I've lived in 11 apartments across 2 different states and 5 cities in the last 12 years, and this was by far my best experience. Yes, you have neighbors and sometimes have to deal with the noise that comes with sharing walls, same as any other apartment complex, but when it comes to the complex as a whole, the office staff was always helpful, respectful and responded to requests in a timely manner and with a good attitude. The service technician, Harvey, is just awesome. Really good at what he does, and is one of those guys you just want to chat with because he's nice. The only reason we are moving out is because we finally found a house to buy. After 2.5 years of living at Watermark, I can easily say I'd highly recommend. It's clean, it's safe, it's quiet (outside of the things you deal with at any apartment complex that ever existed), and the people are good. Very noisy because the railroad literally crosses right next to the property. The building starts to shake. They also try to rip you off and over-charge you in regards to the security deposit. Edit: Their comment is false, they bill for items they are not allowed to. read more

STAY AWAY! We are miserable here. Our upstairs neighbors keep us up all night then bang and stomp all morning. We hear stomps and banging and sounds 24/7 and to top it off the train is right across the street and honks horn in the middle of the night. I have stayed in watermark apartments for more then 3 years. Its location is really nice all restaurants, walmart, home depot all are walking distance. Its safe and gated community. This community is newly build so everything is upgraded for free. Including new ac, fridge, stove etc. In 3+ year i never had any problem, also they fix most issues in hours. Their application process is easy also staff is very cooperative when things needed. I would surely recommend watermark apartment to all. read more

My whole experience with this apartment have been great so far we been here for 3-4 months. Application process was fast and approval was fast. The ladies in the office are pretty nice however I think they can do better on welcoming guess my first time walking in the office was not very welcoming. We had a problem with ants, and a refrigerator and they took care immediately and I was surprise they show up the same day. The community is always clean. PARKING!! I wish we all could have one assigned parking it can get tough finding parking after 9 pm if you live in the middle of the community. Location is amazing we are close to shopping center. STARBUCKS is around the corner. my kid love it and so far we are enjoying the community. read more

I have lived in two different complex in the SW Bakersfield area with Watermark being my favorite. I work from home, so being in a place I enjoy is a big concern. My two bedroom apartment is spacious, modern, and well maintained. The bathrooms are huge, and the kitchen area with it's long breakfast bar is awesome! Also what is cool is having your own FULLSIZE washer and dryer units. When shopping for my new apartment, I started online and booked a meeting with the staff. Rebecca showed me the demo unit and answered all of my questions. I never felt rushed or uncomfortable. The move in process was smooth, and any maintenance issues I have had have been taken care of quickly. I recommend this location to anyone. read more

These apartments are awful. Watermark apartments are supposed to be cable ready but the wiring in the building is damaged and they refuse to fix it trying to say it is not their responsibility. I pay $1230 for rent and another $70 for internet that cuts out all the time and makes it impossible for my son to do his homework and me to do my work. Also the painting in the apartment is all cracked and nasty looking and if you try to wipe a small mark off the wall the paint just comes off, their landscaping is full of weeds and dying plants, the pool area has broken worn out chairs, and trash is left everywhere for days. Not to mention the rudeness of the staff. Will be moving ASAP. read more

They tell the new applicants that they have available units and they make you apply and pay a $20 application fee just to say that your application was cancelled or not approved. My family had things stolen from our balcony; the water heater malfunctioned; we were without warm/hot water for two days in 50-degree weather. We had to buy a basin and boil water for us to bathe. We were without a washing machine for weeks. The office staff said they never saw my request to fix the issue. The fire alarm goes off in the middle of the night every two months for no apparent reason waking everyone up and causing panic. Also, flooding is an issue whenever it rains. The lack of communication from the staff is genuinely infuriating. After making a service request, I have to call for an update. The rent is too high to deal with these types of issues. You can save your money and go elsewhere. I know that all places have concerns, but I lived in multiple apartments that are much cheaper and never dealt with this type of unprofessionalism. We have been here less than a year, and I wouldn't refer my friends or family here. read more

Lived here for almost 5 years and the walls and ceiling are thin the some material used in the apartment is cheap but the granite and cabinets are nice. The parking is ridiculous if you live in the middle of the complex because they decided to put these garages in that you have to pay extra for and that take the majority of the complexes parking in certain areas. Other than that the manager and staff are really nice and make an effort to help you with anything. read more

