With the first house, Adam turned up enough problems that we passed on that house and rescheduled another inspection on a different residence. He proceeded to flush up a litany of issues there as well, all with merit and all any buyer would want to know about. The sellers are currently mulling over a healthy list we presented that require remediation if we are to buy the property. Since we were out of state as our newly built home was nearing completion, we decided to spend the $695 for an inspection. After researching options, I went with Ground Up as he seemed like a solid inspector. I was not at the home for the inspection but received a report. Having purchased a new construction home before, I was (pleasantly) surprised at the lack of findings. What was disappointing is that, shortly after the inspection and within 48 hrs of moving in to our home, we found a number of issues not mentioned or discovered during the inspection process. To name a few: - hall bathroom sink leak. After 2 hand-washings (literally hours after walking in to our home) we found a large puddle under the sink. - lack of sweep under master bathroom frameless shower door. The large gap has nothing installed and approx a cup of water leaks out with every use. - kitchen sink pipe leak. Almost identical to the hallway sink leak. - upstairs bathroom shower arm loose. - 2 missing screens in master bedroom. Now, not every inspector notes screens but since he noted that the upstairs bathroom was missing a screen, it would seem reasonable that this was being checked for. Thankfully, our builder was already aware of the additional missing screens or we would have had zero recourse after closing. - HVAC system would not shut off when reaching set temp. Ex: set to 70 degrees but would still be chugging along at 75. None of these issues were found or mentioned in the report. Thankfully, we have an awesome builder and all these issues have been resolved, but the lack of thorough inspection left us very vulnerable to water damage in our home and financial loss if we'd had to pay to resolve all these issues ourselves. Due to this I cannot recommend Ground Up. read more

We have used Adam three times now as an inspector who will really dig thoroughly on your behalf as a buyer, and I can't imagine using (or perhaps even believing) anyone else. Not that he is only looking for the negative things - the first time, he did a very complete report on a prospective house for us and his advice at the walk-through afterward was, "If you like this house, you need to buy this house - it is one of only about 5 to 10 per year that I do that are are this good". And we did, and he was right, there has not been a single negative surprise in our entire time here. On the other extreme, he recently did a very deep dive (54 pages and 70+ photos) into an older and more challenging home that we were considering, and pulled up handfuls of call-outs that were not shown in a much lighter weight seller's inspection done by another company (which was intended to show that not much was needed to do). You need this guy on your side, it is a confidence booster whether with good or bad results. Plus, his website/booking functionality is easy, his text follow-ups are helpful, he is prompt and professional and pleasant, has all of the needed toys to do the job right, obviously loves his profession and is an upbeat person, his prices are fair, and he has good recommendations for specialized contractors or general handywork people that might be needed. He spent over two hours crawl spacing and attic hunting in our new home. He uses moisture and heat measuring tools to find any leaks in walls floors and ceilings.
