I applied for a property through this management company and was told I was second on the list. I called several times to pay the application fee but was told to wait, since the first applicant was expected to accept, and they didn't want me to lose money unnecessarily. I appreciated that courtesy at the time. However, when the first applicant declined, I was never contacted even though I was next in line. Instead, after following up myself, I was told that I was no longer second but had been moved behind two other people. This was never explained to me, and it felt like I was completely overlooked in the process. The lack of communication, transparency, and fairness was very unprofessional. It makes me question whether being a Section 8 voucher holder influenced their decision to bypass me -- which, if true, would be discriminatory and unacceptable. If you're considering applying with this company, be aware that they do not seem to honor their own applicant lists or provide equal treatment to all applicants. read more

Brenda is 100% unprofessional. I quickly applied with all the needed paperwork and was very responsive. She gave me a call yesterday afternoon to tell me I was first in line, and I went ahead to give her my payment info to run the credit. She refused it because she was not on the clock anymore. She said she was back in the office tomorrow morning at 8:30 and that she would call me. She didn't call me until 9:01. I was in a work meeting, which I told Brenda about the previous afternoon on our phone call. I asked her to take my payment then because I knew I was unavailable during the following morning. She then took another applicants info and basically told me that I'm SOL. I asked if they had signed the lease, which they haven't yet. It was only 9:30, a half hour after she called me. Nothing is legally finalized until the lease is signed. Brenda needs to own up to her bs and know that she screwed me and probably lots of other people over. She is self-absorbed and does whatever is easiest for Brenda. Again, she refused to take payment and is now blaming me for missing out??? Unbelievable. Valley Management needs to take the trash out and be an ethical company before someone files legal action. This review is based on the perspective of a landlord, not a tenant. I was managing my own property for almost 20 years before I had Valley Management Group take it over due to two back to back bad experiences I had with tenants. I highly recommend this company to Landlords who do not have the time to find a contractor to perform property maintenance, fix tenant damage, deal with tenant personal drama, manage move-in/out, etc. They are a professional team who thoroughly understand the business and they advocate for both the landlord and the tenant ensuring that the Landlord follows applicable laws and ensuring the landlord is not taken advantage of. Their management fee is the lowest I have personally seen and they perform the same level of effort as the higher paying ones. I see bad reviews from tenants and please know that Valley Management is only as good as the landlord is; if the landlord doesn't respond back in a timely manner or the Landlord denies x, it's not Valley Management's fault, they are being directed by the Landlord and sometimes are waiting on a go/no go from the landlord. That's why we hire them so that we do not have to take time away from our own day jobs to manage the issue or deny upgrades we cannot afford (i.e. a new $2000 Samsung washer/dryer so my tenant can wash her floor rugs!?!?) and/or get grossly taken advantage (i.e. tenant doesn't pay rent for 7 months but drives an Audi 8A and his wife has a brand new convertible Mercedes while I drive a 15 year old car). So, if tenants are having issues, you may want to really look at yourself to see if you can modify your expectations and if your expectations are appropriate; one doesn't go into Panda Express insisting that they are entitled to a Happy Meal just because Panda Express is a restaurant that serves food, has a fryer, and has the same soft drinks as McDonalds therefore one should be accommodated for a Happy Meal. read more

