DO NOT BOOK THROUGH VRBO. I REPEAT, DO NOT BOOK THROUGH VRBO. The host misrepresented the property. The entire building reeked of smoke, and there were drug users and homeless people IN the hallways of my rented apartment. The host was largely unresponsive, and was of no help. Neither was Vrbo customer support. In fact, it is the WORST I have ever seen in my life. They put you on hold for what seems to be FOREVER, keep transferring you to other departments, the line will often drop, and they do not have a good record keeping system, so you have explain yourself OVER AND OVER AGAIN. They do not appear to be based in the US/Canada and all sound robotic as if they are reading from a script. They stated that a refund was at the discretion of the host, and they couldn't do ANYTHING to make things right. Essentially no protection for the guest WHATSOEVER. Anyone can simply make a listing, post devious pictures and misrepresent the fact, and we're basically at their mercy. You can send pictures, videos and testimony to no avail. I've now lost over $600 to this misadventure. NEVER AGAIN. If you must, please, ONLY use Airbnb.

Lakeside Wooded Retreat. Wadleigh Point Road, Kingston, NH Was here with my sisters for our summer getaway. It was great. We were in a one-room ground floor suite that was about 15 hillside steps above the lake (Great Pond AKA Kingston Lake), although not huge, it fit us nicely with a queen sized bed, pull out queen couch & a comfy twin sized rollaway bed. Nancy, one of the homeowners (they live in the upper two floors of this beautiful lakeside home), was accessible by cell phone if there was an issue (she texted us good info about places to dine/snack/hike/etc.) & she had left us a welcome note along with a bottle of wine & her husband took us for a wonderful electric boat "cruise" at sunset. Nice touch. Full kitchen & bathroom, dining area, under-cover patio with chairs & table (great place for reading, along with the bench on the dock) a dock on which we lay to gaze at the stars late one night, direct access to the lake on which we kayaked a few times, firepit, Adirondack chairs on the edge of the lake, water toys & canoe on which to float to & around the nearby island. It all made for a really good sisters' getaway.

The owner said "not fancy, but good place." I can tell you the view was fabulous, great sunrise / sunsets. Not being fancy would have been ok, however, this house is need of some serious upgrades! Fill up the hand soap bottles The american flag is in shreds outside sliding back door, shreds. Get a new one, show some respect! Furniture must be 20 yrs old, sunken in, hard to get up, and that's the sofa, loveseat and chair. We were afraid to use the fireplace. Big windows, great for viewing. However, the sun glares right in. Although, there were blinds available sitting in the bedroom closet, none up on windows! The plug outlet in master bdrm, is pulled halfway out of socket / wall. (Fire hazard - scary) Big hole in ceiling above bed main bedroom. It was a comfortable king mattress, however, get a running start so you can jump up to get in. I am 5'7.5" and truly mattress height goes up to my hip. Sheets come off because the pocket isn't deep enough to tuck all the way in. Main bath shower doesn't work. The lower floor shower works, unless you are taller than 5'8". And the door won't close all the way. The game room was fun, again the view fantastic. The game room chairs are raggedy though and the sofa was ripped at seat back. Again, doesn't have to be fancy, CLEAN though would be a good thing. read more

Misleading Pricing and Eroded Trust I've used Vrbo in the past, but this recent experience was a deal-breaker. I attempted to book a condo for Thanksgiving--limited time with my spouse, and we needed to finalize quickly. The listed price was reasonable, but when I went to complete the transaction, the total jumped by $200. The only way to restore the original price was to open a credit account. This kind of pricing manipulation is misleading and unacceptable. It creates false urgency and erodes trust. If this is how Vrbo handles pricing transparency, it raises serious concerns about what else might go wrong--hidden fees, unreliable hosts, poor support? I didn't have time to pivot to another platform this time, but I won't be back. This deceit cost Verbo a customer for life. I'm sharing this to help others make informed decisions. Travelers deserve honesty, especially when planning time-sensitive trips with loved ones. read more

I really didn't plan on leaving a review, but I feel like I should share what happened. I booked through Vrbo and arrived on April 7, 2026. Right away, the place just didn't feel like what I expected. There were some cleanliness issues, accessibility concerns, and the elevator wasn't working, which made things harder than they should've been. Because of that, I decided to leave shortly after arriving and didn't stay at all. I returned the key and reached out to both the host and Vrbo right away to cancel and get a refund. What's been frustrating is that nothing really got resolved. The reservation wasn't canceled, and even though I was told a partial refund was issued, I haven't received anything. A full refund wasn't approved either. I also didn't hear back from Vrbo after following up. Overall, it just wasn't a good experience, and I wish things had been handled differently. read more

My experience with VRBO was absolutely horrendous. I had to clean the bathroom myself. The backyard was overgrown and nasty. The furniture was dirty and cheap looking. There was no garbage bags, we had to use grocery bags. The unit was nothing like it was described when I reserved it. I also had to spend an hour on the phone with an AI assistant that could not find my reservation. I really would like a refund. This made my trip to St Louis horrible. I'm sharing this because I'm still furious and I want other travelers to know what can really happen on VRBO. Last month I booked a condo in Hallandale, Florida through VRBO for a two week-long stay with my elderly mother and her aide (both in their late 80s). The listing specifically advertised "elevator access," "beach chairs and pool access for guests," (for which we paid an additional amenities fee per day to the Beachwalk resort) and "well-maintained amenities." None of that was true. The elevator was completely out of service for 12 hours-- something that is genuinely unsafe for people my mother's age. I immediately contacted the host and VRBO support to report the unsafe condition. No one fixed it. The elevator stayed broken and access a long hallway to another building to use their elevator was locked by security. That wasn't the only problem. The pool area was crowded and chairs held by guests for the entire day even when no one was using them. The "beach service" promised in the listing was for old chaises with dirty, moldy cushions full of sand, rarely availabe in a crowded in little area of the beach. The unit itself had broken tiles on the balcony, and furniture that looked like it hadn't been cleaned in months, and dirty kitchenware in the cabinets. After we checked out I left an honest, detailed 1-star review explaining exactly what happened. A month later the owner's agent "Stay Away" reached out and offered me compensation for the "terrible stay." I thought, okay, at least they're trying to make it right. I responded and we started discussing an amount. Then, without any further conversation, the same agent filed an extortion report against me with VRBO, claiming I was trying to "blackmail" them by leaving the review and asking for compensation. VRBO removed my review. I never initiated a conversation with them. I never said "pay me or else." I simply accepted their offer to discuss compensation after I had already posted the review in good faith. This is exactly why I will never trust another VRBO property again. The platform lets hosts and their agents weaponize the review system. They dangle compensation to get negative reviews taken down, then turn around and accuse the guest of extortion the moment it suits them. Meanwhile, travelers -- especially families with elderly members -- are left dealing with unsafe, misrepresented properties with zero real accountability. If you're thinking about booking through VRBO, read every recent review twice, screenshot everything, and assume the worst. Because the "trust" they market is completely broken. I learned that the hard way. read more

