Then, because the meter was not at the correct address on the Rocky mountain power side, they would not let me connect. I tried multiple times to get reader to update it so I could connect. It took them over 3 months to do so (because they are horrible at communicating at all). They then made me back pay my power bill (understandable) BUT they ALSO charged me $50 for every month I was not connected ($200 in total). for something COMPLETELY out of my control. Every single time I try to get ahold of them, I can't. Every time I try to solve problems that they should solve, I pay for it. They are impossible to work with, and will do anything to make a few bucks. I am embarrassed to be living in one of their facilities.

Heres a list for everyone looking to go through them....I DO NOT SUGGEST AT ALL 1: They do a sucky job at repairs. example; we had a board in front of our sink fall off. well the guys who came to fix it HOT GLUED IT ON. it fell off 1 day later. example; one of our bathroom sinks water pressure was really bad. they put a random blue tab thing on and it kind of fixed the pressure but not great. there are so many more but i'll move on now. 2: maintenance. they do a walk through ever couple of months. before the walk through they always tell us to leave a list on the microwave of EVERYTHING that needs fixing. they tell us they'll fix it. every time they never fix anything. they take the list and we hear nothing else. so we gave a broken microwave handle, broken doorknob, broken garage door opener, broken kitchen board (as mentioned above), another broken kitchen board, lose sink handles, ect. 3:their customer service is crap. here is an amazing example: just tonight we got locked out of our house. our garage door opener is broken (as mentioned above), our doorknob is broken, and we didnt have a key, and we jumped over the garage censor before we left , forgetting to unlock the door. we called all family members who might of had a key but everyone lost the ones we gave them. we called the RPM 24/7 service and they said "in your lease this is your responsibility so youre going to have to call a locksmith." she didnt even care and was rude. so that was fun to figure out. another example; we were taking all of the steps to get a teen in our family and emotional support animal dog. we were calling the lady who we go through over and over again and emailing and texting but we couldnt get ahold of her. we finally had to track her down at the office and talk to her. she was rude too. anyways, we have never had a good experience with Real Property Management and hope no one decides to go to them. we hope this review can help people make a smart decision and avoid doing your home business through them.

At the start of my lease, I had serious issues with the cleanliness of the unit, as well as a bunch of major appliances that were broken or breaking. I tried to get in contact with Brandon to see about reducing my first month's rent because of the issues, and Norma (front desk lady) wouldn't give me his info. I found it anyway, and he never responded. Terribly unprofessional. 2. They aren't aware of or just ignore some pretty basic real estate laws. In the middle of my lease, they added a fee if I wanted to pay by check. Since that fee wasn't disclosed in my initial lease, it was illegal. Brandon also has Norma conduct showings, which is illegal unless she has a real estate license (she doesn't, I checked). The only reason I didn't sue over the check issue is it would have taken up too much of my time. 3. The condition of my unit upon move in was deplorable.There was hair everywhere, the dishwasher was broken and very dirty, and there was hole in one of the closet doors. Not only that, they took most of my deposit for undisclosed "repairs". They also charged me for a carpet cleaning that I had already paid for. I guarantee that I left that place in much better condition than when I got it, so I'm not sure why I got almost none of my deposit back. If you are a tenant, NEVER rent from RPM Cache Valley if you value your time, money, and sanity. If you are a landlord, please don't give RPM your business. They are unprofessional, unorganized, and don't follow the law; you don't want a company like this representing you and your assets.

We got out of a year lease and paid month to month the last year and a half, gave them WELL OVER 30 days notice of us moving out because we finally closed on our house.. had to get out of work early and drive an hour out of our way to go sign our paperwork to move out. THEY CLOSED THE OFFICE 20 MIN EARLY!! (I KNOW, WTF) - especially after calling earlier that day to make sure they'd be open till 6 cuz i'd be cutting it close and knew the USU/BYU game would make hella traffic! Anyways! - we called the next morning (Saturday morning) asking if we needed to come in to sign. (We were already moved out.. and ACTUALLY HOMELESS! (Had to fix the furnace and stuff in the house we bought to make it live-able) so we were crashing on our in-law's couch for that week. But yeah they said to not worry about making a trip over just to sign and to come when we were in town, which wasn't till ~2 weeks later. When we made it over to sign we were going to back-date, but they told us not to and that it was fine that we just use the actual date. We paid off our total balance too. So yeah then a month later when we were expecting to get our deposit back we call to give them our new mailing address and they HAVE NO RECORD OF US MOVING OUT!? WTF!?!?!?!!! So long story short - don't make the same mistake we did at trusting these manipulative, sneaky, lying, deceiptful people!! We're STILL trying to figure out how to resolve this! And it's been 3 months!! GRRR!!!

It turns out, however bad my time at the complex was, that was just the beginning. They immediately demanded an extra month's rent because they didn't give me a form that is not publicly available when I gave notice, and then proceeded to begin threats of lawsuits and the amount that they were demanding more than doubled. I talked to the apartment people some more, and then talked to the owners, Mountain States Property Management, who own the complex. All they did was send be back to the debt collectors whose demands constantly ballooned to even more outrageous sums, and I'm faced with paying over $2500 in fees or facing litigation and ruined credit. I can only assume that they became so vengeful because they didn't like me complaining about the neighbors behavior, as I always paid my rent on time and left the unit in good condition. Don't stay at any of their properties. They will do it to you.
