The apartments are so expensive, my rent will be over $1950 by June 2023!!! I live in a one bedroom that is less than 600 sq. ft. Did I mention the filth and thefts? I had an expensive bag stolen from my upstairs front door. Cockroaches and bedbugs are normal. And spare yourself the chaos of the Watergate Facebook page. Avoid living here at all cost. Our experience was an absolute nightmare. We had the absolute worst neighbors, literally domestic violence, drug dealing, and partying all night to 5am, 6am, 7am multiple nights a week by our upstairs neighbor. Trash, debris and vomit cast down from the upstairs balcony onto our patio. We understand evictions were not an option during Covid, so we begged for them to make an exception to break our lease and let us move since they were unable to fulfill their promise and provide a suitable living condition. Obviously they declined. We threatened to not pay rent, they threatened to sue us for the entire duration of our lease remaining , 12 months of the 14 months. Office staffers changed monthly, our complaints were never resolved and often unrecognizable to the new staff. Community rules and guidelines were never followed and 0 enforcement. We must've had to call the police and get reports over 2 dozen times filing all of our complaints until one day that individuals email was inactive and they no longer worked there. Finally we got near the end of our lease. About 45 days out they contacted us to let us know we send a hand written letter before 60 days to notify them we were leaving and would be responsible for an extra month's rent. At the end of the lease they never offered a move out inspection, and no one in the office ever answered the phones or returned messages. We moved out and took photos. We received the final bill with all kinds of repair charges, cleaning and painting. We filed a dispute with the leasing company to which I followed up on numerous times over 2 months wondering when we would hear from the so called dispute specialist... they kept assuring us it would be soon. After 0 contact by anyone in June (lease ended Feb) we received a collections notice for our balance. We had from the beginning told them if they removed the bogus charges we would pay immediately to which they leveraged our credit scores to attack us and force us to pay cost that should rightly be covered by them as a business to prepare the unit for a new tennant. These people are absolute scum. Have called since to complain. 0 phone calls ever answered. 0 messages returned. Save yourself the trouble and avoid this place. read more

If you want to pick the worst place in Annapolis to live, pick Watergate! I've spent the last month putting together a thorough review after moving out and I encourage anyone who is considering moving here to read the whole review and look at other living conditions. We chose to ignore the bad reviews before we moved in but we wish we hadn't. It is as awful as everyone says. Read the Facebook reviews as well as they seem to be more recent and honest. We lived here for 2 years and it was a nightmare. Management is rude, doesn't fix any issues, and is extremely slow to make any changes. All of the management always has a negative attitude. If you bring a real issue to their table, they will accuse you of lying and say that nothing can be done. Anytime we filed any sort of complaint there was no follow up - they only take it seriously when you get the police or the city involved. When I called several times about a dog barking non-stop all day long, nothing was done. I later find out that it's a management employee's dog which is why they didn't address the problem. Management doesn't hold up their end of the lease contract. They often break it and go against what they have said - for example with the black mold that I will mention below. There is so much turnover in the management office that no one knows what is going on and it's almost impossible to reach anyone in the office. They use a service called trash valet where you have to pay $25 a month to get them to pick up the trash from your door. Trash valet employees constantly wouldn't pick up our trash (for no apparent reason) which would lead us to being fined $50. When we complained to management that they weren't picking up our trash, nothing was done and we were still fined. While we were here, we dealt with black mold that was never tested or properly remediated that made us sick, floods, maintenance workers coming into our apartment unannounced for no good reason, the water being shut off at times with no notice, bugs, broken AC, broken windows, gas leaks, etc. Other residents have had their laundry machine broken for months, mice, stolen items, etc. The air conditioning in the summer is extremely loud - so much so that you can't even be in the living room without shouting to hear others. The walls are thin so neighbors can hear each other. The windows are only single pane so if there is even the slightest amount of wind, the window will bang against the frame all night long. Our air filter was only changed once in the 2 years that we lived here. The worst issue we dealt with while living here was black mold. Our whole apartment was ripped up and unlivable for about a month. We asked management to provide us another place to live and they would not. They wouldn't test the mold despite both of us being sick - and despite our lease contract stating that if mold was found it would be remediated by a proper mold specialist. Guess who came to take care of it? Maintenance workers who had no idea how to get rid of mold. It is not a safe place to live. Here are some other examples: Tires were constantly stolen off cars, nails placed in parking lots to puncture tires, items were stolen off porches, trespassers coming into buildings because management refused to change the entrance codes. While it's nice to be on the water, your living conditions will be absolutely horrible. We lived in one of the newly renovated buildings and I was surprised that we had so many maintenance issues. The construction used was very poor - towel bars were constantly falling off walls, shower doors breaking, glass shattering, leaks, etc. Whenever a maintenance request was filed the employees would do the very minimum to fix the issue. Stay far, far away from Watergate. It is a dirty, unsafe, poorly managed property. We gave management multiple times to make things right and turn their property around but they didn't. After 5 visits where they marked work orders as complete and resolved, estimate for a fix? FREAKING END OF JUNE 2020.. My car was towed during non-towing hours and I was charged $350.. What a ducking joke Looks like I got a comment from a business manager... In response, there's still no locks, my airs still broken, and the trash is still overflowing AND you are trying to overcharge is for this last month of rent. Go eff yourself. read more

