I'm so sad to be writing this review because I came here a few months ago and got their banana matcha and loved it, it was one of the best I've had but the strawberry matcha was just not it. I got their strawberry matcha, 50% sweet which is what I did for the banana. When I got it, I can tell right away there was barely any strawberry puree. I tasted it and yep, it was not good at all. No strawberry flavor whatsoever! I should have turned to ask for more, but this drink was just so disappointing. I really loved this place but not sure I will be back. Hopefully I can add strawberry at home and make it better.
This tea/coffee place is hidden away, on the second floor above a car wash. I passed by the entrance twice while driving along Marguerite Parkway but found an easier (and more obvious) entrance directly to the lot on the second floor if you travel up Avery Parkway. When I walked in mid-morning on a weekday, I was surprised to see it packed...oddly, all young women, most laptoppping away. I was the oldest person there by decades. I soon realized this shop is right across the street from Saddleback College. One orders at a kiosk and your name is called a few minutes later. I chose an iced vanilla latte. None of the muffins offered interested me so I just went with the latte and took it to-go. There was zero interaction with staff; one shouted my name when my order was ready but that's it. The iced latte was darn good, not overly iced, with a strong coffee. It was sweet with caramel flavor. I didn't taste any vanilla so wondered if they got my order wrong and made a caramel latte. I feel certain I hit "vanilla" on the kiosk but it's entirely plausible I touched "caramel". Regardless, I still liked it.
We ordered the banana matcha and Einspanner matcha latte both are good, it's not too sweet for us. Just the right amount of matcha not overpowering. I love that you can order from their kiosk too. Service is fast, and there are a lot of tables both inside and outside. Will come back to try other items on the menu!
Love this location as it's convenient and quick. Ample parking upstairs right by the store. It also has plenty of seating indoor and outdoor (plus umbrellas!). I prefer their hojichas to their matchas but i've heard good things about their melona matcha so that's next on my list.

It took us awhile to find the coffee shop, and it was pretty empty when we arrived. The actual spot is cozy, with just a few tables around. We ordered a few items and chilled for a bit. I tried these: Einspanner Matcha Latte - Amazing! I got this with banana cream foam since the worker said it was her favorite, and it did not disappoint! (5/5) Hojicha Fruit Latte - We got this with strawberry, and it was amazing. Great balance and so refreshing. (5/5) Ube Mochi Brownie - They warmed this up for us, and it was so good. Would easily get this again. (5/5) Definitely a hidden gem that not many people know about since it's kind of tucked away. Really good drinks and lots of unique options. A must try!
I recently went to get my car washed and while I was waiting I wandered into Vivot because I love coffee. The first thing I noticed when I walked in was this place was packed. I was really excited because if you have this many people in your shop it must be good. The downside, you order on a kiosk. In going through the menu this cafe is more of a matcha/ tea cafe than coffee. I ordered the cold brew with Vanilla Cream cloud. The drink was just ok. The only time that I had any interaction with the employee was when they called my number to pick up my drink. Ambiance 3/5 Drink 3/5 Service 3/3
Drink: I ordered the Matcha Einspänner Latte, which was pretty affordable at $7.95. The matcha had a strong, smooth flavor and was overall a solid drink. Their matchas aren't overly sweet, even at 100% sweetness, but they do offer to adjust it if you prefer. Parking: It was a little confusing to find the store since it's surrounded by car wash and hotel parking. I believe you can park in front of the hotel. There are stairs that lead up to the second floor, where the shop is located. Ambience: I actually like the vibe here. It's quite crowded though, but they have a lot of seatings and outlets so you can work at.

I am soo happy that they opened a vivot closer to me! I found out about vivot during a yelp event 2 years ago and when I moved to South OC there wasn't alot of business I recognize so it was really nice to see a vivot close to me! The quality is just the same which is perfect, the location is great, and the service is also so nice! My husband and I ordered the ube matcha and the pandan matcha and both were sooo good please don't tell me to only pick one haha Vivot closes at 11pm which is a plus because not alot of place are open this late!
One of our fave local matcha spots in South County! We were lucky enough to come to their grand opening and have loved their drinks ever since. I love that they offer SOY MILK which is my preferred milk and I alternate between the Ube matcha and the Pandan matcha. My daughters like the OG matcha and the strawberry matcha. They only have one size but you can vary the sugar level and the ice level and they have a variety of toppings you can choose from for extra cost. They do not charge extra for so I know which I appreciate. They have some really delicious looking pastries as well as a few sandwich options. The chicken caprese sandol is a huge. Less than $12, very tasty but very messy to eat! Full of pesto, balsamic drizzle, fresh greens, fresh mozzarella and a generous portion of chicken on a big ciabatta roll cut in half. I could only eat half of it this time and it'll take the other half home!

