DO NOT BOOK THROUGH VRBO. I REPEAT, DO NOT BOOK THROUGH VRBO. The host misrepresented the property. The entire building reeked of smoke, and there were drug users and homeless people IN the hallways of my rented apartment. The host was largely unresponsive, and was of no help. Neither was Vrbo customer support. In fact, it is the WORST I have ever seen in my life. They put you on hold for what seems to be FOREVER, keep transferring you to other departments, the line will often drop, and they do not have a good record keeping system, so you have explain yourself OVER AND OVER AGAIN. They do not appear to be based in the US/Canada and all sound robotic as if they are reading from a script. They stated that a refund was at the discretion of the host, and they couldn't do ANYTHING to make things right. Essentially no protection for the guest WHATSOEVER. Anyone can simply make a listing, post devious pictures and misrepresent the fact, and we're basically at their mercy. You can send pictures, videos and testimony to no avail. I've now lost over $600 to this misadventure. NEVER AGAIN. If you must, please, ONLY use Airbnb.

Lakeside Wooded Retreat. Wadleigh Point Road, Kingston, NH Was here with my sisters for our summer getaway. It was great. We were in a one-room ground floor suite that was about 15 hillside steps above the lake (Great Pond AKA Kingston Lake), although not huge, it fit us nicely with a queen sized bed, pull out queen couch & a comfy twin sized rollaway bed. Nancy, one of the homeowners (they live in the upper two floors of this beautiful lakeside home), was accessible by cell phone if there was an issue (she texted us good info about places to dine/snack/hike/etc.) & she had left us a welcome note along with a bottle of wine & her husband took us for a wonderful electric boat "cruise" at sunset. Nice touch. Full kitchen & bathroom, dining area, under-cover patio with chairs & table (great place for reading, along with the bench on the dock) a dock on which we lay to gaze at the stars late one night, direct access to the lake on which we kayaked a few times, firepit, Adirondack chairs on the edge of the lake, water toys & canoe on which to float to & around the nearby island. It all made for a really good sisters' getaway.

There is one critical difference between VRBO and AirBnB. With VRBO, an unethical owner can write a negative review that is completely and blatantly false and VRBO does not provide any mechanism for the guest to provide their response to that false review. AirBnB does provide this type of mechanism. I have encountered unethical owners twice, once with VRBO, once with AirBnB. With VRBO, the owner got mad at us and gave a completely false review, all 1s. And I was unable to provide my version of the events. With AirBnB, they provide the guest with the ability to post a response to an owners vindictive negative review. In my opinion, AirBnB's ability to let guests respond to owner reviews of guests, helps keep unethical owners in line. VRBO doesn't do this. You are at the mercy of the VRBO owner's review, no matter how false it is. read more

VRBO IS A VERY VERY VERY VERY BAD ...JUST ASK PAPA AND THE GRANDKIDS VRBO IS A VERY VERY VERY VERY BAD COMPANY THEY HAVE NO PROBLEM PULLING THE RUG OUT FROM UNDER YOU.......Me and my grand kids spent week looking at aruba homes to rent , they had a ton of fun,, pappa we like that one papa we want that one, they finally settle in on the one with the flamingo in the pool ! we booked the vacation home thru vrbo 4 months ago, 12 people total going kids grandkids family... we are all going down to watch papa run the aruba marathon .....6 weeks to are vacation they send email , heres the email Hi Mike, I hope you're doing well. Unfortunately, the house Moko 119 is no longer part of our program. We explored alternative options for you, but we regret to inform you that there is no availability for your reservation dates. We will proceed with the cancellation. We sincerely apologize for any inconvenience this may cause. Please let us know if there's anything we can do to assist you further. thats was it no help as they claim they will do. first they said i didnt send the documents , then they said the property is not part of are program,, my first time booking this stuff,, just shameful. never new this could happen legal ? moral? bad buisness. now i need to find a place for 12 people including 5 kids, in a short time read more

I got scammed. I reserved a property. Everything seemed all set. I took an Uber to the address I was given, straight from the airport after my plane landed in Houston. When I arrived, the property was abandoned - no furniture, dust and dirt clods on the floor. The front door was wide open. The other units next to it had their windows boarded up. It was clear this was not the property in the photos. In any case, I had no place to stay. I contacted support demanding a refund. They said they would try to get me another property but were unable to. That was the last I heard from them. I disputed the charge with my credit card company, which was denied because my credit card company said Vrbo has a "procedure" that handles it. Again, I never heard from Vrbo after that about the case and now I am out more than $650. I WILL NEVER USE Vrbo AGAIN! I highly recommend avoiding Vrbo at all cost. DO NOT DO BUSINESS WITH THEM! I'm actually surprised there hasn't been a class action lawsuit brought to them yet. read more

HORRIBLE experience having just booked a week with a property that turns out, VRBO does not have access to....now they are giving me the run around about refunding a lot of money! It feels like a major scam -- taking money from folks without having access to make good on the service being sold then refusing to refund money? DO NOT USE VRBO! The customer service loops through frustrating "attempts" to help but they are really not helpful, just make the situation worse as it makes you more mad to have to re-explain yourself and the situation over and over again. Try Wander! Much better customer service. read more

Worst customer service I've ever dealt with at a company. Booked a stay that offered free cancelation. Decided we did not want to stay at the property after all after reading the negative reviews for the property. Requested a cancelation before the deadline, and have been fighting with both the host and customer service for my money back. No one takes responsibility and points fingers to reach out to the other party. Cannot get anyone to cancel my booking, even though I have asked 15+ times and have all the documentation to back it up. Will never use this platform again for my bookings. The host refuses to speak to me through VRBO and is holding me hostage with my booking that I don't even want. read more

