Beware Insurance Scam at The Passage By Picerne (Henderson, NV)... Luv luv luv living here. Despite my opening sentence, this is a great place to live. I am on my 2nd lease and have every intention to renew again and again. The property is beautiful and safe. And the staff works hard to make it a community with things like first Friday donuts. Why the opening sentence? Like most properties, the Passage by Picerne requires rental insurance with specific minimums and coverage. This is both normal and legal. However, while not obligated to use their own e-premium insurance company, they use aggressive language and difficult submission steps for alternative (insurance) companies. My nationally known insurance policy is currently $119/year. After being repeatedly rejected by e-premium and threatened with a $40/month penalty, I purchased an additional policy through them. E-premium's cost? $444/year read more

If you are lucky to get into the Passage phase II apartments then do it!! I recently left my old apartment due to my lease expiring and downsizing from a 2 bedroom to a 1 bedroom and let me tell you something...for over 2 months I was unable to find anything decent that wasn't over $1400 for a 1 bedroom!! I reached out to The Fairways and spoke with an amazing lady named Joanna and even though they had nothing there she referred me to the Passage phase II and I'm happy to say I will be moving in next week and I can't wait to have my own place again, even though I was a bit leery living in a bottom unit (I wanted the 2nd or 3rd floor) she eased my mind with letting me know each apartment comes equipped with an alarm so, that makes me feel safer!! I lived here for 2 1/2 years and absolutely loved it! I lived alone and the complex is super safe and friendly. The maintenance team is so nice and so is the office staff! The amenities are great and the apartment itself was really nice just like the models, so you get what you see. I highly recommend this apartment complex! They were also so flexible and nice during the pandemic and it really felt like they cared and eased a lot of stress. Sharron and Laurie are the absolute best. Overall, I enjoyed my four years of living here. NEIGHBORHOOD 20 minutes to the Strip, 10 minutes to the District, 10 minutes to the 215. Most everything is within reach, but the area itself is not walkable. Expect to drive everywhere. There is also not much entertainment nearby, so if you are a young working professional, you may find yourself racking those Uber/Lyft bills up. That being said, the apartments themselves are very quiet. I had one noise complaint once, and management took care of it immediately. Security is also good. I regularly see two security guards patrolling the area on food, and the entire complex is well lit. APARTMENT INTERIORS While The Passage considers itself luxury, the interiors are a bit removed from it. Laminate/vinyl flooring and cheap appliances do not exactly scream "luxury" to me. This is not the early 2000s where apartments with granite countertops are automatically luxury anymore. AMENITIES Standard apartment gym, really nice pool. The pool has plenty of seating and even several cabanas. MANAGEMENT I rarely ever interacted with management, but when I did, they were always pleasant. Overall, great apartment complex, but the location just is not for me- I need something in an area with more entertainment and closer to my job. That being said, if you want to try the Henderson life, I would recommend The Passage. read more

