There have been so many issues that I honestly don't know where to start... -We have had issues with ants in the apartments and cars, theft of property, and car break-ins -The water gets shut off several times a month for a line break, then the residents end up paying outrageous water bills because the property is not maintaining the plumbing... The property manager kept informing all of us tenants that Conservice (third-party utility biller) was issuing a credit and we tenants would see a credit soon. About a week later, the manager, office rep, and several maintenance personnel had put their 2 weeks' notice in. I'm sorry, but a statement like this clearly shows there are even more problems we don't even know about.....other than $250 water bills for a family of four!!! -They try to fix problems in the cheapest way possible. Our neighbor had a refrigerator leak they had put several work orders in for, the solution was to tape the back (three times) until he threatened to call the Better Business Bureau, then finally they agreed to replace his fridge. Afterward, the old fridge sat outside our doors for two months (which was not safe for kids due to sharp plastic and metal pieces). -Our refrigerator door handle broke about a month ago...and it's completely understandable why..... there were screws on top of other screws. (photo attached). -Our carpet was coming loose from the transition slip that separates the laminate floor from the carpet. There were nails sticking out and, after four weeks of notifying them, they showed up to put a band-aid on the problem. The short nails he used were coming up a week later. I am still having to pull them out of the carpet so the little ones don't get cut. -The gas water heater had a leak for months before we knew about it. We ended up having gas bills doubled for a year and tripled for three months. I received a partial credit, but I sent documentation clearly showing a credit was still due $460, but they said there was nothing they could do.. so we residents pay the price of their negligence. -I have requested documentation several times regarding the water bills, a request to speak with a supervisor over the property manager, and work orders for a list of items (not even listed) and have gotten no response Please do your research before moving in!! AWFUL, AWFUL, AWFUL. Deception business practices. False apartment listing. I signed the lease to an apartment at Riverchase Landings in September 2022. The cost was only $100 more than at my previous complex. I was excited and had gotten all my utilities, except power, and moving company scheduled. I called the power company on Tuesday of the week that I was supposed to move. Mind you, NO ONE from the leasing office had called me. Or reached out to me. In fact, that past Saturday, I asked to peek in the apartment. The leasing agent LIED and said I couldn't because they were painting it. Back to my issue. On the call with the power company, the representative called the leasing office to verify that the previous tenant had moved. The leasing agent said the previous tenant had changed their mind. When I got off the call with the power company, the leasing agent called and said her boss would be in tomorrow, Wednesday, to try and find me another apartment. They wouldn't even offer me one at the same price. Mind you, this is Wednesday, and I was scheduled to move in on that Friday. They gave me an apartment that was over $300 more a month. I had no choice. I had nowhere to go. My previous complex had my notice to move out. I was told to return to in person at work starting that Friday. So I had to get this done. I have asked this management company to please waive the $750 transfer fee, so I can a lower price apartment, that I was promised and originally signed the lease for. I was told no, because of the FHA rule. They don't even know what that rule is! It is based on unfair practices based on race, gender, sexually orientation, creed and religion. This not based on any of those. It is based on deceptive business practices. In fact, I still have the signed, original lease for the apartment I wanted. Management is horrible. Because of them, my budget is stretched to the max. It's so stressful, that I have fallen into a dangerous depression. These people don't care that what they do affects people. Stay away. I moved into Estraya Westover Hills in February and have had not issues yet. The property is quiet, and looks great. Even though rents have sky rocketed in Texas over the past 6 months, they are still in line with their competition in the area that I live in. My leasing agent, Ashley was extremely professional, helpful, and friendly. If Westminster Management Co. runs all their properties like Estraya at Westover Hills then I highly recommend them. read more

