Dec 16, 2020, Hired Mike Howard to repair structural damaged to my home caused by extensive dry rot…read moredamage. This was not a trivial job. The dry rot had compromised a main structural corner beam which supported the second story. The repair would first require building a temporary support to hold up the second story while removing the damaged support beam and replacing all of the dry rot wood. The repair process required first coordinating with a structural engineer to design a repair plan and then with the Snohomish County office to issue a repair permit. Mike was very helpful through the entire process. Mike was confident that he could perform the repair safely and within code without an engineering drawing, but suggested that the drawing would likely be required for the county to issue the permit. I decided to get the engineering drawing and Mike was right. The county flat out said that this repair required an engineering review and drawing. I told Mike I would hire him for the job, but only after I saw and understood what the repair plan entailed. Mike met with the engineer to discuss the repair job and then Mike outlined for me exactly how he would complete the repair. While listening to Mike explain the repair process it was apparent to me that he completely understood the structural design of a home. Having a contractor with this type of experience and knowledge was the only way I would go. Mike was a pleasure to work with. He answered all of my questions with integrity and no BS. I decided to take the 2 days off to watch the work performed. Mike had no issues with this. He discussed the work while it was in process and I always felt comfortable with his decisions and confidence. The work was done in accordance to the engineering drawing and the permit was signed off and closed without any issues. The images show the before and after work, minus the exterior wall board nailed up. I decided to repair the drywall and brickwork myself. Thanks for a wonderful job and experience Mike.

Our condominium board hired J2 Building Consultants to help us evaluate the condition of our…read morebuilding exterior after years of one-off water leaks and general poor condition of our external cedar siding. The results of their initial envelope study showed us the degree of water intrusion problems which needed to be repaired. They were far more widespread than expected. J2 then helped us with recommendations on how best to fix the various building exterior problems. This involved a complete building re-clad including new windows, siding, deck surfaces and roof. J2 provided convincing arguments for both the board and all owners that, while expensive, the work needed to be done and that the final result would be a major property improvement. J2 helped with board with design elements of the new exterior and provided detailed plans for getting bids and selection of a contractor. They provided oversight of the construction work to see that work was done according to the detailed plan and worked with the contractor to fix work which was not done to plans. When work wrapped up, they were there to see that punch-list fixes were completed and that we as homeowners were satisfied with all the work involved. As a board member who was involved from start to finish, I don't know how we would have done this project without their excellent guidance and detailed planning for what needed to be done. I highly recommend their services to anyone out there that needs building repairs related to water intrusion. They are the best.

Craig is a fantastic communicator. Initially he was unsure he would be able to help our HOA when we…read morefirst discussed the water issues in the foundation of one of our buildings. After thinking on it a bit, Craig said he would stop by and take a look. He identified the high water table under our property was the most likely the root cause of moisture in the building. He provided this consultation at no charge. After explaining a bit more of our concerns and surrounding developments, Craig advised it would take some time to dig into the details but would be willing to do the research and meet with the city to look into the possibilities of a higher than usual water table. He drafted up a scope of work, outlined his responsibilities, and provided a reasonable estimate. Once the papers were signed he wasted no time getting started. He did the investigation, met with the city, compiled the data, and explained it to the Board of Directors in a clear, easy to understand presentation. He answered all of the questions we had and was extremely patient and easy to work with. Craig provided the HOA with 2 action items to help alleviate the rising water under the building and prevent possible flooding. He even offered to address the city with the Board of Directors to explain our concerns in the correct jargon. Craig and JEC Services are highly, highly recommended.
