She has been extremely helpful in any and all issues I have had. From being late on dues (helping me set up a repayment plan back in 2015) to assistance with dealing with issues with my HOA. She assisted from start to finish to remedying issues in helping me avoid HOA fees. She was kind, helpful and knowledgeable in all areas of our community. Horrible property management company, I live in horse thief canyon ranch in Corona. lived here for 24 years and they do nothing for us here. People paint there homes any color they want, put up different fences that don't match the community, absolutely don't maintain there yards and WALTERS does nothing about it. We're currently getting a signed petition together to send out to all home owners in horse thief to get rid of WALTERS management they are a complete joke and do absolutely nothing for horse thief canyon ranch. However the fact remains that they "work at the direction of the board of directors, that I should contact Highland Maintenance Corp. aka Highhanded Maintenance Corp." That statement is nothing more than a convenient dodge as God knows I've tried. There is no way to do that inasmuch as the board hides behind their 'attorneys,' and Walter's Management very conveniently dodges their responsibility to the homeowners. As nearly as I can tell their very thinly disguised function is to collect the dues (understandable), operate in the position of the boards enforcers, and field complaints from those pesky homeowners they are, in theory, supposed to be also representing. How sad that there is no viable way to achieve a meeting of the minds unless it is through the courts....at considerable expense to both sides. My first time dealing with a HOA, as a first time home-owner and I was presented with an invoice for fees that were not paid by the previous home-owner. I was unsure as to why I was the one held responsible for those fees but I paid them anyways. Then, I decided to switch out my grass lawn to a drought-tolerant landscape. That entire process was not easy nor enjoyable as I felt completely rushed by this association to have the project done in a timely manner. The years to follow did not get any better. Every year we deal with weeds that pop up after the rainy season and this year was no exception with the tremendous amount of rainfall we had at the beginning of the year. We received a "friendly" reminder to maintain the weeds in our front yard as well as another "friendly" reminder that our trash cans must be stored off the street if it is not trash day. I would like to note that the official notice was issued incorrectly as it was our neighbor's trash cans that looked like it was placed in front of our yard. Not to mention the date listed on the image they provided was the same day as our designated trash day. Unfortunately, our initial efforts to maintain our front yard was not enough since this association finally sent us a hearing notice to appear before the Board on 05/16/2023. I responded back stating that the yard was being maintained and on 05/19/2023, they responded back with the following letter: "On 5/16/23, a hearing was conducted regarding the following alleged violation: Please complete the necessary lawn maintenance to adhere to the Community Governing Regulations. The Board considered all appropriate information and, in conjunction with the Association's published enforcement policy made a final determination. As outlined by the enforcement policy, the Board of Directors has implemented a fine against your property in the amount of $100. If the violation remains uncorrected, the fine amount will increase to $200 and then $200 every month thereafter. The Board's decision relates only to this issue, and is not intended to be a decision regarding any other circumstances which may arise." My biggest issue with this association is that I had originally requested notices to be mailed and emailed since mail theft is very high in this area and there is no guarantee that the mailed notice/fines were actually being delivered. Every single mailed notice that I received from this association, I have yet to receive the same digital copy via email. However, you are required to respond back to their violation notices via email and they even reply back via email. I do not like writing negative reviews but this is my reality. read more

Unfortunately I need to update this review. While the point of contact I spoke about is still amazing, our neighborhood is now assigned two new people that are complete and absolute morons. After raising issues about trash and common areas being poorly maintained we have been retaliated against by jennifer wood and Karen Burch. The landscaping (that the last review was actually written about) which was approved is suspiciously no longer approved. Even though we have all documentation showing the approval. While jennifer herself is vindictive to do this after being called out that she is terrible at her job, she at least calls and responds to emails. Karen on the other hand is incapable of the most basic customer service. The simplest way I can put it is think about any "Karen meme". She is the original Karen. Now we have the joy of going to court to sue. read more

