    Every rating greater than one star is from the beginning OVER A YEAR AGO, BEFORE they decided to sell and new management took over! The only way this place ever receives greater than a 1 star rating today is because the staff is rating it. This is ABSOLUTELY the worst place to rent! We have been here for one year and have given our notice to move the day our lease expires! Lets start with the basics: 1. This place last summer was the happening place! The reason we moved here was because everything was GREAT! Then one day, everything overnight turned to HELL! Staff do not enforce the rules and tenant guidelines! 2. On more than two occasions, one of the leasing agents closed off the entire pool and common area for her private party, excluding tenants who pay rent here from using any of the facilities! 3. Said leasing agent then started inviting her friends, who are not tenants, to use the facilities, without authorization. 4. People started moving in who had zero respect for the property and other people! It's almost as if they lowered the rent to fill the empty units with people who have no sense of value or respect for property and other people. 5. Tenants are LOUD and disrespectful to the neighborhood. 6. Dogs are allowed to stay on balconies and bark all night long! 7. People do not pick up after their dogs resulting in dog crap all over the common areas! 8. Mansfield police are called to the property at least three times each week dealing with noise levels after 10pm, crime and criminal complaints! 9. An entire building garages were broken into and people lost thousands of dollars in property and damages. Several other vehicle and property thefts have occurred throughout the year. 10. The elevators are constantly breaking down and out of service! 11. The parking is a joke! There is NO ROOM for any vehicle to park! 12. We have had several door dings, our mirrors have been hit and, twice, someone has hit our vehicle enough to dent and cause noticeable damage! 13. The gates which are supposed to be opening and closing (as gates are designed to function) have NEVER worked for an entire year that we have been here. 14. We have never had a gate code assigned to allow visitors access, they simply wait until someone is exiting and they enter (just like the people who don't live here and criminals do to access the pool, common amenities and break into the garages!) 15. The staff are so busy trying to replace the tenants who are moving out that they are never available! 16. When staff is available, they simply listen to an issue and basically say we are trying our best and hopefully things will get better. 17. The common areas are often filthy with cigarette butts everywhere! 18. The outdoor television and audio speakers have never functioned longer than an hour or two and then it takes more than a month to fix whatever the issue. 19. The grills in the pool area are constantly having issues and not working! Lately, they are now missing knobs or not able to turn on at all. 20. Children are often left unsupervised at the pool and unruly and disrespectful to everyone else! 21. The thermostats have never functioned from day one! Multiple service orders and constant maintenance requests have resulted in extremely high electric bills for over a year! 22. The hot water heaters are set too low. Multiple service requests still have not corrected the problem! If you are thinking of leasing here, I would seriously reconsider! So many people are leaving because this place has been run into the ground. There is NO WAY I would ever recommend someone move in here! You have so many other options and the rent would be much lower somewhere else! We thought we would be paying for new and better experiences than other places we considered. We were WRONG! We were misled about the quality of what we believed we were paying! Hopefully this will help you prevent making the same mistake we and others made when we thought this place would be worth the higher price we paid! We were WRONG!

    My husband and I wrote a review for this apartment complex 11 months ago (Under his email) and gave it 5 stars. Since we are not allowed to update our past review, I would like to let everyone know how things have gone downhill since we rented (under my email). 1) Vastly differing policies for different people. The same apartment floor plan in the same building was rented after we were already living here. They asked to be let out of lease early and were quoted $3000 for the fee while we asked for fees on moving out early and they literally quoted us double - $6000. 2) since new management took over, they let go most of the previous staff, including the cleaning person. The previous cleaning person was mopping the entire building - including elevators - every single morning. The new company took over two weeks to get a new cleaning person and you could hardly tell they have one - we counted 5 days before they cleaned up the mysterious stains and same 5 leaves from the elevator. Four days the same wasp nest was on the floor and counting - it's still there. 3) when I reported a wasp nest in the hall way it took them over a week to get it down and I had to tell staff about it three times before they did anything. 4) I just called to speak to the manager - I gave my name and apartment number - about using the kitchen/game room or conference room areas for my daughters birthday because the apartments are too small to have family over, and I was on hold for 34 minutes then they hung up on me (see attached photos). 5) If you have allergies do not move here! We were told they would be changing AC filters every month and they have been changed twice since we moved in over a year ago. Additionally, they lock you out of your HVAC/Water heater closet so you can't even change it yourself. When you ask them to come change it, it takes five or six requests until they come. There is also an over one inch slit on the bottom of this closet that is constantly sucking up my kids toys and such and we have no access to get them out - and since it takes over five requests to get them up to the apartment for anything, we've lost hope of recovering those items until we move at the end of our 14 month lease in August. The end of that lease can't come soon enough as far as we're concerned. 6) there isn't enough parking for everyone to park near their own building. If you aren't home by 4pm and don't want to pay $100+ a month for a garage (which might not even be available in your own building) be prepared for a long walk when you get home. 7) the locks to the buildings don't always work with your electronic key. You might have to walk around to the other side of a building to go in another door. It is for all of these reasons that we do not recommend this complex. The complex looks good but if you look closer you will see it is dirty and residents are treated poorly.

