Yesterday, the most recent event I called a maintenance request because my stove and oven had broken. Mind you I replaced the stove myself because I was so scared to call because Lance is constantly screaming at me about everything. A friend gave me their old one, and it simply fell apart. Anyway, instead of sending maintenance Lance came over, looked at the stove and said it would need to be replaced. He then demanded to do an inspection without a 24 hr notice. Mind you, I have surgical tubes hanging my chest right now, and had a double mastectomy 4 days ago because I am fighting stage two breast cancer. I had literally just gotten out of the hospital 45 minutes prior to him arriving. My house is clean, and I am in full compliance with my end of the lease. He told me if I did not let him do the inspection right then and there he would be fining me for the stove. According to our lease he is responsible for replacing the stove. And retaliation is illegal. I told him I'm so sorry, but he was going to need to give me a proper 24 hour notice as I was feeling sick, fighting cancer, and was terribly sore from surgery still and needed to lay down. He started screaming in my face and threatening me, and so my son who was almost 18, had to get in the middle of us and tell him to leave. Froerer takes no disciplinary action against this. This is not the first time he has yelled at me and taken retaliations steps for me, holding him accountable to obeying the law. He also refuses to grant me access to my water bill every month and then gets mad at me if it's late. Legally, he is required to provide me a copy of my water bill every month but refuses. And whereas I have cancer right now I cannot go down to the water company this month and argue with them about releasing the information to me so that I can pay it. In the past he also charged me $300 to replace an old, nasty garbage disposal that stopped working. He has been nothing but a pain in the butt. I would not recommend renting from these slumlords.

Ryan refused to add yard care and snow removal into the lease agreement after he verbally told us that it was included in the lease. The following day the rent on the unit increased from $2500 to $2600 leading us to believe that he was being dis honest. We also asked Ryan if we would have a 15 lease without having a rent increase after the year and he refused. Most landlords would rather have a longer term tenant to avoid the turnover gap that could potentially cost them more than the yearly rent increase. Since he was making these decisions on the fly we can only assume that he was not consulting with the owner. When we rented out our second home our real estate agent always gave us the chance to decide what terms we would negotiate and what was non-negotiable. Ryan agreed the the lease was unfriendly to the tenants and favored the owner. The lease is laden with punitive clauses and rather onerous for the tenant. Very few people in Ogden have the luxury or renting for $2500 in this area. Ryan was misguided in this case and the owner is person who does not have a tenant because of his choices.

New…read morefloors, paint, appliances, etc. There have been a few things here and there that have been a little off and that's why it isn't a five star review. The manager and maintenance seem very attentive and diligent while working out some of the kinks. They are definitely helping to improve this area of Ogden and I look forward to seeing how it all looks once the renovations are completed. I do however give a five star review to the property manager, Melanie S.! Melanie helped us out so much when we signed our lease and has continued to be there when we need her. You can really tell that she cares about her residences but is also strict about safety and cleanliness, which I very much appreciate!     Do not rent from Diamond J!…read more I was completely in love with my apartment at the Picadilly when I first saw it. At first glance the building is incredibly charming. It's a turn of the century apartment building right off of South Temple and 500 east. Hardwood floors, tiled bathroom and kitchen, high ceilings and a decent size. It lost it's charm really quick. The building has roaches. MAD ROACHES. Like I opened up a cupboard our first night there and 25-50 scurried away from me. The landlord was prompt in spraying the place, but through out our lease we would see them hiding in dark corners. The summer was the worst. You could see them in huge mounds on the front and sides of the building at night. Makes me shutter thinking about it. Worse than the roaches, the building is full of drug users. Seriously crazy people in this building, crazy people who invite more crazy people over to hang out. I threw a mattress cover into the dumpster once and 10 minutes later a neighbor knocked on my door trying to sell it to me. Another time some guy stopped me in the hall and asked if he could borrow $10 because "the bitch across the hall from you won't front me". There were a handful of really cool people who lived in the building and we all kind of laughed nervously with each other about all the crazies. The police were called to the building on a regular basis, but I never saw the management take any sort of eviction action. My lease ended the end of February and I moved out promptly. The apartment was left in immaculate condition and the manager Brian advised me that I would receive my deposit back within 30 days at my new address. It has now been over 2 months and I've yet to receive it. Not even an itemized list of deductions taken from my deposit. Phone calls aren't being returned and my emails have been ignored. I finally got a hold of Brian earlier this week by calling from a friend's phone and his reply was "You haven't got that yet? You need to call the main office." *CLICK* I've drafted a letter giving them 7 days to refund the deposit before I take it to small claims. Stupid that it even has to come this far. Cute apartment, awful neighbors and a shady management company.