"The pink coconut matcha drink was refreshing, creamy, and perfectly balanced. The coconut flavor blended smoothly with the matcha without being too sweet. Been coming to Vivot for quite some time now but first time stepping foot inside. Really cute and quaint with a lot of kids studying and working. Was greeted with a warm "Welcome" at the kiosk. I was trying Vivot before they came out with an extended menu, most notably the coffee selection so I was so happy and excited to give the Caramel Banana latte a try. I went with the banana cold foam top and it create the perfect blend of flavors. Also left with a premium and delicious Strawberry matcha. The puree is one of the best I've tried. Vivot will continue to stay on my radar and being Khmer owned, I gotta support my people!! read more
This place came highly recommended! To start, the matcha was out of this world! Vibrant, flavorful, with great mouthfeel. Probably the best matcha I've had at a coffee shop. It seems like the perfect place to study or read. Some of the desserts and drinks seemed really interesting and I definitely want to give it another try. BUT the wait for 1 drink and 1 sandwich in a near empty shop was ridiculous-- at least 20 minutes, and there was no one around to check on my order. I almost walked away as I was in a hurry. My ham and cheese croissant was not as expected. It was a croissant cut open with sliced ham and cheese inside, pressed flat. So, I would like to give it another chance, but the wait, lack of service, and unimpressive food were not great. read more
We stopped by here on our trip back from Oceanside. Wanted matcha and I Yelped for a cafe and came across Vivot and decided to try! They are located in a fairly new small plaza on second floor in the same location with Hampton Inn and the car wash. There is an escalator and there is no sign like other Yelpers mentioned but it wasn't hard to find the. Go up the escalator and it's right behind the escalator when you came up. The staff were super nice and friendly! Drinks were good and they are known for their matcha, with so many options for it. We came during a power outage and they were still able to craft out excellent matcha drinks. We got the eispanner and a latter with matcha and coconut foam. Both were great and I love the fact that you can adjust sweetness. Would def recommend! Their matcha is strong. read more

The brown sugar shaken espresso is leagues above whatever Starbucks does. The half sugar adjustment with added vanilla makes it an amazing drink and great space to work. Shoutout to the staff for the recommendation. Will be back !! read more

I'm wondering if they changed the quality of their matcha powder. Or maybe they aren't storing it properly anymore. It's usually a vibrant green with a well balanced flavor profile. Lately it's been this lighter oxidized green color with a more mild and bitter flavor. This used to be my favorite local matcha spot, but unfortunately it's not as good as it used to be. very cute coffee shop! parking: parking was easy, we parked in the second level and walked right over to the shop. order: we for a mango matcha & white chocolate raspberry matcha which were delicious. the mango matcha was a bit grainy. the flavor of the matcha for both drinks was great. would definitely come here to do some work, it's open late and plugs everywhere for the most part! read more
I visited Vivot on a Wednesday afternoon to catch up with a couple of friends. I ordered the pink coconut matcha while my friends got the mango matcha latte & hojicha einspanner--we all enjoyed our drinks. I was surprised to spot a Red Bull matcha on the menu since I've never seen it at any other matcha cafe before. I liked the layout of the cafe, & that there were indoor & outdoor seating options for both chatting with friends & getting some work done. Would definitely visit again! read more
Hands down the best matcha I've had. I would definitely come here all the time for their matcha because it's not too sweet. I tried their fruit flight matcha with oat milk and the balance was so perfect. It wasn't overly sweet so you don't need to adjust the sweetness. It wasn't grassy or earthy matcha it was still high grade and you could taste it. The overall best of both worlds when it comes to a great matcha in my opinion. I'm someone who doesn't like too sweet and the fruit jam they used didn't overpower the matcha. I also ordered their egg sando and this is what I DID NOT like. I would NOT recommend this. Their bread did not taste like Japanese milk bread and it was not soft it was hard worst than even wonder bread because they used the butt of the bread?!?! I asked the waiter is it normal for the bread to be this hard and I showed him with my spoon pressing down on it. And he said oh it looks like they used the butt of the bread and it might still be a little frozen? I could not eat it. I only ate the inside egg part. I would come back for their matcha though. 5 stars for the coffee I had since they finally made their way over to south OC. I love the ordering kiosk up front, there was an item that said it was sold out and the cashier had to manually insert it. Everyone is so helpful and willing to answer questions, and love the architecture inside, with the cement counters and lighting. It's def cozy for studying! Now to find this place though.., that's a whole different story. They have yet to put a sign out front saying where they are located, or maybe it's there and I missed it? All I know is that it took me forever to realize they are in the second floor. Maybe putting a sign on the first floor that everyone needs to go up a level. I didn't seem to be the only other person confused of where it was located. This could also not be their fault at all as city codes take forever to get approved. Vivot is my favorite place to get matcha and, in my opinion, has the best matcha in South OC! I come here often and usually work from here for a few hours. The matcha is always delicious, and everyone is so sweet and helpful. Day is usually working when I come in, and we always end up chatting. He's the sweetest and always makes me feel so welcome, the same goes for all the staff! So happy I found this place. If you are looking for a delicious matcha in South OC, you definitely need to try Vivot! read more

