A few things.
First, only communicate with management via email and stay cordial; dont get too chummy like texting your manager.
BE AWARE that this complex (as well as their sister apartments) is a month to month and though it is not advertised as such, it is. For TWO years, we were told by Laila (the manager) that we were NOT a month to month. We went to "renew" after our year was up and she was adamant about Southgreen not having month to month rental agreements. She kept saying to my partner and I (and the residents i spoke to about this) that everyone was on an addendum, which confused a couple lawyers i spoke to. But we wouldnt have rented here had we known this place only offered month to month. As a tenant, you have far less rights if you are under a month to month agreement vs a lease.
If you have a young kid who will want to run around in the grassy areas (which are pretty green and attractive because the man who takes care of this is good at his job), be careful of piles of dog crap. My toddler has stepped in it twice, myself once and my partner once. I complained about 4 times to RTM but feel free to confront irresponsible dog owners and remind them via notes. Even though the rental agreement says no dogs over 35 pounds, the manager has a dog over that as well as AT LEAST two others residents. Southgreen gets to break the rules when they want.
We were told to not have bikes outside though the rules never stated such. And we were also told to not have anything in our kitchen window sill (but many apartments do) and I made sure to do my rounds to see after the manager texted me about ALL the petty things that were not in the contract or things that other residents did repeatedly. We had sheer curtains that were visible if the blinds were open and even though it WAS NOT stated curtains could not be visible, we were given a verbal warning that she would tell her supervisor if it wasnt fixed. Basically if you want some light in your apartment or walk around in less clothes, be okay with people looking into your apartment
The maintence worker was respectful and did great work.
Management seems nice but at the end of the day, they could seriously not give a shit, i promise you. You are another paycheck to them. If you have a problem, Southgreen's patent company, Royal T Management will give you the run around.
KNOW YOUR TENANT RIGHTS!!
If legal assistance is needed, contact Greater Bakersfield Legal Assistance. They were amazing at settling an issue we had with this complex.
Also, finding roaches in your apartment is an issue, my neighbors (above, next door and across the way) had this issue a lot.
Do good apartment research, even if it's your first apartment. read more
