I requested a service to pressure wash my roof for the insurance company. They were fast with a quote and fair with a price. They sent out two guys that could not have been more professional and considerate. There was no mess and they left the surrounding area better than it was before they left. The roof looks amazing and the tiles look new. read more

If I had to do it all again I probably would not have had my roof cleaned. It looks nice and clean but following our roof cleaning we had a horrible smell that clogged our drains. Ultimately, they sent out a Plummer to break up all the mud that was apparently washed into our drains. We had water and mud leak into our skylight and between the windows in our living room. We had to replace our skylight and get new window glass. Just a few things to be cautious of when getting your roof cleaned. Unfortunately, you're not outside watching this so ask a lot of questions to be sure you don't have the same outcome. read more

We got the dreaded letter from our insurance carrier that we would get dropped if we didn't clean our roof so we called several companies and felt most assured with Jeremy about the safety and process of the work. He gave us 3 different options based on our needs and he was able to work with us a bit on our needs / pricing so we booked him a week after our discussion. Even though I spoke to Jeremy about the process, I realized I was still naive about the work being done because when Kyle came on time on our scheduled day, I was surprised to see him pulling a huge tank full of water on a trailer flatbed with all these hoses and gadgets. I just assumed he'd hook up to our water house but it made sense once I started to see the tools he needed. Kyle immediately went to work and we watched from the inside as waves of sludge came pouring off the roof. It has been 22 years since this house was built and we've managed to maintain every other part of the house but I never thought about the crud that would accumulate up there. It gave me the creeps thinking that we would've never thought to do this unless our insurance threatened to drop us. I have to say, the process of scheduling and working with Jeremy was painless but the clean up was far from easy. We have a 4500 sq. ft house and an additional 2 car detached garage so a lot of surface space to cover. 22 years of crud, that sludge has to go somewhere. Kyle did an AMAZING job washing everything down around the house but the red coloring of the roof stained our concrete in areas so we to go over it several times with our own pressure washer after Jeremey left to get that coloring removed. We have a long drive way so that was the area of most concern. Had I known this would be the case, I would've paid to have the sidewalks done as well. So, if your roof is red, I'd suggest paying a bit extra for a thorough cleaning of walls of your home AND the concrete. We are so pleased with the service that Washed Out provided and would highly recommend. Several of our neighbors came by and were amazed at the work done so we were happy to share Jeremy's information. We will definitely add them to our list of regular home maintenance vendors and hope you consider Jeremy and his team for your pressure washing needs. read more

This was one of the most painless experiences I have had. I called Jeremy and he sent a crew and they came out yesterday. The price was very fair and the job was just fantastic. It looks like I have a brand new roof. My insurance carrier said if I didn't have my roof cleaned they would drop me. I can't say enough great things about this company. When they left yesterday they left no mess whatsoever. Thank you so much! read more

We needed to have a large, 500 sq ft pergola cleaned. The last time we cleaned it my wife climbed up on top, and it's about 12 ft high. It took her all day. It took Igor a little over 2 hours, and he got it super clean, better than my wife did. If I had known it was this inexpensive we'd be having it cleaned a lot more often. Cheers to Jeremy for great customer service. read more

Very happy with the pressure wash of our backyard patio. The crew showed up a 1/2 hour early and got to work immediately. It looks so much better. I will definitely be calling soon to get our driveway done. Thank you!! read more

I almost didn't call this company because they are in Oceanside, but they service many parts of San Diego and unincorporated areas. Jeremy, the owner, responded very quickly to my inquiry. I originally wanted my whole roof and patio roof cleaned, but decided to start with just the patio roof. Jeremy said no problem, even though it was a small job. John did an outstanding job and was very careful not to break any tiles. This company is very professional and fully licensed and bonded, which is important when working on a roof. The Washed Out team did a great job on our roof. They are professional, and the whole process (quote, scheduling, payment, etc.) was a breeze. I liked that they have a contractors license and general liability insurance, which some other competitors did not. Washed Out was originally recommended to me by my roofing company, whom I trust a lot. I am glad I chose them, and I strongly recommend them! read more

Our neighbors hired Washed Out and we were impressed with the results of their roof and the exterior of their home. Everyone was incredibly responsive and scheduling an appointment was super easy. Our roof was gross and it looks new. The stains on the stucco are gone and it just looks fresh. The job was quick and while I did have to rinse off my potted plants (our clay roof had quite a bit of residue tossed about) it was well worth it. Thanks so much for the making the house shine! read more

Was extremely impressed with the overall service. The owner was very prompt with responses to my enquiries and made scheduling a breeze. The price overall was reasonable given the nature of the work. Kyle showed up on time, explained in detail what he was going to do and then went on to do a really amazing job at cleaning the roof along with cleaning house exterior. He was extremely professional and considerate. He worked very hard on a very hot day to do a very thorough job. Highly recommend them. read more

They did an amazing job to clean our roof. Our roof is not easily accessible but on the day of the job, they were able to arrange for a special bucket/ladder to be able to access the roof and be able to do the job on the same day. Very professional from start to finish, also sent me detailed before and after pictures as part of the invoice. read more

They did a great job power washing my tike roof. What a difference. Arrived as scheduled and did a great job of clean up

Recently had lift and relay done on my tile roof, and then had these folks wash both the roof and the house. They did a great job! The tile is obviously old, but uniformly clean, and the stucco is clean and free of cobwebs. read more

Excellent communication, on time and did a great job on my home!!! Definitely give them a call!!

