Sausage and egg sammie

Second trip a month later, since I was in the area for an appointment. Really disappointed they didnt have pour over (it was really what I came here for). So I just got their drip coffee, a brownie, oatmeal cream pue and a bacon egg and cheese sammich. This time i brought my own mug for my coffee. This is what really kept my review full stars, despite the lack of pour over. I watched the nice lady run hot water into my mug (which I do to warm my mugs at home in the winter) and rinse it out/dump it out well. Most places wouls have just dumped drip in it and called it aday

GREAT! Even on Sunday, it was quick! It was busy coffee was great! Lots of concentration going but had a great time. Atmosphere was great within quick.

What a great find! Peaceful and great environment. Incredible coffee and food. The basil apricot chicken salad is out of this world. The cold brew iced tea is the best around. I wish i was closer to go over and over. Top notch.

Food, service, and ambience were on point. The employees were happy to answer questions and warmly offered a bag for leftovers. The cafe reminds me of coffee bars in college towns. It was cozy, friendly, and offered broad food options.

Sausage Egg & Cheese

Stopped by Warehouse 4 with my baby Scarlett and had the sweetest little visit She got a blueberry muffin and was very clearly the happiest customer there -- soft, fresh, and baby-approved My fiancé ordered a bacon, egg, and cheese sandwich with an iced mocha, and I got a sausage, egg, and cheese sandwich with a hot chocolate. Everything was absolutely delicious -- warm, comforting, and made just right. The vibe was cozy, the food was amazing, and the experience was easy and welcoming (especially with a baby). We'll definitely be back. Such a lovely spot

Went here yesterday for lunch. I got a tea and a grilled cheese. This place was busy. It's a nice place. It's pretty big inside. Plenty of places to sit and relax. The service was good. Prices were reasonable.

A nice little place with some eclectic food options. The bagel sandwiches are extremely good. We also shared a muffin that was excellent.

And for all those years, my wife kept saying, "We really should try Sam & Ethel's." Somehow, this was the first time we finally made it happen--and I'm glad we did. We came in for breakfast the day before heading back home. We arrived around 9 a.m., and here's a tip for first‑timers: call ahead to get on the waitlist. You don't need to be present, and it can save you a little time. We thought we were next, but another couple who had called ahead slipped in before us. It felt a bit unfair in the moment, but honestly, good for them--they used the system the way it's meant to be used. Once seated, everything that followed was exactly what a classic hometown breakfast spot should deliver. The menu is full of comforting options--silver dollar or plate‑size pancakes, buckwheat or regular, with or without pecans, all served with hot syrup. Everything tasted fresh and thoughtfully made. I ordered the BELT (Bacon, Egg, Lettuce, Tomato) sandwich, which was excellent. They asked if I wanted cheese and offered several options; I chose cheddar, though it didn't end up on the sandwich. Honestly, it was still great without it. I also tried a silver dollar buckwheat pancake with pecans, and it was fantastic--nutty, warm, and just the right amount of indulgent. The coffee was a little weak for my taste, but that was the only small miss. I also sampled some of my wife's breakfast burrito and my mother‑in‑law's toast and hash browns. The hash browns were especially memorable--you could really taste the potatoes, thicker and less fried than what you'd find at a Waffle House. The buttered toast was excellent too, simple but done perfectly. And I have to mention our host, who delivered one of the funniest, most unexpected lines of the morning. She walked up and said, "Can I hit anyone up..." then paused just long enough for me to wonder what was coming next, before finishing with, "...with coffee." I was briefly alarmed, then immediately reassured--and I couldn't help but laugh. It was such a genuine, human moment that added to the charm of the place. Everyone at our table enjoyed their breakfast, and the wait--especially for a Saturday morning--was surprisingly reasonable. My father‑in‑law picked up the check, which was a thoughtful way to end a really pleasant meal. After a decade of visiting Tipp City, I'm glad we finally made it to Sam & Ethel's. It's easy to see why it's a local favorite, and it's definitely earned a spot on our regular rotation from now on.

Today we ordered the mixed family broasted chicken and no issue when we were told there woukd be a wait because we expect that because it is broasted. We were told when our order would be ready and we arrived a little early. Our order should be ready around 6 pm and we arrived at 5:50 pm. We phoned at 5:50 pm stating we wanted to inform them we we were ready in space 3 but were early. She stated she was bagging it up as we speak. Eleven minutes went by and no order. My husband walked in. Our order was setting there. The lady said I am not sure what happened your order is ready it has been setting there. My husband said we have been setting in spot 3 for 11 minutes waiting since we phoned and was told then she was bagging our order. She had no response and he walked out. We tipped $5 on the $30 to go order, come on now! I asked my husband to count the chicken it was all there then we drove home. The chicken was dry. In the past their broasted chicken has ALWAYS been good. This tasted old not fresh but yet it was hot however, not seasoned. The fries were as if they were at the bottom of the bag. Several small pieces versus the larger fries. I have never been served them when I have ate in their restaurant before. I thought that was odd. The coleslaw appeared to be days old. I was not impressed due to the taste of the food and lack of getting me my order on time. I will be choosing someplace else to spend by hard earned money. Too many disappointments here.

As two moms meeting for coffee with our young children, that atmosphere was exactly what we were looking for. Unfortunately, our experience in person was very different from what we expected. The space felt cold and industrial, with concrete floors, minimal décor, and very little to soften the noise. It was extremely echoey, and between the kitchen sounds and overall volume, it wasn't the comfortable environment we had hoped to spend time in with our babies. While there were couches and seating available, the overall setup felt more geared toward quick visits or takeout than relaxing and staying awhile. The coffee itself was good, and the menu offered plenty of interesting food and drink options. I can see how the space might appeal to someone looking for a quick coffee stop or a place to work on a laptop. However, the atmosphere wasn't inviting enough for us to want to stay, relax, or order anything additional. We were hoping for a cozy coffee shop experience, and the space simply didn't deliver that feeling. The biggest disappointment was the disconnect between the impression we got from social media and the actual experience of the space. Had we known what it was really like, we likely would have chosen a different location for our coffee meetup. Others may enjoy the industrial style, but families or friends looking for a warm, lounge-style coffee shop to settle into for a while may find the experience different than expected.