I'm not going to address the vitriol expressed toward VMG...but will relate my personal experience and that was positive. After I moved in, there were some minor issues that needed to be addressed. I contacted VMG and within hours I had a schedule for correcting the problem. The staff at VMG took care of this in a quick professional and businesslike manner, exactly what I would have expected. Additionally, they followed up with me to make sure that I was satisfied. On the move out, Jenny provided very specific details of what was required of me to get the deposit back.... this was specific to cleaning the apartment. This was not complicated, but I did have a couple of points that I wanted clarified. I contacted the VMG and I received the response from Jenny within the hour. I followed instructions, went through the final walkthrough with Lloyd and got my deposit back. Every time I had personal contact with them it was nothing but what I would have expected; quick response time and follow up. I would, and have recommended VMG to others. The first one said we were rejected because of our credit(we have excellent credit). The other call said they didn't check our credit but the house is no longer up for rent because the owner decided to sell. You better communicate to each other before you lie. I have been with them for years. In or around 2020, Lloyd Kipp sold the business. Since then, it has been nothing but trouble. I am speaking from the landlord/property owner point-of-view. They charge me for things they do not do. They USUALLY do not send me the monthly statement. They NEVER return emails or calls. And you might think I am overstating things when I say NEVER, so I will explain. One of my properties needed work ever since JUNE of 2022. I have been emailing and calling them for 10 MONTHS. They either don't return my calls or emails or, if I do get a hold of them, they tell me they will get on it "this week". Again, this has been going on for 10 months. I live out-of-state, so it is difficult for me to travel there. I will be searching for a new property management company today. read more

We rented a house through VMG. They had us sign a pretty generic lease, but the owners apparently wanted to store stuff in our garage and access the backyard whenever they want - they showed us they had emailed VMG about it, but it wasn't in the lease or ever mentioned to us before we signed. We're not OK with people showing up whenever, and especially not OK having things sprung on us after we move in. Lloyd called to harass us about his mistake - he just kept repeating "show me the law where it says they can't do that" (we did.) The owners aren't happy with them and neither are we. We're landlords ourselves, and if our management company treated us or our tenants like this, we'd fire them immediately. Should also mention: when we moved in the yard was full of weeds, it wasn't clean on the inside, and the water wasn't running at first, then came out yellow because of buildup in the pipes. The disposal and dishwasher didn't work. The upstairs sinks didn't work. There was a moth infestation. The back sprinklers didn't work. There were wasp nests around the outside of the garage. The garden hose had corroded and wouldn't come off the spigot, and had bacteria inside making the water coming out smell like sewage. The owners might share some responsibility for these, but clearly no one was keeping the place up while it was vacant. read more

First of all, Lloyd does not wear a mask during the walk throughs nor when you return the keys to him so don't expect him to. He is a nice man and what not but the management group does need to improve in communication as they don't respond sometimes. They sometimes have their information wrong which can be irritating. Also, we lived in an apartment in Santa Clara and Lloyd and his management group did not tell us the apartment was haunted and we experienced paranormal things for a month until we moved out. One of the oldest tenants in that apartment complex told us that someone died inside an apartment and when I asked the management they told me that the person just died but not inside the unit. Lastly, be prepared to have about $400 taken from your deposit for MINOR damages. Don't expect your whole refund. ALSO, prepare yourself to pay for carpet cleaning (if you move out) which is $300 and NO they do NOT pay for this nor reimburse it. It's your money that has to be used for this. Please think twice before signing a lease with Lloyd and the management group as they just steal your money. That's all they care about. read more

Well not sure why there is so much negativity on Llyod, probably because of the demand from the actual property owner. I felt the same in the beginning but after being in my place for over 6 yrs I know him and his team better. He is a young lad ;) who is getting things done as per the boundaries set by the owner of the property. Christina who is in office is always there to address your issues, also I met the owner who is very open to hear and accommodate what we need, even we took out the entire backyard and made organic garden, no complains but it all was picked out and thrown away because of one new neighbor. It was not fault of Lloyd or the owner, they had to listen to the owner and the tenant. There are always issues in rented places but I m kind of happy that I have direct contact to land lord and also Christina who supports this young lad Lloyd :) (good guy if you get to know him more). Again this is my experience, also his team of all rounder plumber/ anything else (Ruben Telly) and Gardner/ fencer (Edgar Guzman) they do an amazing job and are sooo friendly. I took away 1* as they listened to someone and took away our organic vegetables garden that we (3 of 4 units in this 4 plex) spent about $792 and it was still yielding. read more

