We got the dreaded letter from our insurance carrier that we would get dropped if we didn't clean our roof so we called several companies and felt most assured with Jeremy about the safety and process of the work. He gave us 3 different options based on our needs and he was able to work with us a bit on our needs / pricing so we booked him a week after our discussion. Even though I spoke to Jeremy about the process, I realized I was still naive about the work being done because when Kyle came on time on our scheduled day, I was surprised to see him pulling a huge tank full of water on a trailer flatbed with all these hoses and gadgets. I just assumed he'd hook up to our water house but it made sense once I started to see the tools he needed. Kyle immediately went to work and we watched from the inside as waves of sludge came pouring off the roof. It has been 22 years since this house was built and we've managed to maintain every other part of the house but I never thought about the crud that would accumulate up there. It gave me the creeps thinking that we would've never thought to do this unless our insurance threatened to drop us. I have to say, the process of scheduling and working with Jeremy was painless but the clean up was far from easy. We have a 4500 sq. ft house and an additional 2 car detached garage so a lot of surface space to cover. 22 years of crud, that sludge has to go somewhere. Kyle did an AMAZING job washing everything down around the house but the red coloring of the roof stained our concrete in areas so we to go over it several times with our own pressure washer after Jeremey left to get that coloring removed. We have a long drive way so that was the area of most concern. Had I known this would be the case, I would've paid to have the sidewalks done as well. So, if your roof is red, I'd suggest paying a bit extra for a thorough cleaning of walls of your home AND the concrete. We are so pleased with the service that Washed Out provided and would highly recommend. Several of our neighbors came by and were amazed at the work done so we were happy to share Jeremy's information. We will definitely add them to our list of regular home maintenance vendors and hope you consider Jeremy and his team for your pressure washing needs. read more

We got a letter from our HOA letting us know that we needed to either repaint or pressure wash certain areas of our house that had stains on the stucco (possibly ash from the fires a few years ago). Given the expense of repainting the entire house, we decided to try and power wash first. Jeremy was quick to respond to my messages and made it very easy to set up an appointment. The price was very reasonable and they offered a choice of a small area or the whole house. We were also able to use a coupon from the local savings magazine which he made sure to point out (extra credit!). we decided to go with the whole house option. The 2 guys that showed up were very professional and did a full walk through with us before starting work. We had tree trimmers that left stains on our brand new pavers from moving branches from the back to the front yard. This company was exceptional. Scheduling our appointment was easy. The team that was sent showed up on time and was friendly and easy to work with. They walk the job with me and explained what they do. After doing this, they set up and washing the roof. Since the dirt from the roof washes down on the house and everything around the house, they ended up wash the house the patio cover and concrete. At one point I noticed that there was a lot of dirt on top of the Pergola that had washed down from the roof, so I asked the team members to make sure that he sprayed it off. Warning to potential customers.....this company does NOTHING to protect your neighbors property while cleaning up yours! Our neighbor hired this company to pressure wash the roof tiles on her one story home. In the process, they washed ALL of the dirt, debris, grime and a layer of cement roof tiles directly onto our property to include our house, windows, fence, gate, plants (some fragile ones that could have been moved), trash cans, water fountain and sidewalks. I just happened to come home to find the mess while they were at the end of their job. I approached a person from this company (had no idea whether he was the owner or an employee) and asked why we were not notified and why our house hadn't been protected. His response was he was just doing his job of cleaning my neighbors roof and it wasn't his responsibility to notify us or protect our home. But would pressure wash the mess. I told him that's not good enough. You can't just rinse that residue off the windows. They need to be cleaned properly. Our fountain needed to be completely cleaned out. My fragile plants can't be pressure washed. His response, "F&@K OFF!" Needless to say we would not allow them to come on to our property after that interaction and we cleaned it ourselves. We immediately called the owner of the business and left a message. NO CALL BACK. I called two days later and spoke to a woman and explained I simply want an apology and to discuss the situation. NO CALL BACK. It's been 3 weeks since this incident and Washed Out Pressure Washing, I can only assume, believes my complaints are not valid. That it is okay to, and possibly encourage, their employee to speak to person affected by their business in that manner. In NO WAY did my words or tone justify his angered reaction. Had I not come home would they have come on my property without permission to pressure wash my house, windows, fence, gate, plants, trash cans, fountain, sidewalks? That is not acceptable! Would they have left the mess? That is also unacceptable! Luckily for me I hadn't put my Halloween decorations out the weekend prior as planned because they would have been destroyed. We are baffled at the lack of care in protecting someone else's property. The two workers acted like we were overreacting with our irritation for what they did to our property. In closing, had the owner called, offered an apology and listened to my complaints I would not have been forced to warn others about their business practices. read more
