He accommodated to our sense of urgency by squeezing us in the very next morning, and explained in detail the process. I had questions about mold in a closet on a perimeter wall and how to get rid of it. I called several different people and talking with Dale on the phone was by far my best experience. He suggested lots of different options from using moisture absorbent material to an air purifier or dehumidifier to adding insulation in our walls. He also suggested that everything in the closet should be four inches away from the perimeter wall and that having sufficient airflow is important. We had a very stressful situation where a tenant had flooded her bathroom, and then denied that she had done anything at all. Besides the anticipated cost of repair, we were concerned that there would be mold growth that would create a hazardous situation which our extremely hostile and aggressive tenant would then blame us for. We live in Berkeley, and in this town, no matter what a tenant does, the landlord is always deemed to be the party at fault and the entire City infrastructure is designed to penalize landlords. We had videographic evidence of the flood as it happened, moisture testing from two different contractors, and thermal imaging scans showing the extensive water saturation in the subfloors, but it was mold testing from Dale & GetAMoldTest.com that helped us establish beyond a shadow of a doubt that the tenant had created a dangerous mold situation in addition to the subfloor. Dale is about as professional, competent and honest as they get. We had some mold on our windows in the living room. I initially called a mold remediation company to get an assessment. They promptly came out and told me I had a huge problem that would cost thousands to fix. They referred me to a mold testing company from San Ramon who would test the air first. That company wanted over $1000 to test the air. It all sounded fishy to me so I did a bit of research and found Dale. He spent time on the phone explaining the process. Dale worked with REMS in trying to cover up the results of an air mold test of the rental I had resided in. They refused to give me the actual results of the test at first with Dale doing a summary in his own words through email. Dale's words "The mold spore counts in the interior areas sampled were not elevated and were similar in mold types when we compared them with the normal spore counts outside." The actual report showed some spore counts were more than doubled compared to outside spore counts. There were also spores in the house that were not present in the outside sample. I had to take it upon myself to take a piece of the wall that started deteriorate and have it tested and it came back positive for black mold. I never thought that I would be so inclined to write a review for this kind of service... But then I never thought I would have to deal with a mold concern either. Dale is an expert in his field and put us at ease throughout this stressful situation. A prior inspection repeated crazy high mold levels in our home, recommending an expensive and scary removal procedure that made me want my own hazmat suit! We decided to get a 2nd opinion and found Bay Are Environmental. Not only did Dale reveal errors in the prior report (the base readings from outside were reversed with the indoor figures), but he thoroughly explained the process and types of spores that people are generally concerned about.
