We gave our 30 day notice. Vinebrook sends back a letter telling use we are pretty much responsible for the flip of their property. Steam the carpets, wax the floors, deep clean whole house. Then tells us we can't request a final walk through with a Vinebrook employee. "They are to large to be that personal."So they are trying to set it up to where we can't get a deposit back. They know nothing about their own properties but they're going to fine tooth comb the house and "expect it to be returned the way they gave it to us." But the lease goes against this new list for move out and completely contradicts it. Looks like they are trying to bully anyone moving out. DO NOT MOVE IN ANY PLACE WITH THIS COMPANY!!! THEY ARE THE WORSE. I moved in the end of April. They failed to tell me that they did not yet have the mailbox key. So I have important mail that I can not access because it is already in the mailbox. I have contacted them AT MINIMUM ten times a day via email and phone call to bring my key and there is no response. The one time someone responded was about two weeks ago. The property manager is Debra Simpson and I have her direct email and she will not respond. In addittion to that, since Day 1 my dishwasher has been broken, molded, and stinky. My maintenance is still pending. In my whole entire life, I have not seen a company this horrible. I am seriously considering just moving out and deal and fight them in court later. I rented a home in Cincinnati, OH from Vinebrook Homes. I would absolutely not recommend renting from them! Worst experience I have had!

Vinebrook purchased my property in July or August, I'm not sure which, but in October they called and said they needed a new lease. I had been renting for 12 months at this point. Under my previous lease after months you go month-to-month. But with these guys they raise my rent moved my due date up and required a new 12 month lease with them. I have never been late on the rent I only called maintenance once and I've had no other problems or issues I never call and complain about anything I was late on the rent in January after 10 days they put an eviction notice on my door I paid the rent plus the late fees 6 days later I used my prepaid Visa and I used the routing and account number they gave me. Well it got returned because I can only use the routing and account number for direct deposit. So Friday; yesterday- I got another eviction notice and now they tell me they need January's rent the late fee the $50 returned check fee another late fee and February's rent and I can't pay it online I can't even pay it at the local office it has to be paid by Sunday morning at 9 a.m. in Dayton Ohio an hour away. I've called and emailed, no response. And when I filled out the new lease I gave it to the postman personally. They list it or can't find it. So she says she will send me a new one. To date I still have not gotten a new lease to sign. I should have made a copy myself, but she said she would send me a copy. Wow. These people are horrible, most of the time the previous lease is honored. These people just hiked the rent, moved up the due date, and they evicted you if you are ten days late! I would not recommend these people, all the other horrible reviews are true. I would steer clear of these people because God forbid you get sick, go to the hospital or whatever! I do have 2.5 bathrooms. This is good because at least one toilet is malfunctioning at all times. They supplied a washer and drier. The washer's spin cycle doesn't work which leads to extra time in the dryer. The back yard is quite spacious and is next to an empty field. That field is directly across the street from the Rose Music Center. When a band is playing, you will hear them playing and more importantly you will feel the bass. There is nothing other than the 11 PM curfew that stops the bass. If going to bed early is important to you, you must check the neighborhood out during a concert, in order for you to accurately gauge home much of the noise will impact your ability to sleep. Please don't take my word on it. Come hear for yourself. Interstate 70 is just around the corner. This makes my commute to work simple. It also means I can easily hear road noise at night when the windows are open. Since I grew up in a little farm village on US 40, I am used to it. The truck noises from the interstate are little more than whispers. I like them. Others might not. Also, it's not uncommon to hear the engines of the C-17 Globemaster over at Wright-Patt. I hear them probably once a month, and only for a short period of time until they take off. The thermostat is a relic from the 1970's. So is the dishwasher and refrigerator. I regularly have electric bills around $90-100 a month despite only paying 7,4 cents a kwh. I take reasonable precautions to drive that down but I do like a 70 degree condo during the summer. Water bills are $30 a month, except when one of the kids flushes the toilet in the evening and you don't catch it until morning. I didn't last month and my bill was $48. I know the cops react quite quickly when there is trouble. One of my neighbors down the street had their unit broken into and they suffered through a home invasion for a couple hours. Since the walls are so well insulated, I never heard any of the