Tried to rent a property through VMG. This company was horrible to deal with. The girls working in the office were not friendly, and seemed to care less if you were a prospective tenant or not. The guy running the place (Lloyd I believe) seemed like he was too busy to care if you rented from him or not. Then found out the property we were interested in was given to someone else after we were first to inquire about it, first to view it, and first to apply for it. After REPEATED calls to inquire about our application status, Lloyd finally answered the phone 4 days later to say it was given to someone else because I had not worked at my job long enough (I've worked as an engineer at the same company for almost 4 years!). I left two messages for him to call me back to explain further, and never received a call. If this company's customer service skills are any indication of of how they treat their tenants...I would suggest steering clear of this company and going elsewhere. read more

Update: Yesterday, we met with the tenants at one of our rental homes. I saw so many things that needed fixing (some small, some large), things that should have been done long ago. Long story short: with most of these things, the tenants explained that they'd told Lloyd Kipp of Valley Management about what needed to be done months ago and had been completely ignored. No one from Valley Mgmt. said a word to us about work needing to be done at this property and that's troubling because we want to keep everything well maintained. At this point, I can't ignore the fact that Lloyd and his staff did virtually nothing to earn their fee (other than forwarding the rent money to us after deducting their fee every month). I'm a tenant at a VMG property. They promised me when I moved in 15 months ago that they would tow the dead SUV left in the only visitor's parking spot in our unit. When I called to complain that they hadn't taken care of it so guests and workers keep taking my units spot, they told me "I don't know what to tell you, except maybe you should move." A 5 minute call to a tow company isn't worth rent paid early for 14 months, all they are are money collectors they don't take care of their buildings. After 14 months, 10 letters, 5+ voice-mails and 3 conversations they finally had it removed. Today, when my sink exploded, I called (again, had to leave a voice-mail because there's NO emergency call line), they gave my phone number to a vendor without my permission and again told me I was a bad tenant with attitude problems because I expected them to call me and let me know when I needed to leave work to meet the plumber. When I said "it's not that you gave my phone number out it's that you did it without letting me know before hand," I was told "that's how we do things, what's your problem?" I will fully admit that when something is wrong I get upset, but they are managers they are supposed to deal with the problems in the buildings that's what they are paid for. (In fact I have actually have swore at this team, but anyone who knows me would tell you, that's out of character for me, they just DON'T do their jobs.) I'm looking for a new place to live, if anyone is interested in a tenant that pays their rent early EVERY month always, please contact me. IF you take care of the unit you will find I'm a fabulous tenant, in fact I have three past land lords that still send me Christmas cards and offered to write me letters of recommendations if I ever needed one for an apartment, but they were good land lords that took care of their buildings. read more

