First of all they towed my car because my tag fell off the front mirror to dashboard. All Managers specially Katie, and young maintenance guy every manager, knew which one is my car and they still allowed the tow. Apartment above mine was trying dogs inside apartment when I complain they took their side because I am brown and they did not like me. I showed sound proof videos etc, still. I hate this place. During move out they charged me for whatever they want. Manager acts rude when they see me outside. Very uncomfortable and professional I have meta tag ban video proof. I have proof of having bugs problem molds problem and sound issues, I was having carpet was very old, when I move in but they charge me for new carpet after living only 1 year there. Michael the service manager has been super helpful the couple of times that we have needed service in our unit. Our old place would not swap out lightbulbs when they go out, and when we had several go out all at once here, but we couldn't get the fixtures off, we put in a request for assistance. We figured they would just teach us how to remove and replace the fixtures and we'd go buy bulbs that night. Nope! Michael went all the way back to grab all new bulbs for all 3 of our fixtures so we could start fresh. It's such a small detail, but avoided a lot of time out of our schedules going to Home Depot or waiting an on Amazon order. That's what makes a great living experience. Thank you! read more

There are so many reasons to live Waterhouse but for me the abundance of nature all around is key to feeling like home. I have a large deck with my townhouse apartment and from my living room windows I can watch the changing of the seasons as if I'm in a treehouse. If you love plants and animals, this is the place for you. The apartment staff are great, too, and are responsive to requests. Dominic is the head of maintenance and he is the utmost professional as well as being personable. Andrew, another maintenance person, is excellent at his job. The manager Madison always has an open door and cares about the complex and residents. I feel fortunate to live here. Complaints- limited storage but the apartments were built in 1989 so times change, and an increase in houseless persons through the area (woods nearby) since the pandemic. Positives: staff, natural setting, close to Portland, Nike and Highway 26, and all the critters! read more

Do yourself a favor and look elsewhere. There are MANY complexes nearby with nicer units and a more attentive staff. The good aspects of living here - nearby parks, close to Fred Meyers, etc you can get at any other building in the area. I regretfully disregarded the 1-star reviews before moving in. Here's a list of the issues I experienced UNIT - Kitchen smelled like sewage when I moved in. We complained for months when we first moved in and were told it was nothing. We loaded our cabinets with baking soda boxes to help mask the smell. - Ants. We had to kept most items in the fridge. - GIGANTIC spiders - Holes under the carpet in EVERY room - Poor ventilation in bathrooms - Mold. COMMON AREAS - Dog waste everywhere - Pool area gets really loud, even during the work-day - Unsavory (NSFW) and illegal things happening at the poor after dark. Even after complaining management did nothing - Packages & food deliveries get lost/stolen ALL the time. People rarely return anything they receive by mistake so unless you like buying your neighbors dinner often don't bother with UberEats. STAFF - Poor communication. - Slow to respond the last few months I was there - They don't know how to take accountability for things that they did wrong or can improve on - Valet trash service, which you must pay for, is unreliable. They don't come Fri & Sat and sometimes don't show on days when they are scheduled. And if your trash is left out in the summer crows destroy the bag and leave you picking up trash in the morning. - The maintenance staff is friendly but you will have to follow up to get things done. - I had a neighbor who left after 7 days because he had a leak in his unit and was unhappy with the lack of response from manager. COST I moved here to save money but it wasn't worth it in the end. The money I thought I was saving I ended up spending on extra things I needed to make the apartment livable. Final thought - while I was really frustrated with the move out process the most aggravating experience was when I had issues with the online pay portal. Even after communication with one of the staff members and explaining we were having trouble with the system her response was "it's ok if you don't have the money." Why would I make up a story about computer issues if my actual issue was money? It was beyond insulting and made me very happy that I was leaving. To sum this rant up - run, run far away. read more

We moved here a couple months ago from out of state after touring over a dozen different places. This area is nice, a little more on the quiet side, and has nice apartments and amenities. I love the nature trail that goes behind the apartments! Both management and maintenance staff are so kind and helpful! It's nice to see and deal with such friendly faces especially if you're neurodivergent like me. I felt very comfortable with Dominic and Andrew coming into our apartment (maintenance) to make some changes, they were so nice and very prompt. Katy, Melanie, and Madison in the office are also super nice and very helpful! Also very prompt and efficient with any concerns or questions we may have. I like living here and feel safe. I spent several years at Waterhouse and the office staff and maintenance team currently there made me feel like a valued resident and not just a lease to fill the numbers. Dom and his maintenance team are engaging and have fun with their work showing a level of pride in taking care of the property. Madison and the team in the office were always available to hear concerns or just to give a friendly hello on our dog walks by the office. It is an older community but the layouts are nice and surrounding neighborhood a great place for dogs. read more