yelling or screaming until the HH police showed up ringing my doorbell and asking me about what I knew. I honestly had no clue. The cops did locate and arrest the one of the perps (Justin Simmons) about a month later. I solved the problem of being at risk of a home invasion by getting a CCW and a Glock. If you dont believe me google the terms huber heights home invasion appleseed. That will let you know a thing or two. The neighbors are generally quite nice, except the few that aren't, I've observed three evictions on my street (Appleseed) in two years. I was quite grateful for two of them and quite puzzled by the third. The driveways are overrun with weeds, as are what might be called flower beds. There is no real place to shovel your own snow in the winter time after an accumulating snow. My condo is a snap to heat in the winter. The furnace is powerful and efficient, and the main bedroom faces south, with little shade directly on the building. This makes my heating costs quite remarkably low in my opinion. Plus, I am between two units so I benefit slightly from being sandwiched. If you are like me, and hate the cold, this is a clear win. The insulation is quite good. I cannot hear any of my neighbors have intimate relations. I know my girlfriend is quite vocal and gives complete details about various topics that bubble into her mind, and I've never had any complaints from any neighbor. read more

This is the worst leasing company I have ever dealt with. I have literally lived all over the world because I was in the military for 12 years. I have put in multiple maintenance request and gotten nothing. I have spoke with representatives on the phone and gotten nothing. I wouldn't recommend this company to my worst enemy. For the last 2 months, I've have power surges in my home causing the lights to flicker, TVs and cable boxes reboot. My kitchen doesn't have enough power for the microwave to work so in order to use the microwave I have to take it in the garage on another circuit to reheat food for my family. Think twice before renting from Vinebrook Homes. We rented a 3 bdrm home in Delhi, 2017-2018, interim house until we were able to buy our own home. Did not know about the bad reviews before we moved in. When we got the 1st letter 30 days after moving out, they were only going to give us $250 back of a $1050 deposit. I almost went thru the roof! We left the place as clean or cleaner than when we moved in. We even put on a storm door on back door & left it, added lighting & shelves in kitchen & a cabinet attached behind toilet. Biggest thing we did, is clear out the backyard, which had years & years of overgrowth. We couldn't even see the back fence when we first moved in! They wanted to charge us $300 to repaint the whole house. After some phone calls they said we could split the painting, which still shouldn't be the case, the walls are plaster, & when we took down pictures, there were small holes which we patched & matched the paint. This is called normal wear & tear. So they send us an addl. check for $150, it bounced! They should NOT be using deposit money for their operating expenses, deposits should be in a separate bank account (some states require it to be in interest bearing accts, that goes back to renter as well). They resent the check but not the $12 that our bank charged us for the fee, which they said they would pay. They said they would send us a check for a little over $600 + $12 a couple of weeks ago. Haven't seen it, called left messages, no return call. Going to Cinti office today!! They said check was sent 2 days ago, & that mail from Dayton/Huber Heights takes 4-5 business days. If I could give this company 0 stars I would. They took over our lease from another company. Tried to recharge me for pet deposits; I had to produce documents that were 5 years old to prove that I paid a pet deposit with the previous landlord. Began charging me pet rent when I had not had to pay a monthly pet rent at all--I had been living there for 5 years. They charge a $10 "admin fee" every month. They will routinely up the cost of your rent every year over 5%. They do not respond to customer service calls or emails--only maintenance requests. I called their customer service help line, they told me they couldn't help me and told me to just keep emailing. They didn't even listen to my question and cut me off every chance. Their move out policy that they give you at the time of leaving has the most outrageous cost estimates. If your towel rack is broken, it's listed at a $75 cost to you. These are money-grubbers!! If you pick accounts receivable, you hold for 20 minutes, and then get voice mail. You would think they at least want their money. Not sure WHAT they want. This company is a complete scam!! Getting in touch with them is next to impossible! They took my security deposit and first rent and never provided me with all keys for the home! When trying to reach them they refuse to give you a actual number to the local office, in fact the person who showed me the property told me she could not talk to me anymore after the lease was done! The first red flag was when I couldn't even get the key to enter the house bc the master lock wouldn't work at all! By time I got a call back from them it was a rep calling from a blocked number! I