We are planning on visiting Hawaii. We booked a nice place that is available, VRBO confirmed the reservation 24 hours later with an email saying "your trip is all set." We booked flights, airport parking, etc... on Christmas day we get a message " your cancellation request was approved by the host". What we didn't request to cancel. It took several hours to find out that the area we booked does not allow short term rentals. Why did they allow a booking to even get that far? Great, now we are going crazy trying to find a place. Thanks VRBO, you lost any possibility of ever booking through you. Buyer beware. read more

NEVER, NEVER USE VRBO My extended family booked a vacation to the Oregon coast in Jan. 2025. VRBO has had our money since then. Last weekend as we drove to the coast, six hours into an eight-hour drive, we get an email saying that the property was no longer available and they had NOTHING else to offer us. What? An email, two hours before check in, what if we didn't have the ability to check email while traveling? We spent HOURS on the phone trying to find other options, they couldn't have been less helpful. They had no contingency for us, a party of nine, with children and a dog. We were out big money and basically stranded. They held onto our money for 8 months, and had nothing in any way to help us, provide additional support or options. There should be fines, and legal penalties for this type of incompetence. read more

If i could give zero stars I would. We rented a cabin in April in SC for my uncles Funeral....and the host required a $1500 deposit due to having fire pits and a log frame exterior. Even though the host approve the return of our deposit it's is now 4 month later we STILL do not have our $1500 deposit back from VRBO. I have records saying it should be refunded. I also got on the phone with VRBO Customer SERVICE at least 4 seroate times. We just reported them to BBB and also to American Express and there team is going after this company to get out money back.... Kholoud from VRBO was the manager I talked to who said she would call back and also give updates and never did. FIRE HER. AND FIRE THE Customer Service rep group. THEY ARE DOING A TERRIBLE JOB ....AND THIS IS THEFT! I may sew them as I got married this past month and have a lot of bills to by. I WILL NEVER RENT FROM VRBO AGAIN. read more

Do not use this site! They do not care about the owners. They only care about money. If you cancel a reservation for issues that come up im the rental and need to be fixed or for what ever reason, they want you to pay over $100 for the cancellation. If the guest cancels, they owe you nothing!!! When a guest does damage due to partying or stupidity, vrbo will not cover the damages. They will not reimburse you for the money you had to pay out of pocket for damages even though the booking includes rental insurance. This company is a joke! read more

Disappointed with Host and Vrbo's Damage Deposit Process After our stay, I received a form to rate the host. While the host was generally fine, they were overly intrusive--reaching out to me every single day of our 4-day stay, which felt excessive. When booking, I purchased a non-refundable property protection plan for $59, which covered up to $1,500 in accidental damages--a precaution I took because we have a large family and understand that accidents can happen. In addition, the host required a $700 refundable damage deposit, which I also paid. However, a day after checkout, I was notified that only $350 of my deposit would be refunded. The host claimed our dog had urinated on the couch, and that some kitchen towels and a comforter were stained. No proof of these claims was provided, and Vrbo's platform does not allow hosts to share photos with guests, making it impossible to verify the alleged damage. I contacted Vrbo to ask why the damage protection plan wasn't used first. They informed me that hosts can choose whether to use the protection plan or deduct from the guest's deposit. This policy offers no real protection for guests, and opens the door to potential misuse. It's frustrating to pay for a protection plan only to have the host ignore it and take money directly from my deposit. Vrbo reached out to the host, who then spoke to me in a condescending and smug manner. This experience has left me extremely disappointed, and I will not be using Vrbo again. I also plan to share this experience widely to help others avoid similar issues. read more

I booked the coastal house that I had been staying at for years. I love the house but the service I got from Vacasa/Vrbo was the worse! First night, there was no heater in the second bedroom and they did nothing about it. The second night all the power went out and we had to go to Yachats a\nd get another place to stay. I asked for a refund and only got 1/3 of what I paid when I should have received HALF. read more

Terrible experience. We had major issues with our booking, including safety hazards, and VRBO doesn`t even bother to reply my Emails. - We were double charged - There were surveillance cameras undisclosed on a property - Floor to ceiling massive mirror almost fell on our 2 yr old son - Our security deposit is still not refunded, although host claims it was refunded We sent over 10 Emails and they claim it`s with "specialized team", yet haven`t received single reply for over 2 weeks read more

Terrible customer service - I booked a VRBO in Kennilworth,UK for March 2025- VRBO doubled booked the property -so I cancelled my reservation because they could not honor both bookings. This cancellation (due to their mistake) was done one month proior to the booking date. VRBO did not give me a full refund- still owes me $155.00 and after numerous attempts to get my refund, VRBO has done nothing. I keep getting emails that it is being sent to the account department with no resolve. Wasted half of our day! Didn't even offer any sort of a discount we will never use them again and I will pass the word. Does anybody know how to let the corporation know? Booked a place in Vienna for 4 people, they took over €1000 from us and the place was never available. we talked to the "host" and they said they never even had their place listed on vrbo. when we called vrbo they said the money goes through a second party and they have no way in refunding us. currently working on a lawsuit because this site is clearly working with fraudulent hosts. don't ever use vrbo, use Airbnb or go through a hotel. read more