Disappointed with the service and management from this company. Our pool was due to be redone per code. It's about 10yrs old. Walters decided to wail until summertime to do the remodel. What was supposed to be a 3 week remodel turned into over a month a half (it's still not complete as I type this). 1- Lack of planning: This was a routine remodel. There was no emergency with the pool/nothing was broken or needed to be fixed. This could have been done before or after summer. 2- Lack of Respect: The pool was ripped apart in about a day. It took them over 2-1/2 weeks to come back and re-plaster. Walters took our pool away during the peak heat of the summer and allowed the project to rot. The whole project should of been completed in 1 week or less. The pool was taken away from the kids of our community in summer time when temps reached up to 115 and the playground was too hot to play on. This just shows Walters Management doesn't care about our community, it's just a business deal to them. 3- Lack of Safety- The FOBS that allow entry to the pool area were still working until I had to email Walters and let them know if their project was going to sit in rot it needed to be locked so no one would fall into an empty pool. There was also no signs placed until I notified them. I have had to follow up weekly to ask the status. The remodel company left trash that has been there for about 3 weeks. The pool is now full of water and green as we await the health inspector. The health inspector will not sign off on our pool in its current condition. This whole experience has let me know that Walters Management lacks the "know how"on managing an association. I would not recommend this company to anyone. read more

I have been amazed at the rapid response and assistance that I received from Raygan Janes at Walters Management. The experience I've had each and every time has been stellar over the 12 years I've needed to process the many applications. This time it was an Association board approval for my Solar install on my home. The very next day, I received an approval letter from Raygan and she alerted the solar company of the approval so that the install could be placed on their calendar! She has very helpful in my multiple attempts at getting the needed paperwork and process through and looks for additional ways to assist me. We just purchased a home in Crown Hill in Temecula late last year. Just after the purchase the HOA management companies changed from Avalon to Walters's Management. Considering all that can go wrong with a big change like that nothing did. My bills arrived correctly and when paid were credited correctly. Since the house was needing some updating it meant we had to deal with Walters Management to get approval for exterior painting. I made a number of phone calls first to get questions answered and spoke with Raygan Janes. Coincidentally she remembered me from a flip house I did a couple of years previously in Paseo Del Sol. I was impressed with her memory considering how many people she must deal with on a daily basis. With her assistance I submitted the application and in less than two weeks I received a nice letter and news that it was approved. I've had many concerns about our neighborhood in regards to the upkeep. I've called at least 4 times and left email messages with zero response. In the past the management company has even sent me letters of violation for trees that need trimming on my neighbor's property. I would not recommend them. read more

to me this is predatory towing The list is long they are the property management company at vista del Lago in lake Elsinore ca If you need to get hold of them you may or may not you may or may not get a call or email back and you may or may not get the right answers to your questions they waste the hoa moneys in my opinion i am legally blind and a senior and use a wheelchair they put is speed bumps knowing they had disabled people in here did not take that into consideration they did not have to but they did fix them but it should have been taken in to consideration in the first place the latest we had contractors here they were parked at the drive way as they all do they were given at ticket so was the one a few buildings down they were moved before the tow truck got here but it is ok for the gardeners to park like that so you can not move in or out as the uhaul would be in the street you can not have work done on your home the lady next door was unloading groceries and they ticketed her this is just a few of the things wrong with Walters if i were you i would not move into any property they manage just my opinion read more

This is the shittiest HOA company ever. They don't respond to messages, particularly the office of Murrieta to be exact. If there is a car that is violating policy and doesn't have a car permit, they won't tow it. If your neighbor who is "renting" leaves trash bags in front of the entrance which you share, Walters won't do anything about it. If you find a property that is managed by Walters, consider looking elsewhere. I have more negative things to add. But will consider legal advice first. I resigned from the Board of Directors due to ethical concerns and have ceased all volunteer activity after 20+ years of participation since Walters took over. One of their employees is a current Board Member and now a District Delegate, which is legal but presents an appearance of impropriety that should be avoided. Walters condoned their employee/Board Member voting on a non-agendized expenditure for her counterpart. Walters management ignored the impropriety when brought to their attention and I was met with a hostile Board president. Having prior communications with a Walters representative, I expected professionalism of the highest integrity. I was sorely mistaken in voting for Walters to take over management from First Service. I would recommend an Associa related company over First Service or Walters. I suggest homeowners beware and pay close attention to their Association and the management companies that control operations. Walters asks Association Board Members to write favorable reviews. I believe Yelp discourages companies from such conduct. read more