Our 2nd time trying out this Matcha Cafe as it is conveniently located near the freeway exit. It's a hip modern cafe that has a lot of tables inside if you have some work stuff or friendly catchup to do. On our first visit we tried the Ube Matcha and Matcha Einspanner. Matcha Einspanner is much better than the ube. And they don't charge extra for Milk alternatives like Oat and Soymilk which is great! You can adjust the sweetness of their matcha drinks as well and have Splenda alternatives. On our 2nd visit we tried their Double Hojicha and Double Matcha which are both solid. I liked the Hojicha more because you can really taste the nutty flavor and cinammon on top. It's pretty packed on the weekends but there were no lines as the staffs are quick on the orders as well. A must try if you're along the way and needed that matcha fix! read more
Having enjoyed Vivot's OG Fullerton location, I was very excited to see they opened a location in south OC! They have a variety of matcha, hojicha, and coffee with different fruit purees and cream tops. I'm here at least once a week because that's how good their matcha is. My go to is their mango matcha - the mango puree is fresh and the balance between mango and matcha is perfect. I've also tried their strawberry matcha, blueberry matcha, and matcha einspanner too and those are all great too. They are always consistent and I've never had a bad drink. The staff are friendly and always offer to adjust your drink if you don't like it. The space is nice and there's plenty of room and tables. Parking is easy - I recommend parking on the top floor since Vivot is located on the second floor. read more
Hands down the best matcha I have ever had. And that is saying a lot. This place is an absolute gem tucked right by the freeway and if you blink, you might miss it, which would be a huge mistake. The moment you walk in, the space feels calm, intentional, and elevated without being pretentious. Clean lines, warm wood, greenery, and a minimalist vibe that immediately tells you they care deeply about what they're serving. I ordered the ube matcha with banana foam and I am still thinking about it. The ube flavor was rich, creamy, and perfectly balanced. Not overly sweet, not artificial tasting, just smooth and indulgent in the best way. The matcha itself was clearly high quality and handcrafted. You can taste the difference immediately. It was bold, earthy, and velvety without any bitterness. This is not your average cafe matcha. Now let's talk about the banana foam because wow. Thick, luscious, and actually tastes like real banana. It added the perfect layer of creaminess and depth to the drink. Every sip was better than the last. Easily one of the best drinks I have had in a very long time, not just matcha, but drinks in general. My husband ordered a regular coffee with strawberry foam. They had unfortunately run out of Vietnamese coffee that day, which honestly just tells me they are doing something right because clearly people are ordering it nonstop. Even without it, his drink was excellent. Smooth, well balanced coffee with a rich body, no bitterness, and the strawberry foam added a subtle sweetness that worked surprisingly well. It tasted intentional, not gimmicky, which is rare. You can tell the drinks here are made with care. Everything feels thoughtfully crafted, from the foam textures to the flavor pairings. This is the kind of place where the baristas actually know what they are doing and take pride in it. Service was friendly, patient, and happy to explain the menu, which I really appreciated because there are so many unique options. The menu itself is creative without being overwhelming, and I already know I need to come back to try more. If you love matcha, this place is a must. If you think you don't like matcha, this place might change your mind. And if you're a coffee person, you're still in very good hands here. Hidden gem. Worth going out of your way for. This place is such a hidden gem! I got the banana matcha and they hand whisk each order. The banana did not taste like artificial banana flavoring. My friend got the ube matcha and both were overall delish! They even had matcha flights which I thought was pretty cool! Would definitely come back again to try the different flavors. I went here with my husband on a weekday morning to try out the matcha since we'd heard about the matcha you need a waiver for and the matcha flights. Once we got there, we decided to try something different - I got a lychee matcha and it was delicious! I really enjoy the flavor of matcha but lattes can get too heavy so the lychee was great and felt much lighter and not too sweet. The cafe itself is upstairs and a bit awkward to find - I think it's still a bit new so they could use better signage. Inside it's clean and open and we really appreciated the ample charging ports available since we wanted to get some work done as well. I would go back here for a nice matcha and maybe try some of the other flavors. read more
Was hoping to love this place. It was bad and I can say their hoji fruit was undrinkable. I accidentally ordered the hoji fruit w banana instead of the banana matcha latte off their tablet-- I was looking off the menu and felt this was confusing. Anyway my drink was disgusting and the girls knew I mis-ordered off the screen and I wish they would have offered to correct it. When I even grabbed my drink I even asked is this the banana matcha and she said "yes" in which I replied "oh my bad I'm not use to it being brown." The boba oh lawd probably the worst boba pearls I have ever had it was very firm and not soft and chewy. I've been to a lot of shops so that's saying a lot. The banana in my drink was not good either and couldn't save my drink. Won't be back. Location was good with plenty of parking. I want to add the photos online looked really rustic and cool but I felt it was just alight in-person. read more
This is my favorite matcha place!! I love getting the matcha flights to share with friends, they have so many fun flavors to try. My favorite is the ube cloud or banana cream, I do tend to like the clouds better than the fruit teas but both are great! Their sandwiches are also fantastic and fluffy, and I could live off their ube cookies. Wish I was closer and could come more often. Staff is always friendly and the line goes decently quick. Pricing is a lot better than I expected tbh, would 100% recommend! read more
Spacious cafe in Mission Viejo with good matcha drinks! I went around 11am on a Monday. The place wasn't very busy but more people trickled in later on. You can order either by using the kiosk or at the counter. There's plenty of room to sit, free wifi, and outlets to charge your devices. :) I ordered a banana matcha with oat milk, 75% sweetness, and with the matcha being hand whisked (which is an additional charge). Although a bit pricey, it was so good! You can tell they use real bananas to make their banana puree. The matcha was also not too sweet or bitter. Despite being super far from me, I would definitely come again to try their other matcha drinks! I also enjoyed studying here, so would come back to do that again. :-) read more