Pros: walking distance from downtown and the Naval Academy. Affordable housing for the area and quiet area at night. Con: Property left unsecured like bikes and motorcycle do get stollen on a regular occurrence. Bugs like crickets, and roaches will invade unit, when addressed by the leasing office or maintenance their response is sticky paper. Maintenance requires are canceled without them being worked on. Mold and mildew are common in many units. The leasing office fails to answer phone calls or respond to emails. Plenty of hooligans graffiti the area. No security. Communal laundry room in most buildings, paid though a laundry card. To refill card you need to go to the gym and machine is often out of order. Dumpsters are always full and smell terrible, trash on floor. Squirrels everywhere, you will hear them crawling on the walls and in the ceiling. I am only giving it 2 stars because the office staff were always wonderful and helpful. Otherwise, it would be 1 star. DO NOT LIVE HERE! Unless you like mice, cockroaches, and other bug infestations and constant maintenance from leaks and other things falling apart. The maintenance does not fix things properly the first time asked, so you have to ask over and over and over again. Listen to the poor reviews. I wish I had! After expressing my concern, I learned about more and more people who lived at Watergate Pointe who had the same, if not worse, problems. Like I said, the people in the office were always great to me, but the management/owner is TERRIBLE, cheap, and super shady. Overcharging people for a tiny lemon of a studio apartment. 30 maintenance requests later (at least 4 were leaks there within a year and a half), a cockroach infestation even after having Orkin in a few times (I never left food out. I always kept it in the fridge/freezer), and the last straw, a huge leak over my wardrobe closet, and I was supposed to either suck it up even though the damage was around $2,000 (I had a piece of equipment in that closet that WAS worth $1,400), not get my rent reduced or transfer into a 1 BR and pay a couple hundred more. I had to go through the pains of an unexpected move (acting like they did me a favor by letting me out of my lease without the ridiculous fines after I was put through cockroach and leak hell) and they had the nerve to take my $250 deposit because of their ancient stuff falling apart and even charged $130 for cleaning the stove and oven. Um, hello? I don't cook. I NEVER once used the oven. They sent me these dumb pics of "damages". Well, if any of you want to PM me, I can send you the pics of all of the types of bugs you will get if living on the ground floor, especially, and all of the stuff that fell apart, did not work, or leaked with mold. This is no exaggeration. A "Former Resident Management Customer Care Representative" who lives in Arizona named Alyssa who never met me called said, "you had been difficult and that is why we let you out of your lease (they pre-leased it and are probably charging more than I had paid). Can someone please tell me how not wanting to live in a place with cockroaches constantly and closets with leaks that pour dirty water all over my nice clothes, shoes, bags, and electronics is difficult? If you fixed things correctly the first time, I would not have had to address the same concerns over and over again let alone ANY concerns. I am not difficult. The management/owners and maintenance at Watergate Pointe are incompetent. Period. The location is not worth the hassle. Especially since I found a much nicer/newer/bigger place with 2 actual rooms for the same price also by the water. So glad it is also privately owned and not by a management company or complex. Watergate Village has been home to my girlfriend and I for 6 months now, and we love it. Ok, you can talk about the fact that this place is a few decades old, and pick at little things here and there, or you can enjoy a safe, clean, quiet home on the waterfront that represents the best value in Annapolis. The management has been nothing but great, making our transition from the west coast totally painless, and working hard to keep the place in really nice shape. They've been totally responsive whenever we've needed anything. The residents range from young couples just starting out, to mid-career professionals working in Washington, DC, to retirees living out their golden years. The "Yacht Club" social group provides for everything from free kayaks to crab feasts and other social events throughout the year. You're literally on the waterfront, which makes for breathtaking evening walks, or fishing or crabbing from the dock, whichever suits your pleasure. Hit the office for free ice cream in the summer, and cookies in the winter. A beautiful, 24-hour workout facility to take off the calories when you're done. It's a 5-minute walk to a nearby strip mall for shopping, restaurants, and medical/dental care. Only 15 minute's walk to historic downtown Annapolis and the Naval Academy. We literally don't use our cars for weeks at a time. We love it here. read more

