We lived at Waterwall a few years ago, and it was one of the best apartment communities we had ever experienced. The management was professional, responsive, and genuinely cared about the residents. There were community events, the building was always spotless, maintenance requests were handled quickly, package notifications were reliable, and if there was ever an issue, it was actually resolved. The pool was always clean, the common areas were well maintained, and the entire property reflected the standards of a true luxury complex. Last summer, after moving back to Houston, we decided to rent here again because of how incredible our previous experience had been. That turned out to be the biggest mistake we could have made. This place has completely gone downhill. The current management is, in our experience, completely ineffective. Emails get polite replies, and staff members are friendly when you speak to them in person, but nothing ever gets done. Problems are acknowledged, then ignored. It feels like residents are being brushed off instead of helped. Maintenance is the worst we've experienced. The property is dirty, common areas are neglected, and the overall condition of the building is unacceptable for a community that advertises itself as luxury. Package notifications are gone. The pool is frequently dirty, furniture is poorly maintained, and the seat cushions were removed from the outdoor seating area over a month ago and have still not been replaced. The BBQ grills might as well be decorative because they're not working, only half one is. What shocked us even more was talking to other residents at the gym. We met several people who shared the same frustrations. More than one person told us not to waste our time sending emails or writing reviews because, in their opinion, nothing changes. Whether or not everyone feels that way, hearing the same message from multiple residents says a lot about how little confidence people seem to have that management will address ongoing issues. The difference between the old Waterwall and today's Waterwall is unbelievable. The staff used to be professional in every sense, they looked professional, acted professionally, and most importantly, they got things done. Today, there seems to be no accountability. Whether this is the fault of the on-site management or the company that oversees the property, it certainly feels like they no longer care about maintaining the community to the standards it once had. It's incredibly disappointing to watch what was once an outstanding community deteriorate so badly. We came back because of the excellent experience we had before, and instead we've had the worst apartment experience we've ever had. We're counting the days until we can move out. If you're looking for a luxury apartment, look somewhere else. Based on our experience, I would not recommend renting at Waterwall. read more

Waterwall Place was once a truly luxurious building and one of the premier places to live in Houston. Unfortunately, over the past three years, the quality of management and the overall condition of the property have declined significantly. The current management team appears disconnected from the day-to-day realities of the building. Residents' concerns are often overlooked, and basic property standards that once made this community exceptional are no longer being maintained. The physical condition of the property has deteriorated noticeably. The pool area is frequently in poor condition, the hallways are uncomfortably hot during the summer and cold during the winter, and many of the common areas show clear signs of neglect. The trash room is often overflowing and cluttered, creating an unpleasant experience for residents. One recent example highlights the lack of oversight. For the past two weekends, several families, including ours, wanted to enjoy the pool with our children. However, a group of guests repeatedly occupied the area, bringing glass beer and wine bottles into and around the pool, playing loud music, using inappropriate language, and even playing football in the water. Multiple families appeared uncomfortable and left the area. Despite this ongoing situation, there seemed to be little to no management presence or enforcement of community rules. It is disappointing to see what has happened to a property that was once known for its luxury, professionalism, and attention to detail. Many long-term residents have witnessed a steady decline in standards, cleanliness, and overall resident experience. We hope Greystar take these concerns seriously and take immediate steps to restore the quality, maintenance, and management standards that originally made Waterwall Place such a desirable community. read more

