I was hoping that maybe she was just having a bad day, and that the other office staff would be more experienced with soft skills (they're not!). Giving her the benefit of the doubt was a huge mistake. She shoved my lease into my hands, and as I looked over the policies, she was impatient when I asked basic questions She seethed over things like "how long does the dog park stay open?" And "If I go to any events, am I going to be filmed for social media?" She snapped at me, giving curt, minimal responses. I also caught her looking at me up and down, glaring at me as though I had done something to personally slight her. She then said "If you have any pressing concerns about neighbors, parking, pool hours, and pet rent- Don't come to me about anything. I'm not helping you." And then didn't give me the appropriate contacts to reach out to for any of those things. I seriously can not believe that she spoke me that way.

Everything in the unit is modern, updated, and in great condition, and when I renewed my lease, the increase was minimal, which I really appreciated. The only reason I'm moving is due to relocation -- otherwise, I would absolutely be staying. The community is lovely, and the location is ideal: you're super close to great hiking trails and can easily walk to Jessup Farm, which is such a charming area. A huge shoutout to Lisa, the property manager, who is an absolute gem!!! She's responsive, kind, and takes action quickly. I had a few issues during my time here -- noise from neighbors and people parking in handicap spots -- and she addressed everything right away with such professionalism and care. When I let her know I had to move, she handled the early lease termination with so much kindness and made the whole process simple and stress-free. Maintenance has also been exceptional. Every request I submitted was resolved by the next day, and they were always so sweet with my two large dogs. Often they had to come while I was away, and I could see on my dog camera how gentle and kind they were to my pups -- it meant so much to me. Overall, this has been one of the best rental experiences I've ever had. The apartment, the team, and the location are all top-notch. I'm sure that this would have been totally avoided if the towing company had given my daughter a notice of towing. Instead you have a company that is circling around the parking lots looking for a violation, so that they can tow it. Two; No, your employees are not trained properly. She contacted the office and asked what she needed to do. The person who answered the phone said all she needed to do was register for another day as a visitor on the website. The website would not allow her to do that and because it was so late, she went to sleep. Only to find that the car had been towed. The manager called directly to the towing company because he had talked to the person who told her that and realized that he had not given her the correct information. So he called the towing company to have them reduce the amount. Third; The towing company did not provide any information as to when or the pictures of the car before they towed it. I was given some excuse for not having any because they were on some kind of special server. Fourth; your manager was rude and spoke down to myself and my daughter. This was not professional behavior. Fourth; you were going to keep her rent at a lower rate because she has been an exceptional tenant. But because of this situation you have raised her rent to punish her for not just lying down and taking what you were dishing out. You have some nerve to indicate that she was in the wrong at any point.

While the apartment itself and location are fine, they force you to be apart of some third party renters insurance and claim that if you show proof of your personal renters insurance you will not be charged. One day I while looking through my ledger, I caught that I was getting charged for the insurance peakview automatically enrolls you in when you sign the lease. While not a lot, it certainly adds up. When we signed the lease I showed proof of my own personal insurance and was told we were ok. Apparently not. After about two months (most likely more) of back and forth with peakview, being told by them my policy has lapsed, that my personal insurance called saying it was lapsed and eventually that they couldn't do anything because the third party insurance is their own entity putting the charges on my rent ledger. After speaking with my personal insurance, this was a lie. After basically receiving no help and being told there's nothing they could do but have my insurance send a formal letter stating my policy (which I did) I was told this issue was resolved and would no longer be getting charged. Wrong again. I am continuing to get charged and have reached back out to the leasing office who is once again magically stumped and I am now right back where I started. They made no real initiative to solve this issue and purely expect me to solve this on my own. This apartment is very shady, will not tell you the truth and when confronted does not do much to help. Their best advice being sorry there is nothing we can do. Among other things, like changing the way they distribute the water bill mid lease or charging you for a stupid trash service that no one uses, this place takes whatever it can get.

Living at The Flats Fort Collins has been a nightmare. I moved in as a disabled combat veteran with…read morePTSD, seeking a peaceful place to live with my dog. What I got was the complete opposite. From the very beginning, I experienced constant noise disturbances that made my apartment feel unlivable. Loud, repetitive noises disrupted my sleep repeatedly, turning what should be a place of rest into a source of stress and anxiety. I documented these disturbances, reported them to management repeatedly, and BEGGED for some sort of solution. Their response? Empty promises, half-hearted efforts, and ultimately blaming me for expecting basic livability. They even tried to suggest moving me to a different unit--conveniently only when I insisted on breaking my lease due to their utter failure to address the situation. When I originally asked about moving units, they told me there were no units available. But when I brought up breaking my lease, suddenly units were magically available. And of course, despite acknowledging the issues I've reported and their inability to provide a livable environment, they refuse to waive the early termination fee. They're fully prepared to dump this issue on a collection agency rather than take any real responsibility. The management's indifference to tenant well-being is appalling. If you're thinking of moving here, be prepared to be treated like a rent check and nothing more. They do not care about you or your living situation. The Flats Fort Collins will gladly take your money and then gaslight you into believing the problems you experience are your own fault. You can find better. You DESERVE better. This place is not worth your peace of mind or your money.
