We have been with Elevate approximately a month now. And to keep it real, they've had their share of opening-the-doors types of problems: massive influx of new residents at the same time, crickets (like the other reviewer has stated, but i -rarely- ever see any other type of insect), and some mixed feelings about the pet-friendliness of the community. However, any issue or concern we have had since moving in has been addressed thoughtfully and respectfully by the entire team here; they know us and we know all of them by name. They provide weekly pest control and even had someone out here multiple times in one week trying to control the cricket problem (which has decreased massively since that intervention). The problems we have as residents, as long as they are brought to the management team's attention, generally get handled. I have no doubt the property manager, Krystal, has her work cut out for her to make this a great property, but I also have no doubt that she can do it. She has an amazingly positive reputation from being property manager at Adiamo right up the road, and I can easily see why. I know Krystal wants to do more than just rent properties to her residents; she wants us to be happy in our homes. She, unfortunately, is constrained on the speed at which things get done due to corporate hoops. With a little patience and time, these will be some of the best apartment homes in the area. read more

My experience at Elevate by Ovation has been overwhelmingly negative, and I would not recommend this complex to anyone considering it. The overall quality of the apartments is poor, with construction and finishes that feel rushed and cheaply done. For the price point, the build quality does not meet reasonable expectations. Communication from the property manager is consistently poor. Emails often go unanswered, and it typically takes multiple follow‑ups before receiving even a minimal response. This lack of timely communication makes it extremely difficult to resolve basic concerns or get clarity on important matters. The maintenance supervisor is fantastic, and several members of the property staff are genuinely helpful. However, the maintenance team as a whole is very unqualified, which has resulted in residents facing unnecessary out‑of‑pocket expenses for issues that should have been handled correctly the first time. While the landscaping looks nice at first glance and it's great that the complex allows pets, the property is not maintained to match that appearance. The stench of urine is consistently strong throughout the grounds, making outdoor areas unpleasant to walk through. This ongoing issue reflects a lack of upkeep and attention to the overall condition of the community. Overall, the combination of poor construction quality, inadequate communication from management, unqualified maintenance work, and poorly maintained grounds has made my experience deeply disappointing. I strongly encourage future residents to consider these issues before signing a lease. read more

After living here for 15 months we were happy to not renew our lease! The leasing office does not like to deal with conflict if you have an inconsiderate, noisy neighbor who also reeks your apartment full of weed. After a few complaints they'll tell you to talk to their legal dept who also refuses to help! Police cars have been in the complex numerous times, the back gate that connects to Paseo is constantly broken (bashed in), and we have had 2 incidents of random people trying to enter our locked apartment (one of them being a drunk man at night). Our bikes worth over $1.5k were stolen out of the bike room that is locked up and monitored with security cameras. I will say, Pearl in the front office was very helpful with the situation. This area is not as nice as it used to be and there are more homeless people. AND they are trying to charge us $3k after move out for "carpet damage" and a cabinet that got damaged from water under the sink that we didn't notice until our last day when we moved our stuff out (which I notified them the same day via email!). Mind you, during our most recent inspection (3/4/26) (we moved out 3/20/26) I saw the leasing agent check under the sink and we were never notified of any issues afterwards. We paid a $250 non-refundable deposit when moving in so that we wouldn't get wrongfully charged for things like "carpet damage". The only "carpet damage" was already there when we moved in which we documented on the 48 hr sheet we turned in! My husband received a sketchy text on 4/13/26 to pay this balance by 4/14/26, we didn't pay it. Then he gets a VM today 4/16/26 requesting we pay it so I call the leasing office to discuss it and I'm told it's been sent to collections... what a joke! They didn't even bother to email me or send any additional notification. This is by far the worst apartment complex I have ever lived in. read more