I've always actually enjoyed working with the previous two, and never had a problem like this. I am a pretty good tenant and never complain, unless its something major. Well after a gas leak, and plenty of other issues that would frustrate any tenant... Lloyd Kipp, the owner, decided it was ok to yell at me AND call me a bitch. I have never been talked to like that by a business that I have to work with, let alone give my hard earned money to for my home. I'm not really sure what all of these negative reviews are all about; VMG is a great property management company and has been extremely friendly & responsive to all of my calls over the 2+ years I've been renting from them. Lloyd and Christina in particular have been the friendliest and most courteous landlord equivalents I've dealt with in my 8 years of renting homes. We had all sorts of typical wear & tear issues with our Sunnyvale apartment which ranged from quick bathroom fixes to a complete overhaul of our garage door and they've always been completely responsive and fair to us. Let me give you landlord's perspective on the services this company offers. Lloyd and his crew are very nice and polite, but they are also incompetent and liars. Read what happened to me and decide for yourself. I teach school in China and had to exit the country before I could get a renter for my SFR. Lloyd put in someone and then everything went to hell. There was some mix-up where they told the renter a dollar amount to bring in initially, but then forgot to collect the security deposit! The renter finally agreed to pay the deposit in installments. The renters themselves are terrible. After putting in almost 3 months of work and more than $25K, the people destroyed the place. I really mean destroyed. The inside was upgraded and spotless and in a good neighborhood and in a super-tight rental market, and yet he chose to put pure garbage tenants into the home. I am in the process of evicting them now and face bills that will far exceed the deposit. This is the best these "professionals" could do? I foolishly believed the tenants would move out early and I asked Lloyd to re-list it. I decided to not include the garage with the house. What does he bring me? A woman whose reason for renting the home is to have a garage! I balked at this and said I did not want to accept her for obvious reasons. He said "Oh,no, can't do that. I must legally accept the first "qualified" applicant that comes along." What? Took the house off the market and joined CAA. When I explained the situation to them, they were as perplexed as I was. They told me that it was just fine to screen for good residents as long as I did not discriminate for the various legal reasons we all know about. Another example of Lloyds problem with veracity is when I asked him to do a walk-through to see how the residents were keeping the place. He was kind enough to do it and pointed out some bulbs that went out and smoke detector that was "chirping." What he neglected to mention were all the walls and trim that are completely covered in crayon drawings, broken windows, destroyed landscaping, filthy yards, removed shower doors, a brand new $4K kitchen floor so filthy it is hard to see what color it is, etc. Funny how he missed all that. Look, folks, this guy is real nice and polite and seems down to earth and all, but all he wants to do is put in someone into your very expensive asset with as little work as possible. He will BS you any way he can just so that he can do the minimum amount of work. Join CAA. It is cheaper than paying these clowns and no-one is going to manage your rental as well as you. I've been living in an apt managed by VMG for over 2 years at this point, and I couldn't be happier with a management staff. My rent has been cheap as hell and has remained the same rate for all this time, and any maintenance requests I make are handled promptly. They do all the things a respectable and responsible property management firm should, including taking pictures of the apartment on a walk through with you before you move in, repairing or replacing anything that needs to be, and basically just do an excellent job with what they've got. If you treat them with kindness and respect and patience, they'll reciprocate. I've lived in the Bay Area for 11 years now, and I quite literally have not had a better experience with any property management staff in all that time. I wish VMG managed more properties around the Bay Area so that I could stay with them should I need to move, but alas, they don't. I can't recommend them enough. I would be hesitant to move into any property that they manage. I know of at least one property that they did a crappy job managing and taking care of. They were informed by the City of San Jose to fix some issues, one they took 6 months to do, the other they did a half a$$ed job. Instead of replacing a wall that had been compromised, they painted over it and not very well. If you do choose to move into one of their properties, make sure you take plenty of pictures as to the condition of the property so that you don't get charged for things that you didn't do or that were that way when you moved in. read more

Valley Management Group is a JOKE. I came from San Francisco to view a one bedroom apartment in San Jose on Kollmar Dr. Let me FIRST SAY, o m g what a waste of sitting in two hour traffic. The pictures on Craigslist looks really nice, but was questionable because the AD has been up for two months or more and usually nice apartments like that get rented out quick. So I was like why not check it out. I got there at 6pm and the neighborhood is ghetto, loud and dirty. There was a black guy harassing the shit out of me in front of my kids who sat on the staircase trying to sell me "movies" and kept telling me to "come here aye aye come here". VERY VERY BAD FIRST IMPRESSION. So I let it go whatever, I keep walking and all I see is just a hot mess, it's loud, it's not private, 2nd bad impression. Then I finally found the apartment number and I see who she calls herself "apartment manager of the complex" but she is damn near 16 years old. She got the nerve to walk around wearing a spaghetti strap tank top, pajamas AND NO F ING SHOES. NO SHOES NO SLIPPERS JUST BARE ASS FEET. That is SO UNPROFESSIONAL, how would I depend on someone to ensure I am renting to a good landlord if they come out looking like that? That was a joke. Then I ask her "is this neighborhood safe?" She laughs and smiles and stays quiet for a second and all I have is a straight look on my face. She goes "yeah it's safe". Lies. So then I tell her that there's a man downstairs who probably doesn't live here, drinking publicly and harassing me with sexual comments and I ask her since she's the apartment manager, what is she going to do about that? She said she'll handle it. So we go outside and the black guy does it AGAIN. And she doesn't do shit! All she does is look at me and say "oh okay I see what you're saying" and she just does not do anything. I walk away and I don't even look back or say bye to this kid. My question is valley management group is are you kidding me? You hire teenagers to be in charge of representing your company? To be able to market your open units? I wonder why this unit was still available after so long and I got my answer. This place was too good to be true. Let me say that inside looks really nice. But honestly the exterior, the outside of the apartment, how ghetto, dirty, un managed, not private takes away from the thought that the unit is nice. read more