Both pools are closed and are frequently closed, because they don't maintain them. The hot tub is downright filthy & doesn't heat up. The management is lackadaisical and doesn't follow through. We have a neighbor that was obviously on drugs, banging on the walls frequently and left my wife and child feeling unsafe in their own home. We called the office with details of the incidents. We were told to send an email and the property manager was going to get back with us. We never received any response from them whatsoever. The window that needed replacing when we moved in hasn't been replaced- they claimed "vendor" issues months ago. Picture descriptions: You can see the bottom of the pool growing biofilm in the bottom in some of pictures and there are pictures of the nasty, neglected hot tub. The rent there is not quite as much as some other nearby communities. This place is just a dang disappointment and they don't care. My roommate and I have lived at Waterhouse Place for about 10 months and we love it! Our 2 bed/2.5 bath is perfect for roommates. We have common spaces downstairs with a fireplace and cute patio. Upstairs we have equal sized rooms, with big closets, and our own full baths. The amount of amenities that these apartments have really amaze us! We have rented the clubhouse area at no cost and had game nights with friends. We loved the BBQ area in the summer and large pool area with lounge chairs. We've worked out together in the 24/7 gym. Gone on walks through the nature trials located right behind the complex and the year round hot tub has been great after a day on the mountain together. The complex is extremely clean and well maintained. They also try to make your life as easy as possible! Our packages are delivered to a secure locker system and can be picked up 24/7. Waterhouse has a trash service that picks up your trash at your front door 5 nights a week. There is an easy to use resident portal were you can chat with your neighbors, sell things, look for gym buddies, pay rent and submit maintenance request. Overall we are very impressed and have no complaints. If you are looking for a place with roommates, this is it! read more

I have lived here for several years and really like it. It's mostly very quiet (apt communities are never 100% quiet) and the grounds are well maintained. I've had a few typical maintenance requests over the years (lights out, washer stopped working, etc.) and they have always been attended to within 48 hours (which I think is reasonable for a non-emergency), unless they had to order a part. I've had to call for after hours maintenance once or twice for a rogue smoke detector and one other thing I can't remember, and I received phone calls back within 5 minutes. Most all of my repairs have been handled by Alan, who is super nice and keeps dog treats in his golf cart for the all of the pooches. In the rare event I've needed to contact the office, I've always received polite service. I've had the most interaction with Katie, who is always nice. There are multiple maintenance folks on staff and they always give a wave from their golf carts. I love my little apartment. Waterhouse is also very proactive with preventative maintenance, etc. like cleaning the chimneys, switching to low flow faucets (ok, that wasn't enjoyable at first, but I've noticed a big reduction in water bill so I'll take it), resurfacing the parking lot, etc. In response to some other reviews I've read, yes, some people don't pick up their dog poop, but that is going to happen no matter where you live. Some people just suck like that. Waterhouse can't police the grass, but maybe a few more poop bag stations and checking poop bag dispensers everyday to make sure they aren't empty would help a bit. I've also heard about some cars being broken into, but again there's not a whole lot that Waterhouse can do to deter criminals. Always be sure to report burned out lights so they can be changed. Well lit areas aren't as desirable to people doing shady things. I've seen the security patrol that they contract with driving through the complex at all hours, so they are around. But again, thieves are always going to be around. It sucks, but it's the world we live in. I'm not in love with the mandatory trash valet charges, but I knew about it when I signed my lease so I can't really complain. The area is pretty and conveniently located. It is a little pricey, but all in all, it seems to be market value. Plus, I enjoy that it mostly seems to be working adults here and very few kids, which helps with the peace and quiet. I've seen tow trucks come through, but I can't speak as to why some people get towed. They send parking permit reminders several times a year and guest parking rules are pretty clear. I pay for a covered parking spot and it's one of the best things about living here! read more