THEIVES-FALSE ADVERTIING AND PROMISES Booked a 1 month stay prepaid. Showed up to the property, looked nothing like the pictures, was a 1 bedroom 1 bath and the ad stated 2 bedrooms 2 baths. The host tried to get in a physical altercation with my driver, he was drunk and lived above the unit iin the middle of nowhere. I stayed one night and left. Called VRBO upon arrival and told them I was afraid for my safety, they did nothing. I've tried to get my money back now for 3 months without sucess. I've sent pictures and videos, they kicked the property off the website but still wont reimburse me. Their marketing slogans are "Book with Confidence Guarantee" and "Stay Neighbourly" Yeah right!! Anyone have similar experience?? I dont trust VRBO anymore and I want my money back!! read more

Great experience! Thank you VRBO customer service. There was a major issue with my reservation that prevented me from staying in the home. Not only did the customer service team answer my call in a timely fashion, they stayed on the phone, activated a full refund, and then assisted me in locating a hotel then VRBO paid for it! On June 25, 2025, I rented a VRBO for four days with a charge of about $1,500. This was steep, but I was willing to pay for what was described as and photos portrayed as a charming cottage, "on a white sandy beach" and a nice private pool. When we arrived on July 29, 2025, the smell of sulfur and natural gas were overwhelming. There was nothing behind the house but rocks, seaweed, and trash. The pool had broken pieces everywhere, and immediately adjacent in the next door property was an empty pool with pooled water filled with mosquitoes. There was a closet with floor to ceiling trash packed into it. The floors were filthy and the bedding had visible stains everywhere. There was mold all over the property. We immediately turned around and left the keys and notified the owner we wanted a refund. The property was a health and safety hazard and a gross misrepresentation from what was listed. The listing continues to be the same on VRBO's site, despite VRBO being aware since July 30. I have attempted to resolve my concerns with the owner's and VRBO's fraudulent business practices, but VRBO has done nothing but give the runaround, delay, lie, and commit ongoing fraud. I have probably rented a dozen VRBO properties without issue. After this experience, never again! read more

My two sisters and I rented a house through VRBO in Bellingham WA right on Lake Sammamash. The home was two level with a deck, walking distance to lake, gorgeous view and beautiful home. When we opened the door and walked in the house stunk so bad of cat urine. We opened up all the windows an turned on all fans to see if we could alleviate the smell. We noticed there were no towels, no soap in any of the bathrooms, laundry room or kitchen, beds did not look like they were made with fresh sheets, kitchen was not wiped down. There was no book anywhere telling us of wifi network name or password, no instructions on how to use air conditioner, tv, etc. We checked in at 5pm - one hour after check in time and at 5:20 a lady shows up and identifies herself as the cleaning company and told us we were not supposed to check in until she can clear the house? She smelled the cat urine right away and got on the phone with her company and more people showed up trying to get rid of smell. It was so strong my eyes were watering and my sister started to wheeze and cough. We couldn't stay there. The cleaning company could not get the urine smell out as it was permeated into the carpet and furniture and wood flooring, We called VRBO customer service and they did not help us find a new place to stay, they did not help facilitate for a refund, they only reached out to host and the host denied the cat urine smell. VRBO asked us for pictures and we could not take pictures of a smell. We stated that to them and VRBO customer service could not think outside of the "procedural box" and since we could not take pictures of a cat urine smell they could not help us. While on the recorded line with VRBO I walked to each person from cleaning company and asked them if they could smell it and they stated yes and the customer service person said he could hear them. Host still denied that anything was wrong, and we he was not even there. We are out $1700 + the expense of the new hotel we had to stay in for the next two days since we couldn't stay in that house. VRBO said they would have their quality team go over this and get back to us in 24-48 hours. We wrote a letter stating in complete detail what happened. VRBO got back to us 1 1/2 weeks later stating issue resolved????!! It was not resolved. We replied back and asked what the resolution was and they never got back to us. BUYER BEWARE! You pay your money up front and will never get it back. VRBO does not care about you or your circumstances. They do not facilitate a refund or help you find another place to stay if your VRBO rental turns out bad. My family and I will NEVER book with VRBO again EVER. I will tell any of my friends and family to back away from this. VRBO is a rip off! Owner was a dirtbag for not believing us. Why would we save up for a vacation for 2 years, pay $1700 just to not stay there? read more

VRBO allowed a transaction to go through without confirmation. I attempted to rent this vacation property in Miami and the owner changed the dates of availability during the transaction after I had already paid. VRBO accepted my payment for the entire amount for the trip and paid the owner who acknowledged receipt. Within minutes I realized I'd been scammed so I formalized the cancellation through VRBO. The owner kept my money and VRBO refused to intervene. Do not attempt to rent this property. My rating is -0. I booked a unit, received a confirmation that it was available. I then received a message from the owner cancelling the unit and he advised he was not with VRBO any longer. I contacted VRBO and received an email February 15, 2025 that they would issue a refund within 7 business days. Nine business days later I am still waiting for the refund. When I called VRBO they said they did not have a cancellation for this unit? Last time I will use this source for booking. read more

Vrbo has deceptive practices. I cancelled my booking which was 7 weeks in advance within 30 minutes and was given a refund of $361.46 instead of a full refund of $1046.04. I was told it was up to the host, whom had a new booking of the same dates within 24 hours. read more

I would give a negative rating if possible. We booked the house on VRBO at 13203 W Palo Verde Dr in Litchfield Park Az near Phoenix one month in advance and our credit card was charged. The house on VRBO was called "Amazing Litchfield Estate with Backyard Oasis". It's 5055 sq ft with five bedrooms and sleeps 12. We contacted VRBO four times in order to get our entry code and one hour before check-in they finally told us the house was over booked and we cannot use it. We had family flying in from all over the country. We are reporting them to the Better Business Bureau. They also sent us a message stating that it's easy to book something else so get over it. read more

