Okay about a year ago i gave Vinebrook 5 stars and that was solely based off of my experience with one of their employees(megan) Ok fast forward here we are a year later. So I will say my experience hasn't been that bad at all up until now. So I received emails in regards to renewing my lease, yes I seen in their contract that the rent would go up 150.00 plus a 3% market value increase which equal out to 40 dollars. Okay so an additional 150 on top of the 40 dollars. Okay so rent would go from 975 plus 10 maintenance fee equals 985 plus an additional 190.00 for a grand total of 1,175.00 which I was originally going to pay. Until Jessica Kruse Retention Specialist I'm assuming got offended at my email I sent. In my email all I did was break down the price for prorated rent for March 1-12 because my lease doesn't end until the 12th of March 2021. According to Vinebrook I am suppose to start paying 1,175.00 on March 1st ummm excuse me No ma'am. All i did was take what I pay now which is 975.00 plus 10 dollar maintenance fee and divide that by 31 days equals 31.77 multiplied by 12 days equals 381.29. The remaining 19 days I took the 1,175 divided it by 31 days and that equaled 37.90 multiply by 19 equals 720.16 for a grand total of 1,101.45 which is a difference of 73.55 . Her response was thank you for sending your notice to us and what is my forwarding address and that with a forwarding address would insure the return of my deposit and my deposit return statement. Now hold on no where in my email did I say I was given a 30 day notice. So it was clear then that Vinebrook no longer wanted me as a tenant any longer, all because of simple mathematics and going by a binding contract that clearly states my lease is up on the 12th and that I didn't see it as right or ethical to make someone pay for a new price for going month to month when my lease hasn't ended yet. She then sent me a copy of the Move Out Checklist which explain the prices Vinebrook charges for items to be replaced if property isn't left in condition from when a tenant first took occupancy . Well from the reading numerous reviews I kind of figured I won't get my deposit back even if I leave the property in tip top shape. When a company develops a reputation it kind of sticks with them. I gave Vinebrook a shot when I applied even with all the reviews of how horrible and money hungry they are. I can't go off of someone else experience . A person must experience things on their own to come up with a conclusion. So mine is Vinebrook (megan) you made Vinebrook look phenomenal and it's sad that vinebrooks employees like you that take the back lash from what goes on at HEADQUARTERS and for that I feel bad for you. According to Jessica Kruze Vinebrook does not conduct walk through well let me clarify according to Vinebrook Move Out Policy Vinebrook homes may elect(opt for or choose to do something) to inspect a tenant unit prior to move out date. They just WONT so tenant are to drop off keys and then hopes that Vine brook will do right by their previous tenants when it comes to our security deposit once walk through is done on your end. When in actuality Vinebrook Homes chooses not to uphold what is on their Website AT ALL!!!!!! Integrity and Community it says We continually work to establish relationships within each market to promote long lasting rapport( a close and harmonious relationship in which the people or groups concerned understand each other's feeling or ideas and communicate well) . Shame on VINEBROOK for not giving 2 $h1ts about US the tenants and doing right and what's FAIR and MORAL . In conclusion I don't expect to get my security deposit back or it will be a long list of things that were mysteriously wrong with the property that had to be corrected Lastly Vinebrook I say to whom ever reads this review to you we are just another applicant for property number 587234 looking to make a quick buck. ,but when you know the right people and make the right calls well............. to be continued. read more