The staff here is always willing to assist with a smile, Watergate Pointe consistently provides a professional/welcoming environment. Since the new property manager has been here, everything has been changing to my liking! Within the last year, I have seen so much work go into this community; renovations, repairs, and long-term projects all dedicated toward making its residents happy. The staff has been working really hard! Location really could not be more perfect! I love taking the water taxi out to the historic district on week nights. Everything is literally a short walk away, Uber ride if you are lazy. I can not wait for all the exciting new features that should start arriving within the next couple months! Deceptively charge us monthly for renter's insurance, despite showing them proof that we're already insured, and have been, several times. We've been through this several times. Thinking that we made it abundantly clear, and established - we let our guard down for a couple months. Again, they've been charging us. Spoke to them, said they'd credit us for 3 of those months, despite charging for much more. Checking this month's statement, not only did they not credit us... They charged us again. This is a small drop in the water. Either deceptive, or severely incompetent, and over-all very uncaring staff. If you noticed, the only good reviews here are from people that seemingly do not even reside in Annapolis. I have not met a single neighbor with anything good to say about this place anymore. Listen to the reviews. The new management is scamming the existing residents (especially long-standing seniors) by jacking up rent on a monthly basis and nickel-and-diming for costs. There is even a cost for them to send you your monthly statement, to be paid by the resident! And goodness forbid you have a maintenance request. Good luck. All they care about is getting money out of you and technical advertisements. They will not care if something breaks or if you are concerned about anything. I referred 2 of my military friends to them and before they left on deployments they pulled "technical terms" on them for not giving their orders at a certain time and price gouged them for a couple months rent. One of the employees started to harass my friend with flirtatious texts that were not welcomed. Very unprofessional. I could go on but I just recommend to avoid this place. Watergate Village has since been renamed Watergate Pointe under its new management. My roommate and I spent two years living in Watergate Village when it was still owned by Bernstein. We never had any problems. The one incident we ran into -- the website confirmed my roommate's rent payment, but management never got it -- was handled quickly and easily. Watergate was sold to its new management company, Bainbridge, around the time we left. Since then, we have had nothing but headaches. We had to fill out paperwork announcing our intent to leave three separate times, and they got our addresses mixed up, sending several notices to my roommate's mother. We spent hours cleaning the apartment (including spackling -- we left the place SPOTLESS) leaving only to get a $100 bill two months later for not cleaning the inside of the dishwasher, which is absolutely absurd. My roommate had to battle with them to receive a $50 credit for her extra key deposit. In the end, they waived the $100 fee, and confirmed the receipt via email. Five months later, I received a phone call from a COLLECTIONS agency for that same $100 that was previously waived! I sent in our receipt, which should take care of it, but it shouldn't have happened in the first place. I feel bad for anyone still living at WV under new management. I used to suggest it to anyone thinking of moving to Annapolis, and I would absolutely not suggest the apartment complex to anyone in the future. read more