By wife booked a house with Vrbo and had to cancel 2 months before the stay. We were informed the neither Vrbo or the p.o.s. host will not refund our $4,300! Vrbo told us we have to contact the host, Vikash Sachania (a supposed "super host") who refuses to refund us and has stopped all communication. Customer service is non-existent and is the worst I've experienced anywhere. Very long hold times, hung up on when I asked to speak with a supervisor. The absolute worst experience. Do NOT rent through VRBO!!. If you are a renter, you have no rights. You might think that buy prepaying the booking in full that you are guaranteed the rental, but the homeowner can cancel your booking at any time with no consequences at all. That means you can be canceled right up until check in. Their so-called, "rebooking team" is a joke. You can't call them. You go through the regular help line and are told you will get a call back, "in a couple of days." You will be offered whatever properties meet your needs as long as they are slightly higher or slightly lower than what you originally booked. If the rate is higher, you will have to pay for the entire rental. They won't even honor the price for their mistake Don't let your holiday get be ruined!!! read more

I would never ever book anything through VRBO. I rented a house from Oct 9-Oct 11 (2023). This house was located in Belmont CA. So if you consider visiting San Francisco Bay Area do not rent anything in Belmont. This particular property was managed by a property Manager, and I see them more at fault than VRBO. So, if you see any listing from MARBELLA LANE on any site. AVOID it. This particular house was completely misrepresented and falsely advertised. The pictures shown on the VRBO site did not match the actual property specially the furniture. On the site it was shown a nice leather couch and the house actually has an old, dirty broken couch which is very disgusting. Kitchen supplies were not clean, and the house was suppose to be for 6 people but not enough plates, forks .... There were spider webs all around the kitchen ceilings and dinning area. The walls were are damaged and one had a hole in it. Patio door handle was corroded from inside and outside. read more

1 star is too many. I thought Vrbo is just a poorly managed company. That is true. but worse, it's actually a fraudulent company. I'm an owner. I had a guest who violated my house rules right away. I asked Vrbo to cancel his booking and issue no refund as it is their policy. To my shock they issued full refund to this jerk. now that I am protesting they say you cancelled the booking!! see just how choatic and no man's land is the freaking company who cannot control his employees or take responsibility for their actions. someone within the company cancelled the booking in my name and now they say sorry since you cancelled the booking we can't do anything. how do you describe that? I describe it as a rotten Fraud ridden company. A company like that has to go out of business. worse yet, after vrbo cancelled the booking the guest refused to leave my property and stayed one night and obviously didn't pay anything and the MoFus at Vrbo are not doing anything about that either. Vrbo needs to go out of existence. This level of fraud and incompetence is unprecedented. read more

I unsubscribed from all Vrbo emails on June 20th. Then I unsubscribed again after receiving more emails on July 23rd. After two unsubscribes they are still emailing me on August 20th. No customer service email to contact. This is unethical behavior. If I had more time on my hands I'd start a class action lawsuit, but that's what corporations are banking on - the fact that we're all too tired and too busy to notice these things. Gross. read more

vrbo is a horrible, unreliable company. I booked a long time in advance, paid in full to go to Redwood City to the cemetery where the memorial for my late son is situated. We were to go up as a family so I booked a 4 bedroom house in Redwood City. They cancelled the afternoon before we were due to arrive. They customer service was absolutely terrible. NEVER book with this company! They will let you down at the last minute. read more

I rented a cottage on VRBO. Summit Cabin rentals put up cameras and didn't list that in the listing breaching VRBO rules. I didn't receive check in information until 5:03 and check in time was 4:00. It was not pet friendly as listed. I asked to be moved to another cabin that was pet friendly and was denied. I was over talked, bullied, and manager was rude! VRBO has not helped me despite all of the violations from Summit Cabin rentals. We had to rent another cabin from Hearthside cabins which I highly recommend! read more

I booked my reservation via VRBO to a place in South Carolina for August 2024 for a week. VRBO advertises 100% refund if you cancel. I cancelled the next day since plans changed. They did not refund me the full amount and kept $84.62 for processing fee. Vrbo is doing false advertising and not be be trusted. They DO NOT REFUND YOU 100%. Be warned. read more

I have rented through VRBO multiple times in the past. Never again. It was much better with decent customer service before Expedia purchased it. Now their customer service originates in some god forsaken call center where you can barely understand the people reading from scripts. I put a damage deposit down for $1500, which was absurd in and of itself. Owner of rental was happy with our stay and gave good review. Ten days have passed and I am still waiting for a refund of my deposit. That was this past months rental. The one before was a place that was completely misrepresented in the listing. They had restaurants within walking distance -- not. It was a good 30 minutes to the nearest restaurant by car. In fact all of the points of interest were misrepresented as being a lot closer than they were. I am sick of them, but they seem to have a monopoly despite their dismal reviews and multiple complaints on yelp, BBB, and reddit. I am done though. Will book through local real estate company from now on. read more

The location at the Gabriel in San Antonio is a total scam. The owner knew that the AC was not working because when we got there the fans were on high and a ghetto box fan was in the bedroom. Needless to say because temps were close to 100 that day, the temperature in this unit was still 88 degrees with the AC on . We kept messaging her and she acted like she couldn't read our messages . I had to reach out to VBRO. We will see if either she will refund us or if they will. Horrible experience. read more

I wish I could give zero stars. What happened to me with VRBO should not happen to anyone. I booked a place which was perfect for my family and after the booking reservation was approved, I proceeded to book the next 3 nights along our route, relying on having the property we had booked in Raritan, NJ. Several hours after I received the confirmation of my reservation of this house, I received a message from the host saying he had another booking and my one night stay interfered with that booking so I needed to cancel my reservation. I asked for clarification but when I didn't receive a response, I called VRBO. They told me he couldn't cancel and I should not follow the instructions to cancel. Then the host cancelled my reservation and refunded my money. I called VRBO again (on hold for over 20 minutes) and was told the host would be spoken to but there was nothing they could do. It was unbelievable - I messaged the host again and he then said "it was an emergency" so he changed what he originally wrote. Clearly, he wanted multiple nights and cancelled my reservation to make that happen. This company is terrible. I will never book with them again. TERRIBLE CUSTOMER EXPERIENCE read more