    Love this place! It has the cutest shopping area and coffee shop to hang out at. I can't wait to move in after my lease is up!

The grounds are well maintained, the staff is friendly and knowledgeable, and quick to respond. The structure of Shadow Brook is a non profit and the apartments are leased for ranges, based on your income (though it IS NOT section 8 housing). They offer efficiencies on up, and are usually on a wait list. They only show apartments on Fridays and do not always have one to show each Friday, though they do have a photograph album of model apartments and floor plans. Initially I was nervous to rent an apartment without seeing the unit first, but I couldn't be happier. With the option I chose (the loft style 1 bedroom) I have plenty of space and am able to live on my own affordably ($490 a month rent). Many of my friends and classmates pay nearly double to live, in many cases, a worse complex. When I moved to Arlington and told people I live at Shadow Brook I usually got an odd look, and some informed me that it used to be bad, but that was before Foundation Communities bought it a couple of years ago. Today, I have never felt unsafe nor have I worried about being ripped off or felt like my neighbors were shady. Upon my renewal they cleaned my carpet for free, they offer residual pest control and special request pest control visits each Wednesday (at no additional charge, without limits) and they use ABC Pest and Lawn. In the back of the complex is a boys and girls club and at tax season United Way sets up and helps you file your taxes for free. At least once a month they have a "produce day" where fresh produce can be bought at a good cost in the front of the building. Its close to UTA (actually a shorter bike ride for me than a drive due to the traffic on Cooper) and well located. I will renew again next year if it continues to be the wonderful property I have enjoyed.

    I want to thank our former apartment complex for confirming that apartment living is not for us. We…read morerecently received our final balance from Reveal Lake Ridge Apartments (7402 Lake Ridge Pkwy, Grand Prairie, TX 75054), and I would not recommend this property. Our rent exceeded $2,200 per month once various added fees were included. For that price point, the experience did not come close to matching the "luxury living" image that is advertised. One big issue was noise. The walls are extremely thin, and we could hear nearly everything our neighbors did, which made it difficult to enjoy the apartment. While the amenities look nice on paper, they were often difficult to enjoy due to overcrowding and lack of upkeep by other residents. Maintenance was another major concern. Our air conditioner failed and began emitting smoke, filling the apartment. Maintenance "repaired" it twice by refilling refrigerant. I used to work in HVAC and since AC systems are closed systems, the repeated loss of refrigerant suggested a leak, which was not addressed until the third incident even after repeatedly explaining this, when the unit was finally replaced. We also submitted multiple maintenance requests for the key fob readers along the back walkway, which never functioned properly. Tickets were repeatedly marked as completed, yet the issue was never resolved--even on our final day. This raised safety concerns, as the doors could not be reliably secured. Cleanliness and security were ongoing problems. The parking lots frequently smelled of drugs, trash was often left around the property, and dog waste was common. Security measures felt ineffective: exterior gates frequently did not close, building entrance doors were tampered with, and my wife was harassed in the parking lot. When concerns were raised with the office, communication largely consisted of automated responses from their AI assistant stating the issue was being "escalated," without visible follow-up. The leasing office even went as far as to blame the residents. Finally, rule enforcement felt inconsistent and contradictory. Flyers outlining community rules did not match posted signage, and enforcement appeared selective. We observed certain residents receiving violation notices while others openly violated the same rules without consequence. We caught this red handed on our doorbell camera and it was reflective of rules only being enforced upon certain demographics. When this evidence was sent to the leasing office, they quickly tried to save face but it didn't last, they quickly returned to their preferred ways. (Those welcome mats/signs of those preferred demographics in building 3 are still there but hey, that's against the rules, right?) Overall, this property did not meet expectations for the price paid, and our experience left us disappointed.
