I've been a tenant at many different properties all across Southern and Northern CA over the years and I can say with confidence that Up Property Management is THE best of the bunch. Highly recommend using them!

One of the most frustrating rental experiences I've had, largely due to how this was handled by…read moremanagement, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

I was a new mom in the middle of a big move so having this taken off my plate was so relieving. Cole helped us get the home rented much faster than we expected, and those same tenants just renewed their lease for a second year. The tenants also taken such great care of our home, which has been really important to us. It's been so nice having their expertise when it comes to owning a rental. We've been really happy with how everything has gone over the past two years, and having great tenants stay for another year has made the experience even better. Overall, we've had a really positive experience with Good Life as rental property owners and can't recommend them enough

Our association engaged Diversified under a financial-only services agreement, with Jeff Hanzich…read moreserving as our primary contact. During this time, we later discovered two significant compliance issues that had not been communicated to the Board: 1) The Association had been placed in FTB Suspended status with the State of California 2) Our tax-exempt status had not been filed or maintained for approximately five years These matters were not identified or brought to the Board's attention while Diversified was responsible for our financial management. We became aware of them only after the fact, at which point the Association faced significant legal and operational risk and required outside legal assistance to address. In addition, communication and follow-through were ongoing challenges. There were instances where scheduled meetings were missed without any notice, and action items discussed with the Board were not completed or required repeated follow-up. While our contract scope was limited to financial services, tax filings, corporate standing, and timely communication are fundamental to an HOA's financial health and governance. The lack of visibility over multiple years represents a serious breakdown in oversight and responsiveness. I strongly recommend that any association working with Diversified independently verify tax filings and corporate status regularly, clearly document expectations, closely monitor follow-through on commitments, and consider alternative management options if those expectations are not clearly defined and consistently met.