Randy was the leasing agent who helped me and my furball in which seemed for me at the time, a hopeless situation. I thank Randy SO much for going over and beyond with my transition from the East side of Vegas to this property, which is 7 min away from job. PART 1 Unfortunately, I have created a yelp account to speak on an issue thats has been bothering me for quite sometime. First and foremost , I'm not the type of individual that likes to make complaints, or cause any unnecessary problems for any reason, but I felt that this was necessary to let people know how this community is being managed... Well my family, and I have made The Passage Apartments our home for the last 9 years. We first lived in Phase One of The Passage Apartments for a few years, and after a scare I encountered in my last unit of someone trying to break in we decided we had to move from there. We didn't want to move from this property due to my children attending a school nearby, and knowing no matter where you go the possibility is always there of someone trying to break in, so we decided to move to The Passage Phase 2 as soon as they were available for rent. I began to attend college while my husband became the sole provider for my family working in the hospitality industry, and due to the pandemic he lost his job after working for the company for over 10 years. We were in a situation that we had never had to face prior to COVID. First, he loses his job, which was our only source of income in our household, and then the worst part is even after qualifying for unemployment benefits we still didn't start receiving any benefits until 4 months later. PRIOR TO COVID WE HAVE NEVER BEEN LATE TO PAY OUR RENT DURING THE 9 YEARS THAT WE HAVE BEEN LIVING HERE until we had no choice but to fall behind starting in October of 2020.We did everything to get assistance from the CHAP program, and we were also qualified, but it was just a process to get approved. During this time we kept our management in the loop with emails and phone calls. At the beginning we were pressured By some of the leasing agents to make a payment or we were going to be served with a notice to quit even AFTER we informed them we were in the process of getting qualified for the CHAP Program. WE ENDED UP HAVING TO BORROW MONEY FROM FAMILY to pay for one month of rent.. This was a very stressful situation especially since recently I was diagnosed with stress induced seizures., and while homeschooling two children. WelI I decided to contact legal aid and the news, because others were telling us we were protected by the CDC, and the STATE MORATORIUM, not to mention during this whole time we were already working with the CHAP Program. Furthermore, as soon as my husband lost his job due to the pandemic they tried to increase our rent by $100 after being put in a situation that was NOT BY CHOICE. DURING this time We GOT NEW Mangement. This made the situation even more uncomfortable. I'm not going to call out people by their names but I went into the office to relate some information about where we were at with the CHAP PROGRAM and met NEW MANAGEMENT for the first time , SHE WAS EXTREMELY UNPROFESSIONAL AND RUDE!!!!! SHE WAS INSINUATING THAT I WAS A LIAR AND that THEY DID NOT RECEIVE ANY EMAILS in regards to the CHAP PROGRAM, AND THAT I WAS SENDING THEM TO A WRONG EMAIL ADDRESS. This was the first time I met new MANAGEMENT I NEW Something was off about her. Furthermore, I recently was informed by the CHAP Program that our management would receive payment for our past due rent. The 3rd of the month came and I decided to call management to say they should of received payment and the MANAGER said, " well I have the check from CHAP in front of me,and I was going to contact you to inform you". I also asked her what was my balance knowing I only had the utilities as past due for the month of May left to pay, she informed me she didn't know what was my balance and that she would call me to let me know. During this time I was locked out of the rentals portal account to see the balance owed . I TOLD HER clearly I DID NOT want to pay late fees when I'm not late and being they just received payment for all late fees and past due rent. I WAS TOLD NOT WORRY SHE WOULD TAKE CARE OF IT. COUPLE DAYS PASSED AND I woke up to a 7 DAY NOTICE with legal, and late fees, even after MANAGEMENT has just received payment for all late fees, and past due rent. In addition, I was also informed that my previous lease was incorrect and that Instead of expiring September it would expire at the end of June so I would have to pay a prorated charge for the RENTAL INCREASE. The property is quiet, well kept, and equipped with great amenities. My leasing agent, Sharon, is attentive and well organized and made my housing transition easy. I have already reviewed The Passage Apartments because I truly am so in love with living here. I have lived here for 15 months and just renewed my lease for another 15. The reason I am writing a second review is, I had a technical difficulty with my new lease apparently we had missed a signature and it delayed lease signing. I called the front office and spoke with Randy. He stayed on the phone with me and my fiance and walked us through the entire process and was patient and helpful the entire time. I really am just always impressed with the customer service from The Passage and just wanted to give a special shout out to Randy. Oh! I moved in about a month ago, my job moved me it was kinda hard to find a place to live that would take my job offer letter as my last 2 pay stubs or allow me to show that I made 2.5x the rent once I received my next check- however The Passage worked with me to ensure that even with my short notice move I would have a place to call home. Sam was amazing from the initial phone call to book an appointment to see the apartments. Gary took his time to walk me through 4 apartments and answer all of my questions- but in the end he became a little frustrated with me and it showed that was the only turn off hence the 4 stars.... maintenance has been here twice - each time was pleasant and the issues were resolved. There is a weird noise in the master bedroom sometimes it sounds like water draining it's not all of the time but that's the only thing I've noticed that's weird. Passage 2 is awesome! Is supposed to be non smoking, but unfortunately, people don't follow the rules. This is not managements fault. And they do their best to remedy it. If you are by the pool it can get loud, but they do have security at night keeping an eye out for it. The apartments are spacious and all newer and very nice and clean. Management is excellent if anything needs fixing, in fact, I got extra service one day when I found a black widow outside my apartment. I called management, and Adam showed up promptly and killed the spider. All in all, a great place to live. And my view of the strip was awesome, especially on the 4th of July or New Years. My fiance and I have lived here for over a month. The four stars has to do with the customer service they have provided since the day we stepped foot into their leasing office. Prior to moving out to Henderson, my fiance and I toured the property on 3 separate occasions and fell in love with the floor plans. They were big and spacious compared to what we had in cali. The property is kept clean on a daily basis and you can see they keep their word when it comes to parking, smoking, and safety. Although gated, all apartments/townhomes are armed with alarms. An added bonus compared to other locations. Also patrolled at night. I have also seen local police make their rounds during the day for safety. Amenities: they have a pet spa for your fur babies, 24 hr gym, pool and spa in both phases, Bbqs all over for those warm days to enjoy a bbq, a package room to keep your packages safe! So we could not turn this place down. Dusty who was our leasing agent was not only consistent about checking about our status, but she cared enough to make sure we got into the right place. She was the only one who also called weekly, unlike other places who only wanted the money. Dusty also sealed the deal by getting us a special. We completely appreciate every thing her and the rest of the staff has done. Another reason why I moved back and my fiance joined me. She even helped us get approved on the same day. A couple of days later we got to move into our new home. So far no major issues have came up. Staff are always available to answer any questions when needed. They also take the time to build a relationship with their tenants and throw monthly activities in their club house. Neighbors are also welcoming! Location wise, they are in the middle of Henderson. You can go to where you need to go and only be 5-15 minutes away from a shopping center or places like the chocolate factory. Overall, the experience living here has been one of the best places to live in. Highly recommended if you want to restart and build on your own. read more

