Then, because the meter was not at the correct address on the Rocky mountain power side, they would not let me connect. I tried multiple times to get reader to update it so I could connect. It took them over 3 months to do so (because they are horrible at communicating at all). They then made me back pay my power bill (understandable) BUT they ALSO charged me $50 for every month I was not connected ($200 in total). for something COMPLETELY out of my control. Every single time I try to get ahold of them, I can't. Every time I try to solve problems that they should solve, I pay for it. I paid a $1,000 security deposit for the house I rented, and their manager personally promised me that the full amount would be returned if no serious repairs were needed. He gave his word face-to-face. However, after I moved out, they kept the entire deposit. They sent fake invoices from third-party companies or performed so-called "repairs" to improve the property for the owner so it could be rented later at a higher price. I wish I had checked reviews earlier -- if I had known about their reputation, I would have never signed a contract with them. If i could rate it lower i would. We lived in the 3300 and 1300 apartment complex. We told them we had mice (lots of them i could hear them in the walls and ceiling all day) and they told us it was our responsibility to get rid of them. The apartment smelled like shit the whole time we lived there even after we got the carpets professionally cleaned (we payed for that ourselves and had to use a service they approved of). They don't respond and they get angry at you if you don't respond quickly. The rent is cheap but it's not cheap enough. Reeder should be your last resort for housing. read more

Run for the hills! Renters and Owners stay away! Previous renter here- My rental management changed to Reeder mid lease and I have had a very unpleasant experience dealing with them. I am honestly not sure where to begin. I have never seen a property management penny pinch so intently. A monthly fee is charged for the portal access (24/7 service that doesn't exist), a service charge each time a payment is made even ACH payments. It was an enormous ordeal to get two roommates exchanges for two new roommates upon the END and START of a new lease, they wanted to charge us an atrocious "lease modification fee" that was Reeder specific. I don't recall the exact about but I want to say it was 75% of the house's rent $2800, so roughly $2100 fee to exchange roommates upon the end and beginning of a new lease. This is unheard of! In the 2+ years of being managed by Reeder I didn't see a single employee once to upkeep or coordinate care and management of this property. The owner of the property was immensely dissatisfied on the ownership end as well, paying fees to Reeder for essentially doing nothing to actually manager the property. Terrible communication, anytime an issue arose, which it did often with them slapping illegitimate fees on our invoice quite regularly, it would take them days if not weeks to respond. Typically these fees were not extremely large, likely them hoping we wouldn't notice the fluctuations in rent and fee changing (aka crooks). I'm talking it would take multiple emails, phone calls, voicemails. It is an olympian challenge getting in touch with these people. Upon moving out, they required 1000+ ( yes a thousand plus) photos of the property, every square inch, to be submitted for move out inspection. We followed the checklist provided, cleaned the place really dang throughly, for an old house we kept it in really good shape. Despite all of this, they are estimating to keep over 50% of our security deposit. Charging us for things that would be considered regular wear and tear for a property that was rented out for about 5 years. It has now been 2 months since we moved out, again weeks go by without a response from Isabella Reeder. They abbreviated Maine (ME) to Minnesota for a forwarding address, further showing utter incompetency. Anyway, run for the hills with this company unless you want to take on endless headaches, be financially taken advantage of, and overall deal with a company that feels like it run by the competency of high school kids doing a summer job. I could go on and on, but I will leave it there, glad to be moved out and once the security deposit is settled I cannot wait to shake my hands clean of this pathetic excuse of property management company. read more

if you value your money, and expect courtesy and fair treatment, do not deal with reeder asset management! worst property management company ever! run from renting through this company. they add a lot of extra junk fees each month on top of your rent. residents pay all utilities including trash, water, and sewer, and yet they wont let us see what our independent water bill for my home usage is each month. dealing with reeder is a nightmare because they're are far too many chefs in the kitchen and communication between them is poor at best. there are multiple contact phone numbers and unless you just happen to find the right number to call prospective tenants will be going in numerous circles just trying to finalize a lease. this company repeatedly asked for documents i had already sent in twice before and none of the reeder employees knew what the next or last employee had or will be doing. i noticed this company has been adding extra gas and electric charges to my rent even though i pay these utilities directly to each respective company and this still has not been resolved. i tried to get to the bottom of this and ended up with one company inadvertently closing my account, unbeknownst to me until after reeder charged me $50. i promptly corrected this mishap, again i did nothing wrong, and requested $50 charge be removed and reeder sent a nasty message back. remember i've only been here a few months so i'm certain i haven't seen the worst of reeder asset management yet. read more

