I noticed this afterward when I was showing the house to my mom. The listing agent was there and also witnessed it . I also smelled gas at the furnace in garage that he did not notice and only called for a maintenence on it. I called him to ask questions of why he did not put these things into his report and his reply was that he did not notice the gas smell or the fan. He then said that he sent me a report on what to expect from inspections and that utility fans are not apart of what should be expected to be checked. I have built homes now for 10 yrs and am very familiar with normal inspections and what they entail. I think that him saying to not expect the fans to be checked and put into reports is substandard. If he missed that what else did he miss? He would not go out and check the fan for me or the gas smell after I already paid him. He laughed at me and dissmissed my concerns and questions.

He is very easy to work with, extremely thorough, documents absolutely everything, explains things that might be unclear, knows all the pertinent building codes and conventions, and has a world of experience himself with construction. He was checking out a manufactured home, something new for us as we've always had stick frame and my husband built most of our buildings himself in his younger days. We were amazed at Harold's knowledge regarding the fine points of this type of housing. For example, he knew what timeframe certain changes were made in that industry with plumbing and siding and that's not exactly common knowledge. He took the time to inspect a garage associated with the site that was the responsibility of the landlord, and we then knew what repairs we needed to insist on prior to seriously considering our purchase of this home. Our final report was 46 pages long, including photos showing evidence of any problems, and he also provides a text quick summary which is very helpful. We got our report later the same day as the inspection. Issues are noted in their level of severity related to the condition of the home, and flagged as needing repair now or something that could wait. We adjusted our offer on the home based on his findings and our own observations and research, and have yet to see if we purchase it, but at least we haven't spent too much on a place that could end up being a money pit.