I was in Mission Viejo for a day and planned to stop by Vivot during their soft opening. I saw photos of tea flights and had to try it! Preferring hojicha (roasted green tea), I got a flight of that instead of typical matcha. Choose your milk, sweetness level, and four different cold foams. I picked the following with oat milk, less sweet: Pandan Matchamisu Horchata Banana They have other cool flavors like lavender, ube, sakura(?), and more! I should've gotten no added sweetness for the tea base but one of my friends has never had Hojicha before and she likes sweet boba haha. The flight was amazing! Each cold foam was yummy and creamy. My favorite had to be banana. We had an event right after so I mixed the last of the banana and horchata together in a paper cup meant for water to go. Couldn't leave the goods behind! Friends ordered banana matcha with boba & mango matcha with crystal boba. They enjoyed! We also ordered a pesto chicken sando and egg salad sando. Both looked soo tasty! I had half of the former and it hit the spot with protein-rich juicy grilled chicken, fragrant pesto, fresh tomato and spinach. Employees were very helpful and handcrafted each drink carefully. Kinda wish I video recorded them assembling my flight. They call the sando maker "chef" which I found cute. Maybe they are an actual chef? This spot has a fair amount of indoor seating. Pretty cozy spot for chilling with friends or grabbing a drink to go. Parking doesn't seem to be an issue (above the car wash business). Will definitely recommend to friends visiting SoCal! If they had one up here, I'd totally try their guava matcha. read more
