I was only able to make it to the corner gas station at 287 and had to leave it there while I went to work, when I came back I mentioned it to our maintenance guy, Jose. I was just hoping he had some jumper cables or something He told me to give him a minute. about 10 minutes later, he picked me up in his car drove me to the gas station got my car started for me, and I was on my way. anytime I have needed help he's always been there at my door within a few minutes. I really appreciate him and the rest of the staff. This was my first experience living in an apartment complex so if I ever have to do it again, they're gonna have a lot to live up to. Jennifer

My air conditioner went out on July 25, and as of today it still has not been repaired. I've called the office multiple times, and every time I'm told they have no ETA for when it will be fixed. I even contacted the management company directly and never received a call back. The average temperature this past week has been around 103°F, and I have children living with me. Despite that, I've gotten absolutely no sense of urgency from management. Their only solution has been to provide a small portable air conditioner in one bedroom while the apartment reaches 86°F during the day. At those temperatures, the apartment is uncomfortable and, at times, nearly unlivable. I'm paying $1,600 a month in rent, yet I've had to spend three nights in a hotel just to escape the heat. Not once has management offered any assistance, compensation, rent credit, or even acknowledged the financial burden this has caused. The lack of communication and concern for residents is incredibly disappointing. Things break--I understand that. What I don't understand is the complete lack of accountability, communication, or urgency. No one can tell me when it will be fixed, and no one seems willing to take ownership of the situation. This property has changed management over the last few months, and unfortunately, the decline in service is obvious. I will not be renewing my lease, and I absolutely cannot recommend this apartment community to anyone. If you're looking for a place where management responds quickly to serious maintenance issues and values its residents, I strongly suggest looking elsewhere.

Don't compromise because they don't let get a bigger apt once you move in, that's where you stay. Doesn't make sense to me, but that how they do it. I have the efficiency without the loft. The grounds are well maintained, the staff is friendly and knowledgeable, and quick to respond. The structure of Shadow Brook is a non profit and the apartments are leased for ranges, based on your income (though it IS NOT section 8 housing). They offer efficiencies on up, and are usually on a wait list. They only show apartments on Fridays and do not always have one to show each Friday, though they do have a photograph album of model apartments and floor plans. Initially I was nervous to rent an apartment without seeing the unit first, but I couldn't be happier. With the option I chose (the loft style 1 bedroom) I have plenty of space and am able to live on my own affordably ($490 a month rent). Many of my friends and classmates pay nearly double to live, in many cases, a worse complex. When I moved to Arlington and told people I live at Shadow Brook I usually got an odd look, and some informed me that it used to be bad, but that was before Foundation Communities bought it a couple of years ago. Today, I have never felt unsafe nor have I worried about being ripped off or felt like my neighbors were shady. Upon my renewal they cleaned my carpet for free, they offer residual pest control and special request pest control visits each Wednesday (at no additional charge, without limits) and they use ABC Pest and Lawn. In the back of the complex is a boys and girls club and at tax season United Way sets up and helps you file your taxes for free. At least once a month they have a "produce day" where fresh produce can be bought at a good cost in the front of the building. Its close to UTA (actually a shorter bike ride for me than a drive due to the traffic on Cooper) and well located. I will renew again next year if it continues to be the wonderful property I have enjoyed.

    I want to thank our former apartment complex for confirming that apartment living is not for us. We…read morerecently received our final balance from Reveal Lake Ridge Apartments (7402 Lake Ridge Pkwy, Grand Prairie, TX 75054), and I would not recommend this property. Our rent exceeded $2,200 per month once various added fees were included. For that price point, the experience did not come close to matching the "luxury living" image that is advertised. One big issue was noise. The walls are extremely thin, and we could hear nearly everything our neighbors did, which made it difficult to enjoy the apartment. While the amenities look nice on paper, they were often difficult to enjoy due to overcrowding and lack of upkeep by other residents. Maintenance was another major concern. Our air conditioner failed and began emitting smoke, filling the apartment. Maintenance "repaired" it twice by refilling refrigerant. I used to work in HVAC and since AC systems are closed systems, the repeated loss of refrigerant suggested a leak, which was not addressed until the third incident even after repeatedly explaining this, when the unit was finally replaced. We also submitted multiple maintenance requests for the key fob readers along the back walkway, which never functioned properly. Tickets were repeatedly marked as completed, yet the issue was never resolved--even on our final day. This raised safety concerns, as the doors could not be reliably secured. Cleanliness and security were ongoing problems. The parking lots frequently smelled of drugs, trash was often left around the property, and dog waste was common. Security measures felt ineffective: exterior gates frequently did not close, building entrance doors were tampered with, and my wife was harassed in the parking lot. When concerns were raised with the office, communication largely consisted of automated responses from their AI assistant stating the issue was being "escalated," without visible follow-up. The leasing office even went as far as to blame the residents. Finally, rule enforcement felt inconsistent and contradictory. Flyers outlining community rules did not match posted signage, and enforcement appeared selective. We observed certain residents receiving violation notices while others openly violated the same rules without consequence. We caught this red handed on our doorbell camera and it was reflective of rules only being enforced upon certain demographics. When this evidence was sent to the leasing office, they quickly tried to save face but it didn't last, they quickly returned to their preferred ways. (Those welcome mats/signs of those preferred demographics in building 3 are still there but hey, that's against the rules, right?) Overall, this property did not meet expectations for the price paid, and our experience left us disappointed.