Terrible service. You pay roughly 1100 a month. But if your AC goes out while you're out of town. You receive no immediate service, or temporary accommodation while fixed seems ridiculous to me. Pros nice area and amenities, but doesn't make up for service in slightest way. I have lived here 4 months and i like it. It's quiet clean and spacious gated community. There is a FULL size washer dryer in the unit! and a small gym and pool onsite. Management Diana and Melissa are nice and take care of any request in a timely manner. Bathroom, bedroom and livingroom are Huge Small kitchen Perfect for a college student as CSUB is 5 min away. Also shopping and food i literally across the street. Farmer Boys does a GOOD burger if you get hungry you can walk from the apartments. The only cons is the train horn now and then and no ceiling fans read more

I lived here at Watermark and loved it! I want to go back. It is really nice because you feel safe in the gated community and it is close to lots of shopping. I always walked across the street to WalMart to get my groceries. The staff is the nicest! It's right next to the train and it's SUPER LOUD! The train comes even late at night around 2, 3, 4 A.M. and everytime the train passes it sounds its horn a few times so the noise woke us up in the middle of the night!! Update: upon moving out after 3 years, I was appalled at how much the leasing office nickled and dimed me out of my security deposit. I was the perfect tenant and left the unit almost as spotless as when I moved in. However, I was charged for the most ridiculous things upon move out- items that are considered normal wear and tear elsewhere. Items like lightbulbs and batteries (along with labor charges). When questioned, the office girl's (Diana) answer was literally that because they are a newer complex, they need to offset their expenses to the tenants. Just ridiculous. Rent elsewhere. I am currently a tenant and I don't feel safe on this apartment complex. It is a gated community and there are security patrol at night but my mountain bike was stolen at my porch. The management and the security patrol don't even lift a finger when the incident happened. I regret signing a lease contract with Watermarks Apartment. Their rent are high and is not worth it. These may be nice new apartments, and I thought one of them was going to be mine, but then they pulled the rug right out from under me! We were approved, signed a year contract, paid the full deposit, and were told 1 1/2 days before they knew we would be out of state, right up until our move -in day, that the current renters decided to stay so we were now out of luck. Really??!! Thankfully I serve a big God who worked out our living arrangements in less than 24 hours, with a better place even, but the most disturbing thing about these unfortunate circumstances has been how it was handled. Once they wrote me off, their friendly helpfulness has been insincerely apologetic in that nothing has been done to assist and help recover my deposit etc. Three weeks have passed and still no refund for a place I never even saw! It's been "in the mail" for two weeks. Really? So I asked today to have a new check issued, and now they want to charge me $20 to reissue it! I have had major inconveniences after another because of them, and no help or offer to make things right. Don't be fooled by the first appearance of the staff and units themselves, all they want is your money. There is no customer care or service. read more