Do not move to Watergate. The apartments are poorly thrown together, maintenance does the bare minimum to fix any issue if they show up at all, trash is left overflowing for days without being picked up, the office is always unavailable and when you do manage to reach them they are completely unhelpful and dismissive, extra fees are tacked onto your rent every month, rent is raised by exorbitant amounts every single year, and they will take your deposit and charge you insane fees when you move out. The apartment was filthy when I moved in, the dishwasher leaked, doorknobs in bathroom and bedroom did not work, drains constantly clogged, using the garbage disposal would cause smelly black ooze to start bubbling up out of the bathroom sink, there was a terrible black mold problem, AC was incredibly week and required blasting all day, the list goes on. In the two years I lived at there, these issues were NEVER fixed, and then I was slapped with a thousand dollars of fees on top of my entire security deposit after I moved out for these "damages" that were entirely the fault of Watergate. I cannot stress enough how horrendous the service is here. They treat you like a faceless number and take any opportunity to squeeze every last penny out of you that they can. All of the negative reviews you see here are 100% true. I haven't met a single person who lives or has lived here who doesn't hate the management with a passion. Apparently the old owners were wonderful, but since this horrible Alliance Residential corporation took over about 3 years ago you can see how people's reviews have gotten worse and worse. They are some huge rental scam company based out in Arizona and they don't give a single s**t about anyone living at Watergate. Management is totally unresponsive to resident needs, especially repairs and maintenance. Promises are not kept, lies (or mistruths) are told and repairs are not done in a timely manner. In addition to the apartments, Watergate Village has a marina. The marina is the best deal in Annapolis. Services are basic (there are heads and showers, a pool, and trash, water and electric are included). The owners and management keep things well maintained although they need a nudge from time to time to understand a marina problem. There is a small boat ramp and a pump out (free). Parking is limited to the adjacent public roads; parking lots are restricted to residents. The road is close and there is plenty of room. I've walked further to lots in resort marinas. Nice location, over-priced for the quality, poor customer service! After working a long day, my baby and I came home to a new keypad system where my old code DID NOT work and my keyfob DID NOT work. The leasing office closed at 6 and I arrived at my door at 540. I put my baby back in the car and tried to make it before the office closed. Luckily they were there but they were very hesitant on helping and when the male helped me, the two females were giggling in the back where the open office was. So apparently being locked out of your apartment that I pay for, with a baby is funny?!? Not only is it unprofessional but the audacity of this complex to set up new entrance features and NOT say anything to anyone or even post a flyer somewhere saying that this might happen. It is not okay to charge me for an apartment that your going to lock me out of. Especially with an infant in this cold weather (luckily he was bundled up). This is absolutely absurd!! They didn't even offer anything to make up for this complete lack of regard for their residents. They didn't even send out an email until after the fact. Which is crazy because the leasing office has to order these parts in advance so they should have at least put out a few flyers or anything that would have let people know what was going on. So I don't like speaking bad about anything or anyone but I really need to warn people before they move here. Just like most before me said, beware of this place if you can. From the beginning, I dealt with spider crickets. And not like here or there. It was every day I killed at least 5 of them. EVERY DAY. And the bad part about it was they blend in with the tile which is why they probably picked this color. They were in my bathtub and bathroom as well. It was to the point that I was scared to leave my room in the middle of the night because I knew they were outside my room. I always kept the doors closed so they would only be in the main living area but they still were able to get in the rooms. They were coming through any opening they could find and there were many. I've dealt with every type of bug there is out here. Second, like they said, paper thin walls. I can hear my neighbors using the bathroom, having sex(I'm use to), walking, conversations and etc. Whenever they slammed or closed the doors, the window panes shook. Third, they had to replace my refrigerator because after coming to work on it 4 separate times, they didn't fix it. I was losing and replacing food like crazy because it froze everything. Fourth, my hallway closet has the waterheater in it and its flooded several times. Now its to the point where its spreading and the tile all over the apartment is bubbling and lifting. They came to fix it and a week later, the tile was lifting. It's an internal not external problem. They're always trying to take the easy way out of everything. Fifthly, I had mold on my vents and they took them out, didn't cover the openings and brought them back after they cleaned them. But there was no mold inspection. Lastly, the laundry room flooded. And it damaged the stuff that was in my storage unit. The unit also had every bug in my stuff as well. I ended up taking everything that was important out because obviously the lack of care for people's personal property in the units doesn't exist. All Ima say is, if you don't live in the towers, be prepared to deal with a lot of problems in your apartment. They care more about those apartments. I have a friend who lives in the towers and hasn't dealt with half the stuff I've dealt with. The maintenance team is more worried about flirting with tenants than actually fixing stuff. Please listen to the reviews. The only reason I lived here this long was because my options are limited. But I will be leaving in December and I wouldn't dare tell anyone to live here. Gas bills are out of control because they run the heat in vacant apartments while renovating. You are paying a lot and getting little. Illegal subletting and drugs being sold, so I am told. I've been living at Watergate for three years and, frankly, I don't really have any complaints. I've always had my work orders completed quickly and effectively, it's in a great location, super dog-friendly, and I feel safe walking around the community at night. I know some people have had problems, but I honestly haven't. I'd recommend this community to anyone. If I had to point out one flaw, it would be that rent for new tenants is a lot higher than when my wife and I first moved in. We got a really great deal that, sadly, isn't here anymore. Living at Watergate Pointe has been amazing. The apartments are beautifully renovated and the location is fantastic. Living by the water makes everyday feel like a vacation. On top of it all the community has so many amenities and they are pet friendly. One of the best things about Watergate Pointe is their amazing management, in particular Shadia has taken it upon herself to see that any issues we have are quickly taken care of. When I reach out to her she responds within the hour and is always happy to assist me no matter how minor the situation. I am happy I get to call this my home. read more