This management company is ABSOLUTE SHIT! I've been living there since I've been a minor and am now still there at 25 years old where I'm at an age to truly understand how incompetent building management is. This is literally NYCHA housing with "luxury apartment" prices that do not match the quality of living in those apartments. I have been uncomfortable in my own home all of this year and began feeling extremely uncomfortable in 2018 where I hit my wits end with something breaking down every month in that place. I live in the 405 Westminster building and let's start by saying that place is a Roach Motel - you'd think those pests pay rent the way they have managed to infest the entire building. You cannot leave your apartment without seeing a roach in the hall, on your door, in the stair case, near the elevator lobby, or in the laundry room. My mom was leaning on a washing machine while she doing a load and a baby roach ended up on her. Two weeks prior my sleep was interrupted by an adult roach crawling on my motherf****** face. Months prior, I discovered a dead roach in my sneaker when I was changing in the bathroom where I work for team softball. Literally something breaks down every month to the point where someone MUST be home to let them in to "do construction" even though that really means the same issue is going to re-occur after a week if you can even make it the full 7 days before it breaks down AGAIN. The black mold that builds up in the bathroom due to poor ventilation (and the vent inside in the bathroom being absolutely inadequate) in combination with the constant leak from faulty pipes FOR YEARS. The ceiling collapsed and barely missed me when I was a minor in high school (I was in the shower at the time and LITERALLY hopped out just in time otherwise I would have been severely injured). I recently, within the last year beginning in 2018, have undergone several allergic reactions to the spores released by the black mold that constantly lives in the bathroom due to the leaking pipes. Friday 8/23 was the last straw for me. Water (brown and clear) was all over the floor, the ceiling and walls are bubbling, peeling, and the plaster is beginning to separate meaning there will be another incident where the ceiling caves in soon. Management came in on Friday morning and mopped up the water and then took pictures after cleaning up some of the mess which is an inaccurate depiction of the severity of the issue. To date my mom has not heard from management about when they're coming in to fix our bathroom nor the steps that will be taken to eradicate the situation instead of simply putting a bandaid on these ghetto ass apartments. Horrible management company. Less than 6 months after moving into a newly renovated NYC building, mice and roaches arrived. Absolutely no response from Westminster, even after in-person visits (where I waited over an hour to speak with someone, and they only talked to me because I wouldn't leave). Usually no one would answer the phone, but if they did it would turn out that the person I had previously spoken to had left the company. Emails went unanswered by them, many times because people left and the emails went into the vortex. Accountants never responded, either, and disappeared, too. The City cited them b/c of the vermin, but Westminster never did anything about it. We also never got our security deposit back. They are scum. read more

It has been literally years since I've used Yelp, but after today I felt like I needed to get on here and warn people. I live at their building located at 23-15 30th Avenue in Astoria. They purchased the building at the start of 2015. Over the last month they have been doing MASSIVE gut renovations to each unit that has been vacated -- to no doubt flip them and charge people INSANE amounts of money to live in one-bedroom apartments that SO aren't worth it. (FYI, the building is across the street from one of the city's busiest hospitals, right in front of a loud bus stop, gets non-stop sunlight all day long causing the temperatures to rise in the units dramatically, and sees endless, loud foot traffic 24/7, so enjoy paying $2100 a month for a loud, hot one-bedroom.) The construction crew they've hired -- Dino's something or other -- has been treating this building like it's completely abandoned. Carelessly demolishing apartments at a rapid pace, leaving garbage in the hallways, and even smoking indoors. Earlier this week (7/20/15) - a large leak from our bathroom ceiling covered our bathroom with disgusting water and dirt. We cleaned it up. Yesterday, another leak occurred, this time with much more water, again covering the bathroom with disgusting, brown water and dirt. Our super (who is great, by the way), came immediately, cleaned everything up and patched up the cracks in the ceiling caused by the demolition above. That brings us to today: 7/22/15. While working from home, I was about to get in the shower when I received a call from my office. Minutes into the call, I heard a loud noise come from my bathroom. To my horror, there was a massive hole in the ceiling. The "work" that they were doing in the apartment above me caused the ceiling to completely collapse. Had I been in the shower at the time, I could've been seriously injured. I immediately found the phone number for Westminster's office in NJ and tried to get a hold of our building manager. It's the usual chain of command BS you get from people like this -- the building manager empathizes with my situation and they're sending someone over, but he's in no position to make any kind of meaningful decision like, you know, refunding me this last month's rent or any other offering that would make them seem like anything even remotely resembling a human being. Well, this was hours ago and no one from Westminster has bothered to show up. The construction crew they hired -- again, Dino's something or other -- has two people in here working to fix the massive hole in the ceiling. One of the gentleman was kind enough to apologize, capping off his apology with, "These things happen." If I was a