There were some door code issues, and the service was helpful once I got them on the phone. The home is relatively clean, the common space and room were well maintained and decorated. The shared bath is stunning, I wish I would have had time to soak in the tub. I didn't use the wifi, the bed was comfortable, I wish the curtains were easier to close, the street is bright. I booked a stay at Villa Dubouis Guest House in Chicago through Expedia for October 24-25 and October 26-27, 2025. When I arrived around 10:00 p.m., I discovered the property was located in a dark, unsafe, and desolate neighborhood -- completely different from what was advertised online. There was no front desk, no lights, no visible staff or security, and the place looked abandoned. I tried calling and texting the phone number posted on the door multiple times, but no one ever answered. Even my Uber driver warned me that it was not a safe area and refused to leave me there alone. I was left stranded late at night in a neighborhood that clearly posed a safety risk. I had no choice but to leave immediately and find another hotel at my own expense. What's even more disappointing is that after reporting everything to Expedia, they denied my refund request, claiming the property refused to honor it -- despite the fact that I never even had access to my room and was never greeted or assisted by anyone. This is not about canceling a reservation -- I arrived, I was there, and there was no way to safely check in or stay. Villa Dubouis Guest House misrepresents its safety and accessibility, and Expedia's handling of the situation has been extremely disappointing. Booked through Expedia . Went there they were asking for deposit on PayPal family and fried but I told them will pay through PayPal and will put deposit as reference. They agreed paid deposit and they refunded me after one day of check out . Property inside was immaculate. Room was good and quiet . Bus stop 5 mins away and Mac Donald's is in the same street . This place was phenomenal! Great, easy access to Wrigley field. My family of 7 stayed in the basement unit which is a great use of space with a total of 4 bunk beds in EACH of 2 bedrooms plus a queen bed in the third room. I first understood that to mean 4 total bunk beds, and was pleasantly surprised when I arrived and found 8. Nice fridge to store things, and parking was shockingly available. I will be back to Wrigley for a game in the future and plan to stay here again. read more

The exterior is stunning. It's a real diamond. In the rough. The neighborhood is mostly residential, and not for out-of-towners. But, worst of all, were all the hidden caveats and fees. The fees doubled the nightly rate, and even hotels.com didn't know what they were. I've never been charged fees of that level for a glorified hostel. Or should I say, "hostile," because that is what the management is. They apparently have a strict 3 PM check-in policy, only they don't communicate it. And above and beyond receiving payment in full in advance, they also demand a copy of your license. But the fun part is they don't tell you that. And, if you have the audacity to not know that they have an oddball check in time, especially since the first to hear of it is after you've already paid for your reservation, didn't want to charge you $30 on top of the already exorbitant fees just for the luxury of being let into the room that you've already paid for. But that's not because anybody is on site. Oh no, with high tech, they don't even have to manage the building from within the building. It's all done remotely. But the creepy thing was reading about the reviews and all the video cameras. My daughter and help me carry four suitcases up the stairs because I recently had foot surgery, and I could not do it myself. So after waiting for a response for almost 40 minutes from the hotel to find out how the hell to get inside, when they finally respond, they tell me that they know that I'm there with a second person, and did I know I had to pay additional fees on top of the room fees that I already paid just for the privilege of using my double bed as a double bed. These guys are bait and switch, scam artist, and it's a shame. Because the interior looks lovely from the outside. Oh, and did I mention that after going back-and-forth with hotels.com to get my money back because it was very clear that I was not welcome there, after my daughter and I had already left the premises I received a call from them telling me that I should vacate the premises immediately because I canceled my reservation. I told him that I was already gone, thank you very much, but not to worry, I'd be letting people know just how in hospitable and hostile this hostel really is. Hotels.com is going to be investigating this location. I hope that they will soon drop them from their service. The room turned into a $250 NIGHT. They slap on the additional $100 safety deposit (which is the norm, don't like it, but it's common.) You have to walk up to their door and text a number. You do not talk to anyone at all. NO REAL PEOPLE. You get the text with confirmations and message someone. You have to take a photo of your id and your credit card. We were skepticle of doing this, but YOU CANNOT CANCEL YOUR RESERVATION. 100% NO REFUNDS....so we had to continue the process. Yes, the place looks nice on the inside. The living room, kitchen, and hallways are all placed with cameras. Which is fine - security - but not worth the price I paid of $250. There are no amneties. No pool, no gym, just shared living room, kitchen, AND SHARED BATHROOM. The argument is that they are 3 miles from downtown. I have traveled through different parts of the city and this area is not safe at night. For the first time in my life traveling, I did not feel safe going out. I didn't even want to grub hub. The surrounding area had a large response of shootings and murders. I have the Citizen app - which I use since I have worked Uber/Lyft - and I have never encountered so many shootings. LESS THAN .3 miles of me was a quadruple shooting, reports of group of men armed with guns and a knife in the area. THIS PLACE IS A SCAM. Luckily the room was placed under a different name because I do not feel safe at all with this person having my notification. After a bad review, they tried to charge our card not more than 5 days past our check out stating they will be charging a $200 "incidental fee". We took a picture of our home. We even waited on putting in a review because we would have our safety deposit withheld despite pictures right after leaving showing we didn't touch a thing. If you have children - DO NOT GO HERE. There are plenty of reviews out there stating the same as I have said. You will have to fight this person for your money back. Never ever again will I go here. For the cost and headache we ended up having to endure because of this place, we much would have rather spent an extra few dollars to be in downtown Chicago near the riverwalk AND FEEL SAFE OUTSIDE. read more