We got a letter from our HOA letting us know that we needed to either repaint or pressure wash certain areas of our house that had stains on the stucco (possibly ash from the fires a few years ago). Given the expense of repainting the entire house, we decided to try and power wash first. Jeremy was quick to respond to my messages and made it very easy to set up an appointment. The price was very reasonable and they offered a choice of a small area or the whole house. We were also able to use a coupon from the local savings magazine which he made sure to point out (extra credit!). we decided to go with the whole house option. The 2 guys that showed up were very professional and did a full walk through with us before starting work. They also checked in with us at the end to make sure we were happy with everything and if we have any questions. I know there are several other homes with the same situation in our neighborhood and I would highly recommend these guys to them - and anyone else. Thanks Jeremy & Team! read more

Our 2nd time using the washed out crew. Reliable, quick, efficient and professional. We're looking good just in time for the summer weather.

We had tree trimmers that left stains on our brand new pavers from moving branches from the back to the front yard. Our first attempt at power washing yielded no results, but our tree trimmers recommended Washed Out. Jeremy got in touch with me right away, and John came out and power washed within a couple days. The pavers look brand new again, and Jeremy and John were both very communicative throughout the process. We will be using Washed Out once our pavers inevitably get stained again! Thanks guys. read more

Quick quote, flexible scheduling and a thorough job. My tile roof looks great and transformed. Fair pricing and friendly service.

The entire experience with Washed out was top of the line. Jeremy was incredibly responsive and provided timely updates on timing and expectations. The crew, Igor and Kyle, were incredibly committed to the job working on our entire house, backyard, flagstone, entry way and driveway in a professional, respectful and courteous manner. The results were spectacular with a positive attitude, focused and very respectful of our property, completing the project on time and carefully explaining any questions we had during the process. I would highly recommend them. read more

We needed my mothers back patio concrete pressure washed and after reviewing Yelp and Google and Facebook, we went with Washed Out Pressure Washing. It pays to do your homework. These guys were every bit as good as the reviews said. Jeremy came out to the job and gave it a look over and provided us with an estimate for the work. We accepted and they went to work. I wish I had taken before and after photos so I could share them here. What a difference it made, it's like having a new back patio. I really appreciated how straightforward and honest they were with what they could do and so we knew what to expect. We are hiring them again this weekend for our house. Thanks again Jeremy, and Washed Out Pressure Washing...you are our go to guys from now on. read more

We have used Washed Out Pressure Washing twice in the last year. The first time to power wash and clean the outside of our home. Did an amazing job. Quick, great cleanup around the patios, windows and structure. Crew communicated well and the price was very reasonable. I would give a strong recommendation to use this company! read more

These guys are great!!!! Fast, efficient, super knowledgeable and their customer service is fantastic. Highly recommend.

This company was exceptional. Scheduling our appointment was easy. The team that was sent showed up on time and was friendly and easy to work with. They walk the job with me and explained what they do. After doing this, they set up and washing the roof. Since the dirt from the roof washes down on the house and everything around the house, they ended up wash the house the patio cover and concrete. At one point I noticed that there was a lot of dirt on top of the Pergola that had washed down from the roof, so I asked the team members to make sure that he sprayed it off. They were very accommodating and got the job done in several hours. The team did an exceptional job. read more

Warning to potential customers.....this company does NOTHING to protect your neighbors property while cleaning up yours! Our neighbor hired this company to pressure wash the roof tiles on her one story home. In the process, they washed ALL of the dirt, debris, grime and a layer of cement roof tiles directly onto our property to include our house, windows, fence, gate, plants (some fragile ones that could have been moved), trash cans, water fountain and sidewalks. I just happened to come home to find the mess while they were at the end of their job. I approached a person from this company (had no idea whether he was the owner or an employee) and asked why we were not notified and why our house hadn't been protected. His response was he was just doing his job of cleaning my neighbors roof and it wasn't his responsibility to notify us or protect our home. But would pressure wash the mess. I told him that's not good enough. You can't just rinse that residue off the windows. They need to be cleaned properly. Our fountain needed to be completely cleaned out. My fragile plants can't be pressure washed. His response, "F&@K OFF!" Needless to say we would not allow them to come on to our property after that interaction and we cleaned it ourselves. We immediately called the owner of the business and left a message. NO CALL BACK. I called two days later and spoke to a woman and explained I simply want an apology and to discuss the situation. NO CALL BACK. It's been 3 weeks since this incident and Washed Out Pressure Washing, I can only assume, believes my complaints are not valid. That it is okay to, and possibly encourage, their employee to speak to person affected by their business in that manner. In NO WAY did my words or tone justify his angered reaction. Had I not come home would they have come on my property without permission to pressure wash my house, windows, fence, gate, plants, trash cans, fountain, sidewalks? That is not acceptable! Would they have left the mess? That is also unacceptable! Luckily for me I hadn't put my Halloween decorations out the weekend prior as planned because they would have been destroyed. We are baffled at the lack of care in protecting someone else's property. The two workers acted like we were overreacting with our irritation for what they did to our property. In closing, had the owner called, offered an apology and listened to my complaints I would not have been forced to warn others about their business practices. read more

Did an awesome job. I need tile floors cleaned for a move out -- the stone kinda tiles. They were dirty, very dirty and I didn't think they would get clean like they did when we first moved in.