My husband and I have lived at Watergate for 10 years. We originally rented when it was owned and managed by Bernstein. The property and buildings were kept up to par and complaints were handled quickly and professionally. A few years ago the property was bought by Castle Lanterra and we have since been managed by two different inept companies. Rents and add on charges have steadily increased and services have more than steadily decreased. We have had a light out in the stairwell for about nine months now. Despite numerous requests the light remains out. New carpet was laid in the common areas. Great! A significant stain from the staff unloading the trash room that leads down the entire hall remains months after requesting a cleaning. We were told that despite laying new carpets in the buildings they did not purchase a carpet cleaner. They were waiting to make arrangements with the cleaning company to clean the stains. Months later... Our gas bill doubled from Dec to Jan then tripled from Jan to Feb. We are told that the increase is due to residents paying for the numerous vacant apartments in the complex. Those apartments being renovated often have doors and windows open day and night where the heat just runs and runs. Small outdoor garden renovations continue to take place but no maintenance on the inadequate existing grounds takes place. General reported maintenance in apartments that used to be repaired in a day or so now takes repeated requests. The management office phone is rarely answered so requests take numerous trips to the office, during office hours, which can be a mystery. The office staff are nice and accommodating but know absolutely nothing about what is going on and seem to have no say about the maintenance issues. There is absolutely no communication from the front office and the residents. When many residents got frustrated about the parking issues here, we began placing hand written notes on windshields--if you don't have a parking sticker please don't park in our lots, please park between the lines, parking is at a premium, etc--we received a notice from mgt telling us to stop placing notices on the illegally parked cars, even though they refuse to do anything about it. That letter was the extent of communications from All Res since they came on the scene. Maybe the new folks moving in here don't understand premium management. Maybe they are still being enrolled in the program that a positive review puts them in the running for a month of free rent. Those of us who have been here for an extended amount of time recognize how this place has steadily gone downhill in the past few years. read more