Stay away from VRBO and this property!!! Property: 4207664I reserved this property for a certain date described as "Cozy 1-bedroom condo with AC and WiFi in SMDC Marilao Nearby SM Mall & PH Arena". Stay away from these low lives!They have an active listing in Expedia/VRBO. I reserved their condo and Expedia/VRBO confirmed the reservation. Shortly thereafter the property owner called me and told the unit was already rented on that day. They asked me to cancel my reservation so I can get my money back. But I also purchased travel insurance. I ended up spending over 3 hours trying to get a refund mostly for the $16 travel insurance! I had to file a claim to the insurance company, who just ignored it because I'm asking for refund of the premium and not the cost of the reservation. And it was very difficult to file a claim for a minuscule $16, I had to submit documents and the website did not work very well in mobile devices. I had to spend another 3 hours taking to Expedia and VRBO who just passed the buck to the insurance company once again. Expedia and VRBO sold me travel insurance on a nonexistent property! It's not insurable because there is nothing to insure! Also the nerve of this property owner - they even blamed me for the mistake saying I should have contacted them first before I reserved with Expedia. Then when I called them back, they pretended the phone number was not the property's phone number. What a bunch of scoundrels! Don't book this property or use Expedia/VRBO as you'll find yourself working very hard to get your money back. It took me forever to find thr contact information for customer service on Expedia/VRBO's website. You'll be led to their dumb AI chat room. They hide this very very well so they don't get bothered by you! read more

I booked a stay in Vancouver for my child to attend a conference. Once they returned and I saw photos of the apartment, it was obvious it was the same as pictured. I reached out to the host who then ghosted me. I complained to VRBO, sent pictures, followed up repeatedly and was only told they were trying to work it out with the host (who was suspended and the listing taken down). After a month of calls and emails, I was then told that since we did not complain why still there and leave the property (there was no time or availability) that VRBO would do nothing to help us except try to contact an unresponsive, suspended host! Even though I pointed out that nowhere in the listing or booking does it state that you MUST contact VRBO while you are still on the premises or else you have no recourse. I will never use them again. read more

Do not use VRBO. Customer service is awful. You must cancel 60 days in advance to get a refund and even with a valid reason they will keep your money and not even allow for a date change. The host was very rude said she didn't care if we gave a bad review and the customer service folks basically said the same thing. Never has Airb&b had poor customer service in our dealings or failed to give a refund by the date listed. VRBO couldn't even send me a copy of the policy showing the 60 day cancelation requirement. All they did was type a one liner in an email. read more

You can't change email address or phone number without losing reservation info in your account. I just wanted to change my email address. There is a place in your account to do that but I kept getting error messages. When I finally got support which was difficult, I was told they could change it for me but my reservation would no longer show in my account! Well how am I supposed to manage it then!? No good answer for that. Pretty stupid IMHO. Guess they don't mind losing $20k worth of reservations I was going to make for later this year and next year. I'll be checking out other services. read more

We made a VRBO reservation a year ago, a day before our checkin, we found out the VRBO was a fraud, called VRBO, they refunded us our money and they canceled the reservation. We were stranded on Maui in peak season with no rental. VRBO provided us 5 places, all had no rooms available. After 7 hrs of looking, we found a tiny studio, that cost $423. more than the VRBO rental. I asked VRBO to reimburse the additional money, they refused because they said I canceled the reservation. That is totally wrong. Think twice about using VRBO, horrible company, horrible customer service. I would never use VRBO again, it was a nightmare trying to find a place to sleep. read more

Rented a property in Bernice OK that was owned by some professional bass fisherman, that wound up being a place that should be condemned. Rotten floors/subfloors, a hole in the bathroom floor "fixed" with a piece of plywood, active mold growing inside the house, water-damaged walls and ceilings you could easily push through if you touched it wrong, and a massive amount of wasp nests and spiders on the front porch so bad we had to use the rear entrance of the house. Couldn't find an alternate place to stay because it was July 4th weekend. Contacted Evolve Management (host) and they said all they could refund of our almost $1800 charge was a paltry $200. Said I had to contact VRBO for any more. Took several hours of digging and research to find an actual person to communicate with about the issue. Long story short, they asked if we had any evidence of the condition of the property to send them for an investigation. We did. We had multiple pictures and videos of the deplorable, dangerous conditions of this place, which we sent to the email they gave me. They said they would investigate and have a discussion with the host about a larger refund and get back to me. Now it's a month later, and I called to find out the status of said "investigation" and my refund. This person on chat was less than pleasant and kept telling me I had to talk to Evolve. Told them I'd already been down that road and that VRBO had an email with videos and pictures I'd sent at THEIR REQUEST, along with the promise of a bigger refund. He kept giving me the run-around and talking in circles back to the beginning steps of asking for a refund. I kept poking holes in his excuses, so he finally said to talk to the host and hung up on me. Dear VRBO: If you are allowing people to post their rentals on your site, you are vouching for their validity. By allowing them to use your site, you are telling the people using your site to find a place to rent that YOU can be trusted and the HOST and the PROPERTY can be trusted. You have just as much responsibility and skin in the game as the host; this passing the buck back and forth between the two of you to get people to get frustrated and stop trying is BAD BUSINESS and HORRIBLE ETHICS. I used to use phrases in situations like this like "You should be ashamed for the behavior of someone in your company treating a customer this way." But alas, in the last several years, I've come to understand that not only is it tolerated, it's probably company policy to look out for your greedy interest in the bottom line, rather than protecting the people who trust your site. read more

Can I leave negative stars? DO NOT TRUST VRBO they do not stand behind the customer/guest. They do not car if the host misrepresents the property, if there are safety issues including mold, if the Air conditioning is broken or if the host just completely lies to you about the property. I recently booked a house for myself and family and 4 other families for NYE. When we arrived at the house it was not at all like the photos the host posted. Mold in refrigerators, in bathrooms, NO cabinet doors on the kitchen cabinet leaving exposed wires and electrical and gas lines, windows missing blinds, water on floor of game room a media room with NO MEDIA! When the host was contacted they told me there was nothing they could do about it. When VRBO was contacted they asked for photos which i sent along with videos. WE left the property because it was unsafe for the multiple young children who were at the house. VRBO told me there was NOTHING they could do and they will NOT give me my money back. IT is absolutely atrocious how they treat the guest/customer. Go to AirBNB DO NOT USE VRBO they DOP NOT CARE ABOUT YOU! read more

