My friend has an apartment in the Greenhouse. She's there…read moreabout 2 years. The Greenhouse is a great place to live! Its a great place for many reasons, the people that live there are friendly. At least the folks I've come across are because it is a huge building. AH! Talking of the building I love it, the way its laid out, the beautiful greenery, the lobby with the fish pool and the many comfy & clean chair and benches throughout to enjoy this beautiful atmosphere. That leads me to the maintenance staff who keeps this huge building safe, appealing & in working order. When my friend first moved in I was with her and going home I met the Lady D. at the desk & I felt so much better leaving I felt my friend was safe. The concierges are professional, and very much on the ball. I noticed there are mirrors strategically placed to allow them to see whats going on. EXCELLENT idea. I believe its all due to the great management team that's there. Everything is on the ball because management is on the ball. The lady (not sure if its okay to say names) in charge and her team was so proactive when the pandemic hit in every way, still are. They let the people that live there know all info with updates. I live in a place where management doesn't even give warning when there shutting off the water GRRRR but that's for another review. lol

I'm a resident owner in The Greenhouse since 1979. I'm also a Realtor. As for the previous 2…read morereviews, the new management company and their new manager are nothing but the best. The previous management company yes'd everyone to death and made huge $ mistakes. The building is being renovated slowly as we are spending money on needed repairs, as are other buildings in the area will need to do. The lobby, upper lobby, game room, and community room have been mostly updated. The HOA fee might seem high to others, but our fees include everything - electric, parking (which is deeded to the unit), the highest speed internet/WiFi in the area, HBO/Showtime, home phone. When you add in parking, electric, internet and premium channels that other buildings don't supply, the Greenhouse fee is not high. In addition to Spectrum fiber, we now have Fios fiber installed. Prices are up this year. The last 3 sales I personally did in the building this year prove this. The building was also updated in the early 1990s and early 2000's and the board has new members. We are the only pet-friendly building in the area that allows 2 pets without restrictions and the building is now smoke-free (existing tenants and owners are grandfathered in). The building is a great investment!

Dishwashers are also not allowed. Figure it's 2x twenty-five story buildings filled with a lot of surly old people. That's not good for young people and creates an awful overall impression of Hoboken. At times, it can be absolute Hell on a day-to-day basis. Overall, just a lot of people in poor health on all floors who are miserable and have chosen not to move to Florida at their old age. The only saving grace is they have an outdoor seasonal summer pool connected via ramp on the 5th floor and good views of NYC. Otherwise, its garbage and (both buildings) should be demolished.

Thomas H's review is spot on…read more I went to an estate sale at this location, mainly to check out the building as I'm on the waiting list. I was shocked and not in a good way. The hallway smelled like urine and the lobby looked like a depressing, poorly-maintained 1970s institutional building. Drab gray concrete block walls and flickering fluorescent lights throughout the common areas. Elevators were slow. The inside of the apartment where the estate sale was was a beautiful corner unit on a high floor, with one of the best views of the Hudson River and the Manhattan skyline on the NJ side. The space would easily be worth $5,000+ a month based on its location and view. However, the inside of the unit was filled with.... wait for it...Old newspapers, old magazines, and dated electronics (no, a '90s vintage computer is not worth $50 today, no matter how much it cost new). The paint and floor coverings looked 50 years old, with 50 years of wear. It also looked the former resident (and the estate sale company too) never bothered to clean the apartment. I observed moldy dishes in the sink and a distinct smell of rotting garbage coming from the kitchen. Food stains all over the kitchen walls. Original 1970s appliances throughout. Looking around I noticed the former owner was a medical doctor who probably made $250,000 a year in the prime of thier career. Just shook my head at that scene. I thought doctors were supposed to be big on hygiene. This building has such a prime location and yet the common areas are in such poor condition. As for the owner of that unit, while I assume they qualified for affordable housing before they became successful, why in the world did they let this beautiful space deteriorate into a filthy, unkempt junk storage unit? Why did they never update the kitchen appliances? Based on the prior review, all this sounds typical of that building. Went in optimistic. Came out disappointed and would never want to live here. Only reason it gets two stars is because of the view and location.