We moved here in 2024 with our kids. At first everything was okay, however we ended up getting into a conflict with another resident. The other resident is friends with the leasing agent Sabrina. After the conflict began Sabrina seemed to be very dismissive of us and on a few occasions we would see thy Sabrina seemed to be glaring at us through the ring camera. On another occasion she had given me a dirty look when I was coming out of the gym. We brought these concerns up to property management and we thought it was resolved. There had been a conflict with the resident Sabrina is friends with and during that confrontation the resident had stated in front of the property manager that Sabrina had been telling her things about us behind our back, such as we were bothering her about the noise level upstairs. Sabrina lived upstairs from us and had told us if it were loud to let her know instead of filing a noise complaint. The entire year we lived there we texted her 3 times for noise. As a result of that confrontation my wife ended filing a restraining order against the other resident. (It was granted). At the hearing the other resident told the judge that Sabrina told her we were in a situation with legal where we were trying to get out of the fees we were charged for breaking our lease and moving due to this conflict. She stated that is why we were filing the restraining order which is false, we filed due to the risk for our safety. It is very unprofessional for an employee to mention anything about legal proceedings or what's going on with our lease to any current or former residence. Who knows what other information she has offered residence about us. This looks so bad I'm ovations part and I will be doing what is necessary to ensure this isssue is taken care of. I also want to note that this information was stated to a judge during a trial and is in the record. So it's not a "he said she said" situation. It's literally in the courts record since it was stated during the hearing. Steer clear of this complex if you can. read more

5 months later and this place is even worse. I WOULD HIGHLY RECOMMEND NOT LIVING HERE!!!! Management sucks and the buildings do too. Walls are so thin that it doesn't hold cold air in the summer so you always need your air running.. electric bill really high now. confirming they have removed ALL negative reviews that were there in the last year. i had left a very thorough review of this place back in feb 2019 and it has been removed unbelievable. definitely not recommended for families or anyone who wants to live in a safe area. Krystal the manager is super fake "from head to toes" according to her staff and also what we witnessed. she will act all nice until you sign your lease and then bluntly ignore you. thank god we were able to break our lease with no penalties right away as they made so many mistakes. one of which was sending us COMPLETELY WRONG dimensions for the apartment we were renting (moving from out of state). none of our furniture fit when we arrived, as the master in the 2 bedroom apartments does not fit a queen size bed with 2 night stands (!!!!!!) also- they will tell you the apartments are occupied and you can't see them to make it look like they are "full". more than half of the apartments are empty. anyways, i will find those pictures that had been posted and come back to post them again since they wrongfully deleted my review. I'll also find the old review and re-post it. don't waste your time renting here, it is SO overpriced, you can find a SUPER nice condo with full views of the strip for way less, beautiful finishes, and not hear your neighbors fart and sneeze through the thin walls of Elevate apartments. if you must reside in Henderson, Vantage Apartments is much better. read more

Where do I even begin?! This place is a shit hole, to put it bluntly. My fiancé and I currently live in a unit in building one, which is sinking. They had begun construction soon after I moved here in October and it has been non stop since. Every moving at 7:30-8:00 the workers arrive and start yelling at each other right outside our windows. They begin work promptly at 8am and don't stop until 6pm. I have no days off usually so the days I get to sleep in a little longer are much needed but with this construction I am up when the workers get there because our dogs start whining and barking at strangers outside our patio door. One of our dogs is older and has a heart condition. She has required medication that we have had to increase due to all this added stress. On top of this the construction workers leave their equipment running during breaks and blast music louder than the equipment. And even tho we have made many civil attempts to be let out of our lease or get a concession. We are being forced to serve out the remainder of our lease which I'm sorry, is ridiculous given it's up in May and we have dealt with this and been asking since December. The many emails we have sent have gone unanswered or automatically answered by a auto fill email setting. We are fed up and cannot wait to leave. DO NOT MOVE HERE. YOU WILL REGRET IT. read more

