The apartment complex we moved into (Iron J in Ogden) was recently renovated and looks great! New floors, paint, appliances, etc. There have been a few things here and there that have been a little off and that's why it isn't a five star review. The manager and maintenance seem very attentive and diligent while working out some of the kinks. They are definitely helping to improve this area of Ogden and I look forward to seeing how it all looks once the renovations are completed. I do however give a five star review to the property manager, Melanie S.! Melanie helped us out so much when we signed our lease and has continued to be there when we need her. You can really tell that she cares about her residences but is also strict about safety and cleanliness, which I very much appreciate! Do not rent from Diamond J! I was completely in love with my apartment at the Picadilly when I first saw it. At first glance the building is incredibly charming. It's a turn of the century apartment building right off of South Temple and 500 east. Hardwood floors, tiled bathroom and kitchen, high ceilings and a decent size. It lost it's charm really quick. The building has roaches. MAD ROACHES. Like I opened up a cupboard our first night there and 25-50 scurried away from me. The landlord was prompt in spraying the place, but through out our lease we would see them hiding in dark corners. The summer was the worst. You could see them in huge mounds on the front and sides of the building at night. Makes me shutter thinking about it. Worse than the roaches, the building is full of drug users. Seriously crazy people in this building, crazy people who invite more crazy people over to hang out. I threw a mattress cover into the dumpster once and 10 minutes later a neighbor knocked on my door trying to sell it to me. Another time some guy stopped me in the hall and asked if he could borrow $10 because "the bitch across the hall from you won't front me". There were a handful of really cool people who lived in the building and we all kind of laughed nervously with each other about all the crazies. The police were called to the building on a regular basis, but I never saw the management take any sort of eviction action. My lease ended the end of February and I moved out promptly. The apartment was left in immaculate condition and the manager Brian advised me that I would receive my deposit back within 30 days at my new address. It has now been over 2 months and I've yet to receive it. Not even an itemized list of deductions taken from my deposit. Phone calls aren't being returned and my emails have been ignored. I finally got a hold of Brian earlier this week by calling from a friend's phone and his reply was "You haven't got that yet? You need to call the main office." *CLICK* I've drafted a letter giving them 7 days to refund the deposit before I take it to small claims. Stupid that it even has to come this far. One of the three incidents that happened on the day that made me decide to return to the NY area. Still waiting on better jobs, but welcomed to former employers with open arms. I moved out several months ago and I have not received my security deposit nor have I received a return call from anyone to discuss it. I moved out of my apartment 2 months ago and did not receive my security deposit until I called/texted/emailed/threatened legal action. Their properties are always being updated and remodeled. The apartment I rented was quite nice inside and in a gated area. We felt super safe and all tenants were friendly as well. This company is completely ridiculous. At first when my husband and I went in they were great. The staff were friendly and seemed to want to work with you. Now that were out of contract they've changed. We were good tennents in my opinion. We payed rent either on time or early every month. The one time we missed due to a very hectic work week we payed it immediately after with the late fees. We made very little complaints even though we had multiple issues. For one, one of the toilets was constantly running and I wouldnt be suprised if it had black mold in it. Two, most of the outlets didnt work in the apartment either that or they were connected on a 4 hour time strip that couldnt be turned permently on. Three, the cockroach issue was horrendous. When we did talk to them about it. They sent up a tech he srayed and the issue only grew worse. They came up twice before blaming the problem on us. Now to make matters worse we payed the full 1500 to break the lease so that my husband and I could move with our jobs and their saying we owe them money and that we've forfeighted out secuirty deposit. After messaging me, informing me that they were going to send it back to us. Stay away! Horrible managment and terrible living conditions. I rented 2 different apts from djm.i agree the maintnace was an issue.but they do have a lot of rentals to tend to.they always worked with me on my rent .meloney is wonderful.shes very understanding as long as you keep your word and be upfront with her.shes a very busy gal but always returned my calls asap.thanks melony hope life is good.the deposite did take a while but I got all of my deposite back.how often does that happen ???? read more

Pros: Great views from the south side, very charming building, hard wood floors, built ins, good location, allow pets. Cons: BED BUGS. Towards the end of my lease, the entire building became infested with bed bugs. The management would treat apartment by apartment, but not systematically, so even treated apartments would come back. Had to throw all of my furniture and rugs away. I also was attacked by the paranoid schizophrenic who lived in the basement. When I called management regarding this, all they said was, "Oh, she normally doesn't bother anyone." Apparently she did. I never received my security deposit back. All of my calls were ignored. I followed protocol; gave written statement that I was leaving at least 30 days in advanced, and left the place MUCH cleaner than how I found it. I even pulled the appliances out and cleaned behind them. Terrible management company. Renters beware. read more

Worst Management ever! We signed for one year lease. Full of roaches. From the day we entered the house till the end of lease first floor sink never worked. We left the house clean and neat. Its been year we moved out of the house we never got our deposit back even though we contacted them many times. BEWARE! This is the worst property management company and building I have ever dealt with! The building is cockroach infested and filled with undesirable characters. The rent for these units is WAY more than they are worth. I had things stolen, witnessed drug deals, homeless people sleeping in the hallways and stairs although the building is "secured", and was physically attacked by one of the residents in the basement who was a paranoid schizophrenic. I can't even begin to tell you the stories I have from living in this place. Absolutely terrible. I vacated the property as fast as I could and have still not received my deposit refund 2.5 months later. I've had to file a complaint with the BBB at this point. DO NOT RENT FROM THEM. read more

Diamond J Management refuses to refund the fully refundable security deposit after the time allowed by law. At the beginning of my lease term I put down a 250.00 dollar fully refundable security deposit. I cleaned the apartment so well it looked better than it did when I moved in. It has been 2 months since I have moved and the management will not return the deposit. I have talked with the owner twice and he promised the money. Now, he will no longer take my calls. He just hangs up on me so I can't leave a message. Everyone who works there has been incredibly rude and unprofessional. Do NOT rent from them! read more

Melanie (not sure i spelled her name right) has been great to deal with we were in a bit of a jam when we came to her and she got the ball rolling and was on top of things we were in an apartment within a week. Since moving in she is on top of answering the phone or returning calls whenever we have needed anything at all. There were a few repairs that needed done to the apartment when we moved in and she had someone over within a couple of days to take care of these matters. read more

This company is the worst ever. I wish I could use every curse word in the book! My life is miserable because of them. I moved out of an apartment and received no contact. I had nailed the drawers that were hanging off, and left the apartment in better condition then I received it. They kept my deposit and said I still owed a previous balance. I paid it because they were threatening to kick me out because I moved into another apartment that they took over, and the amount is showing up on my credit report. They fired the lady that took my payment for the amount they said I owed. This is still unresolved. I'm scared to give them a payment because they kept the last one. I pay rent the exact amount and they still tell me I'm 15 dollars short one month and then 50 dollars short another. This company is owned by the devil. The properties are trash, they let meth addicts and people rob your home, maintenance gets back to you in 2-6 weeks. TERRIBLE. it may be cheap but you'll get below what you're paying for. Piece of shit apartments and shitty service, and BITCHY landlord managers that they can't keep for more than three months. Cockroaches in the apartment I lived in Ogden, no response. But when they come for your money your whole livelyhood is put at stake. read more
