through the years. I came in and forgot my mask because I went for a walk and didn't anticipate going inside anywhere, but since it started raining, I decided to stop by and support since I hadn't visited in awhile. As I've said before, they've been known to be contagiously friendly and nice, and today that couldn't have been further from the truth. They made me feel like I shouldn't be there, and question why I was trying to support a small, local business that doesn't seem to want to treat people with basic respect? So I covered my face with my hood when walking in, anticipating that they may have a mask for me as most businesses do, and right when I came in, they said "you can't order without a mask," pretty much GET OUT, even though I did cover my face fully. By the way, there were no other customers, just 3 people behind the counter. Then the girl at the counter offered me a mask but said I needed to put it on outside. Okay, common sense has left the building? I tried to ask if they had sandwiches available since the last time I visited about a month ago, they weren't, and I didn't get an answer. They just ignored my question 3 times. But I respected their request for me to take 3 steps outside, to put on the mask, to come back in, and make an order. So I came back in and asked if they had sandwiches today, to which the gentleman condescendingly said "we always have sandwiches." I said, "Yeah, well, last time I came in, I was told there were no sandwiches that day" to which he replied "we may have not had bagels but we always have sandwiches." Okay, but you weren't there that day so you don't know exactly why I was told that. It was an argumentative, hostile energy. So I still continued with my order, because I do like and respect Kevin, the owner, and got a breakfast sandwich and a coffee. The coffee was okay, not too strong. The sandwich was alright. Their friendly energy has left the building, as with their respect for their customers. I shouldn't be standing in an establishment asking myself why I am there. It was a great place; I feel bad even having to post this, but I can't support a place that does not act like they even want customers. Thanks for the tea over the years, Kevin.

A lot of coffee choices...like Seattle!

I was blown away by this Beverly coffee shop. We were actually referred here by the owner of Tartine Kitchen a few doors down (I stared getting special with my coffee order). Quite impressive when another business owner who serves coffee will send customers here for a great cup of brew! As soon as I walked in and saw the wall of coffee syrup flavors I knew I was going to love it. After living in Seattle for several years it's hard to find a coffee shop that does espresso right. In Seattle every coffee shop and every coffee cart in every corner can make an Irish Creme Latte...including Starbucks. Joy filled my heart when i looked up at the latte menu and noticed a specialty latte called "Bailey's Irish Creme!" The barista created my drink perfectly...strong espresso, not too milky and the Irish Creme Flavor coming through making this the most balanced flavored coffee drink anyone will ever have. (On a side note, I'm not a fan of too many flavors in my coffee and I only order a few different flavors when available) My trip to Mass is complete this year! I've longed for a great Irish Creme coffee since leaving Seattle many years ago. Now here I am in a small New England town and my dreams are being fulfilled. Do I need to consider moving to Beverly?

Sooooo good! Bagels are delicious, lots of great breakfast sandwich options! Coffee was very good (always love monin syrup) and the coffees were seriously huge :) the workers even knew the regulars names which I thought was sweet, and nice outdoor seating too!

Went this morning for a quick bite. GF got a chocolate donut. I got a bagel sandwich. Sandwich was very good. Egg and cheese with tomato. A small place with 7 or 8 tables. It got real busy quick. and I was impressed that the staff kept up with all the coffee and sandwich orders Drop in for quality foods for a good price

I am very fond of What's Brewin' in Beverly, MA. Their breakfast sandwiches are affordable, fast, and a good size. They have a wide selection of coffee flavors, bagels, and sandwiches to choose from. The outdoor seating is perfect for Summer and Fall! I highly recommend trying the french vanilla coffee and a breakfast sandwich with prosciutto. The only downside is the indoor seating. Sometimes I want to sit down, but it's too cramped inside to find a comfortable seat. Its definitely more of an in-and-out type of place where you wouldn't sit down to do your work. The staff was friendly and they have a coffee punch card for each visit you make (perks, YES). This is the perfect place to grab a coffee and a bite on your way to class, work, or after a long gym-sess. PSA: They ONLY take cash payments, so don't try and go in there otherwise... this has happened to me on a few occasions and I had to take a trip to the ATM. Too good not to bring cash!

