Came on fairly short notice (down to Santa Clara), and did a super thorough job, at a fair price, explaining everything to me in detail to provide peace of mind. He actually offered spot checking for cheaper, so I didn't have to spend as much money, but I asked him to cover every single surface inside and out (and he obliged happily) given we had a newborn on the way. He provided a preliminary summary before he left, and a full written summary after. He's also a certified tester (CA Dept of Public Health). Best thing about Tom is he was just a super nice, knowledgeable guy, and it was fun having him around for a couple of hours. Tom is professional, honest, and a pleasure to work with. We are owners of a home that was originally constructed in the 1960s and we were concerned about possible lead paint in the house because we are going to remodel and move some walls. We tried testing for lead on our own by buying a 3M test kit from home depot - but it gave us inconsistent results and some (what we later found out to be false) positives. Given that we have a little baby, we didn't want to take any chances. I called Tom on a Saturday night and he showed up the next day with his instruments. Tom explained how the process works in great detail and took over 60 measurement around the house, even including a few measurements on the exterior wall, just because we are planning to put in new windows and Tom was concerned about lead dust from installing new windows. I found Tom Jackson from a California Department of Health website which listed certified lead inspectors/assessors. We are having some major window remodeling done, and since our home was built before 1978, it is considered to be contaminated with lead paint unless proven otherwise through an inspection and certification process. It turned out that the cost of an inspection/certification from Tom was potentially much less expensive than what the contractor would charge us to treat the construction waste as lead paint contaminated. Tom charged us $195 for a large number of tests and a certificate. During the initial phone conversation he said that if he found lead immediately that some of the fee would be excluded, and he would immediately terminate testing. That certainly reduced the financial risk. We made an appointment Tom arrived on time, is very personable, and brought a non-destructive, small, portable test instrument that analyzes the various thicknesses of paint down to the base. It records the results of each of the tests, and Tom downloads the results into a report/certificate that meets EPA standards. This certificate releases the contractor from the liability of a potential EPA fine of over $30,000 for improper handling of lead contaminated construction waste, and also the contractor can treat the construction waste routinely. I also found out that the some painters will not perform sanding and filling of cracks, etc. if there is a suspicion of lead paint. Painters are held to the same EPA rules as re-modelers. You can buy lead paint test kits from Home Depot for about $30. Although the EPA certifies the test kit, it does not take the "legal" place of the certificate in California. California lead inspectors/assessors are licensed, and remodeling contractors need a certified lead test in order to treat older homes as lead paint free. (go figure) I found out that Tom is a long standing contractor in the Menlo Park area, and while he was here I asked him to take a look at a few areas of our home that could use some work that we will be doing in the future. In all I am more than satisfied with Tom's work. He's a straight-forward, easy to talk to guy. He also saved us money and future difficulty. read more

Tom is a super kind and professional inspector who treats you not just as a job but as a person. I was trying to finalize the lease for a home built in 1968 and was a bit freaked out by the standard "we are not aware of any lead" disclosure - we wanted hard data given that we're expecting a new baby. I called Tom in the morning and after listening to our story he went above and beyond and moved things around to squeeze us in that very afternoon. He was right on time, ultra thorough in testing, and explained everything in detail. The best thing with the handheld XRF analyzer he uses is that the results are instant and non-destructive. This made it easy for us to get the property owner to agree to the testing. After about 90 minutes of testing he gave us the all clear (phew!) and sent over a detailed report the next morning. Tom Jackson tested our old house (built in 1924) for lead in the paint. We were concerned because we had a baby on the way. We are really happy with his work. He tested our entire house, inside and out, for a very reasonable price. He is a certified lead inspector listed on the California Department of Public Health website and really knows what he's doing. After he checked our house, he sent us a detailed 16 page report which clearly shows which areas have lead and how deeply it's buried under other layers of paint. He was so thorough that he checked all of our walls, window sills, doors, base trim, etc. He even came back to re-test some areas after we had a few questions. Super nice guy, extremely professional. I was somewhat alarmed to find my landlord scraping and sanding the paint on our building. Then, when I realized that he was planning on leaving the paint chips in the yard I was really alarmed. The building is of the vintage that is likely to contain lead paint and I've got a nursing toddler and the woman upstairs is also nursing so it just seemed like a good idea to have it checked out. I feel like I found exactly the sort of person for the job in Tom Jackson since he was obviously knowledgeable and concerned enough to do a very thorough job. He also has the most up-to-date equipment I could have hoped for. In truth, I wanted an answer about lead immediately and didn't want to wait for a lab test result. So I needed someone with a portable XRF that could give me an immediate sense of whether or not I should sound the alarm with the landlord. Tom and his handheld device checked just about every painted surface in and outside of the apartment and to our relief found no evidence of lead. He's an honest and efficient guy and I learned a lot about lead just walking around with him. I can't say enough good things about him. read more