Oh boy oh boy oh boy. My partner and I had high hopes when we moved in June of 2021 and we were sorely disappointed. A week after we got settled we noticed small holes under our kitchen counter and in our closets. How may you ask? Our cat managed to find them before we did and we found her stuck in the wall after she was missing for two days. Maintenance had to cut the dry wall to pry her out because she was unreachable from where she went in. We requested all holes to be patched and guess how long it took? Seven. Months. Not only that, but the holes in the kitchen island have never been repaired. In other news, we are dealing with neighbors who have aggressive daily fights that can be heard exceptionally clearly at all hours. How did the staff respond? Not sure. Took me following up twice to get any info on how they were handling our noise complaints. And the best part? We were told we had violated our own lease agreement by knocking on the wall to try and quiet down our neighbors. What's worse: me knocking on the wall three times or loud bass music that shakes our walls until 3 am? Every time my partner and I try to elicit help from the staff they have another bone to pick with us. I would be more worried about tenants who seem to think it's okay to have violent arguments every day and night. We are so upset about how we've been treated that we're convinced they'll find a way to charge us for extraneous things upon move out and we won't get our deposit back. That's how targeted we feel. If you're looking for an apartment that's full of holes, next to unruly neighbors, and supervised by inattentive and rude staff, this place is for you! read more

We found the staff in the main office to be helpful throughout the process, from initial inquiry to move and then to move out. Waterhouse Place is one of the best properties I've ever lived at. I've actually lived here for a total of 3 years and come to rent again a second time after being in a house. You just can't beat the ammenties, the incredible office staff, the location and the stylish upgrades the apartments have. There are seriously so many layouts and style options to choose from...its overwhelming in a good way! They even let us choose an accent wall color when we moved in, which was way cool (especially because I didnt have to paint the wall myself LOL). The management team is stellar! Aaron, Shy & Dani made moving in for us soooooo easy and we felt super welcome. We actually moved in from out of state (across the country) and from living full time in an RV! Crazy right? We had no furniture, nothing. Just us, our huge fat yellow lab, and our clothes and mattress. We basically started over here completely, which means TONS of packages and boxes, which go to the lockers here. SUPER useful because there is nothing more disappointing then hoping you will finally have glasses to drink water out of or forks to eat your dinner with and finding out they have been swiped off your porch. The grounds here are beautiful, there are two pools, one has a spa too. Theres a park and a really nice walking trail. It actually has these sort of vintage-y looking street lamps on it. It's pretty cool, and if you follow the trail, it takes you to this beautiful bridge over this huge pond. Tons of trees around. Honestly, I cant think of any other places with an atmosphere like this. Theres also a gym on site and a really awesome clubhouse that you can rent after hours and it costs NOTHING extra! If you have big dogs, your definitely welcome here. We have a large 85lb yellow lab and previous when I lived here I had a shiloh shepherd that was 105lbs, so definitly no weight restrictions but there are breed restrictions so make sure you check with them for the list of exclusions. The Maintenance team gets a lot of stuff done. Jeff & Alan are the two guys I've met so far and they're great to work with. We had concerns about some things when we moved it and seriously, in a snap... it was all taken care of. So fast! They spray for bugs like every week (i have a bug phobia so I love that) and they always wave when they see you! It's just nice to have people around who care about you! I could probably go on and on about things that I love here but I'd never get anything done. Come down and visit. Give them a chance to wow you! I promise you wont regret it! read more

All of the staff are very kind and responsive! The move in was a bit tough, to no fault of the staff though. Just some general software issues (we have all been there) but when the concerns were brought up they were quickly resolved. We really appreciate how timely and ​kind all of our issues were resolved. I am finally departing Waterhouse Place after eight years of residency. As a frequent business traveler, my two bedroom unit at Waterhouse was perfect for me. I could lock the door, take the short drive to the airport and know my home was secure and safe while I was gone. Management at Waterhouse, through ownership and management changes, has been consistently high caliber and always delivered tremendous service to me. I suspect the same is true for all residents. There are so many amenities nearby I will miss, including shopping, restaurants and wonderful walking trails. The place is well kept, the staff is attentive, and they provide an incredible environment to live in. They fully deliver on the perks & amenities they advertise... Their attention to maintenance is prompt & thorough... They are approachable & communicative & legitimately seem to appreciate their residents' business. The day we moved in, we met a few of our new neighbors; they said they'd just renewed their lease. They admitted to shopping around to see what else was out there, but after failing to find anything even remotely comparable in the geographic & financial vicinity they concluded that "What you get for what you pay is just immeasurably better here; it's undeniable." We've lived here for going on two years now and are happy to call this place home. The staff are always friendly and helpful, the grounds immaculate, it's very safe and the parking is plentiful. They even have lockers that hold delivered packages while you're not home! It's conveniently located close to the freeway, and there are a bunch of restaurants and a grocery store within walking distance. So glad to finally be out of this place. The staff is unresponsive to calls, emails, and just simply doesn't care about needs or feedback. The mold in the windows, ant problem, fruit flies, unsafe parking (cars got broken into), the gross uncleaned bathroom in the gym.. are a few reasons why this place was an unhealthy living space. They never answer their phone, and never take concerns seriously. I will never recommend this place to anyone. Not to mention- we cleaned everything perfectly when we moved out, but the move out cost was still over the deposit amount. Even though we cleaned and repainted/patched holes, we had to pay for the professional cleaning and sanitation services that they do as a company regardless of the condition we left it. They took all of the deposit and we still owed. Since that is their standard service and we did our part to clean when we moved, we shouldn't have to pay that. So much for deep cleaning when moving out, in hopes to get a deposit back. You will still owe no matter what. read more