Absolutely LOVED my experience with the Watermark. Coming from a gorgeous complex in LA, I was skeptical of being able to find a place of the quality and standards that I was used to. With that being said, the Watermark met all of my desired needs and then some. I've read a few negative reviews in regard to the staff, and have to question the validity of such. The staff have gone above and beyond to make sure my stay here was nothing but exceptional. Melissa and Rebecca are both amazing managers and I wish more management at other places followed in their footsteps. From my initial visit to the complex, Melissa was professional, hospitable and hilarious. She took the time to actually have a conversation with me beyond the professional requirements of just answering my questions regarding the property. I never felt as if I was just another "prospective tenant," or being rushed through the process. I was moving to Bakersfield from LA for a work assignment and was a current Direct TV customer back in LA. This complex had a different go to cable provider and none of the residents were Direct TV customers. With that being said, Melissa put me in one of the only units that would be able to accommodate the satellite and have an unobstructed path. That alone saved me hundreds in cancellation fees, allowed me to keep my NFL SUNDAY TICKET (Thank God!) and was something Melissa DIDN'T HAVE TO DO but did. During my stay, any minor concerns I had with maintenance needs were attended to and satisfied the day of the request. I was always asked if maintenance had my permission to enter the unit and always granted such. Even after becoming a resident, the friendliness/helpfulness of both Melissa and Rebecca never ceased or even slowed. Whether I stopped in the office to drop off a check or make a request of some nature, I was met with the same smiles and friendliness that I received the first time I visited. From needing a spare key, to changing the gate entrance code for my unit, to asking for a bigger garage, everything was accommodated effortlessly and with no stress to myself. The property itself is great. I had a 3 bedroom/2 bath, as I prefer extra space, even though I lived alone. The kitchen is up to date and beautiful. My patio was as spacious as one can get, even though the Bakersfield heat has you hiding in an air conditioned corner. This property is VERY QUIET. In fact, after 8 months of residency, I still haven't seen 80% of the residents that live in the buildings across and next to mine. This is a very safe and enjoyable area of Bakersfield and the Watermark speaks to that. I bought rims/tires for my vehicle and stored the BRAND NEW stock rims/tires in my garage. With that being said, I to my own negligence came back to the complex 3-4 different occasions to find that I had left my garage open. Each time I was gone for the majority of the day and even over night a few times. Each and every time, there was my garage wide open and the rims/tires piled exactly where I left them. There are not many places in Southern California where you can feel safe leaving your locked vehicle in a lot without theft and vandalism, never mind leaving a garage open and nothing being taken from you. I had LA Rams Season tickets left at my door by UPS a few weeks ago for a couple of days, and also over $1000 in gym equipment left at my door as well, while away on business. All items were right there at my doorstep, even days after being dropped off and of very high value. If that doesn't speak to the safety and people of this complex, then I don't know what would. The grounds are very well kept and the pool/bbq area is great. The pool always seems to be quiet with only a handful of people occupying the area at any given time. In the past I have been at complexes in which the pool area became the friends and family of the tenants program and would have 20-40 non residents/no rent paying visitors using the pool all weekend. Not the case at the Watermark, and trust, that is a good thing. From someone that has lived in great complexes throughout SoCal, I highly recommend this property and its management. If I was not relocating to San Luis Obispo for another work assignment, I would be happily renewing my lease here when it ran its course in December. I would seem to reason that some of the people who have left negative reviews are the same that seem to have a problem with everyone and everything. Sometimes one needs to rather assess themselves for poor experiences rather than those they are interacting with. I cant imagine two amazing managers like Melissa and Rebecca being anything different than what I pleasantly and consistently dealt with. Do not be led astray by a few questionable reviews. Quiet but friendly atmosphere; with a Walmart, Starbucks, and anything else you could ever need just across the street! DO NOT get a downstairs apartment!!! You literally live with your upstairs neighbors! Every time a chair moves, a phone vibrates, when they walk from one room to another, when the toilet flushes, or for example us: we listen to their kids run across the apartment ALL the time when we're here. If they wake up at 5am, so do you, even if it's your day off. Their bedtime is YOUR bedtime because you try to squeeze it in whenever they're sleeping. We're expecting a baby soon and I don't know how we're going to handle all of this noise. We never get peace and quiet unless we're not in the apartment and we pay a lot of money to live here. If we were able to move out of here already we would have. Their sprinkler and drainage system sucks, I have to walk on the wet grass so that I don't walk through puddles of water but the grass is so slippery I'm afraid to fall and hurt myself or even worse my baby. My stress level is through the roof with this place. Unclog your own sinks, they charge to do it for you. Expect a $35 fee if they get a noise complaint about you without actually verifying if was you and not the people 2 doors down... I can keep going on and on. People in the trash cans at night and early morning digging through trash. Things get stolen from the outside of your vehicles. I honestly wasn't going to complain about any of these things but they must really hate us to have put these people above us just recently. I can't believe they didn't consider how much noise it would cause for us. The construction of these apartments is so cheap, once again, you live with your upstairs neighbors! So basically while they are taking ur money they are fake and when u move out they r really rude and end up keeping ALL of your deposit. Melissa is the worst when it comes to managing. When we moved out i kept calling to talk to her about an issue we had, well she told me one thing then she told me another when i called again. She did unneccessary things to the apartment after we moved out to keep the most of the deposit and kept switching the stories. I ended up just calling corporate but of course a business is a business and when they have your money they can care less about you even though we payed on time never had any problem to instigate with them so i atleast expected the same respect with the truth but not even that. Very unhonest company! Stay away from robbing thiefs that will take 1200$ a month for rent and sweep ALL of your deposit when u move out and dont even thankyou at the end.
