I have actually stopped 3 of my friends from moving in here. I also have bad mouthed them on every single social platform there is. They dont even do a move out inspection to warn you.

All the staff is very friendly as well. I worked with Jintana and Tabetha during the move-in process, and even now they say hi and ask how everything is going. My toilet handle broke last week and I put in a request to have it fixed on-line. In thirty minutes one of the maintenance workers was there to fix it. I was very impressed with the speed of getting that request handled. The rent is a little high, but expected since it is a nice complex and well-maintained. I plan to stay here as long as I can afford to.

Eaves La Mesa charges premium San Diego rents for a property that feels increasingly neglected. The…read moreunits are very dated, and maintenance problems linger (I've dealt with a toilet flushing issue for over six months). Management removed the basketball court and open space that were advertised amenities to build more units, fundamentally changing the property, yet refused to even discuss rent concessions or accommodations for affected residents. The construction has also blocked access to one of the larger pet areas, forcing residents into a small, narrow, poorly lit pet zone where dog waste is frequently left behind. It is unpleasant, unsanitary, and another example of existing residents being expected to simply absorb the consequences of the property's expansion. Something will probably be done after this review is posted... Managment - "no construction will occur over weekends". Weekends - see video. Security is another concern. The gates remain wide open throughout the day, and with the Amaya trolley station directly outside the property, I've repeatedly observed homeless individuals riding bikes into the complex and rummaging through dumpsters. Residents openly smoke on balconies (including overlooking the pool near the leasing office), kitchen trash bags are regularly left outside apartment doors long enough to leak onto walkways, and little seems to be done to enforce community standards. Sheri in the office is genuinely great--professional, friendly, and one of the few bright spots here. Unfortunately, she is not the manager. In my experience, management is dismissive of concerns and unwilling to work with residents when legitimate issues are raised. Once the lease is signed, it feels like resident satisfaction becomes an afterthought. They own you. Had I known then what I know now, I would have rented elsewhere. Prospective renters should speak with current residents before signing a lease. I REGRET living here. Be warned.

And the mice have eaten through boxes of my 18m old daughter snacks and through my pantry. I've had to throw away so much food and replace it . Three times now! It's disgusting . They poop and pee throughout the cabinets. I told them that there's holes under my sink and pantry cabinets and still have holes even tho they came to repair it . I feel disgusted in my own kitchen and I am an extremely clean person . Also they have construction non stop , the landscaping always blowing the dust around leaving your cars covered in dust and debris! For an extended period, there have been recurring problems with excessive noise, cigarette smoke in common areas, trash accumulation, pest issues in neighboring units, barking dogs, and residents frequently blocking shared walkways and stairwells. These issues have significantly affected my ability to enjoy my home, sleep comfortably, and use common areas without disturbance. I have reported these concerns to management multiple times. While staff have generally been polite, responsive, and willing to send maintenance or pest control when requested, the larger quality-of-life issues have not improved. I have been told that reminders would be given to residents, but I have not seen meaningful or lasting changes. It is disappointing because the property itself has many positive qualities. The maintenance team has been helpful, and the location and community would otherwise be a great fit for my household. Unfortunately, the ongoing noise and cleanliness issues with our neighbors and lack of effective resolution have made living here a negative experience overall. Previous to learning that tip from maintenance, I didn't know to check it and ask for a new clean one as seasons change. Both Cory and Ricardo are some of the finest maintenance men I have ever known. They do things right and never ever leave a mess behind. Both are always kind and helpful. When I see either of them at my door I know a quality job will be done thoroughly and professionally. We are so fortunate to have men of this caliber on maintenance staff here at The District. Josie kept referring to her boss, "the lawyer," as the reason they were not accepting move ins. I want to say I have spoken to her a few times over a month or so of apartment searching. Here's my takeaway: if they are always going to drop the "boss is a lawyer" bit, how awful is this place going to be to live? It seems ominous already and I don't even live there. I could lawyer up too (I have needed to before). But why would you want to put that energy out there. If a "lawyer" is taking actual months to draw up such an advantageous lease for them, where will that leave us? Up shit creek, that's where. I literally never have seen an apartment put move ins on hold to write up a more self serving lease. Josie seemed nice, but I felt put off ultimately by the constant "my boss is a lawyer," name dropping. I was told, no bankruptcies, period. Everyone says that. I had a hard time physically and lost a business. Hence, the bankruptcy, several years ago. My credit is solid now, really good. Most NORMAL people can figure that out. Then Josie says, "for 7 years or more." They clearly do not have a clue on what they are doing. After 7 years, you actually can file ANOTHER bankruptcy. Not that I'm planning on it, but that's what the 7 years mark is. I was really shocked that she didn't know the basics of that. My credit is good enough to obtain a mortgage at this point (I have spoken to a lender), but not rent at the Mellmanor. Maybe it's a nice place, I will never know. I lived in Apartment 8 for approximately 1 year and 2 months, and unfortunately, based on my…read moreexperience, I would not recommend this property. I will start with something positive. The very first time I walked into the leasing office, the leasing agent was extremely nice and welcoming. She greeted me, said good morning, and immediately asked how she could help me. Meanwhile, the property manager looked at me and continued with her phone call. I actually had to ask the leasing agent who she was because there was no introduction or acknowledgment. That first interaction ended up being pretty representative of my experience with management. Eli was by far the most helpful person I dealt with during my entire stay. He was welcoming, friendly, and actually made an effort to help when I needed something. I genuinely appreciated him. My biggest issue occurred on January 1, 2026, when Apartment 8 flooded because of a drainage issue. The flooding went into every room of my apartment and displaced me for several days. A restoration company came out, vacuumed up the water, and placed approximately nine industrial fans and two dehumidifiers throughout the apartment. Because this happened on New Year's Day, my renters insurance was closed, so initially everything associated with being displaced had to come out of my own pocket. I spoke directly with the property manager and specifically requested that everything be provided in writing, because verbal promises provide very little protection when there is a dispute later. I was reassured that they "were not like that." Unfortunately, there was very little follow-up after the flooding. Despite water entering every room, the only material I saw replaced was sections of the padding/foam underneath the carpet. The carpet itself remained. There was visible bubbling/water damage along portions of the baseboards, and the restoration process also left damage to the flooring. I was concerned about the possibility of moisture remaining and potential mold because of how extensive the flooding was and how little was actually replaced. What bothered me even more was that, to my knowledge, the property manager never personally came inside Apartment 8 after the flood to inspect the damage. That makes it difficult for management to later determine what damage was caused by the tenant versus what resulted from the flooding. I also never received meaningful follow-up about preventing the drainage issue from happening again. The drainage system was not corrected while I was living there. Ironically, while I was packing to move out, a contractor told me they were working on trying to fix the drain -- months after my apartment had already flooded. There were other issues with the unit as well. The main bathroom had inadequate ventilation, and the ceiling and walls repeatedly developed what appeared to be significant surfactant leaching. The apartment also had extremely poor temperature control/insulation. Even when outdoor temperatures were only in the 70s, the inside of the apartment could feel unbearably hot. During hotter weather, keeping the apartment comfortable was extremely difficult. I stayed here for 1 year and 2 months, so this review is not based on a brief stay or one minor inconvenience. I had plenty of time to experience the property and management firsthand. Between the flooding, lack of meaningful restoration afterward, drainage concerns, ventilation issues, poor temperature control, and lack of follow-up from management, I personally would not recommend living here. Again, I do want to specifically recognize Eli, because he was consistently friendly and helpful and was the person who made the most effort to assist me during my time there. Unfortunately, his positive customer service was not enough to outweigh the larger issues I experienced with the property and management.