This is a review relating to my experience trying to rent a home that VMG manages. I saw a home listed for rent via Craigslist and contacted Valley Management on Sunday, March 23rd and scheduled an appointment for the next day at 12:30. Upon calling to confirm that appointment on Monday I was told that they didn't have record of the appointment and had neglected to write it down. Thankfully I had called to confirm or else I would have wasted my time and no one would have shown up to show me the house. My co-applicant and I toured the home and immediately gave Valley Management Group's office a check for the application fees before leaving the showing. The applications would be emailed to us later that afternoon since none were brought to the showing. (Applications should always be brought to a showing!) Once we received the applications, we both immediately filled them out and sent them over to Valley Management. My FICO score was well over 700 and my co-applicant's was over 600. Neither of us have any debt, we both own our vehicles free and clear, we've been with our current employers for over 7 years, and I've been a Commercial Real Estate Property Manager for nineteen years. It's my job to take care of properties! Considering the fact that this home has work boot paint stains leading up to the front door, front and back landscaping in need of TLC, peeling paint on the exterior of the home, and an iron burn on the master bedroom carpet I can confidently say that we would have made this home look better than the condition we were going to take it in. Unbeknownst to my co-applicant, there were three accounts totaling $347 that had gone to collections on his credit report from when he re-located from the east to the west coast seven years ago. Upon learning about the discrepancies he immediately got on the phone, called each of the creditors, and had each of them resolved within 24 hours. During this time, my co-applicant contacted Mr. Lloyd Kipp (VMG owner) to discuss further and explain that he wasn't aware of these issues and would be taking care of them immediately. Mr. Kipp was nothing short of rude. He told him that "he could see he was in sales and it wasn't going to work on him". We offered an additional security deposit and we even offered to pay six months' rent in advance to calm any fears that VMG or the owner may have had with having us as a tenant. When my co-applicant inquired about offering the prepaid rent to the owner, Mr. Kipp said that "he was here to keep people like him away from the owner" and he told him that he doesn't "fit his template". We continued to try and pursue the home and submitted proof of payment along with letters from two of the creditors showing that the balances had been paid in full. Mind you this was less than 24 hours from the time my co-applicant initially learned about the issues. We were told that we were no longer in line for the home and two other applications had been submitted but Mr. Kipp would review our applications again. On Wednesday, March 26th, Mr. Kipp's office sent a final email stating, "Lloyd ran your situation across the owner, and the owner does not feel comfortable with the situation. Unfortunately we are going to pass on what you guys have to offer." Based on several online Yelp reviews (including the ones that aren't recommended by Yelp) and the fact that I saw the home's Craigslist post updated the morning of March 27th with a rental price drop from $2,695 per month to $2,600 per month as well as it was updated again on Sunday, March 30th, I felt it was necessary to write this review. I don't know if Mr. Kipp ever actually presented our offer to the homeowner or if they were given full disclosure of the situation. However, this may be a little insight as to how potential tenants are being treated and why this home is still sitting vacant after 31 days on Craigslist. I also feel like we probably dodged a bullet and am happy that we're not renting a home that VMG manages. read more