Stay away from VRBO! I have used then twice in the last few weeks. On a vacation trip to New Braunfels, TX the resort called when we were almost there after six hours of driving to tell us that VRBO had double booked out stay. The resort did help us and gave us another suite but we had reserved for six and it could only sleep four. The other two in our party had to get a hotel room and our stay at the resort was $500 more. They said call VRBO for a refund. Good luck with that. Screw it. Not worth any more effort. I guess I thought this experience was surely a rare occurrence but N-O-O-O-O-O. Had another reservation in New Hampshire for another trip and they did the same thing again! read more

Let the buyer beware... you'll get no support from Vrbo.com. We booked a property through them three months ago. Paid in full. Reservation was accepted. They even sent the key Sunday afternoon for an arrival three days later. We're set, right? Nope. Sunday night we get an email from the property owner saying they booked through another site. In other words, they got a better offer at the last minute and pulled the rug out from us!! They've sat on my money for three months. We had other options three months ago that we don't have today. We needed to book elsewhere and paid an extra $500 and needed to go to two different places in separate towns. And what was Vrbo's response to my plea for help? Nothing. Silence. So, I reached out again, still nothing. A third try? Yep. Nothing. By remaining silent, Vrbo.com allows these underhanded, shady, and probably illegal behaviors. They don't protect the traveler. They protect the renter. I'm suffering punitive damages, but will the property owner even be punished? I'll never know, since Vrbo doesn't care about customer support or show they care to help or even answer. If you want peace of mind, stay away from this site!!! read more

I booked 420 5th Avenue in Jacksonville Beach , Florida for July 3-6, 2025. I paid and received my confirmation. When I arrived at the property there were people already there. It took us 7 hours to drive to Jacksonville the day before July 4th. When the rental I paid for was now not available the rep at VRO said they would refund me my money and just find another rental. Well it is a holiday weekend and nothing is available. We had to turn around and go back home and as I sit in my house my money stilll has not been refunded. This is the worst vacation ever!!!! VRO and there property owner just say oh well we've processed your refund there is nothing else we an do. AWFULL!!!!!!! I'm out of money that it cost to travel, money I paid for damage insurance, not to mention I am not having the vacation I expected. This outcome benefits VRO and the property owner and does nothing for the person whose money and time have been wasted. I cried from Jacksonville all the way back home, and I am crying while writing this. AWFULL!!!!!!!! When I went to my reservation to leave a review I could not because it shows cancelled as if I cancelled the reservation. read more

VRBO rented us a house that had no certificate of occupancy and had not been granted a permit for short term rentals due to several failed inspections. There were code violations of all types, including electrical, that put my family at risk during our stay. We did not fully grasp the severity of the situation until we began investigating during and after our stay and the magnitude of the problems with the house and property came into sharp focus. Upon our arrival we found what had appeared to be a beautifully maintained, clean and safe home when viewed in pictures online, to be precisely the opposite. We became disappointed and disillusioned with a company that had previously performed well when we rented homes from them. The property management company (Avantstay) that VRBO placed the stay with, was equally fraudulent in their practices. They tried to cancel our stay 5 days before it was about to begin due to a "septic system" problem. They instructed us to cancel our reservation with VRBO (which we now know is in violaton of VRBO's rules) , so of course we lost our booking fee of $1125 and more importantly we lost VRBO as a potential ally once we discovered how inadequate the house was. Since "we" had cancelled the reservation, we were no longer VRBO's concern and we were left to deal with Avantstay who did nothing for us except give us the run-around. I used VRBO for years. some bumps but mostly fine but we just had the most horrific attempt at a vacation. we booked a vrbo for our family vacation and we arrived across the country and the hotel had no record of it. we then spent the next 3 days on/off vrbo service calls where those on the phone would were trained to offer sympathy but no help at all. our family had nowhere and has nowhere to go (putting us at risk far from home where no reservations are available near us). stay away from VRBO - worst service company ever. and i have never written a review like this before. shawn read more

We stayed at a vacation rental on VRBO that was described as having a private hot tub. When we arrived there were already people in the hot tub because it was actually shared with the adjacent unit. The owner of the adjacent unit locked us out of the hot tub by changing the combination on the lock. So we were unable to use the hot tub for my birthday/Memorial Day weekend. The only reason we stayed here was because we thought it had a private hot tub. We probably would have been ok with a shared hot tub, had we actually been able to use it. The owner of our unit said "sorry - Murphy's law I guess" and offered us $75, which does not come close to making it right. We rented this place to have a private hot tub and would have gladly paid more to stay somewhere else that actually had one. We would like half of our stay refunded because we wasted our vacation on a place that had an intentionally inaccurate description. We were unable to use the amenity that we specifically rented the property for. The owner is refusing to issue a refund, insisting that the lockout was an "accident" and VRBO is refusing to do anything to resolve this matter. VRBO has been zero help. read more

I don't have any issue with the VRBO rental unit or the customer support however, when I placed a review, the question at the end was troubling and in my opinion racist. I was asked which groups my review might be helpful to. I see no reason to throw that in and was insulted "my group" wasn't included. Why are only some groups considered in this review and not others? There was no option for comments or to add additional groups. Quit categorizing people! How about a category for, kind considerate people regardless of race, age, origin or sexual preferences?? read more