called numerous times letting them know I will not be moving in and each time they stated I would get a call back and I received no call back at all. When I finally got a call it the same girl who told me she couldn't talk to me anymore stated that I couldn't get a refund and I'll have to do a 60 day notice and pay the next months rent!! Never ever, ever rent from this community..slumlords on a larger scale! I had perfect rental history until I rented a home with this company. I was late on 1/2 of the rent and they not only refused to work with me but hit me with a $350 fee. This was after a few months of living in the house, it was starting to get warm out and we discovered a urine smell coming from our downstairs carpet. The humidity brought out the smell. We pulled back the carpet and the urine had gone all the way to the underside of the carpet. The carpet was dark so it wouldn't have been visually noticeable but that awful smell. The community refused to replace it. My roommate and I had chronic sinus and allergies from it. It has been a terrible experience, I was harassed by phone and email, even after I put a 30 day notice. read more

This company has accused me of not putting my utilities in my name. They required me to send in PROOF of my utilities. They have paid these without permission then charged me for them and locked my account so that I cannot pay my rent unless I pay that as well. The lease states it to where if you are in violation then they are allowed to do that but I have been in compliance the entire length of my lease. Now they are sending me a notice to leave the premises if it is not paid. I am trying to tell them I had a payment plan set up and do not have the funds to pay it all at once due to COVID and they refuse to accept my rent until this is paid. This is absolutely absurd. I have done nothing wrong and I am being punished. I asked them to show me a receipt where the bill was paid and I will make arrangements to have it paid on my next month's rent. Where do I begin with Vinebrook Homes? Worst renting experience of my lifetime by far. I lived in a Vinebrook property for 1 year and have had issues with them right from the beginning. They do not like to address problems. We had a tree that needed trimmed by our driveway - Vinebrook did nothing. I personally had to have the tree trimmed. We had a large colony of carpenter ants (even flying ones) that had been in the house for a few years that was discovered when spring hit and they swarmed the inside of the house. Once again Vinebrook would not address an issue that was present before we moved in (I spent almost $1K on service to remove them). We had a hot water heater go bad that needed to be replaced. It took over two weeks for Vinebrook to respond and get this issue resolved. Recently the house flooded with over 4 feet of water in the basement, garage, and driveway. I lost thousands of dollars in this situation. The night of the flood it took Vinebrook 14-15 hours to show up at our house to do anything. When they did finally show up they came with two space heaters and a HUMIDIFIER (keep in mind we have no heat or hot water during this). Fast forward three days and nothing had been done and multiple calls placed we finally here from a Robert Correrea and he proceeds to tell us that we have to leave the house so they can fix the issue. Vinebrook offered to move us to another one of their slum locations but we declined due to the poor service that we had already received. Fast forward 5 more days and their contractors show up and gut a finished basement WHILE WE ARE STILL MOVING OUT OF THE RESIDENCE. Upon leaving the residence Vinebrook still tries to find any reason to take money out of our deposit. DO NOT RENT FROM VINEBROOK UNDER ANY CIRCUMSTANCE. IF YOU ARE LOOKING AT 5585 ANTONINUS DR IN CINCINNATI BEWARE AS IT WILL FLOOD AGAIN. AVOID THIS COMPANY AT ALL COSTS THEY DO NOT CARE ABOUT PEOPLE ONLY THE ALMIGHTY DOLLAR. When it was time to renew our lease I emailed them and received an email back saying we had a vacate date of Aug. 31. I emailed Jessica Tillman back and said their must have been a mistake. She emailed back and said no that it wasn't a mistake and we had to vacate, I asked to speak to her on the phone and and said she only did email, I then asked her what was the reason we were to vacate and she was very rude and said she did not have to disclose info. I even offered to pay more in rent and she said that was not an option,now they are renting it out for $400 more and honestly I would have paid that instead of having to move to an apartment with 3 kids 6yrs and under. I'm saying they could have just let us stay there and pay more rent like I asked to, but we were given a 30 day notice right when school was starting and I told Jessica Tillman that and she didn't care!!!! read more