In general VRBO has been my go-to for rentals. and I would have rated VRBO with at least 4 stars had this bait and switch not occurred. In April, 2024, I booked a lovely vacation stay in California and one month later, VRBO sent a bill for an additional charge of $68. I called and the rep said there had been an error on their side and I owed more. They were unwilling to reduce the amount or remove the charge. It seems as though the original fee doesn't mean you've paid in full if later an additional charge can be levied. Very disappointed in this practice Im willing to address/change this rating if I hear from VRBO with a reasonable resolution read more

We booked a weeklong stay in Morro Bay. The week prior we found out the property management company, that was in charge of the property, was no longer managing the property and was under investigation from the DA for embezzlement. We contacted VRBO and were told that we had to wait until the morning of our check in before they could do anything. Upon doing more investigating on our part, and contacting the new property management company, we found out the property was already booked to someone else for our stay. They told us they notified VRBO of the circumstances happening with this property, and many others under the old property management company, and asked VRBO to be proactive and notify anyone that had booked the properties under the old property management company, which they did not! Knowing we had no place to stay we never went to Morro Bay and the morning of our scheduled check in we contacted VRBO again and asked for a full refund, under their Book with Confidence Guarantee. After 3 months and 11 phone calls to VRBO, we finally received the following email: "Dear Lori, This is Amanda withthe Vrbo® Guarantee team. Thank you for contacting us regarding your paid reservation for VRBO property 2425298 After reviewing your request, we suggest that you contact your financial institution or credit card issuer to inquire about options for the return of your funds. You can provide your credit card issuer with a copy of this email, in order to seek further assistance in recovering any charges for the referenced Reservation ID: (&#$*(Q#()&#(__% If no mutual resolution is found with the owner or manager, and your payment provider is unsuccessful in recovering your funds, please reply to this email by attaching any pertinent correspondence received from your financial institution. Some additional information, originally, we had this same property booked thru AirBnB, which was cancelled thru them with no explanation why. We found the exact same property on VRBO and just assumed the property management company switched companies, so that's when we booked the property on VRBO. After speaking in detail with the new property management company, we realized the reason we got canceled on AirBnB was because they were doing their part to be proactive, as requested by the new property management company. Obviously VRBO does not care about their customers. We will NEVER use VRBO ever again and will continue to give our business to AirBnB and we suggest you do the same. read more

I have booked a place using the VRBO website for a stay in WARSAW Poland for my wife and 3-year-old daughter. When they arrived at the place at the time of agreement there was no such building found and the phone number that was provided by the host wasn't valid. After contacting VRBO and spending 1 hour and 35 minutes "I was transferred from department to department" because the system wasn't working while my wife and daughter were outside in the cold waiting. In the end, my family was offered 3 options at the hostel stay which were 10$ a night for the inconvenience. I spent more on an uber ride to the place! Horrible service, please stay away! read more

We booked 10 months in advance and had both payments taken out and for all of us from 4 families to drive up to 4 hrs away to find out that the property isnt a listing anymore. We planned to stay in leavenworth to be close to town and then we had to get another cabin 1 hr away over a pass in Enumclaw with airbnb. Called vrbo to see about getting compensation or something for them ruining our trip and keep getting the run around from a call center in another country. We will never use VRBO again. Customer service was horrible and our trip was ruined. read more

The place we booked was absolutely filthy. There were pee stains and pubic hair on and around the toilet. The floor was sticky. The counters had not been cleaned, and still had someone's food on them. Laundry was piled up in the corner of the living room, and laundry still in the washer/dryer (so don't expect to be able to use them). The whole building was overwhelming with the smell of drugs the minute you walk in. The outside of the building had trash all over the place. Nowhere to park (even though I had asked about parking before booking). Even the police chief from my hometown told us to get out of there immediately because it was not a safe neighborhood. We stayed on the phone with VRBO customer support for 2 hours and sent them pictures showing the filth. The agent agreed that the place was filthy and unfit to stay in, and agreed for VRBO to put us up in a hotel for 1 night... HOWEVER, they are refusing to refund the money that we paid for this rental that we couldn't even stay in. Stay as far away from VRBO as possible. read more

Vrbo sucks. Use airBnB. Property misrepresented with 3 fewer beds and I couldn't connect to wifi for the first 4 hours. We made do, even though we had to tell people to bring air mattresses. I contacted Vrbo immediately upon returning and they said they can't do anything. Cancellation policy requires host to confirm before receiving your funds back, even well within there cancelation window. To wait a couple of days for 1-2k is ridiculous. Website is slow. In general bad experience with VRBO read more

VRBO was great when I started renting through them in 2012, but has gone steadily downhill, picking up speed after the merger. Their customer service is an exercise in futility, with each agent saying they've "escalated" the issue and I should get an email in 48 hours, with no response or fix. They dropped 80% of my hard-earned reviews off my listing, and even more painfully, dropped my Premier Host status because I don't have 3 reviews per quarter... because I booked a long term renter THROUGH THEM. They shoot themselves AND me in the foot. For the first time ever I have no bookings for the year ahead, and about 1 inquiry/month. Pathetic. read more

I've been working on getting a refund for 47 days and counting. The only attention or "help" I've received came from the fact that I googled the emails of the C-suite executives and sent them a thorough letter with screenshots WHILE on hold with regular customer service for the 5th time. Will never use VRBO again. They don't hold owners accountable and ultimately we paid the price for an owner who seems to habitually double book and then lie about it. We were stuck at the last minute and forced to check into a single room at a 2 star hotel. Customer service = talking to an offshore call center in circles. I don't know what's changed as we've used VRBO confidently for almost 15 years, but the last few bookings have left a really sour taste in our mouths, and our most recent vacation was ruined because of their poor policies and service. I've rented our vacation home with VRBO since 2009. never had unresolved issues. this summer renters did major damage, but they also complained about the property to VRBO. despite sending picture and receipts VRBO never resolved our issue. they froze our account so that we loose all repeat business. they never gave us the damage deposit we deserve. and I never got a reply to my emails. support chat kept saying the issue "had been escalated." read more