cartoon, you would've been able to see the steam coming out of my ears after hearing that. It's been hours and I still have not heard from anyone at Westminster aside from Yolanda, the very kind administrator who answered the phone. Yossi? Isaac? Still waiting to hear back, fellas. My wife and I had no choice but to deal with this company as they purchased our building from the previous owners. But you have that choice. Before signing a new lease on what you think might be your new dream apartment, make sure you know who your management company is. If your new apartment is owned by Westminster, tear that lease in half, light it on fire, and run screaming from your broker's office. You might look crazy, but at least you'll avoid things like your bathroom ceiling almost falling on you only to have no one at your management company care in the slightest about what's going on. read more

Westminster Management is a complete nightmare. Specifically, the 435 E 9th St. building is a nightmare. Please heed these words: do not rent a room in that building. For 4 straight months during New York's coldest winter, I had no heat. It was consistently in the low 50's in my apartment. I got sick more times than I've ever gotten sick. I logged 6 tickets with the Super to fix this issue, to no avail. It was so, so, so cold. It is the law in NYC to provide tenants with a 68-degrees room. Westminster consistently broke the law. Additionally, the shower clogged constantly. Even bottles of Draino didn't do the trick. The icing on the cake was that they kept $250 my security deposit for no reason. My apartment at Carriage Hill Apartments in Randallstown, MD has a mice infestation. Management is non responsive and all the "exterminator" did was throw some mice pellets down behind the washer/dryer and put tracking powder down but NEVER came back to track the mice, pointless. read more

One star is too good for this company. The building has been without heat and hot water for two weeks. Do I need to say more? They don't respond to calls or emails. They only send out updates saying that it is ConEdison's fault. Con Edison says they are in violation of man codes and have not attempted to fix the problems. There is no end in sight for the absence of heat and hot water where the temperature outside is near freezing. Shame on this company. If I could give this management company a negative star rating I surely would. This is the worst management company to ever exist and the fact that is belongs to someone of the Trump family explains a lot. While I am currently a resident at a community in Baltimore, MD (The Apartments @ Canterbury) for almost 5yrs, I will be making my exit very soon. When I first rented the property it was under Home Properties and was better managed. I have recently experienced many problems with my in-unit washer/dryer combo, there were several maintenance request submitted expressing my concern before it got to the point where it had to be replaced. However, they failed to perform the proper maintenance the machine needed. After the machine finally breaking and could not be repaired they sent a replacement machine half the damn size of my original combo. While the original was a LG brand, they replaced it with some cheap brand by Haier. A fucking disgrace of a replacement for the amount of rent I pay. Of course I have called and spoke with the people in the rental office and they are no help at all. After complaining and submitting several request to repair this is what they replaced it with. They were informed of the burning smell coming from the machine, the gray rubber material that kept getting caught in the lint trap and the machine cutting off in the middle of a cycle leaving excess water. After receiving all of this they came up with the idea of me using washing pods (all HE qualified products) and liquid in the machine. They even tried to blame it on the minimal amount of lint that was in the lint trap as if I don't know how to wash fucking clothes and clean the lint trap. I swear this place is the f**king worse. I was mad to get home and find this inadequate shit in my home. The reason I moved here was to get the hell away from this management company after my apartment of 9+yrs (The Commons at White Marsh) was burned down by tenants who had been living there for about 3mos fell asleep with food on the stove. This company treated the tenants of that building who had a long standing history with them like shit. I was told I would be informed of a replacement apartment in the community I was already in at the time but instead I was never contacted by them and when offered a new apartment it was in another community in a different area I was not willing to live in and would be charged the rate of that home for a fire I had no fault in. I wrote in great detail to let anyone know who is thinking about renting from this management company DON'T WASTE YOUR TIME AND HARD EARNED MONEY, NOT WORTH ALL THE TROUBLE. Absolutely horrible - they manage 435 east 9th street and are a terrible company - our building did not have heat or hot water for a week (not at all related to sandy) and the company did nothing. The whole week there were fumes throughout the building. Despite being very expensive my apartment has terrible infrastructure, the floors are slanted and there is a leak in the roof that won't be fixed until the spring. Roaches galore, Marijuana coming through the air vents for months, 