I finally text our contact and a few minutes later receive a response that they're going to be late. We wait 20 minutes more for them but finally decide to leave since waiting over a half hour after already rescheduling did not bode well for a responsive future. Although the communication we received was friendly, I made a note of their name and do not plan to respond to their listings in the future.

I have visible old water damage in one of my bathroom walls. There is no visible mold anymore, but the wall clearly has old water damage that was unremediated . So out of my own pocket, I paid a mold inspection company to come check it out. They tested various parts of the house with an Instascope - top of the line technology- and that wall came back positive for mold. When I told the landlord this, he came by and drilled a hole in the wall to try to prove to me that there was no mold. I took a piece of the wall that he drilled, and I sent it to a lab and it came back positive for dry black mold, spores. Very dangerous! Given these two lab reports one from the mold inspection company, and one from an independent lab, my "slumlord" says if he can't see the mold it's not there. The property manager didn't even look at the lab reports even though I sent them multiple times. Additionally, when they came to look at the house, they did absolutely nothing. They did not suggest to the landlord, that this should be remediated. You cannot just paint over an unremediated wall. Meanwhile my son and I are getting sick a lot. We use our bathroom you know! So disappointed. I was hoping they would do the right thing. But they will only listen to the owner even if he is a slumlord. Mold is dangerous! Mold needs to be remediated properly even if it's dry!!

When we signed the lease we noticed this ridiculous clause that indicated that the tenant would be responsible for "paint touch ups" upon move out. I immediately contested because this is normal wear and tear and should not be the burden of the tenant. In my opinion, the owner and/or this company, was trying to avoid as much overhead costs as possible. Unfortunately we needed a new place stat and the agency did not budge. We had to terminate our lease early due to unexpected life changes. Dutifully, we agreed to the termination fee even though I'm the one who met with prospective tenants and arranged the tours. In my opinion, they didn't do much. (They claim the termination fee is to cover this costs) Upon move out, we were reminded of the paint. My husband did his best to paint match but as one can expect, paint is never one hundred percent matched if painting over an old paint job. They demanded that a new paint job be done and because we broke our lease and we were there less than 6 months (I.e the paint touch up clause), we'd be responsible for 100% of the charge. I have contested it but Moise has stated that we are responsible for the repaint and will be moving forward with deducting it from my deposit. I do not know the costs and did not have a chance to negotiate. I am waiting for my deposit before deciding on next steps. But I expect it to be a huge charge given their insistence to paint the entire apartment. Overall- in my opinion, this company just wants to line their pockets with our money and not pay a single dime.

I appreciated PMSV before, but now I truly see all they do and how much they take care of their tenants and owners. I am so excited to be moving back into the same house I was in before that's managed by PMSV. I can't wait to get back. They truly take care of their homes. The homes are spotless upon move-in with everything tested and working perfectly. And someone from PMSV comes back to the home every 6 months (at the renter's convenience) to make sure all the smoke detectors and everything else is working. They respond to every question and maintenance request lightening fast. Also my move-out walk-thru was actually fun, and I received a very fair portion of my security deposit back. Also now that I'm moving back in, I'm experiencing all the PMSV magic first hand again. They basically hold one's hand through the entire move-in process. They are a dream come true. Most of my correspondence has been with Steve McCoy who is a PMSV Property Manager, Broker, Realtor. He's a true gem. He and everyone I've encountered at PMSV is extremely professional, knowledgeable, kind, and compassionate. I simply can't recommend them highly enough.