Here we go again. Hotels don't even tow your car and they don't require a permit to park . I pay damn good money to live here. I would expect the management be able to know who lives here and who doesn't. Isn't that why you ask what kind of car and for the license? Tell me again how no kick backs are being given. My permit is put on my dash because it doesn't hang on my mirror. It wasn't hidden on the seat it was on my dash. I expect the complex to get my car back to me without charge this morning or I will see you in court and on the news. This is a real nice place where as you can see they look out for there tenants. I lived here for three and a half years, and would've stayed longer, but we bought a home. Management and maintenance really do an excellent job of taking care of residents as well as the grounds. Office and maintenance staff always treated me respectfully and handled requests/concerns in a timely manner. I worked as a leasing agent and had the opportunity to live at my property at a discounted rate, but chose to stay here and pay more because I felt taken care of. It is definitely worth it! Interiors have high quality fixtures and good appliances. On top of this, it's so conveniently located with Fred Meyer and 711 in short walking distance. Nice staff and the grounds are kept very nice and tidy but the apartments are horrible...We lived in an upgraded two bedroom apartment and loved it when we initially toured the apartment. When trying to move items in we realized there was NO storage in the apartment. Small stack-able washer/dryer that would fit only a few bath towels at a time and the windows are SO thin you can hear the traffic from 158th all day long. At night semi trucks would drive by and shake the whole apartment. The parking at this apartment complex isn't good either. Unless you have a carport don't plan to leave your house after 7pm or you'll be parked in the neighborhood next door. read more

If you want to live in a loud environment with no parking then you've found the right apartments. They are constantly doing construction work. The construction workers leave ladders and other things in front of my door. The whole time that I am home I hear construction and construction workers screaming. If you are looking to move into a quiet place then Waterhouse is not the place for you. I will attach pictures to show you how the construction crews have set up shop right Infront of my balcony and front door. I thought I was moving into a quiet poolside view apartment but it's turned into a nightmare. read more

A note about this review: The complex is now under new management (Sequoia Equities) that seem to be taking better care of the place. Once they took over, they made sure that all of our needs were taken care of. 1 extra star because of that! We lived here for a year and decided to move because they tried to raise our rent $400.00 because of the time frame that we received the notice in. I get that rent is going up everywhere but giving people 2 days to decide is a little ridiculous. We got our notice on a Saturday and had until Sunday to decide before the cost would go up more If we decided then and there, it would go up $100.00 and if not $400.00 if we signed a year lease. The max was $600.00 more if we wanted to go month to month. Upon further inspection when we moved in, we realized that the breakfast bar was broken, there was water damage on all of the walls, a crack in our bathtub in one of the bathrooms, among other things. We brought this to the attention of the management (old management was Holland) and nothing ever got fixed. We brought it up several times, and still nothing even AFTER we sent them pictures (that were not kept) of all the damage. Before the new management took over, we went to the office to get a quote on replacing a couple areas of carpet that had been damaged between our cat and our roommate's cats. They wouldn't come look at the damage and just told us it would cost us $1,500!!! How can you even tell someone a price if you don't look at it?! Luckily, the new management was able to repair it for WAY less, and we are supposed to be getting some of our deposit back! The old management team that was in the office was down right RUDE. There was only one person there, Lisa, that could even remotely do her job. The others (Sara and Karen) always acted like you were bothering them or making them go out of their way to help you. Parking is an issue, and we were informed of that when we moved in. We could either pay $100.00 a month for a reserved, covered space or have first come first serve parking. Don't plan on coming home past 9pm or there will be nothing available and you will be walking from the office to your apartment. It seems like Sequoia knows what they are doing and actually have people in the office that care. Every time I have gone in the office is always staffed and ready to help in any way they can. Definitely give the new management a shot. read more