2 car break ins in the last month alone, illegal drug trafficking constantly being witnessed, zero lighting in the parking lot or along main street... that's just the start. The Management department DOES NOT RESPOND to requests or complaints, virtually ever. When asked about maintenance requests, the Maintenance personnel says that the management company doesn't give them the maintenance requests, and I believe them since the management never returns their phone calls. BUT HERE IS THE MOST IMPORTANT REASON why you should never conduct business with any of their properties: Legal Threats. For 6 months I have paid my rent on time despite all the health hazards, dangerous community, and refusal of the company to even respond to the Better Business Bureau's reported complaints. Having lost a job related to heath hazards caused by their property, I asked the management to allow me an additional week to pay rent while beginning a new job with another company. Although the property manager was willing to allow a one time late payment, Westminster Management Co posted a THREE DAY NOTICE TO VACATE notice on my door. No phone call, no letter, just an immediate letter to leave the property on our wedding anniversary and wife's birthday. I contacted the Westminster Management officer and stated that an agreement was made with the property manager to accept a one time late payment, however, Westminster Management Co stated that they don't have to comply with the Management of the property. As I requested to have the Westminster Management employee to attend a three way phone call with the Property Manager, he refused to discuss the agreement, and stated that I would be hearing from the Westminster Management Company's attorney. So to recap: Unhealthy housing conditions Unsafe Exterior Environment Refusal to address maintenance issues Threats to evict o the first late payment, despite Management approval. Clearly this is an organization without ethics, without common sense, without professional communication within their company, without professionalism towards their clients, and without integrity. A brief summary of what they've done wrong: - Firstly never did a walk-through of our apartment, frankly I doubt they even ever have, they didn't even know it was a duplex space. So nothing that we had originally needed addressed before move-in was addressed - Our electricity blew out atleast 5 times - in the ENTIRE apartment, and I'm talking we had 1 light and 1 hair dryer going in a duplex apartment. Twice during the summer when it was over 100 degrees outside and I had to book a hotel to stay in for 3 nights other than crashing at other peoples apartments because it took them over a week to "quick fix" everytime,, until finally after 6 months of it on and off happening they finally realized that the wiring in the apartment was completely blown (DUH) - Other issues: our oven has never worked, there's mice everywhere, the tub doesnt work, the shower head is falling off, the ceiling is decaying, the tiling in the bathroom is all coming up, there's holes all in the walls and ceiling, the fridge is dripping, there's mold, etc. since July 2013 and guess what - still nothing has been fixed! even with relentless contact with the landlord and westminster they still have done NO REPAIRS - oh, also, the apartment has a back patio, and one day the porter of the building was in the back (apparently there is an extra entrance for emergency through the boiler room) was shooting a music video/hanging out with his friends in the backyard. The porter claimed that the landlord allowed them back there, and westminster claimed that the landlord would never do that and fired the porter. Poor porter. - in addition to that, the first bill they ever sent us gave us a return address to mail all rent checks to. fast foward to now, apparently that address is incorrect and our checks were being forwarded to their other new location that NO ONE TOLD US ABOUT. and they have been charging us late fees for their mistake. Honestly I could go on but I can't waste my breath anymore for these scum of people. My advice, if you move into a westminster building document EVERYTHING, I mean EVERYTHING. and when they don't comply, involve HPD and take these scums to court. We need to start removing companies like this from an already so taxed city of living so we don't get walked all over as tenants. read more

The worst property management company I've ever had to deal with. Had the misfortune of Westminster purchasing the apartment complex I lived in and finally was able to leave as my lease expired. They outright lie to you on the phone, they refuse to address issues relating to the basic maintenance of the building that are out of the supers control, and they employ someone named Yakov who is a complete waste of time as a human being. Not only does he not even attempt to help a problem caused by the management company themselves, he is extremely rude and petulant. WV has two Yelp profiles so I'll put it on both... Ok so let me first say that while the people that work at the office are nice and pleasant (which isn't a given in their business). The company is set up horribly to handle day to day issues. I completely agree with previous posts about threatening letters about non payment. This is mostly of their doing in the last 2 years given the LLCs or LP or whatever hedge fund sleeve owns them (or a piece of a particular building) has changed 3 times. I have simply ignored them since the 4th letter and the first three times faxing them check images of the deposited checks. No follow up to that work helping them find their money. No "hey sorry" or "hey great we found the money" (total joke). That is the heart of the issue with Westminster. Very little or inconsistent follow up. They have no ticket system or tracking system to follow up work orders. 