Whether as a host/owner or as a guest VRBO is no longer to be trusted. I had years of experiences with them that were positive. They started increasing the fees they charged to both hosts and to guests. They do not care one ioto about customer service. If one has a question or a problem they are totally - either unresponsive or unsatisfactory. All done with them. read more

Racist PLatform that enables racist hosts. The host showed up on the last day of our stay and kicked us out with out any warning or proof to what she was accusing us of. This is a video of how the home looked when the host showed up unannounced and unexpected visit to kick us out. How do you justify cancelling our trip and keeping or money when your home looks like this? This was based solely on the colors of some of the guests skin. After checking into our house at 38 North Forrest Beach on Hilton Head Island, managed by iTrip Vacations, who is affiliated with a local company called Low Country Rentals, who in turn lists properties for rent on VRBO, we began discovering a series of issues. The first was the living room television. We got a prompt call back about getting it to work, only later to find if it was turned off everything had to be reloaded which took more than 20 minutes. The only way to get it to come on was to unplug it and plug it back in. Days later, we found that the DVD player could not be connected to it either. Soon, guests began discovering several toilets were backed up and overflowing when used. The office had closed by then. Plungers were not helping with two of the four bedroom toilets. The sink backed up that night because the garbage disposal was broken. We found several electrical outlets that would not hold a plug. One even sparked. The pool appeared to be neglected, especially compared to the one next door where people were able to play in the water. We did not want to be complaining about everything so decided to concentrate on getting the plumbing issues fixed. We texted the next day when the office was open, leaving a message about our biggest concern - the toilets. We received a text back that plumbers rarely came out on Sunday, but they would be in touch Monday, if not. It was noted their inspection report had deemed the plumbing system operating correctly. In the meantime, one toilet upstairs overflowed to the point it flooded the bathroom and leaked a large amount of dirty toilet water through the ceiling into the kitchen. ( You could tell looking at the ceiling this problem had occurred before ). On Monday morning we got a text from the management company ( Low Country Rentals or iTrip Vacations ), saying that Low Tide Plumbing would be at the house between 11:00 and 1:00 PM, so some of us went back to meet them. We never heard from them so sent two texts over several hours back to the management company and did not hear anything back from them until that evening. Finally, we got a text saying Superior Plumbing would be there by 8:15 PM. We scrambled back and a courteous young man did his best to solve the problems using different machines. After indicating he had a lot more to do and had two toilets pulled out with no problems solved, we excused him for the night ( 11:00 PM ). The next day we were notified Low Tide Plumbing would be there just before noon, so once again, we left what we were doing and met with them. The information they were given from the previous plumber some how got mixed up so it's a good thing we were there to show them what had happened. They fixed the problems pretty quickly, mentioning the disposal was dead, and the management company sent out a cleaning person to freshen the bathrooms and kitchen, which we were grateful for. So three and one half days into our stay, that major headache finally was resolved. We did not bother to complain about anything else and we had a good time in the house. After our stay we asked the management company for an appropriate refund ( in our minds maybe 1/2 off ) for all of the inconveniences. We did not hear back for several days, so we talked with VRBO about it several times. They were sympathetic, but explained the owner and management company were the ones who charged us, and would be responsible for any refund. Itrip vacations said the same thing. VRBO did say they would review the case and might penalize them for neglect ( but who knows ). Since we could not get a response, VRBO left three messages to the management company to get them to communicate. Then, suddenly, Matt Williams responded to us by email saying he had been on vacation and did not like our tone. He defended their actions and declared they would not be held hostage to us waiting to write a review based what they decided to do. He was defensive about everything we brought up, putting it back on us. There were several things he did not know about that we just lived with, so that could have all been worked out in a phone conversation we never were able to have. It turns out we were never able to leave a review on VRBO because a brief one sentence message to the management company had been put on there early on and we were not allowed to put on our review ! We will now try to work with the BBB for a more favorable outcome and share this story with other potential renters using any of the above mentioned parties, including VRBO. read more

The property manager used his undisclosed security system to spy on us (more on this below). The property owner threatened to evict us because we arrived with our service animal in training. Discrimination against someone with a legitimate service animal is illegal. He then proceeded, without our consent, to charge our credit card ($125) for the service animal. Charging anything additional for a service animal is against the law. My husband is an optometrist and he trains Seeing Eye dogs for the blind. We had to file a credit card charge back to recoup the illegal charge. VIDEO SURVEILLANCE Any form of surveillance at a rental is illegal when it is used for anything other than security issues. Simply put, the property manager used his security system to spy on us without any notice, and without our consent. He contacted us during our stay to tell us that he saw our service dog on video, and that "pets" were not allowed. We were shocked that he was using video/audio to spy on us. This was not a matter of security at all; and all members of our party feel grossly violated. We are afraid of what footage of our children may be out there in the world now (which includes our teenage son and daughter, and younger children). We have a very poor opinion of the property manager's ethics and knowledge of rental laws. We feel this opinion is warranted given the circumstances. As you can tell we are very upset; but, we are a very reasonable and understanding family. If you don't mind having your right to privacy abused, and/or discrimination against disability laws, the home itself was nice. We planned on spending significantly more time at the home, but we just did not feel comfortable or safe living in the space provided. VRBO ghosted us, and would not even give us replies. Due to their lack of response, we are in contact with the Internet service provider, the security system provider, and local law enforcement. We attempted to contact the homeowner, but they will not reply either. All of this has been a tremendous amount of homework that we did not anticipate with renting a home for a few days. Because this company manages more than this home, I am fearful that the above practices are more than likely occurring at all of the homes they manage. This is the only negative review we have ever had to leave for a vacation rental. UPDATE: the property manager states that the above surveillance claims are unfounded. Luckily, we have his admission of guilt in writing. Again, a poor display of ethics: 6/15/21 email from Property manager: "The camera was installed by the owners a few weeks ago after an issue at the home. It was an oversight on our part to not update the listing at the time." This company has set a precedent that crime is allowed (federal and local cybercrime, disability discrimination), customer safety is not a priority, and punishment for crime is nonexistent. They do not care about your rights to privacy, nor do they care about how you feel when they violate you. They are in direct violation of their own policies. Disgusting. read more

