This lack of timely communication makes it extremely difficult to resolve basic concerns or get clarity on important matters. The maintenance supervisor is fantastic, and several members of the property staff are genuinely helpful. However, the maintenance team as a whole is very unqualified, which has resulted in residents facing unnecessary out‑of‑pocket expenses for issues that should have been handled correctly the first time. While the landscaping looks nice at first glance and it's great that the complex allows pets, the property is not maintained to match that appearance. The stench of urine is consistently strong throughout the grounds, making outdoor areas unpleasant to walk through. This ongoing issue reflects a lack of upkeep and attention to the overall condition of the community. Overall, the combination of poor construction quality, inadequate communication from management, unqualified maintenance work, and poorly maintained grounds has made my experience deeply disappointing. I strongly encourage future residents to consider these issues before signing a lease.

The only complaint that I have and the only reason that I won't rate it a 10 is because of the refusal to distribute two "community" keys (that's my name for it) when there are two adults in a unit. This is the key that opens the pedestrian gate, fitness center and pool gate. It would just be nice if we could have access to the key when we want it instead of having to seek each other out if one of us had to use it and is still out. It's a minor inconvenience, but one that seems unnecessary. Other than that, I would recommend Palm Villas at Whitney Ranch to those who are seeking a quiet, respectful Henderson community.

I met leasing agent Shawna when I showed up to view an apartment. She explained the different size units and ammenities and then took me to see a unit. I liked the layout and area, so I filled out an online application that she directed me to. I was approved and Shawna explained the next steps and communicated fast throughout the process until it was moving day. I had trouble with unlocking my door the first time, so I called Shawna and she sent a maintenance guy (Jonathan) to help me. I appreciated that help and I gained a favorable view of the maintenance team as well as the other office staff including Alisha and Michaela through my interactions. The community is very well-kept and peaceful. I like the design, appliances, and layout of my unit very much. The only ammenity I have used is the sauna; I wish it got hotter and retained heat but that is not too important. I have not used the pool or gym but they seem decent and what I would expect. I was originally set on the Sumerlin area. We did some google searches found about 8 or 10 places we wanted to visit. Some were in Sumerlin and some in Henderson. We visited a couple of places on Tuesday. On Wednesday we started out early looking at various places. We quickly found that 3 Bedroom 2 Bath places were hard to find. All the places were nice gated communities, they were all very nice, but none had the WOW factor until we visited Elysian at St Rose. We were warmly welcomed by Tina and Marcy and they made us feel welcome. Again there were no 3 Bedroom apartments available. We were looking for a 1st floor unit which they had a couple available in our move in time frame. Marcy took us to show us a 2 Bedroom 2 Bath model and that is when I had my WOW moment. The floor plan was perfect and it was not like all the other units we saw with off white walls, white appliances and light colored or white cabinets. The walls were a light grey, the appliances were Stainless Steel, the counter tops in the kitchen were a Black sparkly granite. The kitchen cabinets were a darker cherry color. So much nicer than anything else we had seen. But it was only a 2 Bedroom 2 Bath so off we went to look at other places. The only 3 Bedroom 2 Bath we looked at was a Condo in Sumerlin and it was very generic; it had no character or even a hint of a WOW factor. Fast forward to Thursday; we decided that Elysian at St Rose was going to be the place. A 2 Bedroom 2 Bath unit was going to have to do. We tried to start the application process from our hotel, but it just wasn't happening. We drove to the Elysian and again Tina and Marcy greeted us with open arms. Marcy is a true professional and helped us with the application process. She knows her stuff and after a lengthy process we were done. Marcy is professional, very patient and extremely helpful. Had we not opened our search up to include both Sumerlin and Henderson we would have not found this gem. We will be moving in around the middle of May. Update: Now my refrigerator went from the heat in this apartment. I have over $600 food in there…read moreand $300 worth of medicine. I'm on SSDI and just used all my snap benefits to stock my refrigerator and still, nobody will come out from the emergency line. I don't normally leave negative reviews, but after everything my family has experienced, I feel it's important to share our experience. Living here has been a constant cycle of maintenance issues, including mold concerns, plumbing problems, electrical issues, and now a major air conditioning failure during one of the hottest times of the year. I first reported problems with my air conditioner on July 9. The compressor failed and was replaced, but the problem never went away. The unit continued making loud rattling noises, and the HVAC technician later explained that the replacement compressor was defective and was continuously running even when it shouldn't have been. As a result, my NV Energy bill has increased dramatically. I reported this repeatedly to the leasing office through work orders, emails, phone calls, and emergency maintenance requests. After numerous requests, a licensed HVAC technician finally came out and recommended replacing the entire air conditioning unit. Instead of replacing it, I was told that management had to approve the replacement. Before any decision was made, the compressor failed again. Maintenance then brought portable air conditioners, but one wasn't even installed correctly before they left. My family was left trying to cool our apartment with temporary equipment while we continued waiting for a permanent solution. This is not just an inconvenience. I have Multiple Sclerosis and suffer from heat intolerance. My wife has high blood pressure and other serious health conditions, and the excessive heat inside our apartment has negatively affected both of our health. We also have a cat recovering from major surgery that needs a stable indoor environment. What has been most frustrating is the lack of urgency and communication. Work orders continue to be marked as completed even though the actual problem remains unresolved. I have spent countless hours sending emails, making phone calls, following up with the leasing office, and contacting emergency maintenance, only to continue dealing with the same unresolved issue. I understand that equipment can fail. What I don't understand is why residents have to repeatedly fight for basic repairs, especially when health concerns have been clearly communicated and a licensed HVAC technician has already recommended replacing the unit. I hope management takes this seriously, not only for my family but for every resident who deserves a safe, properly maintained home. Based on my experience, I cannot recommend this property until significant improvements are made to both maintenance and management's response to serious repair issues.