TLDR: Wife and I got locked INSIDE our room, stuck for around 3 hours until the locksmith that WE had to call and pay for got us out. Company has not yet reimbursed us for the locksmith. Horrible communication, have not heard back from them after sending them the receipt and texting and emailing multiple times. My wife and I booked a room at the Villa Dubois Guest House for one night before we flew out of Midway for our honeymoon. We locked our room when we went to bed. When my wife woke up to use the bathroom an hour or so later, the door would not unlock. After trying for a few minutes, we texted the owners (because they don't do phone calls for some reason), and they tried contacting people to come help. Called and texted the "emergency" phone number listed on the back of our room's door, and the calls went straight to voicemail and the texts went unanswered. The owners told me to "try the card thing to open the door. That's how our other guest was able to open the door by himself in our other guesthouse before." In other words, this was not the first time someone has had issues with their locks. Credit card trick didn't work. Texted the owners and told them to call a locksmith. They said they were "calling around already." Frustrated, I called a locksmith myself, and had success one my first call. Not sure why the owners needed to "call around". Informed the owner that I had booked a locksmith myself, they said "We will let the manager know. Send a copy of the receipt." After waiting for the locksmith to get there and paying $575 out of our own pockets for the emergency service, we were finally able to get out of our room, about 3 hours after informing the owners we were stuck inside our room. We decided to leave for the airport at that time, much earlier than we needed, as we no longer felt comfortable or safe a the Villa Dubois. I sent the Villa Dubois Guest House an email with the receipt and a request to not only reimburse us for the locksmith but to also refund our stay. I still have not received an email back from them and text messages have gone unanswered. Not only was being locked inside of our room an annoyance and extreme inconvenience, but could have been tragic in the event of an emergency such as a fire in the building or if we had a medical emergency (injury, panic attack, heart attack, etc.). We are very lucky that the closest we were to an emergency was needing to use the bathroom very badly by the time the whole ordeal was done. read more

