    Great apartments and even better manager! Very knowledgeable and polite. Hands down the best on-site manager I've ever had!

I submitted multiple requests for spraying, but the treatments were ineffective. I even purchased my own spray, which didn't help either. The manager mentioned she sees 1 or 2 in her own unit every now and then so I believe there might be an issue in each building. It was impossible to seal the water heater vents so its likely that the roaches are migrating between units. On another note, the apartment grounds stayed neat, quiet, and relatively safe.

To start when I first moved in the carpet of my loft was disgusting. You could see they just had it steamed but not changed because the stains started coming up soon after walking on it. Big dark stains! Things in the apartment slowly started breaking or messing up. The circulation of the AC is horrid, it stays super hot in there and the AC was horribly loud! Almost like a water cooler. The blinds were those cheap blinds that fall apart as soon as you open them. The shower doors stopped sliding open! The toilet broke on me multiple times. I had to deal with neighbors fighting. One night there was two girls fist fighting on the lawn! I got to say that was extremely ghetto. The security was good for nothing because I had my recyclables trash can that was on my porch stolen! I woke up one morning and it was gone! The maintenance people are horrible, they would come and even mess with stuff I had on my porch! And one time when someone was on the roof doing who knows what, he was letting water drain over the sides of the roof and it went straight onto my porch where my plants were and other things I had there! To top it all off, the landlord Lori, was fine in the beginning, I was always super respectful and nice to her, but in the end she turned out to be a completely different person than what I originally thought. First off she was the most nosy person I've ever come in contact with. She was always starring and even bothering my company I would have come over asking them who they were here to see! I'm sorry, but if you pay rent you have the right to your own privacy and not have to deal with greeting the landlord all the time, that's not in the contract. She ended up terminating my tenancy for NO REASON AT ALL. I even called and asked her, there was zero reason, probably because I didn't kiss her you know what all the time. And she had ZERO heart about terminating my tenancy. Overall it was a really negative and creepy experience having to deal with all of that and her. It was a blessing in disguise to be out of there that's for sure I live in a normal peaceful place now. I was warned by someone else that lived there previously to not live there because of Lori, I should have listened.

The property is always maintained well and any in unit issues are resolved quickly! Our unit was very energy efficient and our neighbors were great! No loud parties or annoying neighbors! We moved out and got most of our deposit back as well! Very fair to tenants which isn't always the case! Would definitely recommend Park Square to anyone looking to rent! Very clean (felt new), great finishes, great amenities - my apartment had the best view of the pool, was a spacious loft and really felt like an oasis in a town that is just so-so overall. Amazing place to come home to every night. Additionally, the staff was wonderful. Leasing staff was always easy to deal with. The maintenance team was quick, friendly and respectful. At one point my father needed to stay with me as he was very sick in a down cycle with kidney cancer. I was out of town for work and far from home, but he was freezing in the apartment with the heat turned all the way up. After hours the staff brought him a pair of space heaters to make sure he was comfortable and it was appreciated more than I could ever express. Park Square was a great three years and a highlight of my time in Bakersfield. Im not usually one to review places, but I feel obligated for how well I was treated and how wonderful the apartment experience was. Couldn't recommend it enough and can only imagine 2-3 other places in all of Bakersfield even coming close to matching the experience - and most important the cleanliness. I need a place that feels clean and not 'lived in' and you'll get that here...

While waiting outside for management to return from lunch, I met a lovely elderly woman who is a resident; that's were my good experience ended. As soon as I walked through the office doors I was greeted by a snarky mouth apartment manager who drilled me regarding rental history and income. Like I mentioned I am a business professional and informed her that my income was more than sufficient along with good rental history prior to being a homeowner. The manager went on to say again "if one of these requirements are not met you'll need to get approval from our corporate office". I've never been drilled so hard just to inquire about a rental. Maybe it was the Raider shirt and hat I was wearing or maybe it was my brown skin. whatever it was I wished the lovely lady i met outside a great day and walked out. Funny thing is the snarky mouth apartment manager looked at me crazy after I told her she was being rude. Good luck to any residents or anyone having to deal with that nasty attitude. if I seen her stranded on the side of the road on a dark highway I wouldn't waste my time to trying to help, people like her would probably think I'm trying to harass her instead of help.

I LOVED Maria and her willingness to work with my family from the day we signed lease papers, to the day we handed her our keys. I LOVED how quick maintenance was to respond to our needs as well as meet them. I LOVED the amenities & overall the looks of the grounds. This place is well kept. Some things that really made us sad as we wanted to love being here in general. Rent was obnoxiously expensive. 2 bed, 2 bath on the upstairs floor was $2,000+. It is also an extremely low chance of getting any your deposit back. This complex uses 3rd party cleaners, painters, and carpet stores/installers when you move out. Those 3rd party business GOUGE the prices of their services and by the time it is all said and done, you get nothing back. The apartment was SPOTLESS when we left, yet we were still charged a $300+ cleaning fee. Another issue we would run into was the pool. The rules state "pool closes at 10pm, no alcohol, etc" yet people would be at the pool partying (most of the time with alcohol involved) until 12am or later. Those out there that late were never quiet, they were very loud. Us that work early the next day did not appreciate that & I wish there was more discipline instead of just an email with 'reminders' of the rules. Again, I did enjoy this place but definitely note all details before making your decision.

The office manager was out on vacation or something and when she got back, they set our 30 days notice five days after we gave it so they could try to screw us out of a few more hundred bucks. I would avoid this place like the plague. It's very unwelcoming. They treat people like shit and they're basically polished slumlords.