Cape Cod Delight! Gidget's Getaway. 31 Shore drive, South Yarmouth, MA We spent a week with friends in this delightful, cozy little house ( sleeps 6) on the beach in Cape Cod. It was in the off season, so we weren't expecting to swim, but the view of the ocean is magnificent. It was warm enough to walk on the beach and enjoy the warmth of the house later..Every amenity you could think of, including a few games to play, large TV in living room and other TVs in each bedroom, two bathrooms with fluffy towels and so much more. Seen that VRBO and hosts are basically scammy business partners neither will take responsibility if something goes wrong with your booking. They need to have higher standards with their hosts and back up the renters when something goes wrong. Instead, VRBO takes the hosts side and just takes money from people! This was my first experience with Vrbo and it will be my last. I will go straight back to AirBnB. Never have I had such a horrible experience renting a place through one of these sites. Expedia appears to own this thing and they should frankly be ashamed. We rented a house a month in advance. When we arrived, we still had no welcome email or anything about how to get into the house. I looked up the number for the property and got someone who looked up the code for us to unlock the house. When we got in, everything was pretty nice, but the biggest draw for us was the private pool and hot tub out back. The pool was very dirty and the hot tub did not even come on. I message the property manager and they said I did not pay for the pool heating. What? I ask why I would have to pay for the pool to be heated when it was listed very clearly as an amenity. Their answer was "It doesn't say that you don't have to pay, it simply shows that it is available. So the battle begins. I go to Vrbo customer service with confidence they will make this right. They show such empathy and compassion and are so sorry you are having to deal with this on your vacation. After 3 hours of back and forth on the phone they eventually tell me this is a minor issue and they can't make the property manager do anything. The only way their satisfaction guarantee kicks is for what they call a material misrepresentation like four bedrooms when it says five. So, an ad that says you will have a heated pool and hot tub and then you get a huge surprise after the fact that you have to pay an additional $25/day five day minimum plus taxes ($141.89) and a dirty pool is just minor. They have no issue with companies that post misleading ads like this because they make a lot more money from the property management companies than they do from us. The company I rented from has hundreds of properties listed on Vrbo so Vrbo is NOT on your side. But hey, good news. Vrbo said they would send an email to the property manager suggesting they may want to change their verbiage on the ad. Don't we all feel better now!? read more

After checking into our house at 38 North Forrest Beach on Hilton Head Island, managed by iTrip Vacations, who is affiliated with a local company called Low Country Rentals, who in turn lists properties for rent on VRBO, we began discovering a series of issues. The first was the living room television. We got a prompt call back about getting it to work, only later to find if it was turned off everything had to be reloaded which took more than 20 minutes. The only way to get it to come on was to unplug it and plug it back in. Days later, we found that the DVD player could not be connected to it either. Soon, guests began discovering several toilets were backed up and overflowing when used. The office had closed by then. Plungers were not helping with two of the four bedroom toilets. The sink backed up that night because the garbage disposal was broken. We found several electrical outlets that would not hold a plug. One even sparked. The pool appeared to be neglected, especially compared to the one next door where people were able to play in the water. We did not want to be complaining about everything so decided to concentrate on getting the plumbing issues fixed. We texted the next day when the office was open, leaving a message about our biggest concern - the toilets. We received a text back that plumbers rarely came out on Sunday, but they would be in touch Monday, if not. It was noted their inspection report had deemed the plumbing system operating correctly. In the meantime, one toilet upstairs overflowed to the point it flooded the bathroom and leaked a large amount of dirty toilet water through the ceiling into the kitchen. ( You could tell looking at the ceiling this problem had occurred before ). On Monday morning we got a text from the management company ( Low Country Rentals or iTrip Vacations ), saying that Low Tide Plumbing would be at the house between 11:00 and 1:00 PM, so some of us went back to meet them. We never heard from them so sent two texts over several hours back to the management company and did not hear anything back from them until that evening. Finally, we got a text saying Superior Plumbing would be there by 8:15 PM. We scrambled back and a courteous young man did his best to solve the problems using different machines. After indicating he had a lot more to do and had two toilets pulled out with no problems solved, we excused him for the night ( 11:00 PM ). The next day we were notified Low Tide Plumbing would be there just before noon, so once again, we left what we were doing and met with them. The information they were given from the previous plumber some how got mixed up so it's a good thing we were there to show them what had happened. They fixed the problems pretty quickly, mentioning the disposal was dead, and the management company sent out a cleaning person to freshen the bathrooms and kitchen, which we were grateful for. So three and one half days into our stay, that major headache finally was resolved. We did not bother to complain about anything else and we had a good time in the house. After our stay we asked the management company for an appropriate refund ( in our minds maybe 1/2 off ) for all of the inconveniences. We did not hear back for several days, so we talked with VRBO about it several times. They were sympathetic, but explained the owner and management company were the ones who charged us, and would be responsible for any refund. Itrip vacations said the same thing. VRBO did say they would review the case and might penalize them for neglect ( but who knows ). Since we could not get a response, VRBO left three messages to the management company to get them to communicate. Then, suddenly, Matt Williams responded to us by email saying he had been on vacation and did not like our tone. He defended their actions and declared they would not be held hostage to us waiting to write a review based what they decided to do. He was defensive about everything we brought up, putting it back on us. There were several things he did not know about that we just lived with, so that could have all been worked out in a phone conversation we never were able to have. It turns out we were never able to leave a review on VRBO because a brief one sentence message to the management company had been put on there early on and we were not allowed to put on our review ! We will now try to work with the BBB for a more favorable outcome and share this story with other potential renters using any of the above mentioned parties, including VRBO. read more