2 weeks to have light bulbs changed (there are nice high ceilings but they require a large ladder to change lights). Meanwhile, the people they have contracted to do the work, while also very, very nice, are very inconsistent. Trash at several buildings goes out but once a week...twice if we're lucky (meanwhile M/W/F is standard). Additionally, you can tell they are owned by a hedge fund or some sort of investment group because they really don't care about anything other than the physical structure. The adjoining buildings on our street have attentive supers and porters. They regularly sweep up in front, hose down the sidewalk and clean up after trash removal, not Westminster. The worst management company since Home Properties sold out. Over crowded apartments and They don't care. People breaking leases. Landscaping sucks. Pot holes in parking lot. Well over due for paving. Management barely available. They live in a well groomed castle with pretty flowers well watered. Stopped completely renovating units. Zero security, plenty of litter. Trash pickup sketchy. Down to only one recycling dumpster with over 300 units here. Good luck if you have a problem and need to contact any of the employees in the management office. Plan on getting treated like you're going to the principal's office if you have a problem. You will definitely be talked down to. Then again plan on being lucky just to see somebody in the office. Manager is constantly and meetings and unavailable. Requested (3 times) for overgrown landscaping outside of our building and it never went to maintenance so it never got done. They don't acknowledge problems in the building until weeks later after being notified and ConEd actually shut off the electricity in the hallways because the company didn't pay the bill on time. They have zero customer service once you sign a lease and will not notify you 24 hours beforehand that they will be showing your apartment to complete strangers. Their porters/maintenance crew only fixes problems after you annoy them incessantly, but this company can't be bothered with the health or wellbeing of its tenants. If I could, I would give them a big fat 0. I use to live in Carriage Hill Apartments. The staff are rude, ignorant thieves. They go in your apartment when you're not home and steal your belongs. When I confronted them about it, they had this dumb look on their face like they don't know what I'm talking about. The windows are horrible, when you stand next to them you feel a horrible draft, they only way to stop the draft is put plastic over the windows. When it snows they don't even put salt on the walk ways until someone almost brakes there neck. The last two weeks I was there, they never came to fix my heat, I physically talk to the leasing office and left several messages for the on call maintenance person, no one ever responded. They barely respond to your maintenance request, it seems like the only language they understand is ignorance, you always have to raise your voice just to get them to understand a situation, and having a corporate office is just completely pointless, it's like a black hole. I was a tenant at Westminister Apartments in Tulsa,Ok and I moved into building 77-102 two years ago. When I came to see the apartment layout the apartment that was showed was very nice and had a lot of space, so I agreed to lease with thin for 1 year... Once my roommate and I signed the lease agreement we were told that the apartment we had seen was not available but they showed us the 77-102 and it was the same floor plan, but it needed new carpet. We were told that the carpet would be installed before our move in date... one week later when we started to move in the carpet was never replaced and we told management only to be told that they would not put new carpet in because we were already moving in. I was very upset and had no choice but to move in, the carpet smelled like dog urine and feces... so I shampoo the carpets to where it was good enough to move in. Then maybe 4 months later we had started smelling smoke or but wire coming from the electrical plugs and we reported it to the office, they told us it would be a couple of days and they could change them out, and if they couldn't that it would be our responsibility to do so. It is not the tenant responsibility to change the plugs. So we fought the office for another 2 or 3 weeks with no resolution so we decided to break lease and move, for safety reasons, we spoke to management and was told that we would not get back our 250 deposit because we were breaking the lease, but since we left the apartment in great shape they would not charge us for breaking the lease. Now a little over 2 years later we found out when we was trying to get a loan for a car that they had charged us 1500 dollars for breaking the lease plus the 250 we paid for our deposit. This management company is the worst I have ever seen what can I do now is my next question. How can people be so greedy and not care about their customers. read more