Run away. Don't even begin the process with this company. They have no intention of dealing with anyone in good faith. They ran our credit and background check at The Paladium. They took our $200 deposit/hold fee, and then three weeks later, they call to inform us that the apartment is no longer available. They then give us another two week run around by sending us to their sister property who extracts another $50 fee from us just so they can inform us in three weeks that our background check that passed over a month ago after they already took our deposit is no longer valid because of a 9 year old ticket that was there originally. Do not try to work with this scumbag company ran by scumbags who are just out to screw you. I can't imagine what actually living in one of these properties would be like when the leasing office has no intention of working with anyone in good faith. Run away. read more

There maintenance supervisor Patrick has been completely professional and extremely helpful I've been in situations to where my refrigerator broke down. A few days later, I received a new refrigerator. Everything is always done in a timely manner. And you can really tell he really appreciate his job. And their Assist. Manager Lori has been so kind and professional, especially during the pandemic, there was times where we didn't know what we were gonna do but, there, office manager Lori was so understanding and helpful during hard situations. After three years of living in the apartments I finally said goodbye. Unfortunately management sucks and have no respect for anyone living above the second floor unless your the perfect resident who puts up with shit. I had majority of the issues were involved with a older downstairs neighbor and the landlords getting in the middle of it all when they don't need too. Between the cops even showing up at exactly 10:05pm due to quiet hours so the downstairs can complain. The walls are super thin and if you plan to have dogs that are bigger then 20lbs. Your basically fucked. You are basically watched by landlords all the time even after hours. (They live there and keep tabs on everyone). The apartment was gorgeous and even now I can say that I will miss the apartments but if you plan to be stalked and have letters in your door for the stupid of stupidest reason. The place was always kept up to perfection sometimes to perfect and that what the problem was. You get a letter just for backing up into a spot or you leaving something they don't like on your patio telling you to remove it. I can say I had a extremely rough time with living with someone that shouldn't be allowed on the bottom floor but it's done now and I will always be grateful for the time I did spend in my home. read more

Have been living here for 2 years now. We will be out in two days, it was a good run though. The maintenance team was really on it here. (CODY WAS THE BEST!) Sometimes they would come the same day, which was a big plus. There wasn't much noise and overall everyone seemed to be nice. My biggest complaint is the payment system. They don't take visa and when you do try to pay with a debit card they charge you a $50 fee which is ridiculous to me since there aren't very many other options. We had the same issues for 5 months when trying to pay rent. We would have to call so many different people to try to fix it, it was such a hassle. Last time I checked they were looking into fixing it, hopefully they do.. I'm sure many more people will be happy about it. I never had any issues with bugs the whole duration, just a lot of cute kittens running around. read more