Very cute and bright upon entry. We walked over but there is a small lot in the front that could fit about 20ish cars. We took the elevator up to the host stand. Upon arrival we were greeted and seated promptly. We opted for the high top seats. The server came over greeted us and gave us time to look at the menu. We decided to do the bottomless brunch which is $19.99 per person (price as of 2025). We also got a bottle of champagne for $25 with small carafes of pineapple , cranberry and orange juice. The server said the champagne comes with one juice and there is an additional charge for the the other juices. My sister explained that she had never been charged for the additional juices. I think the server was trying to explain that moving forward they charge but given my sisters obvious disappointment she didn't charge us extra. For the bottomless brunch you can order up to 3 items at a time and they are delivered to the table à la carte . They also brought out home fries and foccacia for the table to share. I had the cheesy scrambled eggs, bread pudding, beef taco, fish taco ,peri peri wings, meatball parm and jalepeno cornbread. They bring out the food so fast. The portions are on the small side to help prevent waste but I enjoyed that. Three rounds and the mimosas and I was stuffed. The fish tacos were the best. I had two of them. The beef taco was tasty as well, just a tad bit too juicy for my liking. The eggs were not good at all. Even with adding salt and pepper. Whenever I get something with cheese if the cheese isn't melted I don't want it. The mozzarella cheese. sprinkled on top made me feel like the eggs werent hot. I don't even like jalenpenos but that cornbread was so flavorful and not spicy like I initially anticipated. Heavy on the jalepneo flavor but tasty nonetheless. I didn't realize peri peri sauce had a kick to it. But it was flavorful and the wings were crispy and cooked to my liking. Because two of us orders the meatball they put both in a bowl. I didn't care for the amount of sauce in the bowl and found the meatball to be flavorless. The bread pudding was decent. Overall a solid experience. The price is right, customer service good and the ambiance is very welcoming and comfy. I would definitely return.

Great water view that is most likely even better in summer. Staff was very nice and attentive. Appetizers came out decently quick in which we had the buffalo cauliflower bites and crab cake. The cauliflower was cooked well but the buffalo sauce was very strong. It could have used a nice blue cheese dressing on the side for dipping. The crab cake was the highlight of the night. The one crab cake sat on a bed of pepper relish with the mango habanero aioli on top was a surprisingly good combo. My wife ordered the filet and ask for it medium. Looked good coming out the we find out the potatoes and spinach the steak were laying on were very cold and the steak was very rare. At a price of $48 you expect the meal to be at least warm and cooked properly. And now the churassco, I had zero idea what this was gonna come out as but it was just kind of a hodgepodge of stuff thrown on a plate. Yucca frites were very dry and stale tasting so it took a lot to chew. I didn't know the carrot was going to be shredded carrots cause unless it's in a salad I prefer actual carrot slices. Steak and plantains were cooked very well and were tasty. It came out on a skillet but there was zero sizzle. I don't really understand why they put onion rings on the rice it just made it harder to eat. I do hope the food got more consistent throughout the night cause the beginning was kind of a mixed bag.

Our first time here, out of town for a wedding... my daughter and son-in-law got to Stephy's about 20 mins before us, got a booth and ordered food. When we arrived we walked in, no line, the lady behind the counter was yelling at me. I wasn't sure what was happening and I could barely decipher what she was saying. I proceeded to go to the booth where my daughter was eating and a waitress stopped me and asked "where are you going"? Then said we couldn't sit at the booth with them and to go outside, which is apparently what the lady was screaming at me. There were empty tables and I said how about we sit there? Response was no. Befuddled, I just stood there then they said ok you can sit at the booth. We sat for a while then flagged down a waitress asking for menus and they responded incredulously, oh, now you want to eat? I mean wtf, why else am I there? Finally we got a waitress who treated us nicely but the lady behind the counter grumbled about us loudly so everyone could hear about our nerve of trying to sit, get served and eat at their business. This went on for several minutes. Just be aware if you decide to go. Good food, unacceptably rude treatment.