The property manager used his undisclosed security system to spy on us (more on this below). The property owner threatened to evict us because we arrived with our service animal in training. Discrimination against someone with a legitimate service animal is illegal. He then proceeded, without our consent, to charge our credit card ($125) for the service animal. Charging anything additional for a service animal is against the law. My husband is an optometrist and he trains Seeing Eye dogs for the blind. We had to file a credit card charge back to recoup the illegal charge. VIDEO SURVEILLANCE Any form of surveillance at a rental is illegal when it is used for anything other than security issues. Simply put, the property manager used his security system to spy on us without any notice, and without our consent. He contacted us during our stay to tell us that he saw our service dog on video, and that "pets" were not allowed. We were shocked that he was using video/audio to spy on us. This was not a matter of security at all; and all members of our party feel grossly violated. We are afraid of what footage of our children may be out there in the world now (which includes our teenage son and daughter, and younger children). We have a very poor opinion of the property manager's ethics and knowledge of rental laws. We feel this opinion is warranted given the circumstances. As you can tell we are very upset; but, we are a very reasonable and understanding family. If you don't mind having your right to privacy abused, and/or discrimination against disability laws, the home itself was nice. We planned on spending significantly more time at the home, but we just did not feel comfortable or safe living in the space provided. VRBO ghosted us, and would not even give us replies. Due to their lack of response, we are in contact with the Internet service provider, the security system provider, and local law enforcement. We attempted to contact the homeowner, but they will not reply either. All of this has been a tremendous amount of homework that we did not anticipate with renting a home for a few days. Because this company manages more than this home, I am fearful that the above practices are more than likely occurring at all of the homes they manage. This is the only negative review we have ever had to leave for a vacation rental. UPDATE: the property manager states that the above surveillance claims are unfounded. Luckily, we have his admission of guilt in writing. Again, a poor display of ethics: 6/15/21 email from Property manager: "The camera was installed by the owners a few weeks ago after an issue at the home. It was an oversight on our part to not update the listing at the time." This company has set a precedent that crime is allowed (federal and local cybercrime, disability discrimination), customer safety is not a priority, and punishment for crime is nonexistent. They do not care about your rights to privacy, nor do they care about how you feel when they violate you. They are in direct violation of their own policies. Disgusting. read more

My family arrived at "The Artist's House" (https://www.vrbo.com/408060) in Kissimmee, Florida with great anticipation for our 13 day rental, walked in, and immediately found live and dead roaches in the house (under the master bed, in the dining area, in the living room, under the sink, in the cabinets; as well as significant amounts of roach droppings within the cabinets, silverware drawers, pots&pans, etc). I have photos. We immediately contacted the owner and the property management company who sent over an exterminator. The exterminator sprayed, said it would take from 1-3 days for the pesticide to take effect, and advised that he will be contacting the property management to make a return visit to spray again because it was so bad. We found more roaches moving about during the night on the kitchen countertop. Impossible for this infestation to be a surprise to owner or management because we have photos of 5+ roach baits in plain view on the kitchen floor and one that was ON the kitchen counter next to the coffee maker. Gross. And there were two empty cans of roach spray under the infested sink. The next morning, we vacated the house, we provided photos via VRBO's message board, and we asked for the owner to cancel our contract and have our rental refunded. The owner agreed to do both, in writing, via VRBO message board. VRBO Customer Service called me to say don't worry and they'll work with the owner to refund my money. Then a week went by. Then the owner posted on VRBO that there were "a few cockroaches in one side of the kitchen and nowhere else in the house", that they sent "a pest control guy and not an exterminator" to do a treatment, and that this was not an infestation. She refunded me ONE night's rent (out of the 13!) and ignored my pleas to refund the remainder of our rental. Shame on this greedy owner for trying to keep my $3,300, and shame on the property management company for a half-ass job of pest control. Anything to keep the money coming in, right?! After three weeks of me calling VRBO every other day and having them say that my refund request case is "with the Billing department" and no update is available, VRBO called me. They refunded me their service fee of $346.00, advised me that they do not control the balance of the funds to refund me directly and that they cannot force the Owner to refund me, and they recommended I contact my credit card company to file a charge back claim to refund of the remainder of my payment. I did, and my credit card sided with me. This is an insane amount of trouble for having stayed one night in a roach house. It took a long time for VRBO to try to help, but at least they tried. SHAME ON THIS GREEDY PROPERTY OWNER. Don't put full trust in property reviews as VRBO did not publish mine (same exact objective language used above). read more

"I had a very disappointing experience with VRBO and the host, Careen Santos. I booked a vacation rental property for my mother's surprise 60th birthday celebration on February 12th, which was fully paid for. Before confirming my reservation, the host Careen Santos asked me what the reason for my stay was and the age of every person staying at her home. After 24 hours, the reservation was confirmed. Over six weeks later on May 30th, I received a message from the host stating that she would like me to cancel the reservation because the price I reserved the property under was not accurate. I immediately contacted VRBO to explain the situation, as family members were flying in for the celebration. VRBO informed me that it was the host's responsibility to ensure the accurate pricing was listed and that the host had the right to cancel the reservation or increase the price at any point in time. I was shocked that someone could increase the price six weeks after the reservation was confirmed just because they realized they had listed the price inaccurately. VRBO also informed me that they would not cover the difference, and the host would be penalized for poor business practices if they did not honor the reservation or at least discount the difference. I was disappointed with the lack of customer service and care from both VRBO and the host. Despite multiple attempts to speak with management on more than five separate occasions, I was told that my case would be elevated, and I would receive a call. However, there has been no resolution to date. The host, Careen Santos, currently has her property listed at $497 per night. It is clear that she canceled my reservation so she could make a few hundred dollars more over a three-night stay. I am disgusted with how Careen Santos and VRBO handled this situation. It is evident that they do not care about their customers or their reservations. I will never book with VRBO again, and I caution others to be careful when booking with this host or this company. If you are looking for a vacation rental, there are plenty of other options available that value their customers and their reservations." read more

Last April (April 22nd 2020) I went online and booked a nice Oregon beach house for my family to get away from the crazy COVID chaos. VRBO accepted my payment and confirmed my booking for May 2020. They told me I would get an email confirmation from Evolve Vacation Rentals. We were excited to get out of Portland and go somewhere to enjoy ourselves while the Covid tyrannical lockdowns took place by our idiot Governor Kate Brown were in place. Little did we know, she shut down all vacation rentals as well. A little while after, I received a cancellation notice from Evolve Vacation Rentals and instead of crediting my money back, both VRBP kept their $43 service fee and Evolve Vacation rentals kept the other $409. In the email it said they issued a credit that I could use on a later date. Being a normal understanding human, I had no idea that Kate Brown would lock the whole state down for a year!!! Well, I decided that I wanted my money back this month and we were going to just go to Arizona where there isn't the restrictions like Oregon. Evolve and VRBO were unwilling to refund my money even though I basically loaned them money for about a year! The one representative did slip up and say that they could call the home owner and see if they would be willing to refund my money but VRBO and Evolve would not. I do not agree with this and I think is us completely unacceptable. I have disputed this charge with American Express and will definitely take them to court if this is not resolved. This is not good business and I will never use VRBO or Evolve Vacation Rentals ever again in the future. Do not be scammed. They will accept our money but there is no guarantee they will not immediately cancel your reservation, keep your money and issue you a useless credit. read more