Dane showed us the complex, apartments and we signed same day! Don't let me forget to mention the pool is 24 hr and beer/wine is served daily. These both are huge perks for us that eliminated other complexes. Daybeds at the pool, GREAT gym, and super cute dog park! Secondly, Dane is very clear on expectations of potential tenants and our family loved this! He was upfront, no hidden fees and obviously manages an amazing property with great amenities and great tenants. Update: Welp. This place started out amazing. But ever since…read moreVikki and who ever that new manager is took over things have went down hill quick! Here are the basics. The first time i ever talked to the new manager she lied to my face multiple times. Vikki does nothing besides makes mistakes. I understand no one is perfect, but with the amount of mistakes she has made she should have been fired by now. Heres a wonderful example of a mistake that she made. She sent out an official letter to every resident at ONE60 via usps. The letter stated there would only be a rent increase of $100 a month. When it came time to resign my lease i was told the actual increase was $225 per month and that the noticed we received "was just a mistake". Not once between sending that notice to trying to resign my lease did they ever try to rectify that mistake, or even acknowledge the "mistake". They have failed to give a 24hr notice prior to entering my unit. Then i was threatened with a "strike on my record" because they were not able to gain access to my unit when they never gave a notice. The worst offense though is the build quality of the apartments themselves. In my unit for example if we get a heavy rain storm the corner of my unit in the living room will flood. When I reported the flooding i was told by their maintenance staff that there is nothing they can do to fix it, because it is an issue with the foundation. I had constant issues with my air conditioning unit leaking into my kitchen. Multiple issues with my dishwasher(which they claimed was my fault. Apparently im supposed to thoroughly wash my dishes spotless first then put them into the dishwasher). I was also told by a previous office member to stop putting in certain work orders for my unit. If you are sick of the issue being reported, maybe you should actually fix it the first time. Not get mad at me and tell me to stop reporting it. Then when you try to complain to the hire ups theyll, in short tell you to bad. Why do i say this? Well, i had to email one of the people above the manager on site. Some of the lights on the property have been out for a while and the security cameras were not working. In short what did they tell me? The security cameras are not there for resident safety, but only for the properties common areas. In short they dont care about you. Only their property. To summarize the office staff is incompetent and will lie directly to your face. The building quality is bad(they definitely sped through the building process). They find random crap to install onto the property or units to charge you more money(looking at you brivo crud home system). Finally you dont get what you are paying for. It is a rip off. Over $2,000 a month(plus fees) for a 2bd 2bth. "Competitive pricing". No. Thats another lie. You can move into a 3-4bd 3-4bth HOUSE for the same price or cheaper. Especially after all the fees they tac on. If corporate is reading this or any higher ups. Dont waste your time responding here. I emailed yall over a month ago and you told me to bad, so sad.