Here are some of the things we experienced: 1) Neighbors overflowing toilet that flooded into third story of our home through floor into second floor was not deemed an "emergency" so no repair people were sent to the home. We worked with the homeowners to secure a private contractor so there home would not have permanent mold damage. 2) Air conditioning did not work for 9 days in July. Finally got a repair person to the home after that period. 3) Refrigerator did not cool properly for 3+ weeks. When we moved out, it still was not working. We moved to a property managed by Wheeler, and now see what property management is supposed to be. It usually would take about 5 phone calls, emails, texts to get one response from Reeder. Management is unable to keep track of their own maintenance and parking enforcement. I have been trying to get refunded for a boot that was placed on my car within a week of moving, despite promises that I would receive a parking pass in a timely fashion. Also, I was charged 100 dollars because their maintenance staff didn't make it to my unit on the agreed date of service and then had the audacity to charge me for their error. Genuinely awful rental company. The move in process was terrible, we had to communicate with someone over text for paying our first month's rent and deposit, they said we had to pay in a cashier's check at a 7/11. We moved in, nothing was cleaned, the unit smelled like cigarettes and feet, the carpets were disgusting, it seems they painted over the walls without cleaning anything because the smell wouldn't leave no matter what. They were even nice enough to leave us dead bugs in the filthy windowsills, next to the cigarette smoke covered blinds. We spent probably $100 of our own money cleaning the apartment and renting a carpet cleaner, even then the floors are dirty enough that your feet get gross just walking barefoot. We weren't given a mail key for about a month into living there, which could have been understandable but the date for us getting the key was continually pushed back any time I called to check up on the process. Speaking of calling, their communication is a nightmare 90% of the time, it genuinely felt like they were screening my calls to avoid me at one point because nobody was available at every hour of the day that I attempted calling about something. If you leave a message, you cannot expect them to check or return your call, so you'll probably have to call again the next day, which won't guarantee they answer either. No fan in the bathroom so it stays humid and misty, especially in the winter because leaving the windows open all the time isn't an option in Logan, and so our bathroom (which I suspect was not painted with the right kind of paint) was peeling and had drywall falling apart. Maintenance for our first issue was fine, they replaced our vanity because the sink was leaking, but every other maintenance request we placed was ignored or left incomplete. Our roof was leaking, making the walls bubble and water damaged, a guy was sent over to the wrong apartment and said he finished checking, I had to call and tell him he was at the wrong place and to check out the correct apartment because we hadn't seen him at all, and it was incredibly confusing. He eventually made it over, looked at the water damage and the leaking smoke detector, looked at the roof, said another guy would be over to fix things or investigate further. Nobody ever came to look again. When we were finally able to move out of that miserable apartment, they charged us out the butt for cleaning and "repairs" that consisted of making the lightbulbs match and replacing the drip pans that came dirty with the apartment in the first place. I understand the cleaning fees to some degree, but truly did not expect them to charge us so much considering how little effort they put into the cleaning for when we were moving in. They took our entire deposit with random fees and asked for more. I'd give them half a star if I could and hope you learn from my mistakes: If your last option is to rent with Reeder, particularly at Alta Manor Suites, I'd recommend living in your car instead. read more

Then after you finally get ahold of someone they act like they never got your voicemails. Oh yeah and then they post a notice to vacate on your door after you just talked to them and made sure they had the paperwork that we've been trying to get them since may 4th. It's now June 8th and we have 22 days to find a place to live. Which 30 days notice is the legal amount of days to evict. We WILL be taking legal action. Also, when you call and let them know that your stove isn't working and that there is a crack in one of the wood stair treads so big you can see into the basement, they make a work order, and then cancel the work order the next day. Reeder is a terrible company. Do not ever rent from them. I initially signed a lease with another company, and less than a week after moving in someone knocked on my door and said, "Surprise! We're you're property management company now." Everything went downhill from there. I had several emergencies while living in my property managed by them. One of which was a carbon monoxide leak. It took almost an hour to get a hold of someone to let the person from the gas