When we got there, we found the owner and his girlfriend cooking dinner. They were very nice and welcoming. I knew to expect the owners living quarters to be really close to the guest rooms because of some of the reviews I read but since the room we were in had a private entrance we weren't worried, we figured we could come and go and have the privacy we were looking for with no problem. We told Ted that we were late sleepers and not to worry about providing breakfast for us (the website says breakfast is served between 8:30-9:30). We would much rather sleep in and then grab brunch somewhere and we didn't want to hold him up from whatever he may have had planned for the day. He seemed somewhat resistant to the idea of not providing sustenance for us so after a little discussion, J and I told him "okay, how about 10:30?" He said he would leave certain items out for us. The house and our room really were gorgeous! Ted is an architect and he has done a really great job on the house and grounds. We stayed in the pond room which had cathedral ceilings, a two person jacuzzi, a gas fireplace, double glass doors, lighted double sinks that automatically turned on when you walked into the room, a whole wall of windows, decks, and heated floors. We were really happy with the room. It was very clean and decorated with a subtle nautical theme. From the moment we got there, we kind of felt like we had to whisper in our room. Probably because there wasn't any other guests there that weekend and the owner was having dinner 20 ft from our door. I know they probably couldn't have heard us but it did make me feel more uncomfortable than I thought it would. In the morning, we were woken up bright and early by the sun coming through the large, high windows in our room. No wonder breakfast is so early, how can anyone sleep through that? However, I do have to say that if I wasn't a cranky morning person, this would be a really enjoyable way to wake up, sun and beautiful blue sky and trees to look at while lying in bed. We pulled ourselves together and quietly went to the kitchen for breakfast. Ted said he would leave things out for us so we assumed we'd be alone. He immediately came around the corner when we got to the kitchen so it felt like he may have been waiting for us. He served us cantaloupe slices with yogurt, granola and berries and a tomato and basil quiche, which was all very good. What wasn't good was that he talked to us from the kitchen the whole time we were eating, so we had to keep turning around in our chairs to respond to him. It was uncomfortable and awkward (if he had sat down with us, it wouldn't have been as bad). During our weird breakfast conversation, it comes up that J is a software engineer and next thing you know, Ted is asking for help with a website he is working on. I have no problem with J helping someone out, but DUDE we're on vacation and we are paying you good money, don't ask for business help while we are trying to relax. It just wasn't appropriate. I said "Maybe when we are on our way out on Sunday he can help you for a bit". After that, we pretty much chose to use our private entrance to the room when we came and went from the house. We didn't feel like discussing in great detail every time we came back from somewhere, what we had done and where we had gone. I think Ted meant well, he had a lot of advice and suggestions for things to do and he was a really nice guy but it just didn't mesh with our style. For the most part, we like to be left alone when we go away and Ted didn't seem to pick up on the signals we gave him. I think this B&B would be really great for an older couple, for some reason I feel like older people are more open to this type of attention. On Sunday when we packed up, J was heading out to take some things to the car and Ted followed him outside for help on his website. He spent more than an hour working on something with him, while I sat in our room waiting. We probably won't go back. Gorgeous place, beautiful backyard and pond, and nice trails that lead to a running path and the harbor. I really liked the physical surroundings but didn't really feel relaxed because Ted was overly available and obviously in closer earshot than we would have liked. A week later, Ted called and asked BF to go on trip advisor and write a positive review of our stay!! No wonder I found so many good reviews online. 5 stars for aesthetics and 1 star for invasiveness! It wasn't horrible but it was not our style. **Updating this review in March '09: Ted called J a month or so ago and said he found this review and apologized and offered us a free night at the B&B. Not sure if we'll take him up on it but nice that he tried to make amends.**

Indeed, this property is featured in a number of architectural, gardening, and home magazines. The obvious care and attention to detail is very very unique. Our host, Ted, and his lovely dog, Sophie, made us feel right at home. Ted has an easy way about him that makes one feel like family the second you walk through the door. As is common with Bed and Breakfasts, you are a part of the family while in residence - that's the charm. The breakfasts were lovely and we invited Ted to join us as we learned about the house, its history, and received numerous tips about local attractions, restaurants, shops, and some of the local North Shore news.
