Southern Painting Coppell/Flower Mound office…read more I cannot say enough good things about Southern painting. They just finished our house in 2- 1/2 days much sooner and better than we expected. The team led by Anna consisted of 3 ladies and 2 men who stayed with us from start to finish and worked non-stop with excellent attitudes and communication. The work consisted of power washing all the to be painted areas, sanding, caulking all wood areas and windows, fixing several trim pieces, even cementing tiles and trim area on an upper deck. Instead of using a hand held piece of cardboard to protect bricks from over spray they covered and taped all the brick around the trim pieces. I asked them to replace trim around a pole that was damaged by our mowers with weed whackers, Southern replaced the wood and covered it with metal to stop damage in the future. The house is 4,000 SQ.-FT, two story brick with lots of trim including several painted patios, painted columns and many other painted areas. They also painted our inside master bath cabinets and some hallways; work was excellent and completed within a day. I bid several painters, thinking with their good reviews and reputation Southern would not come in with the best price, to my surprise they were lower than all by a wide margin. Working with Leo was incredible; we have never had any contractor communicate more and spend time on the job to make sure all went as planned. Update- Spray Tex stood by their word and they are going above and beyond to make this right. They…read moresent someone out to fix all of the caulk and paint issues and it is exponentially better so far. the project manager came by to do another walk through with me. I will be using them again as they stand by their word and their product. Buyer beware! I was told that they would be doing two coats and that it would take two, likely three full days to do my house. After realizing they did less than 10 hours total work, I checked the cameras. They only did one coat. I have no idea if every team operates like that but I absolutely will not pay full price for half the job. I also requested flashing not be painted- it was painted. I requested them caulk the dryer vent and plumbing clean out- it was not done. They were extremely spotty with the nails they did caulk- I easily counted 20 nails not caulked in the sunroom alone. I told my project manager about all of this and it was still not done on "day" 2. I have no doubt that the business will make it right, but this is extremely poor business behavior- charging someone full price and giving them half of the work. If I didn't have the thought to check the cameras, I would have been completely ripped off. One last thing- when I got home? My door was left wide open so wasps and mosquitoes could come right in.