I want to start saying that at first we loved living here. The feeling was so great that the construction problems, noise and dirt everywhere never bother us that much. With everything construction related finishing we thought that the worse was over. Away from having a serious infestation of crickets, roaches and other insects the complex feels so incomplete. Pool was finished only 1-2 months ago and is always having issues. Almost always that we've been there is dirty. The decorative walls of the pool area are falling apart. Bbq's are a mess and with only 2 for an entire community they're already super dirty. Believing that if I live in a second floor (with no neighbours in my roof) I'll not hear major noises ... I was mistaken, I can hear all the noise from my neighbour in the back of my apartment (behind building) and my downstairs neighbour with dog! But as I said my biggest issue is the infestation. Suddenly my apartment is a mess. Every time I turn there's an INSECT !!! Complaining to management the ONLY solution given was pest control. Which I object because I have a baby that crawls, touch everything and most important of all LIVE HERE !! I don't know if they will spray pesticides with a baby in place but we don't. And if was so difficult for them to understand. Even we try to be transfered to another apartment with no infestation problem but it was all fees and fees and fees. Making us feel like we were responsible for this. Considering that we're not the only ones. There's an infestation problem with numerous apartments in different buildings. The only positive note is that office manager Krystal was very helpful and with tie hands always looking for a solution. But overall they didn't care for us or our situation. If we didn't take the pesticide solution the'll do nothing. If we want to go is another huge fee ... is only money for them. So we have to stay living with an infestation with our baby till the end of the lease which we're looking forward to. So if you want to pay a lease starting at $1,100 for an average apartment with average amenities and poor attention to your problems ... Move Here! read more

I moved into Elevate in May. I absolutely love living in this community. The complex is brand new and when you are in a new place there are always some small issues but they have have been addressed and remedied quickly. I noticed a few crickets in my garage and the management company sent an exterminator and the problem was fixed immediately. I have not seen any in my apartment at all. The staff is just incredible! I have never lived in a community where the maintenace and management staff are so helpful, understanding, and communicative. All of my needs/questions/concerns have been answered in a kind, professional, and expeditious manner. I don't live in a building that had any cracking issue and I think any negative comments are directed to that building. Don't think twice about living here. This new home for me is simply fabulous! We are currently touring all of the ovation properties to find which on is best in terms of price, location, and layout. The properties are very nice and so far all of the leasing agents have been wonderful, our favorite was Jackie. She was working and maintaining all of the future residents by herself for the week. We came multiple times and even under stressful conditions she was very nice and kept a smile on her face. When we went to the Imagine and Seven Hills location they had nothing but great things to say about her, she is really awesome! And a lot of the leasing agents lived in the Ovation properties and that says a lot about the company. The only reason I gave this place a 4 star is because she really needs some help, she said normally there is more people there. I feel as though there should be at least one more, so there will be 3. all if the other properties had multiple people working at a time and I think that would really help improve everything. IF I COULD GIVE THIS COMPANY A -10 STAR I WOULD. I have never in my life been more upset and angry at a company in my life. I moved here three months ago and was so so excited to live here because of how beautiful this complex is. The beauty of this place is nothing now due to the lack of communication, poor customer service, the most horrible rude leasing consultants, poor management etc. I reached out to this company starting in April that my air conditioning was broke, it is now August 1st and it is still not fixed. I have sent 8+ emails, calls, and tried contacting corporate multiple times. I allowed them access to come into my unit through emails and phone calls and voicemails. I reached out to the manager that if my air is not fixed that I will be moving out and breaking the lease. They then started kissing my butt saying they will fix it and do what it takes to fix this. Within a week the manager Edith went to the division explaining to them "I WOULDNT GIVE THE REPAIR MAN ACCESS TO COME IN" so the division sent me a email telling me this is my fault that I won't allow anyone to come into my building. THANK GOD I have footage on my cox security at home cameras in my apartment that show proof that the repair man was in multiple times. Because the manager is now lieing to the division explaining to them "I won't let them in" they then tried telling me I didn't give him access but that same day I came in and Miguel the repair man was in my apartment. So now he's breaking in and entering if i "didn't give him access" August 1st now and my air still won't even cool under 75 even if I set it on 68 if I wanted to and they still have yet to fix this. There was a fire underneath my apartment at 3 A.M. I had a flight to fly out of Vegas and had to miss my flight because I couldn't get in my apartment to get my stuff. Which stuff happens that's fine. But the next day the leasing consultants didn't send a email out, let anyone know everyone was okay or explain anything. The manager will assume who's dogs are who as well and put notes on your day blaming things on your dogs when in reality it could of been anyone's in the apartments because a letter they put on my door never happened about "my dog peeing in the lobby" this wasn't my dog even? How can these leasing agents just lie like this and make things up. Edith is out to get everyone it's very sad. The maintenance is horrible. I have had emails out 20+ times of everything that's gone wrong and nothing ever got replaced accurately and or is still not fixed. The attack the tiny little issues but never anything that's actually serious. The hallways smell so much like pot that it goes through the doors and the hallways in each floor. Do they fix this though? No? Any issue I have it doesn't get fixed and the next day Edith has something to say anytime I have to come To them about anything. It has made me scared and not ever wanting to reach out to them because when I do I get attacked. Corporate and the division doesn't get involved. The manager is so mean and rude and other tenants in the complex agree. My neighbor told me " I go to the pool when the office is closed because I don't want to see Edith she's the devil" when someone told me that i instantly knew how horrible it is to live here because of employees. I work in customer service and am a assistant manager at my job and I take customer service extremely serious and this is so poor it's sad. Im so upset and done with this place. I want out. I would never refer anyone to live here . I now have to get a lawyer involved because of the leasing office lieing to corporate. It's pathetic and a waste of money here. Please never move here. I have lived at even older complex's then this and NEVER had issues!! I have friends that also live in ovation property and they do not like it either and due to poor company and management. I highly suggest the company "pinnacle" if your moving to apartments in Vegas. Never ever issues when I lived through that company and was so happy!! When me and my girlfriend were looking for an apartment to live, we were really trying to find a safe place with very little crime. After we did our research we came across Elevate Apartments. Edith and Kim were very professional and accommodating. Every request we had they were really prompt with responding. Being from California I wanted something with a nice view of the strip and a nice resort style pool. We always used the state of the art gym that was always CLEAN and we loved that the facility was open 24/7 and the building is also very secure. I love this place and have lived here for 3 years now. If you are considering moving to Henderson, I would highly recommend this place! read more

