I recently had an issue with the faucet in the sink, and was also going to be traveling so I dropped that in the notes so they knee and could fit my request amongst their others that were more time sensitive. I also let them know they didn't have to worry about my cat, since I was boarding her. Every other time, they are very aware and make sure she doesn't get it. She actually really likes them so she is more interested in pets from them. I also moved the cleaning supplies to make it raise for them to get through to work their magic and fix the spray hose. I came back after a few days and while I would have preferred them to turn off the kitchen light after they were done, it was wonderful to walk into a new sink faucet and spray hose! They left everything clean. The maintenance guys are honestly the best part of this place. Yarmouth Place, Yarmouth Pointe and Yarmouth Green management company is another story. I may provide another update related to that later.

    my boyfriend and i (25 and 22) moved to yarmouth pointe summer of 2023. while the price seemed…read moredecent for the size of the unit, we quickly realized that we would rather pay more for a smaller place than continuing to live in the conditions that the property had to offer. was warned about this place by previous tenants, and wish we had listened. to start - cockroaches! our entire building had them, which is close to unheard of in the state of maine. took the office months to have the problem resolved, and still not sure that it completely is. kitchen, bathroom, and bedroom. there's no air conditioning, and the windows are tall so window AC's aren't an option unless you find some way to rig it to make it fit. our unit got so hot that we had food melt and mold over night during warm weather, and even on cooler days, no ventilation or fans so the heat stuck. there's no in-unit laundry, and though there's laundry offered on the property, the it's clear the washing machines are never cleaned. we - along with neighbors - had our laundry stolen straight out of the dryers by other tenants. "emergency water shut offs" consistent almost monthly. appliances are the same as they were when this place was built. constantly had flooding dishwashers, broken toilets, and the water in the shower changed temperature rapidly on its own. counters falling off walls in the kitchen - and the fix was filling it with caulk (this is where the roaches came from!). each unit has 1 reserved parking spot, which often times are occupied by vehicles that don't belong there. visitor parking is available, but are taken by cars that never move. finding parking is near impossible. maintenance takes forever to work on a request, gives you no heads up as to when they're coming, and the amount of unfinished requested i've still got open is beyond me. instead of replacing things, they choose to put bandaids on them for the next person to deal with. upon move out, we were charged for requests that were never completed. kids run ramped there, no supervision and always playing in the parking lot. not their fault, but parents should probably be able to stop their kids from playing ding dong ditch or banging on the walls outside. no overhead lights in the bedrooms or living room. random stains on the walls. carpets (covering entire unit except kitchen and bathroom) required to be cleaned before move out but ours clearly weren't (and were told that they would be). office is horribly rude, have been hung up on multiple times and it takes a while to hear back. various times i've seen articles about sketchy people driving through the lot offering things to people to get them into cars. overall, wish i would have read reviews and listened to past tenants before signing for this place. i guess it works if you need it to, or if you like living in a hot, dirty, home from the 50's. good luck to anyone who signs!

    Rented a house in Falmouth for August '23 through Labor Day from this agency. It was billed by the…read moreagent, Adam Shapiro, as "the Greenwich of Portland". As it turns out, the house sits right next to a busy parking lot for a beach with dirty water that smells like sewerage at low tide. Cars sit idling in the lot until 3 or 4 in the morning every night; it feels unsafe having them there. The front door lock is very difficult to close and the lock is not solid, offering very little security. The lower floor of the house reeks so badly of dampness and mildew that everyone had to move upstairs; the mildew smell in the bedrooms downstairs is overpowering. When I told Apex about this, they refused to come to the house to get an idea of how badly the moisture has affected that level of the house. The upper level of the house also has a terrible problem with moisture and a mildew smell. Upstairs shower stall smells moldy and damp, towels turn mildewy after 1 use because of the humidity problem in the house. The dishwasher failed to turn on and run the cycle. Apex sent the cleaning person over and she was unable to do anything. They were no help at all, it was just "no, no, no" from them. The oven light stays on no matter what, you have to push it closed forcefully, but then the light just goes back on after a few seconds. The electric window blinds stopped working 1 week into our stay; they had to send a tech over to recharge the motors, which took an hour of my time and attention. I checked out of the house August 23, almost 2 weeks early because I didn't; feel safe there and because the house smelled so bad. The agent, Adam Shapiro, did not reply to any of my texts or calls informing him of this; he just took the money and ran

    We extended the contract on the understanding there would be flexibility, so were surprised by a…read morerequest for $ 3350 to terminate at the end of the original 6 month lease. We were surprised as there was no provision for this in the lease nor in Maine law. Another tenant was lined up, Apex tried to block the tenant until we paid $ 3350. This fee included $ 1950 of agents fees (a double dip - Apex would charge this again with respect to the new tenant), a $ 250 credit check on the new tenant and $ 1250 rent shortage. The dispute was inflamed by lengthy late night emails from Chris at Apex. On legal advice we declined to pay the spurious charges as they had no basis in contract nor Maine law. Fortunately, Apex pulled this stunt prior to our last months rent going out hence we remained in control of our money. We paid the rent difference, we paid for cleaning, we left the property in excellent condition. I would recommend to avoid Apex as a landlord or as a renter. If you have to rent from them, don't set up automated rent payments. Don't expect resolution of issues in the property. If you're a landlord, you should think carefully about the losses you could incur if your tenants depart on acrimonious terms due to provocation by your agent. And they charge you 20% for this!