READ THIS!!!!!! Do not use VRBO!! STEPHANIE WHITMORE Is hands down one of the most immature, unprofessional, and simply one of the most disrespectful property managers I have ever dealt with in the past 7 years this dealing with discrimination to me and my family. We had our family member finally come back from serving our country to celebrate with him and his family flying in to see him. She had neighbors take pictures of us coming in invading our privacy taking notes of us and discriminating us as soon as we arrived. Most of my family are people of color and having these neighbors continued to watch us and doing everything in their power to kick us out of the place without violating a single rule made us angry and ultimately feel that we are some sort of threat to the neighborhood!! Stephanie Whitmore stated "I will give you a full refund just please leave I can't look bad to the neighbors" this is what set us off! I have a total of 5 of us who confirm and are witnesses to what Stephanie Whitmore has done and said to us. The hundreds of dollars we had to pay for hotels after being threatened to leave the premises or cops would be called I am telling you NEVER RENT WITH Stephanie Whitmore!! She even kept the money for the place after staying for 2 hours against VRBO's rules and only sent half back stating "you violated some sort of policy I'm refunding half out of kindness. I don't have the money to pay you you're going to have to deal with Vrbo" NEVER RENT WITH STEPHANIE WHITMORE AND FEEL THE DISCRIMINATION AND UTTER HUMILIATION THAT WE FELT!! She should be fired this place should not be listed!! Stand up with us during these times of discrimination and utter disappointment we went through! read more

Palm Springs - Exact same horrible nightmare as other postings. They canceled on us less then 36 hours before. This after hours of document filling out (with the City of Palm Springs and with Vacation Palm Springs) Everything turned in - paid in full - then notified by VBRO at 9:00 PM that we were canceled. Then they tried to up sell me another property but for more money (bait and switch) At Vacation Palm Springs (they have about 4-5 different phone numbers) No one answers the phone - then another company pops up (I guess a parent company) booking was for June 12- 15. Someone did finally call me back - after begging them to send me something in written form stating they were canceling us (didn't want them claiming "no show") I at least received an email. The anxiety, panic, helplessness and ruined vacation- the disappointment of my grown children who were flying in and had requested PTO from their work. I'm still battling - hoping I will get my money back - VBRO said their portion of the refund would take 4-6 weeks. (OMG) Do you know what would happen to me if I canceled this last minute on them? Yep - large percentage penalty would happen. When its them cancelling - nothing - for anything they ruined (food & other items already purchased and packed for the trip) no compensation for anything - they flat out don't care - it's a scam and I'm still panicking that I won't see my $2,000 refunded. FYI - I've never ever written a review - however this was so criminal that I just had to warn others. Who in the City Palm Springs or the California Realtor's board polices this company? My friends and I booked a very special trip on VRBO. We booked it early March, within 30 days. We were excited to find this beautiful property listed and opted to not get insurance 1) we had no intentions of cancelling and 2) unless we cancelled the day we bought, we were out the money either way. Then about two weeks later, COVID-19 news became overwhelming. Our kids were asked to stay home and there was a panic worldwide. Sadly, we cancelled our flights and reach out to the property to cancel in light of the tragic events. Their response was that the Encinitas area wasn't heavily impacted and since we did not get insurance and are inside the 30 day cancellation policy, they can't refund us the money. After explaining our situation, they denied us a refund. Less than a week later we received an email stating due to current events, they were crediting 50% of our trip on the account to use later. Fifty percent of our hard earned money, gone, just like that. During a worldwide crisis where people, including some of the ladies I was traveling with, lost their jobs, are confined to their homes, losing loved ones, they kept 50% of our money. We have decided to cut our losses but felt the need to warn people about this company! Out of pure principle, we will never use that credit and will never, ever book with this company. I was a first time VRBO customer and last. If they can't manage the type of people posting on their site than they don't deserve my business. We would have been happy for a cancellation and credit to use at a later date. Instead they kept 50% of our money in the blink of an eye. Shameful! read more

Absolutely terrible experience with Vrbo. I booked a reservation that had the option to cancel for a 100% refund within a certain date. I canceled within this date, it submitted as a "Property request change" with the request being to cancel and it even made me submit to the owner why I was requesting to cancel. The owner left it pending so I would lose out on my 100% refund. When I reached out to Vrbo they refused to honor this as well, telling me because I submitted as a "request to change to cancellation" instead of hitting a different "cancellation" button, they wouldn't honor their own rules. This is ridiculous when I have screen shots and emails proving I had requested to cancel. Vrbo is screwing me over based solely on nitpicky details. They shouldn't offer two ways to cancel and then only allow one. You can tell they're just trying to do anything to keep extra money at the traveler's expense. Also, when I resubmitted for at least a partial refund, they tried to cut me out of almost $200 and not give me my full partial refund - I had to submit a case with them AGAIN and ask for the full amount of the partial refund to be given to me. They're really sneaky and untrustworthy. I shouldn't have been surprised when I looked up the reviews online and they were all negative. They are underhanded and don't know how to treat people. read more

I booked a house in Florida from VRBO and you know how they state they are always there for you - IT IS NOT TRUE! We were only there for 4 days, I was in constant contact with the owner, with issues - NOT how I wanted to spend my vacation! Get back, go onto VRBO to Stay Neighborly to complete a complaint form, not even 24 hours later I get an email saying my complaint was closed - no explanation - nothing - AND over three weeks later, my bad rating was mysteriously deleted - pretty sure they claim that can NEVER happen. SO I decided to call customer service - all I was asking for was a $200 refund on an over $2000 rental because of all of the things that were not disclosed and all the extra money we had to put out for things they said they provided and did not - know what customer service told me?? Nope cannot help you because you are already home - so they would rather me spend my whole vacation on the phone and not being with my family - never will they get my money again....We always book here for weddings, anniversaries, birthdays, vacations - it really is a shame. read more