My family arrived at "The Artist's House" (https://www.vrbo.com/408060) in Kissimmee, Florida with great anticipation for our 13 day rental, walked in, and immediately found live and dead roaches in the house (under the master bed, in the dining area, in the living room, under the sink, in the cabinets; as well as significant amounts of roach droppings within the cabinets, silverware drawers, pots&pans, etc). I have photos. We immediately contacted the owner and the property management company who sent over an exterminator. The exterminator sprayed, said it would take from 1-3 days for the pesticide to take effect, and advised that he will be contacting the property management to make a return visit to spray again because it was so bad. We found more roaches moving about during the night on the kitchen countertop. Impossible for this infestation to be a surprise to owner or management because we have photos of 5+ roach baits in plain view on the kitchen floor and one that was ON the kitchen counter next to the coffee maker. Gross. And there were two empty cans of roach spray under the infested sink. The next morning, we vacated the house, we provided photos via VRBO's message board, and we asked for the owner to cancel our contract and have our rental refunded. The owner agreed to do both, in writing, via VRBO message board. VRBO Customer Service called me to say don't worry and they'll work with the owner to refund my money. Then a week went by. Then the owner posted on VRBO that there were "a few cockroaches in one side of the kitchen and nowhere else in the house", that they sent "a pest control guy and not an exterminator" to do a treatment, and that this was not an infestation. She refunded me ONE night's rent (out of the 13!) and ignored my pleas to refund the remainder of our rental. Shame on this greedy owner for trying to keep my $3,300, and shame on the property management company for a half-ass job of pest control. Anything to keep the money coming in, right?! After three weeks of me calling VRBO every other day and having them say that my refund request case is "with the Billing department" and no update is available, VRBO called me. They refunded me their service fee of $346.00, advised me that they do not control the balance of the funds to refund me directly and that they cannot force the Owner to refund me, and they recommended I contact my credit card company to file a charge back claim to refund of the remainder of my payment. I did, and my credit card sided with me. This is an insane amount of trouble for having stayed one night in a roach house. It took a long time for VRBO to try to help, but at least they tried. SHAME ON THIS GREEDY PROPERTY OWNER. Don't put full trust in property reviews as VRBO did not publish mine (same exact objective language used above). read more

"I had a very disappointing experience with VRBO and the host, Careen Santos. I booked a vacation rental property for my mother's surprise 60th birthday celebration on February 12th, which was fully paid for. Before confirming my reservation, the host Careen Santos asked me what the reason for my stay was and the age of every person staying at her home. After 24 hours, the reservation was confirmed. Over six weeks later on May 30th, I received a message from the host stating that she would like me to cancel the reservation because the price I reserved the property under was not accurate. I immediately contacted VRBO to explain the situation, as family members were flying in for the celebration. VRBO informed me that it was the host's responsibility to ensure the accurate pricing was listed and that the host had the right to cancel the reservation or increase the price at any point in time. I was shocked that someone could increase the price six weeks after the reservation was confirmed just because they realized they had listed the price inaccurately. VRBO also informed me that they would not cover the difference, and the host would be penalized for poor business practices if they did not honor the reservation or at least discount the difference. I was disappointed with the lack of customer service and care from both VRBO and the host. Despite multiple attempts to speak with management on more than five separate occasions, I was told that my case would be elevated, and I would receive a call. However, there has been no resolution to date. The host, Careen Santos, currently has her property listed at $497 per night. It is clear that she canceled my reservation so she could make a few hundred dollars more over a three-night stay. I am disgusted with how Careen Santos and VRBO handled this situation. It is evident that they do not care about their customers or their reservations. I will never book with VRBO again, and I caution others to be careful when booking with this host or this company. If you are looking for a vacation rental, there are plenty of other options available that value their customers and their reservations." read more

Last April (April 22nd 2020) I went online and booked a nice Oregon beach house for my family to get away from the crazy COVID chaos. VRBO accepted my payment and confirmed my booking for May 2020. They told me I would get an email confirmation from Evolve Vacation Rentals. We were excited to get out of Portland and go somewhere to enjoy ourselves while the Covid tyrannical lockdowns took place by our idiot Governor Kate Brown were in place. Little did we know, she shut down all vacation rentals as well. A little while after, I received a cancellation notice from Evolve Vacation Rentals and instead of crediting my money back, both VRBP kept their $43 service fee and Evolve Vacation rentals kept the other $409. In the email it said they issued a credit that I could use on a later date. Being a normal understanding human, I had no idea that Kate Brown would lock the whole state down for a year!!! Well, I decided that I wanted my money back this month and we were going to just go to Arizona where there isn't the restrictions like Oregon. Evolve and VRBO were unwilling to refund my money even though I basically loaned them money for about a year! The one representative did slip up and say that they could call the home owner and see if they would be willing to refund my money but VRBO and Evolve would not. I do not agree with this and I think is us completely unacceptable. I have disputed this charge with American Express and will definitely take them to court if this is not resolved. This is not good business and I will never use VRBO or Evolve Vacation Rentals ever again in the future. Do not be scammed. They will accept our money but there is no guarantee they will not immediately cancel your reservation, keep your money and issue you a useless credit. read more