Their customers service is off the wall horrible I was living there for a year and had problems every month I called them to have my door removed cause all the door knobs fell off and apart so I couldn't get in to my closets. My ceilings had residue when I first moved in and they said they was going to come redue the ceilings and the water damage got worst. Then the carpets were not cleaned when I first got in i had people come clean them I could never get in contact with maintenance I was waiting plenty of times for over 20 minutes on the phone to speak to maintenance. Then they lied to me and tried to try me I didn't apply for mvcap they are horrible and the people who work there talk to you so horribly I've been sick and trying to take care of babies literally working two jobs and I try to get them to make a payment plan with me since I had my son and they didn't want to do that till after our court date and everything was pushed through. I went into a cardiac arrest and couldn't make it to the property to grab my stuff and tried to contact them and they didn't call me back at all . I moved into a property in Indianapolis In. in Aug of 2014, never had issues with the home that my husband wasn't able to handle himself. In the 3.5 years I had to call over my a/c unit which Vinebrook fixed promptly. Yes, VineBrook raised our rent $100 each year but I was fine with because I didn't want to move until I was able to buy a home of my own. MOVEOUT DATE- finally was able to buy my first home on May of 2018. I notified them 30 days before, followed the check list. cleaned the home, and garage, even cleaned out the freezer and refrigerator. No need to leave the house trashed, it made due with our family at the time and I was thankful for that. So after talking to the "portfolio manager" whom I had been dealing with 2.5 of the 3.5 years I lived in the home, he said after I turned in my keys within 30 days they would do a walk through of the property which I couldn't be present for and get with me on if I would get my $905 security deposit back. Now its October, never heard a word in all these months until a credit collection agency called me on Monday October the 1st at 6pm saying I had been reported by Vine Brook for failure to pay my balance!!!!! excuse me? Ok first off, I just bought my very first home ever at the age of 34, I worked very hard those 3.5 years while living there and fixed my credit, paid things on time and so on. If had a balance which I now realize I do, why would I not pay it? All that just to be reported to collections? I think not! I called the VineBrook collections department 2 times and left voicemails, then call the portfolio manager and left him a voicemail and an email as well. At the end of the day on Tuesday he emails me back 1 PDF document with a supposed bill and a break down that was supposed to have been sent to me back in May. Sorry but im telling you right now sir I never got it, you have both my husbands and I email, both numbers, and new address...how is this possible. So he tells me to email the collections department since I cannot get a call back. Ok I do that, I tell them ill pay any balance that is owned today if they will remove the bill from other collections agency before its reported to the credit bureaus. And I want to go over by $1400 balance after my security deposit was deducted. Still a day later....nothing, I did magically receive 2 bills in the same day from the other collections agency that called me On Monday. So now im left to pay this balance with not a peep from VineBrook on why the billing is so high or why I didn't hear anything from them. Terrible company read more

So it's coming upon day 4 of no heat because my heatwr is broken, and no one has yet to come out and fix it. VINEBROOK HOMES IS TERRIBLE!! I was told before we signed papers that our basement was a living space. The basement had its sump pump broken and I'm still dealing with the them "fixing it"! I called this work order in in March!! But since they're under new management, we just have to deal with all the mold growing underneath the carpet and inside the walls (which someone living in the house is allergic to mold!). They have the WORST communication! Called several times just to get ignored about our basement problem. Then I was told that "it's best to communicate through email", just for them to take days to reply to me. Kirk Nail is one of the most unprofessional, uncaring, and irresponsible employee they have there. He was the "only person in the whole office that I can speak too". Also, they're maintenance workers are incompetent. They had to hire an outside company, so they could argue with them about what was broken. But to wrap this up, my basement is still not fixed after it being 7 whole months. read more

I have rented from Vine brook for the past two years, However I have been in this house for 7 years all together. I changed jobs about 3 months ago and pay dates changed. I was given the permission to pay late. I spoke to the powers that be and paid my rent late, I found out that even though I was told I can pay late an eviction was filed. When we went to court it was dismissed. We began to search for a place to live and learned that if you have an eviction even though it was dismissed we have been told that it would take a year before any legitimate landlord would be willing to rent to us. I am sad and very depressed, I have never had an eviction in my life. I fell down the steps and am injured and cant work right now. What happened to caring landlord who work with people. The bathtub backed up was unable to use the shower or sink for 2.5 months. They are heartless. Please before you rent investigate the property. read more