I have been on VRBO since 1995. VRBO has turned into the worst possible platform to put vacation rentals on due to the greed and incompetence of the people that bought the company and that run the company now. Expedia is a greedy company that. In the early days of the Internet tried to take over travel agency businesses and failed. They strive to monopolize whatever they get into and then rip everybody off. I believe they are kiting money because of how they run their business and run it into the ground. Recently, I had a guest cancel, and VRBO has been unable to do the refund or the cancellation for the past five days. I believe the RPO is floating money to cover for their failing business due to their idiotic and deceitful business practices. Whatever they did their website has disrupted everything. This is the worst company I deal with in my life and have ever. It really hurts me to say that because they have a monopoly on the vacation rentals in it's what I do for a living VRBO sucks b***s.... read more

We rented an apartment in Paris for a week. When we got there we were astonished to find out that there had been no mention in the description that it was a 5 floor walk up on stairs so narrow and steep that it was challenging and dangerous to walk up . It was impossible to to get our luggage past the second floor . There were no handrails and for anyone to think this was acceptable is has never been there. We contacted Vrb immediately and there response was we will" look into it". I took a video of us trying to walk up( I am athletic) and sent it to them. We have sent several follow up e mails but haven't heard back which is the reason for this review. We are out almost $3,000 , had to find a hotel for the week. I understand that not everything is under there control but their lack of response to this is not acceptable. Fortunately the rest of our trip was fantastic and We are in a position that getting ripped off doesn't have a big impact. read more

Atrocious customer service. You can be 100% guaranteed a ruined trip and long hold times if you happen to have the misfortune of an owner cancelling your booking last minute. I had planned an 11 day stay and prepaid in full but 4 days prior to arrival the host cancels because the house is pending sale. Almost impossible to reach a live person to rebook while understandably in crisis mode. Then to add insult to injury there is no financial compensation for any money you are out of pocket on non-refundable trip related incidentals. Who is going to trust a company that just left you vacation homeless? NOTE THAT VRBO POLICY IS THAT AN OWNER CAN CANCEL AT ANY TIME FOR ANY REASON. They have zero sympathy for your plight. Its Russian Roulette if your place will be available by the time your trip rolls around. AirBnb at least dings the owner financially so they are discouraged from cancelling. read more

Stranded for Family Reunion: Do not use Resort Rental Pros or VRBO - They are both unreliable and unprofessional. Resort Rental Pros managed a property through VRBO that we booked for a vacation in North Myrtle Beach for a family reunion 2.5 months ahead of time. We checked in with the rental company a few times and they said all was well. Less than 3 days prior to our vacation, they reported that they couldn't locate the host and had nothing to offer us. They have not yet refunded us our money and our vacation plans are a mess. Our only choice is to cut our vacation time in half and to pay twice as much at a hotel. Our other bad experience with VRBO was with Vacay Home Connect. They misrepresented a property, listing it as on a private beach, with an intracoastal view. Be aware that hosts can cancel your stay at any time, with no compensation or reparations given to renters. Even if you receive a booking confirmation, the host can cancel on you for any reason. DO NOT book the rest of your trip with the comfort in knowing that you will have a place to stay. This happened to us with a beach house in Manasquan - the reservation was confirmed, we made our plans, and then the host canceled it, saying that we did not meet the minimum number of nights and there would be zero flexibility (even though the error was on their part). There were no properties left in the area to book, and we had to redo our entire vacation plan. This was our first time booking with VRBO and we were very unhappy with the experience. read more

VRBO is nothing but a face for fraudulent transactions. They allow owners to be listed as a PREMIER PARTENER and how they offer a "Book with confidence GURANTEE". Do not fall for it. If a property has a no refund policy, it doesn't matter about the contract you sign, any of the emails you exchange through the site, they owner's can change a policy or a contract at any time no matter what and then NOT REFUND YOUR MONEY. VRBO will do nothing about it. They will literally only read from their manual and say, "please refer to the property's refund policy". They will try to contact the owner, but if the owner never responds they wash their hands of it. read more

I am writing to express my deep disappointment with the service provided during our recent reservation. The booking was unexpectedly canceled on the day of arrival, leaving us without accommodations. When we attempted to resolve the issue, the host was unresponsive and unwilling to assist. Additionally, our calls were ignored unless we used a new number, which is unacceptable customer service practice. This experience has led us to decide that we will no longer use your services for personal or company purposes. A business that does not prioritize customer care and well-being is not one we can support. read more

What a waste of time and money. This company is wildly under regulated and someone needs to bring up a class action lawsuit for the amount of issues that arise when booking with VRBO. False advertisement, mental distress, financial distress, breaking legal binding contracts, putting customers in harms way, etc... We have been harassed out of our VRBO by the owners and have spoken with the cops in the area to see what legal actions we can take against the owner... where was VRBO in this? No where to be found. I would not recommend booking through them. Listen to the review warnings!! read more

Don't use Vrbo - ever. They are allowing hosts to participate in theft by keeping full payments for stays the government will not allow us to make because of this global pandemic. Not only are they not intervening and trying to negotiate reasonable outcomes in the forms of partial refunds and/or future credits - they're ghosting. No contact from Vrbo or any host. It's a scam. We are out $1,621. Other home share company Air B&B came right out with a promise to refund 100% for COVID-19 related cancellations. Vrbo should be ashamed. read more

During a worldwide pandemic instead of being helpful and understanding vrbo is using it to exploit people by not giving refunds for people FOLLOWING the social distancing rule. As a nurse it disgusts me to see the lack of compassion and understanding by this company. Their much wiser competition Airbnb is giving refunds, so props to them!! Do your part, vrbo, and give refunds so people can follow the rules. I'd give you zero stars but unfortunately that's not allowed. So disappointed. read more