company have access to the area that they needed. Similarly, my hot water and heat stopped working constantly. All during the course of two very cold winters. They always took days to fix it. I went without hot water and heat several times, for days at a time. The only way I was able to get a hold of someone was by texting some b**** named Jenn on a number they'd send notifications too on occasion. They'd always say things like, "Just a little bit longer," when I'd ask when I'd have hot water and heat again. Well Jenn, why don't you turn off the heat and hot water in your house for days and see how fun it is? Subsequently, there was a major pest problem in the building I was in. There were mice off and on, and when I reported to them that there was a cockroach problem, they said it would be my responsibility to pay for the treatment of the entire complex. Needless to say I didn't have the funds for that, so I worked with a very nice man from a pest control company to take care of the infestation in my apartment. However, there is still a bug problem in the other apartments. So, in summation, this company does not care about their residents. They do not care to listen. We have been trying to get our toilet fixed for 2 weeks now. The owner and the builder are fighting over who should be liable because the property is less than a year old. I'm the mean time I am living with a clogged toilet that is next to the kitchen. No one calls back, half the time the phone goes to the leasing office and they just reroute you to the same phone number you called in the first place. I have just finished my lease with Reeder after being signed on with them for 2 years! At first, everything went smoothly without a hitch, but after a few months went by, I started to see how they really work.... my first lease, I was signed at a small/ older house with 3 other roommates. when I moved in, there was a $1200 charge added onto the account, when I talked to reeder about it, they said it was drawn over from the previous tenants cleaning fees and we had to pay for it because it was "part of the contract"! with me being nice and just wanted to get things taken care of and not have to worry about anything, I decided to pay it off (big mistake by the way; it put me into a financial hole and took me over 4 months to recover) Two of the roommates completely dipped and left the place to me and one other roommate! Reeder then told me that we didnt qualify to live in that place by ourselves and then proceeded to kick us out because they couldnt find anyone else to move in! I then tried to stick with them and be understanding of the entire situation so I ended up transferring into another apartment!........... oh man, where to begin on this one....... well, on christmas eve, our ENTIRE apartment flooded due to a leak in the roof and all the snow melting through. We sent in an emergency repair notice and we were told that since it was the holidays, no one would be sent out for 4 days!!!!! merry christmas to me, right? I constantly had problems with one of the roommates due to his alcoholism and drug abuse issues, he would always wake everyone up in the middle of the night from being WAY too loud, pounding on doors and cupboards, and smoking cigarettes in the house and bathrooms! I brought this up to Reeder 3 separate occasions, yet, nothing was dont to take care of the issue! WE EVEN HAD THE POLICE OVER TWICE because of him, and they till didnt even bat an eye!!!! after I found a new place to live once my lease would end, I then tried to contact Reeder to schedule an appointment ( due to covid, they posted that you can only meet with them if you schedule an appointment) I tried both email and calling them with leaving a voice mail stating that I needed to have an appointment set up! after weeks of no response, I then decided to wait at the front door to try to get someone to answer so I could then fill out the proper "move out" paperwork! I finally was successful and got everything filed and taken care of so I didnt have to deal with these guys again......... I was wrong even after I turned in the keys, and vacated the premises with even a day to spare, they still continue to constantly email me and text me that I need to pay them for the next months rent, and late fees, even though my lease has already ended! I talked with the lady at the front desk twice about this situation, and she told me that they will get it taken care of and fix the issue! surprise surprise,,, Nothing has been done and they are now threatening to send me to collections because I didnt fill out the paperwork sooner, even though I tried to contact them but THEY NEVER GOT BACK TO ME?????????????? Promised to fix fireplace and never did. Surrounded by smoking units in a non smoking building. Second hand smoke reeks to high heaven and a health hazard. Absolutely filthy. They dismissed every issue and kept promising but never delivered on their promises. Can't say you didn't know because this here is your warning. The poor conditions of the rental is a huge red flag as well as the accurate reflection of Reeder! Forward over 60 days after move out, Reeder wrongfully deducted cleaning and carpet cleaning from security deposit. By law, Security deposit is due within 30 days of move out. I have pictures of move in conditions and move out conditions. Place was dirty at move in, patches all over the walls, filthy carpet. Left the place clean and cleaned the carpet, much cleaner than move in conditions. I will pursue this further and follow up with update. Update Feb 8, 2022. Reeder refuses to refund full security deposit. Will file with small claims court. Consulted with attorney. Luckily we took 140 pictures at move out to prove that unit was thoroughly cleaned. Reeder provided us with pictures that don't match ours. They claim it was left dirty but our pictures prove otherwise. Make sure you take lots of pictures at move in and move out and document everything by email. Anything verbal cannot be proven. Paper trail. Holes in the walls, patches on unpainted walls, dirty baseboards, dirty carpet, dirty stove and range hood, missing baseboards, loose floorboards, broken tiles, dented fridge and front door, dirty screens, rusted tub/shower hardware, fireplace never worked, never fixed, and much more... read more