Do not rent from this horrid company. We are currently still under lease until February and will be moving ASAP. To start, online payments aren't removed from your account for over a week. We aren't allowed to pay online anymore because twice they took so long to remove funds that I had transferred money back into savings. It was my fault and I paid the late fee and made a payment in person that day. OK great, I'll just start making in person payments. Nope, Cincinnati office no longer accepts payments we have to mail them to Huber Heights, OH. First time, no problem, received in 2 days. Second time it's postmarked for 6/30/18, we're hit with a late fee because they didn't post it until 7/6/18. I called, they don't care it was a holiday week and processing was slow. Not amused and send two emails and make a phone call requesting follow-up from a manager. Nothing. August payment is mailed on 7/30. More than enough time to be received by 8/5 due date. Nope again. They received it 8/6 (they say) and won't post it until the late fee for July is paid. I still have not received a call from a manager and when talking to Terry on the phone she won't transfer me or give me the name of a manager. She did tell me this has been a problem for several properties and even when people pay to overnight the payment it is being received late and they go by when they receive the payment, not when it's postmarked...convenient. I ask if this is just a multi-property scam to get more money every month since the company is unwilling to address a problem that has been presented from several properties since they stopped taking payments at their local office. She assures me it is not but is unable to forward me to a manager or offer me solutions other than drive my payment over an hour away to hand deliver it to the corporate office. Basically we will be imposed with a late fee monthly going forward because they conveniently receive it the day after it is due every month and have a poor payment history because this company decided to stop accepting payments at their local offices. Maintenance has been an entirely different issue. Furnace went out in the middle of winter. Put in an emergency request. It took two days to have heat back. We took our newborn and other children to a hotel for warmth for the night because Vinebrook didn't have an emergency maintenance technician on call that night in our region. The back left corner of the house leaks every time it rains. Water comes into the kitchen and comes in the basement from the same side of the house. We've put in requests to have this addressed. The first time they caulked the window in that side of the house. The next time we got no response. We asked that the screens in the windows in the living room be fixed because they didn't fit. When we opened the windows they wouldn't stay in because they were too small. Someone came and screwed them into the window sill. There are still large gaps and we can't have our windows open in the evenings because the light inside attracts bugs in through the gaps. The city left a note on our door that the drainage from the house to the street sewer was slow and needed to be addressed. I forwarded it on to Vinebrook and nothing has been done. The upstairs bathroom sink and shower has drained slow since we moved in, possibly related to the drainage issue the city mentioned, they haven't even come look at it but did let me know if they come and pull hair out then we have to pay for the maintenance call. WTF? Of course you will find some hair but both the sink and shower drain slow, that's a drainage issue and not our fault. In reading everyone else's reviews it seems we will be presented with a huge challenge when moving out in getting our security deposit back. This house had several flaws that were noted on our move in form, of course I don't believe we were given a copy of that. I am disgusted at their poor customer service and am very anxious to be done with this company. We pay them $1330 a month in rent and can't even get a leak in the kitchen fixed! We moved into a Vinebrook townhome after the tornadoes wiped north dayton out. We were fine with the price as we had been paying something similar before we lost our place to the storms. AFTER we signed the paperwork, we were then hit with the first problem: a ten dollar administrative fee for them doing absolutely nothing, and a possible 50$ charge if we neglect to bring our trashcans off the curb. Since then, they've treated a unit next door to ours for 9hours for bedbugs WITHOUT notification to tenants in same building that possible infestations could occur as the pest have to either die, or run. When we did get a problem, they tried to charge us 1200 citing it as our problem. I literally had to go off before they fixed the problem. Since then, they are charging lil bogus charges trying to get us to feel the burn, like having our car towed and charging us for trashcans even though we have never left it on the curb. Ever. They have Mexican tenants who work on the landscaping going around taking pictures, and even moved in a maintenance worker across from our unit, who now that I think about it, is probably who saw our can on curb directly after empty, took a pic, and trumped up a complaint: pun ABSOLUTELY intended. Useful to read! This company