    We hired Cory Belden in May 2013. I had interviewed him the year before when we thought about…read moregetting a property manager then I re-interviewed him in 2013, along with a few other property managers. He always answered his phone, kindly answered my questions, and seemed like he would be a good property manager. After hiring him, our current renter was preparing to move out and she refused to work with us. She was refusing to let anyone see the house until she moved out. He did not want to deal with her and told us we should just wait to rent it out after she left. I understand he was being hired in the middle of a situation, but we needed it rented and he was very spineless about the whole thing. I did the research on the laws and let Cory know what our rights were with her and so he went along with my plan (to show the house before she was totally moved out) because the law was on our side. We are out of state, so we signed the paperwork for him to water the lawn and take care of the sprinkler system when we hired him. We were visiting the area a month later and drove by after it had been vacant for a couple of weeks and the lawn was dead and there were waist high weeds throughout the yard. I called him to ask about it and he said he wasn't aware that it was dead. We found out that he hadn't even been to visit our home yet. How can we get it rented when he hasn't even looked at it after being hired for a month and the house has been vacant for 2 weeks!? We had also asked him if the home was priced right to rent. He assured us it was until he finally went to look at the house and then he said it wasn't priced right. So we had wasted weeks on a price that he didn't think would work for our home. Plus the yard died and got unruly during this time that he chose not to check on it. These are just a few of many complaints. I finally wrote him a nice, non-confrontational email addressing my concerns thus far working with him and I ended it by telling him that I still wanted to work with him, we just needed him to help us out a little more. I honestly thought he would like some honest feedback so that he could fix things with us and run a better business and we could continue to work together. He wrote a huge email back to me arguing with me instead of apologizing and in the end told me he didn't care if we continued to work together. I called around to other property managers and a few of them asked who I was leaving and I found that one of the most common complaints about Cory Belden is that he doesn't even look at the property for awhile and continues to not check on it. I was also told that he doesn't care when people are not satisfied. I would NEVER recommend him. He does not care.

    We arrived 3 hours ago. Clearly this house is NOT ready for occupancy! Unsafe! Filthy disgusting…read morethroughout! Toilets do NOT work. I called and left a message for 24/7 maintenance. I had to leave a message. I must admit I got a call back pretty quick. But since this Saturday, no one can help us u til one day next week - maybe. I've posted a list of my complaints I've also included lots of photos. Maintenance issues right away: Back porch is totally unsafe, unusable. Says back-and-forth. Down stairs toilet flushing is busted. Upstairs toilets & bathroom - it's so disgustingly unusable that I cannot put into words but I'm sending you pics. Cleaning (so-called): Gooey sticky stuff covering inside of most cupboards and drawers. Sticky stuff thought kitchen counters. Hardwood floors covered in layers of direct, and white something's shows footprints from basement into living room and kitchen. Grease in ALL cupboards and drawers is think and sticky. Keeping each opening stuck shut. Sticky globs of something bast in shelves of fridge. White colored Door to basement covered in grease. Stovetop covered in various levels of grease. But hey it looks like the oven door was cleaned. Sliding glass door not cleaned it looks like for years Glide groove at bottom of glass door full of dirt. Blinds throughout the house are covered in some kind of grease or nasty smoke easily cleaned with soap and water. But why should we do that BEFORE we bring in our household goods? That's to say nothing of the yard overgrowth and 2foot tall weeds? I need to know who signed-off that this place is renter ready? I plan to contact the homeowner to let them know what's going on out here. But shame shame shame on anyone rskibg our deposit and telling us this house is ready to rent. I will advise everyone I work with and all our family and friends to stay far away from Real Property Management!

    ZERO STARS!! DO NOT RENT FROM THIS COMPANY! I am a current renter and have been nothing but…read moredisgusted with this "Management Company" if you can even call them that. If you have any major issues like consistent water damage, they don't care. I can't even begin to think how long it would take this company to do anything about a non-emergency issue. I have lived with several holes in my ceiling dripping water every time it rains going on 3 MONTHS now. I have had zero communication from this company and that is all I have asked them to give me. They don't listen and will hang up on you and never fix the issue. They cannot handle conflict. The only thing I have asked this company to do is inform me with a minimum 24-hour notice (UTAH LAW) for any repairs. I have not received that once! I have had to call out of work several times now for a different repair company to come out, within an hour or less notice, to fix nothing! They are leaving it up to me to communicate with repair people and I have explicitly asked I wanted them to. They basically said too bad and figure it out yourself. I already know that from reading other reviews they are going to try keeping most of my deposit when I leave in the future. But when I'm done I will leave the unit better than I got it, and I will have proof. So they better think twice about keeping one penny of my deposit!!! From, YOUR EXTREMELY UPSET RENTER!