As owners, it has been years of good to a deteriorating experience. You might want to consider the following: 1. Communication became VERY difficult. 2.Reeder's will not completely honor their contract with the owners. As managers, they don't monitor your property and make sure the tenants are following through with the tenants' lease agreement. Example: Tenants are lease agreed to mow and rake the lawn at a minimum. Reeder's do not monitor your property and make sure the tenants follow through on their lease obligation. At times the owner will have to almost beg them to follow through--if you can get hold of them. It feels like the owner is "managing the manager". 3.The owner has a "sister" service company and any work needing to be done will likely be hired by the "sister" service company. Thus, work required by the tenants (such as raking leaves) or other repairs will likely be run through that service company. Owners pay and it can leave you with a feeling of mistrust. You wonder about the cost and need. 4.Owners pay an extra fee to Reeder to transfer the tenant's utility payment to Logan utilities. 5. It appears Reeder Property Management has simply expanded beyond its capacity to meet the needs of owners/tenants. 6.Separating from this company was long and arduous. Applied for a rental ($100 in application fees plus additional $8.25 for past landlord verification) answered every email for additional information etc. Called a week later was told everything was great with our application and they were sending it to landlord for approval. I expressed my concern because we were on a time crunch and she said not to worry we should get an email later that day. Great! Sounds like we are likely getting the rental! Didn't here anything back for several days so I reached out Via email and was told something completely different... it said they were still waiting for approval of our application. At this point it's 10 days since initial application. The next day I get an email saying Congratulations you are approved. Was excited until I read further on and it said "however another lease in in process on this property" WHAT??? I specifically asked if approved if we would be getting a lease when I called and was told yes. I had explained I needed to know if someone else was ahead of us because it was taking so long and we needed to find a home quickly for job relocation. So now we are qualified and approved and have NO property to rent. We waisted 12 days, countless calls/emails, $108.25, and feel like we were lied to. They keep properties on the website and continue to collect application fees even when they have qualified applicants already applied. Poor communication and poor business practices. I reviewed it and the monthly rent was $70 more than advertised. I looked into it and they applied us for the WRONG APARTMENT! As a property owner I strongly advise against doing business with this company. I switched to Reeder several years back, before they expanded and became ridiculously awful. Back then they weren't so bad but as they expanded everything started falling apart. Communication with them became nearly impossible and it was clear that they weren't even communicating well within the company. They began outsourcing to a service company for repairs and those twits would lie about parts availability in order to up-charge you hundreds of dollars to do a completely unnecessary renovation or replacement. They neglected small, seemingly obvious, maintenance and repairs during inspections which resulted in huge amounts of damage. In my experience they treat their property owners as bad as the tenants that have posted on Yelp. IMHO they are incompetent, except when it comes to overcharging their clients. I owned a rental in Logan, managed for years by Reeder. I should have fired them years ago, but they would sign tenants without contacting me at rental rates that I did not approve, locking me up for another year. I had to put a hard stop on their charges for repairs, because they would not contact me prior to spending my money--and they spent it. The last straw was that I had a renter go bad and abandon the premises. I wasn't notified anything was up until they were two months past due, and it went downhill from there. They charged me $4,000 for a vendor to remove the renter's abandoned belongings--oh, and the vendor was a relative of an employee. Then they wanted to charge me $395 to clean the carpet that they just removed. If you need help, forget it. IF you can get a hold of anyone, which is difficult, they are useless. A real example is that their "manager" in Logan is a part-time student who did not know how to mail me the new key after they changed the locks. Seriously. I got an email that stated, "I am not too familiar with sending mail through the post office." That's the talent level at Reeder properties. I could go on. . .and on, but this should be enough.