I wish I could give this place 0 stars. My friends and I stayed at this location for a short trip, and did not have one single pleasant evening in this facility. 1. The communication is HORRIBLE. You can only contact the owners via Text message or email, which they do not respond to in a timely manner. Had to get in contact with a separate contact/manager to haggle for BASIC amenities for any hotel/Air BnB stay. 2. THEY HAVE A WILD AMOUNT OF HIDDEN FEES THAT THEY DO NOT INFORM YOU OF UNTIL THE DAY OF CHECK-IN. Also asked for a copy of not only the ID of person who booked the stay, but also all of the guests. Terribly invasive. 3. Ridiculous curfews/rules. Overpay for a unit that has "quiet times" after 9pm in the Living Room/Community room where they will literally remotely shut off the TV and prevent you from using the only television in the unit. In the middle of winter, we didn't even have access to the thermostat or amenities to keep warm, aside from the thin blankets provided on the beds. 4. The unit get unsafe from the moment we arrived to when we had left, as the day of checkin some unknown man entered our room AFTER we had already checked in, and tried to confirm if we were staying there or not. On our last night there, ANOTHER PERSON WHO BOOKED WITH THEM WAS LOCKED OUT, and was repeatedly banging on our door in the middle of the night, claiming he could not get into his room/unit , which I'm sure they had completely booked already. Please save yourself the trouble, and DO NOT BOOK THIS PLACE. They're absolutely horrible and I hope their actions catch up with them. read more

I felt very uncomfortable sleeping, taking shower and eating knowing that somebody is watching me all the time. Smoke alarm went off when I attempted to make a dinner. If I could do zero stars I would. Upon arrival, we realized there was minimal security. Only one locked door. There was a gate that is always unlocked and and a front door that is always unlocked. We had a strange man knocking on the door to the apartment for over 2 hours and we could not contact management. The only security is one locked door and a camera in the living room that is clearly there to watch the people inside. The staff come in and out as they please, which is extremely discomforting as well. They only communicate through text, so getting through to management was a problem when we had issues with heat and their imposed quiet hours. FOR ADULTS STARTING AT 10 PM. On top of that, we were hit with a safety deposit that we had no idea about prior to booking. There were few amenities provided and they weren't that great to begin with. A lot of the reviews I've seen have been positive, so perhaps my experience was just a fluke, but I'll start off by saying that it was a lot more expensive than what it appears to be online. I thought I would just spend $50 for a room for two, maybe the same cost for a security deposit. However, in the end I spent $293 (including the refunded s.d. of $100). Initially when I booked the room, I figured visitors would be allowed (like most other hotels) but they do not- there's a $57 fee for any visitors or the reservation becomes liable to cancellation. There's cameras in the common areas, which is normal. However, another review claimed there were cameras in the rooms and bathrooms. We checked and there was nothing in the (shared) bathroom; however there was something that we concluded resembles a camera(?) essentially it was like a hollow screw, with the front that looks like the camera on a phone. we found it behind a painting that was hanging on the wall across the bed. the management called me "dear" in some texts (possibly condescendingly). Also they required photos of my ID and credit card, and there was no front desk. The whole situation felt and feels disturbing/off. read more

Worse management ever. I booked a reservation but I couldn't make it due to an unexpected family emergency and Expedia was not able to get ahold of this "hotel". I even texted (They only allow texting, this way it's easier to keep money from people) the number as provided, but they ignored my text asking to cancel and a full refund on my money. In the end, I canceled my trip through Expedia (took four tries) but I wasn't refunded the money. I am very upset because these kind of emergencies are unpredictable and life can take a turn for the worse for anyone. The management didn't sympathize for me nor even bother to text me back once besides asking me to send a photo of my credit card. I am even more upset at the fact that Expedia let Villa Dubois list their self under "hotel" when it's a guest house. So do not be fooled, you'll be sharing a small space with three other rooms if you booked the place. If you don't mind sharing a toilet, shower, and kitchen with total strangers, by all means go ahead and book the place. Do NOT book a place to stay through this company if you have any health issues, have bad luck, or are even just clumsy, because if the worst happens and something prevents you from being able go on your trip, they don't care and they don't refund. They rope you in the contract without being able to cancel, even in the event of an emergency. I booked a 2br at Vogue Apartments, but I had to have emergency surgery and could not travel. I alerted them to the surgery over 3 weeks before check-in, (PLENTY of time to rent the room, especially with the festival that weekend) but they gladly kept my $1,500 and refused to refund me a penny. Not only that, but they were elusive and had the audacity to send me a rude response when I finally reached their company via email, which is the only way they will converse with you. I may not have even minded losing the $1,500 if Steve had not been so rude in his email and it's clear they don't care to have any customer service skills or please their clients.