READ THIS!!!!!! Do not use VRBO!! STEPHANIE WHITMORE Is hands down one of the most immature, unprofessional, and simply one of the most disrespectful property managers I have ever dealt with in the past 7 years this dealing with discrimination to me and my family. We had our family member finally come back from serving our country to celebrate with him and his family flying in to see him. She had neighbors take pictures of us coming in invading our privacy taking notes of us and discriminating us as soon as we arrived. Most of my family are people of color and having these neighbors continued to watch us and doing everything in their power to kick us out of the place without violating a single rule made us angry and ultimately feel that we are some sort of threat to the neighborhood!! Stephanie Whitmore stated "I will give you a full refund just please leave I can't look bad to the neighbors" this is what set us off! I have a total of 5 of us who confirm and are witnesses to what Stephanie Whitmore has done and said to us. The hundreds of dollars we had to pay for hotels after being threatened to leave the premises or cops would be called I am telling you NEVER RENT WITH Stephanie Whitmore!! She even kept the money for the place after staying for 2 hours against VRBO's rules and only sent half back stating "you violated some sort of policy I'm refunding half out of kindness. I don't have the money to pay you you're going to have to deal with Vrbo" NEVER RENT WITH STEPHANIE WHITMORE AND FEEL THE DISCRIMINATION AND UTTER HUMILIATION THAT WE FELT!! She should be fired this place should not be listed!! Stand up with us during these times of discrimination and utter disappointment we went through! read more

Palm Springs - Exact same horrible nightmare as other postings. They canceled on us less then 36 hours before. This after hours of document filling out (with the City of Palm Springs and with Vacation Palm Springs) Everything turned in - paid in full - then notified by VBRO at 9:00 PM that we were canceled. Then they tried to up sell me another property but for more money (bait and switch) At Vacation Palm Springs (they have about 4-5 different phone numbers) No one answers the phone - then another company pops up (I guess a parent company) booking was for June 12- 15. Someone did finally call me back - after begging them to send me something in written form stating they were canceling us (didn't want them claiming "no show") I at least received an email. The anxiety, panic, helplessness and ruined vacation- the disappointment of my grown children who were flying in and had requested PTO from their work. I'm still battling - hoping I will get my money back - VBRO said their portion of the refund would take 4-6 weeks. (OMG) Do you know what would happen to me if I canceled this last minute on them? Yep - large percentage penalty would happen. When its them cancelling - nothing - for anything they ruined (food & other items already purchased and packed for the trip) no compensation for anything - they flat out don't care - it's a scam and I'm still panicking that I won't see my $2,000 refunded. FYI - I've never ever written a review - however this was so criminal that I just had to warn others. Who in the City Palm Springs or the California Realtor's board polices this company? My friends and I booked a very special trip on VRBO. We booked it early March, within 30 days. We were excited to find this beautiful property listed and opted to not get insurance 1) we had no intentions of cancelling and 2) unless we cancelled the day we bought, we were out the money either way. Then about two weeks later, COVID-19 news became overwhelming. Our kids were asked to stay home and there was a panic worldwide. Sadly, we cancelled our flights and reach out to the property to cancel in light of the tragic events. Their response was that the Encinitas area wasn't heavily impacted and since we did not get insurance and are inside the 30 day cancellation policy, they can't refund us the money. After explaining our situation, they denied us a refund. Less than a week later we received an email stating due to current events, they were crediting 50% of our trip on the account to use later. Fifty percent of our hard earned money, gone, just like that. During a worldwide crisis where people, including some of the ladies I was traveling with, lost their jobs, are confined to their homes, losing loved ones, they kept 50% of our money. We have decided to cut our losses but felt the need to warn people about this company! Out of pure principle, we will never use that credit and will never, ever book with this company. I was a first time VRBO customer and last. If they can't manage the type of people posting on their site than they don't deserve my business. We would have been happy for a cancellation and credit to use at a later date. Instead they kept 50% of our money in the blink of an eye. Shameful! read more

Absolutely terrible experience with Vrbo. I booked a reservation that had the option to cancel for a 100% refund within a certain date. I canceled within this date, it submitted as a "Property request change" with the request being to cancel and it even made me submit to the owner why I was requesting to cancel. The owner left it pending so I would lose out on my 100% refund. When I reached out to Vrbo they refused to honor this as well, telling me because I submitted as a "request to change to cancellation" instead of hitting a different "cancellation" button, they wouldn't honor their own rules. This is ridiculous when I have screen shots and emails proving I had requested to cancel. Vrbo is screwing me over based solely on nitpicky details. They shouldn't offer two ways to cancel and then only allow one. You can tell they're just trying to do anything to keep extra money at the traveler's expense. Also, when I resubmitted for at least a partial refund, they tried to cut me out of almost $200 and not give me my full partial refund - I had to submit a case with them AGAIN and ask for the full amount of the partial refund to be given to me. They're really sneaky and untrustworthy. I shouldn't have been surprised when I looked up the reviews online and they were all negative. They are underhanded and don't know how to treat people. read more

I booked a house in Florida from VRBO and you know how they state they are always there for you - IT IS NOT TRUE! We were only there for 4 days, I was in constant contact with the owner, with issues - NOT how I wanted to spend my vacation! Get back, go onto VRBO to Stay Neighborly to complete a complaint form, not even 24 hours later I get an email saying my complaint was closed - no explanation - nothing - AND over three weeks later, my bad rating was mysteriously deleted - pretty sure they claim that can NEVER happen. SO I decided to call customer service - all I was asking for was a $200 refund on an over $2000 rental because of all of the things that were not disclosed and all the extra money we had to put out for things they said they provided and did not - know what customer service told me?? Nope cannot help you because you are already home - so they would rather me spend my whole vacation on the phone and not being with my family - never will they get my money again....We always book here for weddings, anniversaries, birthdays, vacations - it really is a shame. read more

