Sts Properties - Pretty place but awful management

I don't know where to start. This company tries everything possible to keep your deposit, they are…read moreslow with repairs and will try to make you pay for it. A problem with a roommate was never handled and their employees are very rude over email. Stay far away from this company. Very very very very very far away. I want to say I hate them but that is too light of a word.

Let me start by stating that the 231 N 1200 W apartments in Orem, UT are very reasonably priced for…read morethe amount of space. The location isn't bad but you are right by a fire station and across the street from a trailer park if that bothers you. There's a lot of storage, central air and heat, and it's not super outdated. Word of advice, keep an email trail of all and any correspondence with your landlord for documentation. They will not provide 48 hours notice before entering and they will rarely even provide 24 hours notice. Also, if you don't want your landlords whole family coming into your apartment any time there is an issue then this isn't the place for you. Overall, I lived there for three years with minimal issues. However, moving out was a very different experience. You are required to hire a specific carpet and blind cleaning company. After this was done and receipts were provided I was asked if the carpet cleaner actually did the job. This question means that the email with the proof that the job was completed was never read by the landlord and that the mandatory company must not do that great of a job if the landlord questions their own work. Getting the deposit back is a living nightmare. Lets just say 2 days before the 30 day deadline the landlord decided to have a plumber go back to the apartment to assess any issues and charge me for more things. Mind you, this is after other tenants had been living there for at least 3 weeks. I ended up having to threaten legal action since the deposit was not provided within the 30 days that the landlord is given to refund you. Now I can understand if there are deadline issues for emergencies. Planning vacations during the checkout time frame on the other hand, making it very difficult for the tenants to complete things on time, not acceptable. The lack of responsibility and professionalism is out of this world. Good luck to the next tenant that moves out.

HomeRiver Group - Leaks

HomeRiver Group

Our experience with HomeRiver Group has been one of the most frustrating rental experiences we've…read moreever had. The problems started on move-in day when the keys were not even ready for us, which should have been the first red flag. From that point on, the management and communication have been consistently disorganized. Over the past several months we've had to deal with duplicate billing cycles, unexplained charges, and ongoing confusion around utilities, even though our lease clearly states that tenants are responsible for setting up and paying their own utility accounts -- which we did. Despite bringing these issues to their attention, responses have been slow, unclear, or nonexistent. Trying to get someone who actually understands the account history has been nearly impossible. Calls go nowhere, emails take a long time to get responses (if at all), and the billing issues continue to create unnecessary stress. When you're paying thousands of dollars in rent every month, the expectation is basic professionalism, accurate billing, and responsive communication. Unfortunately, our experience with HomeRiver Group has fallen far short of that. If you're considering renting through them, I strongly recommend documenting everything and carefully reviewing every charge. This situation should not have been this difficult to resolve.

Wish I could put negative stars.. THIS COMPANY IS SHADY, DISHONEST, CARELESS, MESSED UP PEOPLE. I…read morerented from them. They were our landlords. What was illegal to me is when they falsely advertised and made us live in unlivable conditions. And I'm just going to be honest here to what home river group in Salt Lake City did to me and my family. On the rental application it listed air conditioning, we looked at the unit and it even had an air conditioning/ heat temperature thing to set. We were under the impression it worked. Then summer time came around and the unit got to 80-90 degrees inside. That summer hit more than 100 degrees outside. My 10 month year old baby was overheating every night in her bed. She would be drenched and I actually had health concerns to the environment they put us in. I should have called the health department. It took them MONTHS just to get "evaporative coolers" I contacted them SO MANY times and told them what was happening yet they never cared about us. They brought 2 water coolers acting like that would cool down the unit at all. It didn't. And I told them it didn't but they thought it was legal so they don't care if we are living in unlivable conditions. So I bought my own portable A/C asking to reimbursed so it could be kind of cool in one room and they wouldn't reimburse the $350 I spent on it just to be cooled down. I know they were using us and lying to us. They would hang up the phone on me when I called as I am talking. They wouldn't return my emails. As landlords these guys don't care about your safety. They wouldn't help us at all. Then when we moved out, they still fronted it had A/C and upped the rent 200 more dollars haha. I wanted to take them to small claims court because of the very wrongful and unlivable situation they put us in w no remorse. Yet I don't have enough money to get it all started. So I thought I would at least be honest so people know they are shady landlords and think twice before trusting this SCAM Oh yeah not to mention they also had rats in the balcony storage area... and I also dealt w leaks. And struggled for weeks to get a mail key. Gonna attach some pictures to show facts on how hot my unit was. I definitely feel so hurt by these dishonest people. Especially because it was effecting my baby.m