After living in this building for three years, I can confidently say this has been the worst year by far, and many residents we know that lived here for orer 6 years feel the same way. We are now planning to move out. It's unclear why management decided to bring in someone who appears unqualified and inexperienced for this role. The decline has been rapid and very noticeable. What used to be a great place to live has turned into a frustrating experience. Security has worsened significantly, many doors no longer require a fob for access. Maintenance in common areas has also deteriorated. Services we once relied on, like package notifications, have disappeared, leaving residents guessing. Communication overall has dropped; we are no longer informed about issues like gate malfunctions. There has also been a noticeable decline in professionalism, including the absence of any dress code for staff, which contributes to the overall lack of standards. This building used to feel like a luxury residence, but in just a few months, it has become the opposite. It's genuinely disappointing to see such a drastic decline. Me and hubby accompanied my Nephew & his wife to sign up a contract on March 24 , apparently since they do not have a checking account as of the moment as they both just migrated from Canada .. So the couple decided to come back the next day and paid the 1 month deposit and prorated rate which was paid online that next day .. So then the couple went to concierge and spoke with staff Alba Moncada saying that they cant move in coz the system is down ? And they were told again to come back the next day .. Sunday comes again still they cant move in due to system down again ? What ? Unbelievable ... The staff is just basically underestimate people if the clients looks simply humble and not rich looking .. i warn incoming tenants .. don't stay in this place and don't waste your $ .. staff are unfortunately so unprofessional and very horrible customer service , not responding to emails , and calls .. Thats not what it takes if you guys are luxurious apartment .. Management please do something about your staff especially the concierge staff .. I am highly impressed with WaterWall Place Luxury Apartments! I fell in love with the apartment complex within seconds of walking in and applied for the apartment the same day. I have toured many Houston apartments and WaterWall by far has the most style, luxury, and convenience of the properties I've seen... not to mention it is right across from the iconic WaterWall Park (that's a big deal). The finishes inside the apartment are high-end and timeless. Don't even get me started on the VIEW from my apartment, it is gorgeous!! I love being outside on my balcony. The maintenance staff goes the extra mile when completing work orders and they are always friendly around the community. The apartment leasing staff care about their tenants and are never too busy to help. Ashley Hamilton helped me lease my apartment and she was friendly and professional. She has a vibrant personality that makes others feel comfortable to approach her for assistance. I also really enjoy the late night service runner who is always there to assist with needs after-hours. WaterWall Place has a phone app that allows me to let my guests in through my phone, very convenient! The leasing staff makes efforts to engage with us even during Covid. They hold socially-distanced community events like grab and go cocktails, virtual pumpkin carving (they supplied the pumpkin, carving tools, and even hot cocoa). They bought a special automatic coffee machine so tenants don't have to touch the machine and risk their health/safety. That is going the extra mile. It's fun to live here! Plain and simple I have not experienced the 'luxury' aspect of this building. The floors, common areas, pool, and gym are frequently dirty. There is constantly trash, pests, and putrid smells down the hallways. So many residents have asked the staff and management via email and in person meetings to upkeep the property but it just does not get done. Could you please just clean the place already? read more

I always have a blast at Water Wall. Its an upscale classy luxury apartment. It definitely doesn't hurt that their walking distance from the Galleria Mall :-) The Hines Water Wall is also steps away its cool for taking pics or a fun picnic. The office rarely answers the phone and when they are the answers are often 'I get back to you' and then they 'forget' or hope you will lol. - Make us pay rising amenities when there are no amenities! Every year you will have the surprise to have unexplained rising on your rent even during the corona. They dont give a S about your struggle they just want more money and they will find several surprising ways to do so even pretending to care. - The parking gate rarely function resulting open access to our cars/belongings and strangers in residence. Many cases of breaking cars, stolen belongings and awkward people waling around: not feeling safe at all!! - The patrol or the security contracts have been stopped a long time ago (even if they dont say it) so good luck for loud parties and no check point of who is going inside. You ll cross the path of people visiting the Waterwall in front that want to take a random look on the residence or need to pee lol - Pool filthy with obvious dark dirt everywhere, when asked the management 'we will be doing it very soon'... I have been here 1 year and half and still waiting.. - gym equipment and restroom not replaced - no neighbor activities promoted by the manager pretexting always the corona impact and preferring give us stupid toys and free Starbuck cup to compensate...pathetic.. - the owners of residence, Greystar, posting their own amazing reviews when they never lived or put a step in here! This residence was nice before, 2 years ago, now it is degrading every day .. Unsafe, Dirty and no management, please RUN or come ready to defend yourself cause they are going to make you loose your temper and get more money from you. Lawyers welcome! read more