I have been on VRBO since 1995. VRBO has turned into the worst possible platform to put vacation rentals on due to the greed and incompetence of the people that bought the company and that run the company now. Expedia is a greedy company that. In the early days of the Internet tried to take over travel agency businesses and failed. They strive to monopolize whatever they get into and then rip everybody off. I believe they are kiting money because of how they run their business and run it into the ground. Recently, I had a guest cancel, and VRBO has been unable to do the refund or the cancellation for the past five days. I believe the RPO is floating money to cover for their failing business due to their idiotic and deceitful business practices. Whatever they did their website has disrupted everything. This is the worst company I deal with in my life and have ever. It really hurts me to say that because they have a monopoly on the vacation rentals in it's what I do for a living VRBO sucks b***s.... read more

We rented an apartment in Paris for a week. When we got there we were astonished to find out that there had been no mention in the description that it was a 5 floor walk up on stairs so narrow and steep that it was challenging and dangerous to walk up . It was impossible to to get our luggage past the second floor . There were no handrails and for anyone to think this was acceptable is has never been there. We contacted Vrb immediately and there response was we will" look into it". I took a video of us trying to walk up( I am athletic) and sent it to them. We have sent several follow up e mails but haven't heard back which is the reason for this review. We are out almost $3,000 , had to find a hotel for the week. I understand that not everything is under there control but their lack of response to this is not acceptable. Fortunately the rest of our trip was fantastic and We are in a position that getting ripped off doesn't have a big impact. read more

Atrocious customer service. You can be 100% guaranteed a ruined trip and long hold times if you happen to have the misfortune of an owner cancelling your booking last minute. I had planned an 11 day stay and prepaid in full but 4 days prior to arrival the host cancels because the house is pending sale. Almost impossible to reach a live person to rebook while understandably in crisis mode. Then to add insult to injury there is no financial compensation for any money you are out of pocket on non-refundable trip related incidentals. Who is going to trust a company that just left you vacation homeless? NOTE THAT VRBO POLICY IS THAT AN OWNER CAN CANCEL AT ANY TIME FOR ANY REASON. They have zero sympathy for your plight. Its Russian Roulette if your place will be available by the time your trip rolls around. AirBnb at least dings the owner financially so they are discouraged from cancelling. read more

Stranded for Family Reunion: Do not use Resort Rental Pros or VRBO - They are both unreliable and unprofessional. Resort Rental Pros managed a property through VRBO that we booked for a vacation in North Myrtle Beach for a family reunion 2.5 months ahead of time. We checked in with the rental company a few times and they said all was well. Less than 3 days prior to our vacation, they reported that they couldn't locate the host and had nothing to offer us. They have not yet refunded us our money and our vacation plans are a mess. Our only choice is to cut our vacation time in half and to pay twice as much at a hotel. Our other bad experience with VRBO was with Vacay Home Connect. They misrepresented a property, listing it as on a private beach, with an intracoastal view. It was on a canal off the intracoastal and a 10 minute drive to the beach. read more

Be aware that hosts can cancel your stay at any time, with no compensation or reparations given to renters. Even if you receive a booking confirmation, the host can cancel on you for any reason. DO NOT book the rest of your trip with the comfort in knowing that you will have a place to stay. This happened to us with a beach house in Manasquan - the reservation was confirmed, we made our plans, and then the host canceled it, saying that we did not meet the minimum number of nights and there would be zero flexibility (even though the error was on their part). There were no properties left in the area to book, and we had to redo our entire vacation plan. This was our first time booking with VRBO and we were very unhappy with the experience. read more

VRBO is nothing but a face for fraudulent transactions. They allow owners to be listed as a PREMIER PARTENER and how they offer a "Book with confidence GURANTEE". Do not fall for it. If a property has a no refund policy, it doesn't matter about the contract you sign, any of the emails you exchange through the site, they owner's can change a policy or a contract at any time no matter what and then NOT REFUND YOUR MONEY. VRBO will do nothing about it. They will literally only read from their manual and say, "please refer to the property's refund policy". They will try to contact the owner, but if the owner never responds they wash their hands of it. read more

I am writing to express my deep disappointment with the service provided during our recent reservation. The booking was unexpectedly canceled on the day of arrival, leaving us without accommodations. When we attempted to resolve the issue, the host was unresponsive and unwilling to assist. Additionally, our calls were ignored unless we used a new number, which is unacceptable customer service practice. This experience has led us to decide that we will no longer use your services for personal or company purposes. A business that does not prioritize customer care and well-being is not one we can support. read more

What a waste of time and money. This company is wildly under regulated and someone needs to bring up a class action lawsuit for the amount of issues that arise when booking with VRBO. False advertisement, mental distress, financial distress, breaking legal binding contracts, putting customers in harms way, etc... We have been harassed out of our VRBO by the owners and have spoken with the cops in the area to see what legal actions we can take against the owner... where was VRBO in this? No where to be found. I would not recommend booking through them. Listen to the review warnings!! read more

Don't use Vrbo - ever. They are allowing hosts to participate in theft by keeping full payments for stays the government will not allow us to make because of this global pandemic. Not only are they not intervening and trying to negotiate reasonable outcomes in the forms of partial refunds and/or future credits - they're ghosting. No contact from Vrbo or any host. It's a scam. We are out $1,621. Other home share company Air B&B came right out with a promise to refund 100% for COVID-19 related cancellations. Vrbo should be ashamed. read more

During a worldwide pandemic instead of being helpful and understanding vrbo is using it to exploit people by not giving refunds for people FOLLOWING the social distancing rule. As a nurse it disgusts me to see the lack of compassion and understanding by this company. Their much wiser competition Airbnb is giving refunds, so props to them!! Do your part, vrbo, and give refunds so people can follow the rules. I'd give you zero stars but unfortunately that's not allowed. So disappointed. read more