I don't know how it is on the other side, but as a tenant, Valley Management Group is terrible. We asked VMG to fix some locks almost 4.5 years ago when we first moved into the property; it was never fixed. We brought it up numerous times, but always ignored. Of course, they fixed the locks right before we moved out. That's just lovely. Within the 4.5 years we hardly needed anything from VMG. We knew any requests would be ignored so why waste our times. Then came the end of an era with VMG. We did a pre-walkthrough with Lloyd hoping that he would point out areas where we needed more cleaning in the hopes that we would get majority of our deposit back. The pre-walkthrough went well. He only pointed out two areas needed work - scrubbing those stubborn shower doors and carpet. We felt good going into our final walkthrough 2 days later. Of course, it wasn't Lloyd doing the final walkthrough. This other guy pointed out at every...little...thing. The counter wasn't clean enough, the windows weren't shinny enough. They need to send someone in to fix this, clean that. Hellooo, you think we are a professional cleaning crew? If we could get the house to be spotless, we would open a cleaning service. Just rude! We are upset not because we were dinged for not cleaning the place well enough. We are upset because Lloyd gave us a false sense of what we were doing is sufficient. The pre-walkthrough was a complete waste of time. Don't use VMG or rent from VMG. There are plenty of other management companies out there. If you have to, then you've been warned. This company is extraordinarily disorganized, and consistently miscommunicated information, and provided misleading information (some may even say, lied). I saw an ad for a property in Almaden Valley for rent in late-March 2014 and submitted an application. It is now April 4, 2014. In that time, I received completely mixed messages from the company dependent upon who I spoke with. I was told I was the first applicant in line, then I was told I was the second in line, then I was told the first applicant's application didn't go through so they'd be running my credit, then I was told the first applicant's application DID go through, then I was told again that it didn't and that I was approved and could come in and sign a lease this weekend, then I was told they were back with the first applicant, and then I was again told I could move in and was asked for my preferred move-in date...finally, today I was toldthey did not like my chosen move-in date and had gone with the third applicant who could move in a week before me (without checking in to see if I could change my move-in date; I have the voicemails to prove this). It should be noted that none of the issues were a result of anything on my end - as I have excellent credit, long-term employment and work as a doctor in a hospital with stable income. This process has been extremely frustrating and is the first time I've dealt with such incredible levels of incompetence. Favi, the agent working on my account, was extremely rude. Mr. Lloyd Kipp, the person in charge, was not particularly concerned regarding the levels of incompetence exhibited by his employees. I NEVER write Yelp reviews, but this experience was simply ridiculous. And FYI - one of the rental agents, Jennifer, brought her two young (under 10) children to the open-house for the rental in Almaden. The two children were very misbehaved and she spent half the time shouting at them; when I asked her questions about the property she said "I don't know" with no follow-up. Her son was playing with the garage door, pressing the button to open and close it over and over - until it eventually stopped working and the motor for the garage door started smoking. I will advise you not to waste your time renting or even considering submitting an application with Valley Management Group, Lloyd Kipp and/or what he refers to as, "The Girls". My experience with Valley Management has been the most stressful, unprofessional and discriminating situation least to say. Turning in applications and following up just doesn't cut it anymore. Thursday Nov. 7 2013 I submitted my application along with my roommates application for an apartment that i was told by Christina they only had one application on it and it would be reviewed followed by mine. I was told By Jenifer Sanchez Late Thursday Afternoon, about 5:15pm I called the office to make sure they had received my paper work through email and she had informed me the paper work was received and i would be called Friday to be notified if i was missing an documents they needed. Guess who called who on Friday?? I called VMG. 2 DIFFERENT TIMES. First time i called was Friday Nov. 8 2013, Morning before i went into work about 9:30am. Christina informed me she had received my paper however just has not had the time to go over it. She also informed me the other application in line did not qualify because the tenant only wanted the unit for 3 months saying it was strictly 6 month lease and i was the first application in line to be reviewed. Christina told me she would call me just a little after 12 noon Friday Nov. 8 2013. Waiting for Christina to return my call all day, i waited till about 3:30pm Friday Nov. 8 2013 to contact Christina about the application review and apartment. I was told by Christina that the paper work was taking a little long then expected and she apologized, informed me again that i was first in line and that the other applicant did not qualify and i would be contacted Monday Nov. 11 2013 with further information. I took a deep sigh and said, "Thank You, Look Forward To Hearing From You." Monday Nov. 11 2013 rolls around and guess who is calling who again? Yeah. Me calling them. Only to be told by Christina that it was taking longer then expected and they wanted me to drop off 20$ application fee so they can run my credit, which i had already provided with the date of 10/31/13 with all Three credit reports, and was told they shouldn't have to run my credit and what i provided should be fine. WRONG!!! So i went down to the Valley Management Group office to be greeted by a disgusting look on Christinas face when i asked her why my application still had not been reviewed. She then answer they ran 3 MORE APPLICATIONS that did not qualify and there was one more before mine up fore review????? Ridiculous. Unprofessional. Unlawful. Contacting Lloyd Kipp is an example of a father trying to protect his children. No sense of honesty or moral. He told me he didn't know who was lieing and he didn't know what else to say. We are renting an apartment through VMG. When we signed the lease, we were told as long as the stamp date on the rental check envelope is 5th or before of that month there won't be any late fee since they don't have online payment system. I did mail the check with stamp date of 5th and after a week I received a late payment fee notification. Until last month I visited their office and handed out the check. I called these people and one of the staff members answered the phone and agreed about the same and quickly transferred the call to Christina. This lady pulled up the paperwork and told me there is nothing like that in the agreement. I explained it to her it was conveyed to us verbally, she wouldn't listen and was very rude and impolite saying that her employees never give that kind of information. read more