We experienced a gas leak to which 4 firemen responded, Jan., 2019. The fire chief pointed to faulty connections of the gas stove, verified by their written report. We spent nights at a hotel until we could verify safe return to which Watergate offered nothing by compensation. We also had 9 repair people in for a faulty washer/dryer. The front office staff workers are kind, but the management treats you like criminals. Paying $2,200/rent + one expects more professional treatment. We moved due to the safety issues. We left the unit spotless but wanted management to compensate just 3 of the 10 nights we spent out of the unit due to the gas leak. They would not. Do not recommend. read more

I've lived here over 2 years and have no complaints. The improvements to the common areas (dog park, more landscaping, etc.) are a nice addition and the water views can't be beat. Rents are reasonable for the area in which we are located. I haven't been into one of the newly renovated units, but the pictures I've seen look nice. read more

This place was awesome when I moved here, but things quickly went downhill. The website looks amazing, but you will soon realize the staff has less customer service skill than a teenager at Macdonalds. Professionalism is not a standard trait among any of the staff, and instead of solving the problems, they give you excuses. I'm just hoping they dissappear as fast as Bainbridge did. read more

I've lived at Watergate for 15 years and watched it go steadily downhill while the rents have gone up. The office now makes up prices for the same apartment to different people. They have added fees for everything, maintenence is lacking start evicting tenants within days of a rent due date. Many apartments are empty due to these reasons. Beware. read more

This place used to be great under Bernstein management. Now it is under new management and those people should not have their jobs. The location and amenities are great but the apartments themselves are very old. There is no insulation, when it rained it sounded like it was raining inside the apartment. The windows are single pane and very old. The walls are so this I could hear my neighbors talk at normal conversation levels. It was awkward. But the management is the worst part. Have a complaint? Might as well keep it to yourself because nothing will happen. Unless you decide to email ever executive in the management company, blast them on Facebook and Twitter, then you may receive a call. Overall it's a good place of you're not looking to spend a lot of money and don't care about good service. Otherwise steer clear. read more

I'm definitely enjoying Watergate Pointe. I love how close it is to downtown and right on the water. Staff are friendly and helpful. Lynelle Baker has been great. She's so nice, super easy to talk to, attentive and made the move in process very easy. I'm happy with my choice to move here. read more

I have lived here for approx 3 years. I am moving back to Boston due to a graduate program I am attending. However while living and working in Annapolis this has been a great place to call home. Yes the buildings are a little older from the outside but the inside is spacious and well designed. I especially like my slanted wood roof ceiling it makes me feel like Im in a cozy cabin. You are close to downtown, walking distance in fact. I found the new management to be responsive and helpful. read more

My wife and I have lived her for 4 months. Yes it's an older building but charming and well kept. We have always had an incredibly quick response time to any maintenance issues and when we locked ourselves out once. The office staff had been very approachable and kind. The grounds and common areas are always clean and well maintained. The only real issues we have had is with our upstairs neighbor and the amount of noise and footsteps that shake our windows. The office has been very proactive with helping about that problem though. The location and price is amazing. Definitely recommend! read more

I am a current Marina tenant and had my slip given away without any notice or a right of first refusal. I have been a tenant in the same slip for over 4 years without any issues until the new management company took over. I have been trying to reach the management office to speak with the dock masters supervisor but no one answers calls and their offsite answering service basically has no information other than the ability to request a call back. I am a huge fan of the complex and marina but the management, attitude and general business practices over the last year has alienated a lot of tenants. The marina is half empty despite having some of the lowest rates in Annapolis.... must be a reason! read more