bought the properties I live in currently, and thats when hell unleashed. When they took over, something as simple as signing the new lease was the biggest hassle. They don't answer emails, they rarely answer phone call. Today I find out our lights account was randomly switched over to the landlord! With whose permission?? When call and asked, they said they dont know why. They never have explanations for their shadiness. No wonder why when we tried login into IPL the username never worked, is because we did not have an account anymore because of these people. Sound unbelievable right? I know. When ask who should I talk to, to get answers. No one. We dont have contact info for you, they just did that without my permission and they want to get away with everything by i don't know. Talk about privacy violation! Since we had our lights in autopay, it got weird when in two months the money was not taken out. When I called IPL they did not understand why the username was not working and thought it was a glitch. We had to literally call them a week later to see if we could reset the account to find out we dont have an account for where we live. Stay away from this trashy unprofessional company. The company that owned this place was very professional, not this one. Moving out as soon as my lease is over! read more

The temperature in my house exceeded 90 degrees several days in a row, including today. The heat index has hovered near 100 degrees. Today was the first workday after the labor day weekend. Its also day 5 of the outage. I had hopes that today would be the big day, and my problem would be solved! These faded as the afternoon wore on. At 3:45 PM I called the number listed for emergency repairs, and the nice gentleman on the other end told me that he would make sure that this would be taken care of tonight! Imagine my excitement! TWO WORDS: SLUM LORDS! If I could leave 0 stars I would. The home was fine but good luck dealing with the management. The leasing agent that we signed the home with left the company and we were never informed that she had left and when it came to filing a work order we were left in the dark for 2 months until we finally were able to get a hold of someone in the office. They never answer their phones either. Our autopay for rent was turned off and they never informed us of this which resulted in them attempting to slap us with a fine. They auto-renewed our lease two weeks after we informed them we would not be renewing because of the terrible management and communication. Oh, and when we toured the home and asked about the quality of the neighborhood they lied to our face that it was safe and friendly, we heard gunshots every day and there was an active shooting 3 doors down. The charges they hit us with upon moving out were absurd resulting in us getting just under 20% of our deposit back. If you want to deal with these blood-sucking leeches then I wish you the best of luck but in the end, you're better off going with any other rental company on the planet. At the end of the day when you look up Slumlord in the encyclopedia, you will most likely see an ad for their property management company. If there are any reviews over one star I can almost guarantee that they were made by employees of this horrendous company. I moved into a home that was suppose to be cleaned and painted before we moved in and that was NOT the case! We spent 4 days cleaning a home that should have been taken care of already! You never painted this home either! I wiped walls and they were disgustingly dirty. So you charged me 100 (cleaning) and 200 (painting) on my move out for this and I'm sure it will not be done for the next tenant. Did they charge the prior people also?? Maybe ....but I have pictures of the sunroom. I paid my rent late one time and you charged me a 50.00 late fee and wouldn't waive it and how can they sleep at night treating people this way?! We were told by your leasing agent that they had two pit bulls and that's why it was so dirty in the 'home'. She promised that it would be cleaned before we moved in... unbelievable!!! Take pride in what they do?? They say that they pride themselves in being a "leading provider of professionally managed single family homes". You give me a checklist of what you expect of me but once again you clearly did not make sure these items were "professionally done" before I moved in!! You make it nearly impossible to contact maintenance or anyone regarding complaints! I have asthma and had nothing but problems living in your "home" We had mold in the bathroom and when your maintenance people entered our home unannounced (which is against the law!!) and we voiced our opinion to them about the mold! My daughter was upstairs sleeping when they decided to just walk in!! They should be fired!!! We told them at that point that the mold needed to be taken care of -it was never done! So I took it upon myself to pay for it to be sealed. From reading all the reviews - I am appalled at how they treat tenants. I will never recommend them to anyone. This company has absolutely horrible customer relations. Even from day 1 during the home walk-through, the lady had an attitude like we were inconveniencing her for trying to rent from them. Their communication is also non existent. If there is any problem, they won't call or text you; they will just leave an eviction notice on the front door telling you to get out within two days. Even after correcting any problems, they will not answer their phone or return your calls for a few days, leaving you wondering if you are going to have your stuff on the front lawn when you get home one day. We had one time where they lost our rent check and posted an eviction notice. After a week of calling them, we finally got ahold of them. Apparently, they found and cashed the rent check the morning BEFORE trying to evict us. I will never rent from them again, and I am warning everyone else to stay away. read more