I wish I can give negative stars! The experience started out great, my mother and I were very interested in a home, the staff was really nice AT FIRST, we were told we would get a call back within 24 hours to let us know if our application was approved and that did not happen. After 24 hours I called and was told we did not make enough to rent the home (mind you my mom is self employed) together we make 4 times the amount + but apparently this management team does not know how to read bank statements. They couldn't give me much info they were only able to tell me about my paystubs and not my moms so she had to call on her own so I wasn't understanding what was fully going on. They said they already sent our check back for the applications fees along with a letter, no courtesy call like we were told and Lloyd was very rude with my mom over the phone and insulting along with another mid aged woman (I did not get her name). I feel they are unprofessional and lack communication skills. I can't believe they treated us the way we did and therefore am thankful we will not be doing business with them. read more

I have lived at the same property for 10 years, and over that time I have had a decent relationship with management. However that has completely changed, thanks to Loyd Kipp. I called because the neighborhood kids broke my window, and I needed to to get it repaired. When I called to let him know about the issue, he said " well its not my fault, its your place and your responsibility." I felt that this was very odd and not correct, so I asked what else is my responsibility as a tenant to repair ? He was very hesitant to answer and replied that I needed to look at my contract and that he was watching the Fourth of July parade and was distracted and has issues with multitasking. I had remembered a few years back that I had a cracked window and I had not remembered having to pay for it, so I called him back. I calmly and politely asked him to check the maintenance records to see if I had paid, or if they did. His reply was nothing short of unprofessional, sexist and condescending - I was thoroughly disgusted with his behavior. He accused me of trying to take advantage of him by calling back and asking him to check the records. He told me that I needed to grow up and put my big girl panties and and pay for the window because bottom line he was not going to pay for it. He also went on to tell me that the thing he liked about America is that you can live where ever you want. read more
