After living at Waymark for a year, I can confidently give it 5 out of 5 stars.
I'm currently still living here and just renewed my lease for another year -- which probably says the most. When we first moved in, the management team was different, and everything was great. The amenities were amazing -- clean, modern apartments, well-maintained gyms that people actually use, and a responsive maintenance team that was always available. The level of service really stood out.
Then, as you can see from older reviews, things went downhill for a while when new management took over. There were valid complaints, and it did feel like operations weren't running smoothly for some time.
However, since the beginning of this year, things have changed significantly. Over the past few months, the new management clearly figured things out, stabilized their processes, and started making real improvements.
What I personally noticed:- They've been replacing old or broken items that hadn't been updated in a long time- The rooftop and pool area have been improved- Shared spaces like lounges have been cleaned and refreshed- Many small but important issues (leaks, broken chargers, maintenance gaps) are now being properly fixed
Those are things residents don't always mention, but they make a big difference in daily life -- and I've seen real progress.
Another big improvement is the concierge/package service. When the new management first came in, that service disappeared, which frustrated many residents (and you'll see that in reviews). Now they've brought in a dedicated person again -- and honestly, it works even better than before. I rarely even have to go pick up packages anymore, they're delivered efficiently.
There are also signs that more improvements are coming. For example, group fitness classes (like Pilates and gym sessions) are being organized again. Community events are back too -- happening every couple of weeks, sometimes even weekly -- which really helps create a sense of community.
One thing that has always been consistent is cleanliness. The common areas, gym, grills, and hallways are cleaned daily -- that never changed.
I also want to highlight the current management team -- they are responsive, approachable, and genuinely listen. Just amazing! When we were renewing our lease, we also looked at other apartments, but ultimately realized that Waymark is still the best option for us right now. We've shared feedback before, and it's actually being heard and acted on -- which is rare and very appreciated.
Another thing I personally love is how tech-enabled everything is here. You can control things like AC through Google Nest, and apps like Brivo, Butterfly, Waymark, and Prisma make access, payments, and maintenance requests really convenient. There are still a few small things to improve (for example, Brivo doesn't always work perfectly with every door), but overall the system is very modern and useful.
Also, the location keeps getting better -- there are great spots nearby like Luna Sea Lounge, Muse, Highwire, Square Pie Guys, and Beem, which makes everyday life even more enjoyable.
And access to the BART is 1 minute walk. Some people might wonder about noise from the BART -- while I can't speak for units facing it directly, my apartment faces the inner courtyard and I honestly don't hear it at all; even with windows open, it's just faint background noise similar to distant traffic, and over time you completely stop noticing it.
Another thing worth mentioning is the community here. The neighbors are great -- we've made a lot of good friends in the building, and some of our closest friends actually live here too. The overall atmosphere is very welcoming, and it really feels like a strong, positive community.
Some people might also compare Waymark to the very newest buildings and think it's not as brand new furniture -- but in reality, these apartments are still quite new (they only started leasing about two years ago). More importantly, everything here is designed to actually be used. The amenities aren't just for show -- people use them every day.
The gym is active at all hours -- early mornings, late nights -- there's always someone there. We regularly use spaces like the Great Hall for work, the rooftop, the at leisure lounge, and the pool. It genuinely feels like the amenities were designed with real day-to-day living in mind, not just aesthetics, and that makes a big difference.
Overall, after living here through both the good and the challenging periods, I can say that Waymark is getting better again -- or at least back to the 5-star level it had when we first moved in. Yes, there was a dip during the management transition, but it's clearly in the past now.
If you're concerned about older negative reviews -- they were valid at the time, but they no longer reflect the current reality. Things have improved a lot, and residents are being heard. read more