As of now (February 2018) I've been living in this property since summer of 2014 and I can definitely say that I plan to stay here as long as I continue to live in Houston. The team here for most part as remained together the majority of the time I've been living here. As someone who has lived in several other places in town - I know very well how uncommon that is. From the way the building is maintained to the dedication of the staff and eclectic personalities of the residents - it has always been such a delight to come home to this place. My experience has been really well. They staff overall has been very accommodating and they treat you well. The apartment is in close proximity to restaurants and the mall. This apartment host great events that able you to mingle and get to know people who live here. Madison is one of the leasing agents here and has been very courteous. The management team has not been responsive since the property changed hands in November. Some amenities were cut. Rent payments are not properly recorded and my Bank is not receiving responses from them on an inquiry about late payment fees since my bank guarantees on time payment. The bank shows the payment was received on time but it wasn't deposited for 10 days during which time they charged a daily late fee. The continued to charge late fees for a few days after they deposited it as well. What a pain!! Irresponsible ownership. Employees seem less happy with the change. read more

I moved to Houston for work about two years ago and spent some time trying to find a safe apartment in a nice area with access to a park. This fit the bill: the finish outs are nice; the amenities are great; there is a concierge for most hours and security the rest of the time; and the leasing agents and staff are probably the most accommodating I have ever encountered. So it's probably no surprise that I am one of many residents to renew my lease. The resident community is quite close here, which is not something you would find in most apartment buildings. I believe the monthly resident events definitely have something to do with that. Overall, one of the nicest things about living at these apartments is its location. It is walking distance to the Galleria, walking distance to the WaterWall, and about equidistant (in time) from both airports (which matters if you travel often). Along with the typical amenities, there is also a car service that is available for residents to use Thursday evening - early Sunday morning (they even take you to the airports), and a concierge that will assist with other requests. Many of the residents have pets, and fortunately, there are some residents here that have a dog walking/pet sitting business. Our resident dog walkers are my heroes; for a pretty nominal fee, they walk my dog every weekday while I am at work, are always willing to walk my dog when I am running late from the office, and stay overnight with him if I have to travel. I'm pretty sure nearly all the pet owners in the building are their clients in some form or fashion, and for good reason. I can honestly say that I really enjoy living here and would definitely recommend it to others. It is truly a great community. read more

Had to write this review. I lived here for a year and since moving to another place I have come to yearn for this place. Sometimes you don't know what you have until you don't have it any longer. There is not a single thing I didn't like about this place. I moved because the new apartment is closer to where I grew up and I got nostalgic. Well, the new place is not even in the same stratosphere as Waterwall Place. I have the date of my move notification saved in the Drafts folder of my email. As soon as the date arrives, @ midnight I will be submitting my intent to move. The only downside is that it is a high traffic area because the Waterwall Park across the street is extremely popular. They made me feel like a peasant and that I was wasting their time when I inquired about practically anything. It just just awful. Luxurious resort living. The staff is kind & their happiness is inviting & gives our community a feeling of home. The key security system is good & I feel safe. I have lived here a year & I could go on and on talking about everything we love. For a quick summary my top favorite features, huge kitchens with gas stove, big laundry room, high ceilings, big bathrooms, big closets, hot water never runs out, I get an email every time we receive a package, the pool & outdoor grills are beautiful, luxurious clean gym, Starbucks in the lobby, guest suites, valet trash pick up, amazing dog walkers, personal trainers, reserved parking & storage units, so clean, maintenance fixes anything immediately, conference room for meetings & an upstairs club room/ lounge, I have lived many places and WaterWall Place is special, happy & safe. I moved to the WaterWall Place about a month ago and so far I am very pleased with my experience. Madison helped us with the leasing the apartment and moving was very smooth. The leasing management team is GREAT and they are always ready to help on any issues. The apartment complex is within walking distance to the Galleria mall in a very safe and quiet neighbourhood. The amenities here are great and well maintained. Waterwall right in front of our apartment is great for relaxation!! The nightly trash pick-up service from our door in addition is great.