My husband I have lived here for 2 years (next month) and have had nothing but great experiences living here. Elevate was brand new when we first leased and they made our move in so easy, staff has always been friendly and helpful in all aspects. We currently have a 2 bed/2 bath and are in the "townhouse" section. We've never had ANY issues with noise or neighbors, the community is quiet and very safe. The 2 times that we did require a service request, maintenance was on it immediately and fixed the issue with ease. George in maintenance is seriously the best! My dog gets so happy when he sees him around the complex, he's so sweet. The attached garages are a huge plus, not too many complexes offer that perk. Our lease is ending and the only reason we're moving out is because we'd like to have a third bedroom (Elevate offers 3 bedrooms, but none were currently available) but I highly recommend this complex to anyone looking! read more

Ovation is the property management company here. They have been running a scam on people for a very long time. I live in building 3 and on every floor there are at least 2 apartments used by a very large commercial catering business called Rhythm catering. The workers in these apartments cook 24/7. When apartments are empty in this building ovation stops and moves all daytime cooking to other ovation properties until the apartments are rented and you move in. Then you wake up your 1st day in your new apartment and find out you have a very expensive, long term lease to live in a taco bell. No worries, ovation has a great way to help you out, if you want out of this taco bell. You can give 30 day notice plus an $1800.00 fee and you are free to leave. What that means is, during that 30 day waiting period you will also have to pay another months rent usually in the $2000.00 range. Can you feel the numbers mounting.There is a current complaint with the CDC against apts 3313 and 3314. BEWARE this is happening at other ovation properties too. SO if you always dreamed of paying very high rent to live in a taco bell this is the place for you. I can promise the building stinks 24/7 read more

I love living at Elevate and my apartment is the coolest place I have ever lived. The area is serene and very quiet. I do not hear any noise coming through the walls nor do I smell other people's food smells. The staff are terrific. Krystal is one of the most professional people I know and Gary the main engineer and his assistant care about the property and go out of their way to help with any issues. Ariel has helped so many times with questions and is always so welcoming. The sitting area in the main complex, the gym, heated pool and internet lounge are so convenient and always impeccably maintained. The mail lockers located inside are so convenient and secure to access when I get deliveries. Once a delivery service left my packages halfway in the road way and Stefan picked them up for me and made sure they were secure. Bottom line is the staff care about their tenants, my neighbors are awesome, I feel safe here and the apartments are beautiful. I am so thankful I found Elevate. Thank you Elevate staff for making my living environment so inviting and I'm proud to show my friends where I live. read more