Absolutely the worst company I have ever rented from. We were only there a year and went 2 weeks without heat. The hvac guy said we needed a new filter but the motor was broken. We went 3 weeks without air conditioning in 90 degree weather. Mind u we had 3 children in the house. One with health issues. The ceiling in the basement started bowing down. We had 9 work orders in a year for this house. 30 days after move out we only got a quarter of our deposit back charging us with stuff that was there when we moved in as well as carpet cleaning which was done the night we moved out. This place is a joke! Never will I recommend this place to anyone!!! read more

We lived in a Vinebrook Home for 1 year, which was the longest year in our life. I never experienced such poor management in all my life. As soon as we moved in our a/c did not work and they replaced it but still did not reach the upstairs. I requested for ceiling fans to be put in and they said no. I work in property management myself and they are by far the worst management company I have come across. When we moved in the grass was up to our ankles, that should have been cut right before we moved in. When we moved out they require the carpets to be cleaned but they couldn't cut the grass when we moved in. Everything in the house was put in half ass as the toilet was wobbly, the bathroom sink slanted and was not sturdy at all and the tub was painted so over time it was chipping; whoever did the caulking did not do it well at all (I could have done better). Everything was from the 1960's as our kitchen light went out right before we moved as I didn't know how to fix a 1960 light and they never showed up so we had no light for the last 2 months in the kitchen. I would never recommend for anyone to move into a Vinebrook Home. When we were planning on moving out they said they never received our intent to vacate form, I had it saved in my email and a printed copy otherwise we would still be there. They blammed it on their system - you need to keep all backup of everything when dealing with them. If I could have rated them with 0 stars I would as they don't deserve even 1 star. Their leasing agent was a nasty woman who was rude and I don't deal with people like her very well. I never dealt with such rude, nasty people - when you are renting you are still wanting to make it your home. I never felt like I was home, I didn't even hang pictures or unpack as I knew from day 1 we would be moving in another year. Now that we moved I know how it should be when renting. read more

THE WORST RENTERS EVER-DO NOT RENT FROM VBH Rented a house through VineBrook Homes and they ended up scamming me for my deposit and then some. I spent weeks cleaning the house I lived in and even took a few pictures (should of did a video) because I was proud of my work. I literally left the house in the shape that it was provided to me. I accidentally paid the full price of my last months rent instead of the premium by $300 dollars. They said that they will refund me the money once the house has been checked. I though nothing of it as they already had a $850 deposit and now $300+ extra. Of the $1,200+ they had of mine, I knew that they would take a few hundred for minor painting and what not. They ended up taking ALL of the $1,200 and then said I owed them $400 for other mics stuff they made up. Tried to charge me for the window blinds which I provided and decided to leave so the next person wouldn't have to purchase. They said they had to paint the whole house (which I didn't even use the upstairs for ANYTHING). They made more ridiculous charges and when I have repeatedly called and emailed robert.correa@vinebrookhomes.com multiple times to get this cleared up and still to this day have gotten zero response (moved out months ago). THE WORST CUSTOMER SERVICE EVER!!! I have emailed multiple people and have gotten NO RESPONSE. PLEASE PLEASE PLEASE PLEASE Think Twice Before Renting through VINEBROOK. My boyfriend and I just moved into our rental through Vinebrook homes. There are several issues. The biggest problem is the window in our master bedroom leaks when it rains. And it isn't minimal amounts....it literally was pouring water out of the top of the window! I called them to have someone come repair it and the lady told me that it isn't covered!!! How can that not be covered? Not to mention, our daughters room window won't close completely on both sides. Plus our toilet is broken. She didn't seem like anyone would be out to fix anything. Now all these repairs will have to come out of our pocket. I am highly upset and plan on reporting them to the BBB. read more
